Poor Communication/Terrible Responsiveness to Warranty Issues

Communication during the build process was lacking at best. It was extremely challenging to build while living out of state. Buyers who could visit the construction site daily or weekly could better troubleshoot problems as the buyer had to bring them to attentions of the construction manager. Major issues, including hurricane damaged roof (September) still not repaired as promised even though damage occurred 2 months prior to closing in November. What started out as a positive for me and my wife slowly went downhill. Months delayed for an air conditioner handler. It finally arrives hurricane hits and the front door on the house was not installed there fore water entered the home and caused water damage to certain walls which had to be removed from the floor to 4 feet up. The entrance of the home had to be completely gutted to the ceiling due to water damage. When we closed we noticed the lock on front door installed incorrectly and closing the door can be difficult. Issues during build were addressed. Afterwards still waiting for repairs. Doesn’t seem to be a priority. We were told in November of 2021 clubhouse would be finished in a year. Clubhouse isn’t even started October 2022. Gates aren’t closed in the evening as we were told for security.

Working with Divosta has felt like a one-way street. Up front you’re required to meet each and every deadline or you will incur penalties. Then, the home is delivered with all sorts of problems leaving you to deal with the post closing. Getting Divosta to act in a timely fashion is near impossible. We’ve been in our house for over 2 months now and we still cannot use our master shower due to poor workmanship. If you do decide to purchase a home from Divosta or Pulte make sure that EVERYTHING is completed to your satisfaction prior to closing. Otherwise, refuse to close.

I had many issues when I moved in my new house and having a very difficult time getting Pulte to fix these issues. Some of my issues: poor paint job, electrical issues: lights flickering, power goes off when washer is turned on, Tile finished poorly- missing tile on backsplash, hazing. Threshold loose. Pavers are stained- have foot prints across my lanai pavers, front driveway pavers are stained. Hole in ceiling in my garage. All my LED lights are clicking when they are turned off. Pulte needs to do a better job before they turn over their houses to their customers.

This was the second home we have built in less than 4 years and we thought DiVosta was better. Unfortunately for us, we are once again having a lot of the same poor workmanship issues. And the same lack of concern or communication to fix the house issues. Extremely disappointed.

Asked for a new thermostat that was supposed to be in the house. Confirmed day of that they would give a 30 min window and never showed up. After calling my customer care agent and another emergency line no one called back until over 8 hours.

As an architect and client construction manager, I have high standards for what I expect of my designers and contractors. I know how difficult it is to find quality workers right now, especially in these prosperous times. However, I cannot overlook the overall poor craftsmanship, especially in regards to finishes, on display in my home. I feel I headed off may structural and other "buried" to the untrained eye issues. We were Divosta’s best friend until the day we closed. Since then calling customer service I’m met with inflexibility by the employees. Electrical wiring was done incorrectly creating a fire hazard. That should have been caught during routine inspection. Underwater pool light was connected to HOUSE & POOL breaker box causing a short inside the walls. I called to report it & was told someone would be out following week. We have red ants in the house QA response was hmmm. Must report problems more than once to get action. Once the payment is made it is very difficult to get the small issues resolved.I highly recommend you have several people doing walk thru cause if you miss something that you can't see right of way you are told you can't do anything about it should of been see on walk thru.still waiting for issues to be resolved it is now 2 months since we moved in and still waiting. However one construction manager did go over and above even after his part was done (Todd Griffin) if you are lucky enough to have him. The communication with our project manager was good at first. Then once we got further along it was hard to get answers to our questions. Now that we have closed and moved in, there are issues that need to be fixed and it’s a constant follow up with when people are coming to do the work. I know we are in Covid tiles and workforce is low but it’s like they forget the people that have bought homes from them and continue to build homes instead of getting the small things fixed at peoples homes

The building process is very structured. Your choices of materials are limited and many many items cost extra. So your final price is likely to be much higher than the initial list price. The builder is in charge and you don't have much impact on the building process. There is only ONE builder in this community so you have no choice. The community itself( Island Walk in Venice) is what sold me. It is absolutely beautiful and has many lakes and canals and facilities / amenities.

Brent (Sales) & Meredith (Design Center) were amazing to work with and made all the difference throughout the process. Brent sent frequent photos and updates, and answers any questions that arose - he truly cares about customer experience. Things weren't as smooth as closing approached; unresolved punch-list issues and an unfinished pool were the WHAT, but the HOW in terms of communication and fair-dealing from the DiVosta 'executives', Pulte title etc., was where things broke down.
