The overall outcome after 12 months (was told it would be 6), we do have a house. They were not transparent aliong the process. We’ve had just as many issues as we would have in a 20yr old home. The contractors chosen all are terrible and rushed thru the building process (that’s how we found a Budwriser beer can in a bsthroom vent). The warranty department/process is a joke. It takes months to get problems resolved. I suggest if you choose to buy, ask many questions, and do your walk-thru at night, you will see more problems when it’s dark outside! Get everything in writing. Project managers do not live up to their word. Expect sloppy workmanship. Ensure that everything little thing that needs to be addressed is written out in exacting detail. Blue tape walkthrough is a joke. Don’t bother to blue tape anything. Write every little think down on the list. Blue tape was removed the very next day without any of the issues that they were marking addressed.

They have no care for the consumer buying the home!

We just closed on our new home the end of June. So many things we are disappointed with. First, we had all 3 of our toilets used and not cleaned up whatsoever. Completely disgusting! Then Chandler tries telling us it was baby food. I mean, how insulting! We had to literally threaten to not close if the seats weren’t replaced. They were finally left hours after we closed. They wouldn’t even put them on. The paint and trim is SO sloppy! Clumps and bumps everywhere! There are two areas (that we’ve seen) on our cream kitchen cabinets where it looks like something was rubbed off and worn. Of course we didn’t notice at first bc our final walk through was so rushed. We had blue tape everywhere and even hired a babysitter to watch our toddler so we could focus. the very next day I came to see the house and every piece of tape was removed and they didn’t fix a thing! Even our last builder made sure our home was the way we wanted it and we thought Dan Ryan had a better reputation. Then just last week, my husband noticed that one of our outside windows is completely different from the rest of them on our house. I’m so beyond annoyed. It’s their job to make sure everything is correct and go over it in our walk through. He even left us there while we were still looking. And on top of that, they screwed up our landscaping in our front yard by putting two trees in front of eachother when the rest of the neighborhood has the other tree completely separated from the house. Just more and more money to spend fixing it. Never again Dan Ryan. Chandler always had an issue with my husband be he would call out the awful work and he would get defensive. many open issues that was promised to be resolved, but have not resolved 3 months after closely.

The overall outside structure of the home looks great, however the materials use in building are very poor. Just within the first few days of moving in, the bathroom towel holder felt off, lots of materials use in building the property inside is very poor. In my first floor bathroom, they had the switch mixed up, the vent goes for before the light switch. We paid extra money to have the vent vent out when cooking to prevent smell of the food in the house. But they didn't put it. I I cant use my fire side and even without everything tripping out. cooktop was stlolen,and called 911 when got keys, the stolen must be at or before the date of closing. so negative......

My sales rep Susan Muiznieks was more interested in getting me to closing than ensuring my home was ready. Dean Kellington, the site manager lied to me on numerous occasions. My home was never cleaned, I had to pay Stanley Steemer to clean my floors, tge drop zone area was never completed, the addresses were put in the wrong location and Dean will not return or reply to my emails.

I do not think that the construction company is bad in its entirety, I think that I had a very bad construction manager, the administration did not help, to solve my problems in time (months) broken air conditioning, broken gas line, the paint is disgusting , the concrete was rubbish, the cracked cabinets, the doors do not fit, they respond on time, they do not have a serious and real commitment once you closed the purchase. truly my experience was HORRIBLE. If you ask me, I would not recommend them.

Make sure you have a realtor and get everything in writing. Communication was a huge issue. We would often email with questions and either not get a response or would have to re-email to get answers. We also had to move where our house was being built because they didn’t have water allocation permits which wasn’t communicated to us. We were just told it was an issue with the county and that was why our house was so delayed. We started our process in March of 2020. We were given the run around until June 2020 and that’s when they told us about the water allocation issue. Our realtor spoke with Franklin county and that’s when we learned that Dan Ryan didn’t have the permits for water allocation. We then moved our house being built from Whispering Pines to Woodlief which had water allocation permits. Our house ended up costing more because of the move to another subdivision. Construction didn’t start till fall of 2020 and we were finally able to close and move into our home at the end of January 2021. During all this we were in an apartment and had to go monthly because we had no idea when our house would actually be finished. Even though all these issues not once did Dan Ryan apologize about the lack of communication or transparency in not having the permits from the county and giving us a false time line as well as stringing us along. The don’t wanna fix anything you find the defect and they are not professional and the lie to much

We will NEVER build a home with Dan Ryan Builders again! Extremely poor quality for the amount of money that we paid.

