We bought the house over phone calls and e-mails. Reagan was amazing and so was Preston. The financing part was a disaster through the lending company. And when we got the house, there were some basic things that were not thought of well for a 2022 home like electric outlet outside the house, outlets for security system, conduit for internet intake to make the house fiber optic ready and so on. It was very disheartening, and almost made us regret the purchase, but we’ll it’s too late and we are trying to make the best out if it.

Depends on the community it varies a lot. I love my home and loved working the sales rep, but working with construction manager was very difficult. My house is not 100% complete, since I still have contractors coming in and out to fix the house. Finish touch ups are not cleanly done even after I moved in 3 months ago.

Make sure to oversee every stage, especially if a bigger home. They cut corners like a spec builder, so stay on top of the project. The craftsmanship is average, you have to push for exceptional quality.

A sub-par experience with subs

After contracting in September of 2021, the experience slowly devolved. Foundation wasn't poured until mid-February 2022. Consistent lack of communication on timeline and progress. Having bought at the peak year brought other challenges. Sub-par subcontractor teams. We are left with large cracks through grade beams, walls & windows that are not square or plumb. flickering LED light fixtures, unfinished chimney flashing with exposed wood and gaps, shingle issues, bowed subroofing. Signed contract in March 2021, given a Feb. 2022 complete date. Did not close until May 2022. Attention to detail was lacking. Lots of punch list items. Subcontractors did not read prints. Custom modifications seemed to be problematic. A/C unit appears to be undersized.

We were extremely excited initially about our home buying process. It went great till the construction started. Too many mistakes during the construction process. To compound to the problem the quality of workmanship was extremely poor. The supervision in the initial phase of construction was lacking. The builder had to re- work on lot of issues. There was a lack of quality control and project oversight throughout the build. Even after the build there are still a number of punch list items that need to be completed and the only response I ever receive is when I push on the builder.

Since purchasing our home, we have had numerous issues with tankless water heater, had 4 plumbers look at it and 2 more from Rheem. The bigger issue is the lack of communication from the after rep. I have asked multiple times via calls or texts for a follow up with no responses. The responses seem like the individual doesn’t know what home or person he is speaking with.

Cost versus Craftsmanship versus Completed product

Due to Drees reputation of quality custom home builder I was expecting near perfect craftsmanship. I have too many issues wrong with my house. The walls are not solid so you can hear every toilet flush and every shower. There’s broken tiles missed during the walk through that most people would miss unless you start living here. It was filthy when we moved in and every pencil marked measurement by the builder is visible. There’s a lot of half done projects I’m noticing and I’m not very happy since the warranty department is slow to respond.

When one pays this much for a home one should expect quality material, quality workmanship (paint drips on floor), timeliness addressing issues (some still not done after closing on 12-30-21). Homebuying experience not at all what we expected for homes this expensive and should be of great quality.

Missy from the Sales Team was great, she is always smiling, willing to help and very customer centric. Unfortunately, for us it was a nightmare trying to fix the issues that arise on the first day, we got a dirty house, cabinets in the kitchen were the worst, pot filler did not work, house was clearly lack of supervision, so really bad experience with the architect and his manager, I won't say names here, but ZERO customer centric and lack of responsibility.

The Builders are not involved in the outcome of the final product. It is entirely controlled by the trades and vendors and what they are willing to NOT do!

Now is the absolute worst time to purchase a new build home. The Buyer is truly only a number and sincere customer service will never again exist until such time that bad craftsmanship and service are rewarded with immediate termination like it used to be.

First let me say that during the pandemic, issues came up that couldn’t be helped. This is completely understandable as everyone had problems to a certain extent. With that being said the promises they made seemed reasonable until it came down to getting the issues resolved. The communication was horrible from the Manager in the Houston area.
