We purchased our home in this community after a year of searching, drawn by the appealing community plans and Divosta's solid reputation. Our journey began in February, and I was fortunate to monitor the construction process closely. I communicated all of the concerns that I noted directly to Zach, the construction manager, who was consistently patient and receptive. I have no complaints about his professionalism or the way he handled everything. However, there are a number of issues that I would strongly urge every potential buyer to take note of. I am disappointed with the quality of the interior paint job throughout the house. Despite being informed by Zach that the walls had been painted and touched up multiple times, I discovered that when I applied blue tape to the wall, the paint came right off with it. The finish appears sloppy and unprofessional throughout the house. Additionally, we have encountered several ongoing issues. These are the most serious. 1. There were numerous problems with the kitchen cabinets and range hood. Some were caught by Zach and another DiVosta inspector, others were noted by me. Most have been resolved but we still have a cabinet door that has the handle positioned incorrectly, a problem I flagged four months ago, but it remains unaddressed because allegedly every time the vendor orders the door, it is shipped in the wrong color. 2. The top of the washing machine is scratched, likely from being used by a contractor as a step stool, and has not been replaced. The dryer also has visible damage, which was only poorly touched up with paint that does not match the color of the machine. 3. The outlets in the bedrooms that were supposed to be switched were not, requiring further work and two visits from an electrician to correct. 4. The cleaning service sent to our home was inadequate; despite multiple visits, we ultimately had to hire our own company for proper and thorough cleaning. 5. A contractor damaged the microwave after using it to heat food. This was AFTER the house was completed. 6. Contractors used our bathrooms, even though there was no water in the toilets. This is a very common problem here, even though there are port-a-potties on every lot. 7-The bathtub in one of the bathrooms was damaged to a point where it had to be re-glazed. Again, Zach caught this and took care of it, but it's just really sloppy and careless work on the part of the vendors. Currently, we are working with Raul, who is handling all of our warranty issues. He is very pleasant and super responsive. He is actively working to resolve the outstanding concerns that have been presented to him and I am confident that he will be the same with anything that we find in the future. Overall, while we appreciate the community the efforts of both Zach's and Raul, the finish work and attention to detail by the contractors has been disappointing. Overall, our experience was very good throughout the process and now being in our home for a couple of weeks and surviving 2 hurricanes, our home held up to the test! Our only issue would be during the Design Phase. As important as this step in the process is, we believe more time should be spent with us making final decisions. We were in no time-line crunch but our decisions needed to be made with little time to delay or make changes. The other frustration we had was with Coast-to-Coast Pools and responses to our pool build. If they pride themselves with creating a great experience to this BIG investment to our home, they should have provided more attention to details. The entire process was fairly straightforward until the end. Divosta Sales Manager was very persistent to close on the home when it wasn’t even completed. Being out of town this makes it very difficult to continue adjusting schedules and travel. Divosta should ensure house is completed prior to setting a closing date.

Wish I was kept amore informed in advance about important dates while home was under construction.

Love the design of the house! Our construction manager was great!!! The only thing is we r having some minor issues and still waiting to hear from someone to resolve them.

- Initial house Sales personnel were excellent - The Sales person for the changes/upgrades/options/etc pushed us through and did a poor job at describing all the options - Attention to detail in the building is lacking and there’s some areas of shabby workmanship - Items to be finished before Closing were pushed off to the Warranty Team - The Warranty Team is excellent and stays on all the repair work until it is completed properly. Note, this is a long process but their tenacity is highly appreciated.

I have 2 exterior doors that were improperly installed. Jams are way out of plumb. Can’t fix that unless it’s done over. They won’t do it.

Home buying and preclosing was great. Very flexible. Great sales rep and project manager. Warranty department needs a lot of help and follow thru with communication. Original punch list items still not done. Schedule a ton of vendors and none show up. I understand some but all.

There were definitely some challenges, missed build finish dates, mortgage issues, some minor quality issues, landscaping irrigation issues. But overall we are very happy with the move

The Talon is a lovely community and we are satisfied with our home but we have had some issues with the responsiveness of the warranty department. Too many phone calls and emails ignored and/or not responded to in a timely manner.

Love the development and quality could be much improved

CM and boss were great. Good solid house. Finishes leave much to be desired. Finish carpentry and drywall work were sub par. My backsplash telework had to be done 3 times before it was acceptable. Pulte needs to train and hire some skilled laborers, not just laborers.

For the majority of the building period we were very pleased. However once we did our walk through we found a number of issues that were supposed to be taken care of already. We ended up doing three final walk throughs. Although I was disappointed with how things were handled just prio to closing overall I am pleased with our new home.

Everyone we worked with through the whole home buying experience with Divosta/Pulte were and have been wonderful. We are a little disappointed with the quality of workmanship for the amount we paid. This is most apparent in the tile work but can also be seen in paint in drywall. We love our new home and appreciate the work that went into it but would have liked a little more attention to detail. Thank you.

