High Demand for Building New Homes - What Happens

With the current building frenze you have to watch and check on your houses progress almost daily In our opinion, some of the workmanship has gotten lower than our expectations. You have to clean up the property after the workers left everyday or those items will be buried in your yard. With DiVosta being a for profit corporation, items suffer because of costs related to profits. Combine this with the high demand for new homes we think that issues are more apparent.

The "overall" experience was truly a great one until the week of closing, closing day, and the week afterward. Christy, the Sales Representative, was great from beginning and still is a shining example of great customer service. Took the time to get answers to all of our questions pre-construction and communicated really well and thoroughly. Any hiccups, she gets them smoothed out quickly. Because of the speed in constructing these houses simple things like inproper hanging of windows and doors and especially the lanai sliding glass doors the buyer suffers dealing with getting these things repaired whitch sometime takes a long time.

While I believe that the house is structurally sound the attention to detail and quality of workmanship is lacking significantly. The sloppiness in painting, caulking, installation of doors and windows, etc. is less than acceptable.

We were very excited during the building phase. There were some issues during the build but our sales agent stayed on top of them. We do believe it is a structurally sound home. But when we moved in and took a closer look, the workmanship regarding the finishing details was questionable. Our punch list has many items to be addressed. Good Builders; Nasty Business People

Nicely built home in a great location. Our field manager has been very helpful. However, from the business end, DiVosta was very unpleasant to deal with. They refused to give us even one additional day to close on our home without charging extra, even though my wife had to work & we live far away. Our real estate broker who has been doing business in the area for 30 years, said that she had never encountered a firm less willing to accommodate their clients in all her experience & that she will never do business with them ever again.

Great community,. but it seems the houses are going up so quickly, there are a number of quality control issues. We have had people in and out of our house every day since we moved in to fix stuff. That being said, they are very responsive and get things fixed quickly.

We love the layout of our home and our project manager, Brandon was great to work with. We have experienced a few issues such as paint splatter on our hardwood floors and owners bath floor has paint, glue and dirt imbedded in the grout. A wall niche that was to be in the second bedroom was not installed and a resolution has still not been reached. Our refrigerator, dishwasher and stove have all needed repairs within the first month of moving in. Our communication with our sales representative and warranty specialist has been non existent as emails have not been responded to.

Roof leaks

Roof had leaks before moved in. Was told they were fixed but after moving in discovered they were not. Warranty crew seems more attentive than construction team. Like the house and community.

We purchased a home already planned and were unable to make changes. It was a crazy time in the market. Despite many requests from our salesperson we were never given the design center specifics. We were not kept up to date on the building process. Our construction manager changed mid-point and we were not made aware of that either. We are hopeful once we start our 30 day period issues will be addressed in a timely fashion. I would say most of our issues are minor, but time will tell. This purchase was a little difficult along the process but ultimately worth it. I do believe there were too many hands involved in the process, from builder to finance to closing, all part of the Pulte organization. The home itself is beautiful. It is not the high quality Devosta home I own in Naples Fl. It needs the fine tuning that I’m doing now with outside contractors. It will be primo when I’m done, but Devosta gave us a quality produce to work with. Thankyou for that.

Our construction manager Patrick and our salesperson Jessica were great to work with. Also, Gene with the customer care warranty department was awesome. That being said, there are many things that we feel could be improved on. The hand applied texture on the walls looks sloppy. There is an evident lack of control and supervision in the building of our house. Many details that should be right are not and the response to addressing the details takes too long. There should be more supervision and inspection, as well as a better post-closing service to ensure quality and generate a better buyer experience while keeping trust in Pulte and Divosta.

Im dissatisfied with the finishes. From the They look cheap. From the cheap, plasticy floor that is warped in some areas which creates a weird, dipping effect in some places where you walk. I get the strong impression that the items chosen for the home , all in white mind you, were done so due to their low, bulk price point and not one of first rate quality. I purchased a home from Divosta in Jul 2021 and closed in June 2022. During the process I had to initiate calls to get updates and have questions answered from the salesman and the project manager. Often I got responses after days (if any) saying that they were on vacation or had the day off. It has been impossible to get any problems with their website for home owners resolved even after tons of emails. There seems to be a breakdown in communication between Divosta and it's customers.. Maybe I set my expectations a bit high. Divosta had a good name which is why I chose to buy into this community. There were many deficits during our walk through which the foreman promised to correct prior to closing. The closing itself was postponed multiple times due to supply chain issues and from an initial closing date in October of 2021, we finally closed in March 2022.