It takes too long to build my house. Quality of Materials and attention to details is below par. Awful

I’m really disappointed in the finishing of the house. The paint job especially was really bad and makes the house feel old. Dry wall and paint on the doors is really bad. The drywall placed on the roof still shows even after they added the paint. The paint on the door is all unfinished. The electrician messed up all the wire connections in the garage. Even after cutting through the dry wall all over the garage to fix it, some wires don’t even work, the garage door opener for example. My lawn is horrible, covered in weeds. Some parts of the sod never took. I shouldn’t have to spend 1000 extra dollars on a lawn service company after buying a brand new home. The walls in my house aren’t straight. The ceilings also don’t form a straight line. The molding where the wall meets the floor is buckled in most places. There’s are only some of problems with the house.

1. Workmanship is poor. Contractors worked are inexperienced. No supervision what so ever. 2. Value for the price paid is very low. Sales person marketed some thing and delivered something else. Always push sellers to go for expensive options providing ugly base options. Equipment provided is age old and may not see in the market and do not even get parts. 3. Very poor. Always promise something and deliver something else. Marketing material show completely different that what delivered. 4. Very poor. Never respond to concerns either through phone or email.

Horrible experience, would never buy again with them

They are not comprehensive, irresponsible because they do not deliver what they promise. Such as the delivery date, the news found and the final report was not signed for not complying.

It is clear to us in our new home that there was no one checking on the quality of the work that was being performed. Visually you can see that walls are not straight, probably because of the cheap wood used for framing. We hung window blinds and the all window frames are different sizes, 19 windows and none measure the same. The kitchen counter tops are literally falling off the wall on day 60. There is paint all over the $8000.00 wood floor upgrade, uneven spot all over the house. The upstairs floors creek as if this were a 20 year old house, there are what feels like strips of foam under the carpet in the center of our loft. They mean unfished garage, when they say unfinished. There are large gap where the sheet rock meets the foundation, exposed sheet rock nails, yes "nails". We had a huge crack in the cement on our driveway, at some point a repair was attempted. And now we have new cement on top of old cement on one section of the driveway, I can't describe how horrific it looks. I really hope that the poor quality is a isolated to just our home, because no family should feel the disappointment we feel in our new home. These were just a few items, but there are so many more. This is also the second survey we received, and I expect no one from Dan Ryan to reach out to us this time either. Thank you, an extremely disappointed customer. Totally regret ever buying this house.

We bought a home with premium price and this was their model home. However, I felt the quality of homes are not really good.. Last week due to heavy rain in our area, I saw water oozing out of my wooden floor in our living area. This home is only few months old and I didn't expect it to be this bad. Upon complaining to their warranty department they raised a ticket but given the severity of the issue, I had expected a lot quicker response and good follow up but it didn't meet my expectation.

My family and I had a horrible Overall experience purchasing our single family home with Dan Ryan and their team In Garner. The overall care and attention needed for my particular lot was absolutely a nightmare. The developers that they hired leaves little to be desired. They left me and other people on my street with an unfinished back yard full of weeds. bushes, and un leveled land. They did not landscape past the sod like they did the rest of the lots. I have about 150 linear square feet of unfinished land. People in our neighborhood think our backyard is a trails as it looks unfinished and unowned so folks are constantly walking through our back yard. Our front yard along with other front yards on my street overflows with water because they did not put enough attention and details into drainage system. My backyard area is totally unsafe for my children as there are branches growing from under the sod and all over the back yard. I wish I could show pictures. You would be amazed. It will cost me at least $150O to cleanup their mess and do what I already paid them to do. When I brought it up to them a few days before closing they told me they were not going back to fix it. After going back and forth about their reasoning and several lies later we ended up being completely bullied by Dan Ryan’s team as the project manager said he had already reached out to his manager about everything and at the end of the day we are not fixing the problem and if you don’t sign you face a risk of being in default. We asked that they wave the lot premium to help offset our cost to fix an unfinished yard and they ignored our request. What a way to end a deal with a client paying $300,000. Sales people didn’t even leave a gift like most places do or even a thank you note. What an experience for a first time home buyer. What a way to sell a brand new house! While my interior was done pretty good, landscaping and curb appeal was cut completely short. Please do your research before buying with them and if you do decide to get your bible ready because you will likely need lots of prayers for patients! Hope this helps someone. God bless! ... More
