Nerve will build and refer anybody.

I can not leave a good review for Drees. The timeline was a train wreck, the quality of the work is shockingly poor and all the GC's were a massive disappointment until Graham stepped in. His communication was and still is awesome. I will never recommend or build a Drees home again but Graham made the end of this terrible process not as terrible.

Delay after delay, the quality of the materials and the quality of the work are poor, response time and communication is poor. The subcontractors they use don't care about the quality of their work or your house and it shows.

The worst on every level.

It was a very difficult process that took over a year. As buyers we had to manage the project and were constantly catching mistakes. The craftsmanship was very poor though-out and many things had to be redone multiple times. Which delayed the timeline. We have been in the home for 2 months now and have a long list of items that still need to be fixed. Electrical, tile, flooring, cabinet (are horrible), missing shelf and rod in laundry room, pavement repair, etc. when providing feedback earlier on Drees never reached out to discuss our issues or concerns. We were initially VERY excited to purchase our Drees custom home. We visited in Oct 2020 and in a matter of hours had selected the largest lot with the best view against a greenbelt. That is where the excitement ended!! We were moving from California and had been told that there was a very strong possibility that we would be moving in around Nov 2021 (given the delays in materials-COVID) we were understanding of that, but as November '21 approached we could clearly see that we were not going to be moving in. The date was shifted to Jan 2022....then March...then May worst case June!!! All the while, we were visiting the house almost daily...we would find weeks where NO work was being done on our house and the excuse...lets see...take you pick...we were told - You guys have so many customizations - They knew what it was when we signed the agreement....and we were well beyond any customizations - There are still material delays - Not true at all...they were having problems with the trades doing shotty work...having to rip and replace tile, wood work, stairs, stain on and on - Wrong design center items placed on the design sheet...which is partially our fault, but we dont know the codes for selected items...but caught them during the build and had a weeks worth of back and forth to resolve it...because the design professional that helped us had been fired! - We had 4 project managers during the build which was extremely painful ...each one has a different attention to detail and how they provide updates as well as how they communicate with the trades - We watched 3 homes start after us and complete ahead of us...the excuse...we had so many customizations...NOT TRUE!! We even watched 2 homes in the private part of the community start months after us and complete ahead of us - a lesser issue but one that annoyed me to no end, was I would periodically come by the build and find prospective buyers walking through our house...thats plain annoying - One of the last things I will mention as I could go on, but the workmanship was totally lacking for a house that sits at 7 figures...wrong grout, poor staining that is disappearing within 2mo of use, Due to the consistent delays we wound up losing the opportunity to lock in a rate that was beneficial to us...we actually had to pay to lock in a rate that was 2.3% higher than if they had delivered when expected...even if they were 3 months late we would have been better off....I really feel like Drees didn’t approach this build with a focus on quality and customer satisfaction....just check the boxes and close on the house....with a plethora of punchlist items left to resolve over the course of this next year ... Where do I start? Multiple structural issues were discovered by us (builder did no quality check to ensure the contracted structure is in place), windows and doors are not aligned (either tilted or one is an inch up & next window is lower). A ton of issues (including cracked granite countertops) are still not taken care of even after contacting customer support.

The items on the punch list were not addressed before closing, but circumstances dictated the we move to the house. Many of the items remain open over one month after closing/move in. Other items identified and no one from Drees will return calls or texts.

Paid over a million dollars for a home that was not even close to a custom build. The products used, workmanship and customer service was the worst. Our entire street and cul-de-sac all had same issues. NEVER again.

