First, I love my new home with just a couple of reservations. I'm a foody and love to cook but it is impossible to use the broiler without setting off the fire alarm. Why? Because my home, the Cascadia model, doesn't have a kitchen exhaust fan. Even with opening all of the windows, it is impossible to cook a steak without setting off the fire alarm. Second, DiVosta claims to be an energy efficient builder. The amount of water I waste getting hot water to the kitchen and the master bedroom is obscene. The water heater is in the garage and the water "pipes" are not insulated and run ...

Divosta has entered a "High End" market and has quite a ways to go to live up to its intended goal. Workmanship is acceptable but surely not high end. Work in progress has to continually be redone because the hired workman are insufficiently trained and hired on the basis of the least expensive wages they can get. This results in poor workmanship and frustration from a buyers perspective. You definitely get what you pay for. Initial contact about problems was good. However, followup was generally poor. I am surprised about the superficial finishing and workmanship, Looks good but takes several weeks to find problems.

Closing took seven hours instead of 45 minutes - the delay had nothing to do with us! The garage door wouldn't open or close. It took seven days for them to come out to fix it. The employee said he wouldn't charge us this time but the next time we would have to pay! We only lived here a month before it broke. The HOA rep. for Castle group is not helpful or pleasant. After six weeks living here we still have things that need to be fixed - we're sure they will be but we have not been updated.

Average to slightly above average quality build. Some parts of home appear to be better than others particularly with finishes. Tile work wall finishes were below average while general construction appear to be above average.

DiVosta builds hundreds of homes at a time rather than one at a time. As a result no home gets the individualized attention to detail that would make it a great home. Examples include mediocre sheet rock workmanship, scant landscaping and greater thought could have gone into the placement of recessed lighting and HVAC vents. Post-closing corrections could have been significantly reduced by greater care during the construction process. So my conclusion is “good but not great.”

As my review shows, the product and value are very good but unfortunately, you must keep an eye on the build to catch in particular, items you may have ordered that are different from other homes. The more you have fixed before closing the better as punch list is left to an inadequate support team with appointments months away. GC or assigned builder (Dustin) was fantastic but trustworthiness rating refers to those above his pay level that insist on cutting corners to meet time deadlines.

The home buying experience has been difficult. There are a number of issues with the quality of the workmanship. I have been working to resolve these issues with the warranty team. It is concerning to have to deal with electric and appliance problems in a new home in addition to cosmetic issues.

The neighborhood is shaping up nicely now. Most homes are being built on spec, and I think the builder has gotten its act together and quality is better, less mistakes to repair and cause delay, less disappointment.

The lack of communication made the experience a big negative & there is no excuse for that. Our Construction Manager was great but he was put in an untenable position by Pulte. The design of the home is great & we had a lot of options to select. The workmanship was so-so. We highly recommend getting your own inspection professional. 14 months from contract to closing, with some items on a long punch list. All told, we love the community & are happy we chose to build with Pulte.

Did not feel like a personal experience. Even picking up the keys was unpleasant. After some confusion they handed us a folder with the keys and we had to come back later cause the house was not ready yet! Because this is a big builder, there are too many departments to deal with. If your salesperson or the building manager aren’t great, you’re left at your own devices. Don’t ever think the craftsmanship of your home will be close to the model homes. Installation of appliances and especially HVAC were done half hazardously. There was no feeling of customer service throughout the process. ...

High Demand for Building New Homes - What Happens

With the current building frenze you have to watch and check on your houses progress almost daily In our opinion, some of the workmanship has gotten lower than our expectations. You have to clean up the property after the workers left everyday or those items will be buried in your yard. With DiVosta being a for profit corporation, items suffer because of costs related to profits. Combine this with the high demand for new homes we think that issues are more apparent.

The "overall" experience was truly a great one until the week of closing, closing day, and the week afterward. Christy, the Sales Representative, was great from beginning and still is a shining example of great customer service. Took the time to get answers to all of our questions pre-construction and communicated really well and thoroughly. Any hiccups, she gets them smoothed out quickly. Jenn in Design was fantastic, communicated very promptly when responding to questions, even after hours, and provided great advice for the design options. Because of the speed in constructing these houses simple things like inproper hanging of windows and doors and especially the lanai sliding glass doors the buyer suffers dealing with getting these things repaired whitch sometime takes a long time.
