Just wish that I knew a year ago what I know about how this builder conducts its business. Word of advice to the next buyer, do your due diligence, take your time and have the house inspected well. It will save you a lot of headaches down the road. Don't sign/agree to anything before you have things fixed.

I would say the whole experience was stressful. Our sales person was very nice and knowledgeable. Then you send us to a design center where we have 3 hours to make all of our selections. Pretty much everything on the model homes is an extra and if you makes changes after your original selections even if it’s way before construction the change orders are very expensive. Construction took a very long time. Our construction manager was very cooperative and responsive however it seems he didn’t really have much control of times. The home is beautiful. The cosmetic issues were numerous during our pre close walk through. One or two items were taken care of by closing. Now a month later we are waiting for the rest of the list to be addressed. A few are major items.

The builder is slow to respond and communicate on post close issues. There is a courteous approach to ensuring buyer will have issues addressed, but after being in the home over a month there is little evidence any plan to address issues is in place

We closed one day after the walkthrough with the assurance that all the open items would be taken care of quickly. Now 6 weeks later most of the items that should have been taken care of prior to closing are still unaddressed. damage to kitchen cabinets, damaged windows and screens, front door repairs, and a temporary refrigerator. If we knew that t would take this long to address these issues we would have delayed closing. We only closed because it seemed important to the builder to make their quarterly sales numbers.

This is our second DiVosta house at Island Walk. There were many “issues” with our first house and we were reluctant to purchase another DiVosta house but we really liked Island Walk so we decided to give them a second chance. Very poor job installing drywall, tile and wood trim. Foundation not flat. Cabinets came in beat up. Told up front they use wood 2X4 studs - not true unless you have a 2nd floor - they use metal - I would not have bought if I'd know that. 2 stars on trustworthiness because of that. So far they have been very good at correcting the deficiencies.

Lack of Warranty Follow Through

Cannot get the warranty person at the Lakes to answer emails, answer questions about construction deficiencies or schedule contractors to effect repairs. He even told my wife that our problems were "small ". The problems include issues with the windows, doors, HVAC system, tile floors, paint, cabinets, plumbing fixtures, pavers and landscaping. Repeated questions about when and how these issues will be addressed seem to be ignored. Therefore, although the initial construction and communication were good, follow through after closing has been very difficult and frustrating.

Decent quality home built. But unfortunately, 3 months later were still waiting on things that should have been completed before move in. Did try to complete after our move in, but so many punch items unable to complete in a week. Told many times, coming for repair but no show.

The builders worked hard, but the individuals responsible for communication kept us in the dark, did not respond to inquiries, and missed multiple deadlines - without any acknowledgement. Not impressed, and my realtor is going to steer new home buyers away from this new development.

Our home has a lovely layout and design. The fixtures in the bathrooms and kitchen, the faucets, the tiling, in the home are excellent quality. Our home as upgraded cupboards, carpeting, and flooring which is a definite plus. My only criticism is that there is a lack of attention to small details. An example is paint splatters on flooring, carpeting, and fixtures. There has been a concentrated effort to come and remediate these problems, however, there are still many small things that could be attended to. We cannot give a great review. As a 3rd time Pulte homebuyer, we can say that the Field Manager's are trying to do their best. They work in an environment where the Sub Contractor is running the show. The Field Managers need improved Upper Management support. The DiVosta and Pulte upper management team should consider the following issues in order to change or create policies that would assist their field staff and ultimately improve the homebuyer's experience: 1. We were only able to meet with the construction manager who was very helpful, but is no longer on site. So far we have had no luck at all in getting promised work completed or new problems addressed. So very disappointing.

Poor Communication/Terrible Responsiveness to Warranty Issues

Communication during the build process was lacking at best. It was extremely challenging to build while living out of state. Buyers who could visit the construction site daily or weekly could better troubleshoot problems as the buyer had to bring them to attentions of the construction manager. Major issues, including hurricane damaged roof (September) still not repaired as promised even though damage occurred 2 months prior to closing in November. What started out as a positive for me and my wife slowly went downhill. Months delayed for an air conditioner handler. It finally arrives hurricane hits and the front door on the house was not installed there fore water entered the home and caused water damage to certain walls which had to be removed from the floor to 4 feet up. The entrance of the home had to be completely gutted to the ceiling due to water damage. When we closed we noticed the lock on front door installed incorrectly and closing the door can be difficult. Issues during build were addressed. Afterwards still waiting for repairs. Doesn’t seem to be a priority. We were told in November of 2021 clubhouse would be finished in a year. Clubhouse isn’t even started October 2022. Gates aren’t closed in the evening as we were told for security.
