Don’t trust Linda sales office construction managers are useless. Spoken to five people all have similiar experiences. It’s up to the owners now to fix problems at our expense.

Great until the end

Sales person was great, structure of home was very good, but finishes from drywall on were done very poorly. Construction manager did not manage the end of the build and was unresponsive to our concerns and/or willing to make things right. Work of the subs was absolutely substandard.

This is our third New Build Pulte Home in 8 years - Our first house in Willowsford VA was a mess at closing - Our second house in Sonoma Isles took two extra months - but we felt that was acceptable b/c there seemed to be contractors working and it was during the tail end of Covid. If you’re entertaining buying an expensive home from Pulte in a $2 Million + neighborhood - save yourself the aggregation and do not! They are out of their league at a higher end price point. My 10-12 month build turned out taking 15 months with zero changes during the build.

2 months (8 weeks) in and more things to be done on the punch list

Ceilings & walls need to be taped in kitchen and living and dining room, Floors need to be cleaned and grout has three colors. We haven't put any furniture in yet because the floors were (are) a mess. Counter is falling apart and has big scratches, The sliding door was Caulked so it doesn't go into the pocket, Tiles in the bath room need to be Caulked. The gutters need to be added in the corners. had 21 things on the list.

Possible catastrophe in the making!

Major problem: there is water seeping into our home. The grout is wet. The baseboards are getting wet. No response from the warranty people. Once the woodwork gets wet we will eventually have mold, mildew, termites and structural damage. The place is a very pretty development but our home is defective and may soon be uninhabitable. The overall experience has been extremely horrible. This is also the same for many neighbors we have spoken to in our community. The houses are being closed without being finished and the construction managers are not really inspecting any of the work done on the home. In our personal experience we had a driveway done in the incorrect width and the construction managers did not even know what the correct width should be. Multiple mistakes & poor craftmanship, e.g, door bolts not set properly, one closet opening 15 inches too narrow, bathtubs damaged, all door strike plates crooked, towel racks fell off wall first time used, home was dirty & never cleaned before move in date, appliances not working, outside stucco sprayed over all outside vents/wirinf/faucets....HELP !!! Worst Builder ever

After 2 months in the new home the punch list has still not been taken care of. The a/c has failed once, the electrical went out in 3 rooms and the warranty department would not show up and an outside company needed to be called, the backyard floods and there are numerous defects.

Not only was the home delivered 7 months after the scheduled date, but the quality or workmanship is horrendous. The follow up from Divosta sun=b contractors is non existent. One day in October 5 different trades were scheduled to show up and make repairs to items listed in the pre-closing walkthrough. Not one of the five showed or called and now, two months later we are still waiting for the cabinet contractor, stucco contractor, countertop contractor and window contractor to make the necessary repairs. They could care less once they get their money. We have animal feces in our attic (and maybe a dead animal?) and they do not respond. We moved in and simple things like water to the dishwasher and faucet were Not turned on. The dryer wasn't even hooked up.

We were delayed and other houses who signed after us were completed before our house. We could not get reply’s from our construction manager. I asked if he was ok or happened to pass away…..seriously. Construction of the house is very poor quality. Wall are not in square or level. Communication was bad. When we moved in it was not clean. There was garbage laying around, cigarette butt’s in the lanai. Worst experience I’ve had buying a house in my lifetime. Pulte should be ashamed with the product they are delivering.

When you buy a new house you expect that there will be some small issues. You don’t expect that the lights will fall out if the ceiling the doors won’t close the roof is leaking and nobody seems interested in fixing it. The fact that the daily rain is running through the electrical fittings in the bathroom and tripping out all of the electricity doesn’t seem to be a concern that needs to be addressed in addition to the fact that the ceiling will collapse if this goes on much longer. We have had nothing but issues and things cannot be fixed propery the first or even the second time around. For instance, They scratched the word "Clean Me" in our kitchen hood. Not only did we pay extra for, and not receive event for our stove that now is a major problem to fix that will cause all kinds of issues in the kitchen, but our bathroom is pitched in the wrong direction. Someone from Divosta came out to check it and make sure that all was well, only to find out that the entire floor needs to be completely removed and repaired. This will take days. In both of these major repairs that are required, constant damage is being done until the repair is made. Sorry I listened to anyone who told me Pulte and Divosta were quality builders.

The roof was leaking the porch was missing the footer to attach the screen to so they had to tear it all down. Very disappointed in the craftsmanship. Hire subpar help you get a subpar home. This home has been a nightmare to say the least. DiVosta Homes is making my life a living unbearable. This is supposed to be a happy time in our lives, the American dream.
