Interior walls not sturdy. Gaps between drywall and wall coverings of vents and electrical outlets and switches. Unwillingness to modify original plan to suit our specific needs unreasonable. Too concerned with quick building in order to satisfy monthy goals-they made sure we were closing by the end of the month, regardless of OUR schedule. Their schedule of closing greatly interfered with our schedule, which we had in place for over a year and could not change. VERY inconvenient for us!!

When viewing the models remember some of the finishes are not available thru the builder. They can be added after purchase. There are limited choices/finishes for cabinets. You are not building a custom home is what I kept being told. With all that being said, we are pleased with the outcome and look forward to getting settled in!

The overall experience was good. The sales office was knowledgeable and accommodating and the closing was fairly smooth. Our project manager did a great job responding to most issues pre and post closing, and was quick to address/correct as necessary. The development is beautiful with lots of amenities. However, post closing, we experienced other issues that the builder is not addressing or responding to. Most importantly is the A/C unit - the temperature throughout the house varies and in some areas feels as though there is little to no cool air at all. The master bedroom is uncomfortably warm even with temperature set at 70 degrees. The HVAC company has been out to check and suggested that the system (selected by Pulte) is not large enough to accommodate the space and there could possibly be issues with insulation. We were forced to close rather quickly with unfinished work. Getting people back to complete the job has been very stressful. No one wants to take ownership for unfinished work it is blamed between construction and warranty.

We purchased our home in this community after a year of searching, drawn by the appealing community plans and Divosta's solid reputation. Our journey began in February, and I was fortunate to monitor the construction process closely. I communicated all of the concerns that I noted directly to Zach, the construction manager, who was consistently patient and receptive. I have no complaints about his professionalism or the way he handled everything. However, there are a number of issues that I would strongly urge every potential buyer to take note of. I am disappointed with the quality of the interior paint job throughout the house. Despite being informed by Zach that the walls had been painted and touched up multiple times, I discovered that when I applied blue tape to the wall, the paint came right off with it. The finish appears sloppy and unprofessional throughout the house. Additionally, we have encountered several ongoing issues. These are the most serious. 1. There were numerous problems with the kitchen cabinets and range hood. Some were caught by Zach and another DiVosta inspector, others were noted by me. Most have been resolved but we still have a cabinet door that has the handle positioned incorrectly, a problem I flagged four months ago, but it remains unaddressed because allegedly every time the vendor orders the door, it is shipped in the wrong color. 2. The top of the washing machine is scratched, likely from being used by a contractor as a step stool, and has not been replaced. The dryer also has visible damage, which was only poorly touched up with paint that does not match the color of the machine. 3. The outlets in the bedrooms that were supposed to be switched were not, requiring further work and two visits from an electrician to correct. 4. The cleaning service sent to our home was inadequate; despite multiple visits, we ultimately had to hire our own company for proper and thorough cleaning. 5. A contractor damaged the microwave after using it to heat food. This was AFTER the house was completed. 6. Contractors used our bathrooms, even though there was no water in the toilets. This is a very common problem here, even though there are port-a-potties on every lot. 7-The bathtub in one of the bathrooms was damaged to a point where it had to be re-glazed. Again, Zach caught this and took care of it, but it's just really sloppy and careless work on the part of the vendors. Currently, we are working with Raul, who is handling all of our warranty issues. He is very pleasant and super responsive. He is actively working to resolve the outstanding concerns that have been presented to him and I am confident that he will be the same with anything that we find in the future. Overall, while we appreciate the community the efforts of both Zach's and Raul, the finish work and attention to detail by the contractors has been disappointing. Would we buy another home from DiVosta? Hard to say at this point. Time will tell. ... More

- Initial house Sales personnel were excellent - The Sales person for the changes/upgrades/options/etc pushed us through and did a poor job at describing all the options - Attention to detail in the building is lacking and there’s some areas of shabby workmanship - Items to be finished before Closing were pushed off to the Warranty Team - The Warranty Team is excellent and stays on all the repair work until it is completed properly. Note, this is a long process but their tenacity is highly appreciated.

For the majority of the building period we were very pleased. However once we did our walk through we found a number of issues that were supposed to be taken care of already. We ended up doing three final walk throughs. Although I was disappointed with how things were handled just prio to closing overall I am pleased with our new home.

A long list of items to repair and a very slow response to make repairs once you close

Working with the sales rep, Jane was a good experience and she was very responsive. Trying to close was not great. Our closing date was changed 3 times and once we did move in, there were several issues that needed to be addressed. To be fair, our Pulte contractor did mention some of these issues, like our windows not matching through out the house. How do you install 2 different windows? Even being aware of this we assumed a fix would be days away not month to fix. This was very upsetting. We moved in 1-24-23 and still working on punch list items that need to be fixed. We had a customer care rep assigned (Aurelio) who worked for about a week with us then no more communication, email or would not answer phone calls. Only yo find out he left the company. Bought our lot in Oct. 21, broke ground in Feb. 22, and after multiple delays and 3 different closing dates, we finally moved in on Dec. 27. Unfortunately, they rushed getting us in due to the holidays and our home now to this day is still unfinished. It’s not in the condition that we were promised nor wanted but it was either move in or have to live in a hotel as our rental home lease was up by the end of the year. We now have MULTIPLE work orders in for all of the work that should have been completed and to repair some of the shoddy work that was done due to them rushing us into our house. BeachWalk knew for a year when our lease was up. We were given an original closing window of Sept-Oct., so being rushed in by the end of the year to an unfinished house was not what we paid for or expected. Also, after working for over a year with our sales consultant, she wasn’t even there for us as she was and has continued to be on extended leave. Therefore, we were left with no advocate, no help, and no promised celebration of our closing. Instead of DiVosta assigning us to someone else, knowing our consultant was on leave, we were left on our own to finish the process. The cabinetry is subpar, the drywall finish is sloppy, our front door casing wasn’t installed properly and has to be completely redone, 2 items from our contract weren’t completed prior to closing and still haven’t been done, etc. Needless to say, we were and continue to be very disappointed for many reasons. Beware of games they play with pricing on their quick move in homes. We were considering 2 different homes with similar upgrades and pricing. Soon after we signed our contract, they drastically lowered the price on the home we didn't buy and eventually sold it for much less than their original advertised price. We feel that we were not treated fairly and overpaid for the home we purchased.