The first couple of months after signing we were still excited about the possibility of a Drees home but in hind site it took over a month to get to signing. Shortly there after deadlines began to be missed and our confidence disappeared. By the time we were closing…we felt forced to sign and pay in full for a home that Drees agreed was not quite complete. Unfortunately I don’t think the Drees subcontractors know what the word quality means and when we brought this to the attention to a director over the entire DFW are he indicated he was fine with the images of poor workmanship we sent him. Unfortunately the builder’s team was not stable and many details were lost with team changes. We have been living in the home for over two months and still have unfinished items which were promised over two months ago. Our original close date was August; 10week wait (with no other work happening and weeds growing literally six feet tall—I have photos); next close set for October, then plumbing delays—valves left on held up our connecting to natural gas for almost four weeks; next by Christmas/NewYear—nope all the vendors go home to family out of the country and will be gone for weeks but it will 100% for sure be done by mid January; the list still had over 100 items to be completed or repaired; two weeks before we pulled and said there was no way to complete needed work and oh by the way, you now have six weeks because a year ago we booked an extended vacation so make it perfect when we get back; we returned the Monday before close to find almost nothing had been completed they stalled and then the day before closing agreed they couldn’t complete the list…so if we wanted to delay they would be ok, by this point it was too late to reschedule movers, appliance delivery electronic install etc. we asked to withhold funds in escrow due to all the incomplete work—we were told no! The only time I could get action was after I looked up and called Mr. Drees’ assistant… Drees is not a custom builder Drees has no control over its subcontractors Drees builder team tells you to wait and have warranty fix items that warranty doesn’t cover Get EVERYTHING done before you sign because the workers disappear the minute you sign!! ... There are numerous fit and finish issues throughout the house. Many doors were not installed correctly and do not open and close properly. There are signs of poorly patched and repaired damage throughout. There is a foul odor in several of the rooms coming from the paint and grout. There are several other examples which I will not mention here. We have very strongly articulated throughout the project that we preferred a natural product such as stone or cast stone on our home and NOT structural foam or some other inferior product. Once a sample of the cantera selection was provided, It was explained to us that the available cantera stone would not work and that lead times on a cast stone product were in excess of 16 weeks. To my knowledge, the actual stone material was never delivered. Drees attempted to charge us for this. we absolutely will not pay for a product or service that was not provided. As a home buyer, we rely on the builder to properly measure and install the products we ordered. It is incumbent on Drees to properly measure the materials where this would be installed and specify accordingly. Drees did not practice due diligence in this. That Drees would ask for payment for a product that was never delivered and installed adds outrageous insult to injury. As much as this was a colossal disappointment, we agreed for Drees to install the standard level structural foam in order for the project to proceed in a timely manner. We were 19 months into this project since we began the process of building with Drees. This in itself is unacceptable even given the current challenges. It is important for you to know that we have seen entire neighborhoods go up and completed in the time since we began our project. No less than three friends and colleagues have begun and completed their new home construction projects and are now living comfortably in their homes. One of them has even already moved and re-sold their home due to a promotion. We, on the other hand, have been paying rent for living quarters and a large monthly sum to store our personal effects and furniture while we await our new home for 24 months. While the subject of how long our project is taking has been the object of embarrassment and ridicule, this is not an “emotional” issue for us, this is a real dollar cost issue. We are tremendously motivated to expedite this project and have very little flexibility for further delays. As a reminder, there have been numerous materials that, according to Drees have become “discontinued” or “unavailable”. Examples of this are the exterior brick we were required to reselect. This is a HUGE item that completely changed our original design appearance and quality. In addition, this newly selected exterior brick appears to have been installed by very unskilled and poorly trained workers. The mortar and joint work is horrendously sloppy and poor. Another example of discontinued items is the tile in bath #3 and #4. This required us to return to the design center to reselect from very poor options that are now available in the same quality level. Sadly, the installers failed to follow selection specifications. This required us to reselect yet again. In fact, there have been numerous issues with the tile installers that have resulted in severely deficient and poor quality. Some of these include incorrect grout color, transitions and damaged tiles. Yes, I did take to the opportunity to re-select a higher-level product in the hopes that this would meet the look and quality of our original selections. Once again, there are deficiencies in the finished product. This was expressed to Drees. Throughout the process, we were extremely responsive and have quickly agreed to addendums, redraw fees and additional retail costs as they occur in the interest of moving our project forward to completion. In the end, we closed before the house was completed in order to avoid bank penalties and fees. Many items remain to be addressed. We are well into our third month since closing. Drees has offered to extend the warranty period. However, the time taking to perform the needed repairs and corrections is still quite long. ... More
