Oven not installed properly. Other obvious Workman issues not addressed

some options are WAY over priced

Ask more questions at design center about quality of upgrades to be purchased.

DiVosta needs to pay attention to interior cosmetic detail correction prior to buyer's walk through inspection like cracked cabinets, crookedly installed electrical/ wall plate receptacles, wrong brand of kitchen appliance installed (Amana dishwasher vs the Kitchen Aid as stated in the contract list). Outside lamppost needs to be tested if it's operational. These should have been inspected and corrected prior to buyer's walk through.

Make sure to go through every detail at the design phase. There are a few things I and they missed that caused some minor issues. I feel they rushed to closing and then leave many issues afterwords to settle. They are very responsive but I think most of these should have been completed prior to closing.

There are a few issues that Divosta needs to address. Such as many cupboard door handles banging against wall or doors. Eventually it will start denting very expensive house materials. On lanai and garage conduit running along wall covered with paint. Window not centered in den. After spending nearly a half of a million dollars needs to be more classy and professional.

We just got a big townhouse and I was here watching the construction every week and daily at the end, and these buildings are built well. Solid. Our foreman Andrew was great! That said I have been here two months and the appliances have had to be checked out because they weren't working well, the standard carpet looks about 2 years old (I get its standard, but at this price point the standard should at least make it a year), and of course there is a list of other things that need to be fixed from the warranty department which is annoying. Though nothing major. I will say that the worst part is Pulti Mortgage. If you can pay cash, do it. They give you a credit to use them that basically covers the closing cost, but they were a mess. We feel that Divosta built a sound home. There are a few issues as can be expected but we are confident that everything will be resolved.

great follow up on punch list. It was prompt and done correctly

The home construction and quality was very good but landscape quality was anything but acceptable. Contacted Customer Service and they pushed of on the contract installation company. I contacted the installation company and after 4 weeks no corrective action. Following initial installation, irrigation system was not enabled and shrubs and lawn had no water for 2-3 weeks during daily 90 degree dry conditions. I was told the irrigation control unit was not activated following sod and shrub install. Sad.

Most subcontractors are on piecework contracts. We have found a few of these companies to be poorly managed and their workers lack training. Painter has many items to correct and was a no show for first appointment. Kitchen cabinet had to make two tries to correct a pull out shelf that kept coming off the track.

Things to stay on top include communicating with the person that schedules the closing. In our case, we scheduled the sale of our old home based upon the feedback from the project manager. Our new home was ready two weeks before we were and we had to negotiate an earlier closing date than expected. Since we were paying cash for our new home, we had to close on our old home first.

Happy with the house have had a few issues that are being responded to

Have some minor issues but have not called in yet. Generating a list to make worthwhile to fix all at once rather than piece-meal. Very pleased thus far and wonderful neighborhood whith attention to detail.

Some initial issues with unequaled wall, non-square outlet installation, and missed areas for paint or paint splatters on darker painted areas. Water not turned on for dishwasher. Hole in drainage pipe and concrete in line that caused back up. Exterior GFI needed to be replaced. All have been corrected.

Be careful with upgrades, especially built-in kitchens. You're upgrading for appearance and think you're getting top quality but you're really not given a choice of appliances. Kitchenaid now has a recall on their cooktops and only one option exists that will fit. For us it's not an acceptable option and although money is offered to compensate there isn't anything that fits short of reconstructing the countertop and space below. Not enough time or money to cover that. We love IslandWalk and overall love our new home but the standard appliance packages may be the way to go. We love our Divosta home. Our lot is great. The construction aspect was great and our Project Manager was excellent. However, some of the items used to finish the inside we are not happy with. The tile work is awesome. Basic cabinets OK. Basic granite awful. Granite pitted and not smooth and when we questioned granite manufacturer they informed us that the granite came that way. Had I known that, I would have upgraded. The design center showed us a sample and the quality is not the same. Not a big lover of flat paint. Only other issue is mirrors. Both my mirrors have issues with the silver backing. Mirrors in horrible shape. Not sure what they're going to do about that. Pulte builds a solid home but they skimp on the finishing touches. ... Lots of little things that need to be fixed

We would recommend more attention to fine details with respect to the finishing craftsmanship of the home. Items like grout finishes are sloppy and electrical boxes are out in crooked. Small details make all the difference to the consumer.

Only part of this process that I felt was unfair, was that every little thing is extra and feel very stressed out after leaving design center, although Jen was amazing to work with. But Divosta really should include more as standard instead of upcharging for every item.

From the first time we entered the sales office until the day of closing, we loved our experience. Our sales rep Christy was absolutely THE BEST. After that we met, and got to know our pm Ky. Again The best to work with as he was responsive to our questions. Lastly, Angelina, our warranty representative, was also not just reactive to our needs but was easy to deal with and seemed very good at her job of scheduling and coordinating our warranty issues. The downside of our experience was/ is the poor quality of the drywall and paint. It seems that the painters did zero prep and simply slapped paint unevenly on the walls. No wall sanding, no wood sanding and pitiful quality. After 50 years in construction, I thought I had seen it all but if Divosta hired properly qualified painters, warranty issues would be minimal. There are some larger issues but Angel seems to be addressing them in a positive manner and with a smile. Christy and Ky remain and still, after closing, respond to any items we wish to discuss, these three are the main reason for the high reviews while almost exclusively, the painting is the reason for the less than stellar review on the finish ...