The home will be terrific at some point it has many issues and quality of workmanship is not good.

We closed on the builders deadline and had to wait three hours at our closing for them to secure a certificate of occupancy from the county. Went back to our home after the closing to find debris and unfinished items in our home. Not a pleasant closing experience at all. One month later we are still waiting for punch list items to be completed, our liaison at DiVosta ignores my emails, contractors don’t show up equipped to do repairs due to poor communication with DiVosta. This is our third DiVosta home, but nowhere near the smooth process of the others.

Such a difficult time to buy any home including a new construction. Just trying to secure a lot is stressful and difficult to do. So many variables that affect the building process make the next steps as stressful!. But in the end we love our home!

PM was great to deal with during difficult times with subs and materials due to Covid. They only give you 30 days to find problems which is not enough time because of moving delays and issues. They do have a one year warranty on structural items.

The actual build experience was good. Our construction super, Bill Novels, was excellent. Good follow through and communication. The problem we're having now is the follow through on items that were not done properly the first time. It seems like it takes weeks to get any follow up. I wish I could say that all the issues were minor, bit for example we have a large bump out on the wall in the master bath. It's on the side wall of the vanity and it sticks out about 3/4 of an inch. We can't have a mirror installed until it's fixed. Additionally the quality of the workmanship was fair at best. We had paint splatter all over the tile floor, the master bath vanity lights were not centered over the sink, the exhaust over the stove doesn't work, there's a cabinet door in the master bath with a hinge missing a part, the front door was missing the top hinge pin and the bypass doors in the third bedroom closet are installed improperly. We are out of town right now and the drywallers wanted to come, after waiting since March 27. I'm hoping when we get back that all these issues can be fixed. And one last thing, when are the refrigerators coming in? The loaner we have is terrible. ... More

Once they have your money, the love ends

This is the 6th new property for us. The most expensive, but not the best by far. The general design is only average. The guest bath and closet are really small, but they're needed because there really isn't room for two in the master bath and closet. There was only a single towel bar, so perhaps it's a home for one person. The shower has no comfort features. Curb appeal outweighs the actual product. It might be better not to ask for this feedback.

Once the Building supervisor has completed his punch list and has turned it over to the warranty department good luck. Excuses then remedies

The home I purchased is overall a lovely home. However, I have experienced issues that have not been handled well so far. I called the builder warranty number to report a number of issues to no avail, and I had an emergency plumbing issue on a Saturday night which ended in me having to call and independent plumber to fix the issue. When I called the emergency number (5 times due to numerous issues) I was eventually told that Noone was going to help me. I then received a call this past Monday regarding the whole issue and I still have not heard back.

My home construction process went very well. My CM was a good communicator and he was very responsive. But....6 weeks after closing my pre-closing punch list plus subsequent warranty lists are still not resolved. I have had to really raise a fuss, which I don't like doing. Multiple emails, warranty requests and follow UPS aren't working. And the sewer backed up in my home and no one has offered to help sanitize that mess. I had to clean it up and complain until they finally sent someone in to test for mold, bacteria (almost 2 weeks later,). That is very disappointing. Will I buy another Divosta home? Probably not. ... CM and boss were great. Good solid house. Finishes leave much to be desired. Finish carpentry and drywall work were sub par. My backsplash telework had to be done 3 times before it was acceptable. Pulte needs to train and hire some skilled laborers, not just laborers.

Your representatives were very responsive until the day of closing. Since then, promises made are so far just promises. We are also hearing similar complaints from our new neighbors. Not really big issues, but we get the unmistakable feeling that now you have our money, your concern about our approval is less important. We have not been contacted by Aragon pools ever, after a few phone calls to them.

Over a month before we closed on our home we noticed the landscaping company had put a very large growing tree almost on our property line in the back yard. We had many conversations with Pulte’s people about moving the tree to the left hand side of the common land where another tree is but it’s dying. Prior to closing we were told that Pulte would move the tree. We are having a screen enclosure put up for many reasons but one big reason is the amount of bugs. It is not possible to have the screen enclosure as long as the tree is there.

Knowing about the DiVosta we were expecting more professionalism, espessially regarding responding to numerous issues. Several staff members, that supposed to take care of our issues, got fired and nobody notified us about that. Because of that we lost time. The work order, that we were waiting for a month and a half, didn't occur and we were notified only on the day it was supposed to happen. We delayed our plans to be at the property on the scheduled date, but it didn't happen. And now we have to spend money on additional flight to Florida to be able to let the vendors in and supervise the repairs. Some work orders were not fulfilled at all and we had to pay out of pocket to fix them ourselves. ... More