DiVosta has much to learn on controlling waste. Surprising an organization of this size doesn’t want to control costs. I get finding workers may be difficult but the various trades should be more respectful of the trade or work that was done at the site BEFORE them. We are thrilled that we had the right Construction Manager, Patrick, as the total project went far better with him at the helm. He’s is hands on and was sure to check on items and respond promptly.

Beginning to settlement was fairly smooth. Follow-up to issues was slow

I am happy with my purchase. There are some issues that need to be addressed, and we will wait to see if that happens. Most disappointed in the landscaping company (SunnyGrove) and in the amount of trash the construction crew leaves everywhere. I am also upset that the amenity center is not open and doesn't seem to have a date to open. This was one of the main reasons I chose this community.

Water level of the pond is too low and it is looking too bad. Now! When I signed the purchase agreement, its water level was high (normal)-Disappointed!

Many quality features built into the home and in some areas, less than desirable. Paver brick driveway, patio and tile roofs are quality features. Windows leave much to be desired. Low emissivity glass to reduce solar heat energy should be essential in Florida but clear glass is what's provided which puts a greater demand on the air conditioning system. They provide hurricane shutter panels that need to be installed for protection. Installation is not a simple job. Hurricane rated windows would have been a better alternative. There are numerous little things that may not pop out when looking at the model but become obvious when until you move in. ... More

Everything that DiVosta/Pulte tell YOU the consumer about expecting the best is REALLY not what you get! Though our Project Manager Dan is a pretty great guy, he can only do so much with what he has to work with. The quality of the workmanship is HORRIBLE, especially when paying this kind of money for housing. There is NO pride in workmanship at all. I guess we never understood "production" building before. It's a pretty 'slap it up" kind of mentality, just get it done and worry about the customer;s dissatisfaction later. The finish on ALL of our walls is like nothing we have ever seen before, and the use of chaulk in the corners to rectify walls that are not plumb is unbelievable. Paint is everywhere, chaulk around the baseboards is horrible. The problem is, if you complain and request to have things fixed, it takes you forever to get it done. It IS better you do it yourself because then you know the quality , BUT, that isn't right after paying so much for a FINISHED, home. BUT, I truly believe that is what DiVosta/Pulte banks on! That the customer gets fed up and does it themselves, thus saving the builder the time, and money to get it done right. IF these were isolated incidents that would be one thing, but when entire communities are talking about the same "issues" you KNOW that it IS a problem. I have had people tell me that ALL builders right now in our area are the same way. Well, that does NOT make it right! We were TOLD to "expect the best", and that we would be receiving a high quality, completed home upon closing. So far, a month out, we have not. And though Dan our Project Manager has done a lot to get us there, we are NOT close to the finish line yet. ... More

A long list of items to repair and a very slow response to make repairs once you close

Working with the sales rep, Jane was a good experience and she was very responsive. Trying to close was not great. Our closing date was changed 3 times and once we did move in, there were several issues that needed to be addressed. To be fair, our Pulte contractor did mention some of these issues, like our windows not matching through out the house. How do you install 2 different windows? Even being aware of this we assumed a fix would be days away not month to fix. This was very upsetting. We moved in 1-24-23 and still working on punch list items that need to be fixed. We had a customer care rep assigned (Aurelio) who worked for about a week with us then no more communication, email or would not answer phone calls. Only yo find out he left the company. The salesman I worked with was fabulous and became my point person when my project manager didn't step up. I heard from him once during the building of my villa and not again until the walk through. If it wasn't for my sales manager I would have been in limbo. The villa looks great and I found very few things that need to be tweaked.

Bought our lot in Oct. 21, broke ground in Feb. 22, and after multiple delays and 3 different closing dates, we finally moved in on Dec. 27. Unfortunately, they rushed getting us in due to the holidays and our home now to this day is still unfinished. It’s not in the condition that we were promised nor wanted but it was either move in or have to live in a hotel as our rental home lease was up by the end of the year. We now have MULTIPLE work orders in for all of the work that should have been completed and to repair some of the shoddy work that was done due to them rushing us into our house. BeachWalk knew for a year when our lease was up. We were given an original closing window of Sept-Oct., so being rushed in by the end of the year to an unfinished house was not what we paid for or expected. Also, after working for over a year with our sales consultant, she wasn’t even there for us as she was and has continued to be on extended leave. Therefore, we were left with no advocate, no help, and no promised celebration of our closing. Instead of DiVosta assigning us to someone else, knowing our consultant was on leave, we were left on our own to finish the process. The cabinetry is subpar, the drywall finish is sloppy, our front door casing wasn’t installed properly and has to be completely redone, 2 items from our contract weren’t completed prior to closing and still haven’t been done, etc. Needless to say, we were and continue to be very disappointed for many reasons. This was the first home that we had ever built and it was to be our forever home. It’s not what we were promised, expected per the model, and not the experience that we were hoping for. ... More
