From the sales staff, design center, project managers, orientation personnel and warranty personnel Futon Homes definitely is a few steps ahead of their competition. The finished product was just as I imagined it would be and any minor flaws were quickly taken care of. Great job Fulton Homes.

The whole team from start to finish was helpful and responsive. I felt they truly wanted me to be happy every step of the way and I was! As a brand new home owner, I had lots of questions. They were kind, responsive and patient with me. Outstanding!

Responsive, quality of home, fair price, trustworthiness of all members of Fulton team, enjoyed working with everyone throughout the process from purchase date to close and they continue to be there with any questions I have.

During the home orientation process, we expressed dissatisfaction with the quality of the Cabinetry installed in the home. The only explanation given is sometimes the Vendor changes the materials used. Wouldn't it make sense to also update the material located at the design center so that you know exactly what you are ordering. During the walk through you go through your home with a fine tooth comb and mark everything that needs to be addressed, only to find that only 20 percent was really addressed. By the time all the areas marked with a certain color tape were addressed, they had fallen off or not done at all. We order special items at the design center to be installed after the move in, the company doing the installation only gets a partial work order, because someone forgot to add the rest of the items ordered (now two days of time off work lost). The installer did such a horrible job and complained of having to do the install, we had to have another installer come by and fix what he did. 30 days later with no phone call to let us know how this issue was going to be addressed, I called Customer Service and our representative for our subdivision told me that this was an issue between us and the Vendor. We have open service orders that are still waiting to be addressed since 04/30/2021 with no communication as to when this may be taken care of. We are just a number to the Fulton Builder, so we have taken a number to see if and when we will be taken care of. ... More

It would seem all was great until your preferred lender #1 didn't give me a call back after he said my numbers on my W-2 did not add up. He had already run my credit and yet no "you are not qualified" or "yes, you are qualified". Once that lender fell through with no responses.  I stayed on course with the lender who pre-qualified us. Then at the end of December before we are expected to have a home delivered to us...I get a call stating that my file had been assigned to preferred lender #2. In my opinion there never should have needed to be a #2. We did everything that was asked of us to qualify for our "Incentives". But that is not the case, I was told in order to get my incentives I HAD to go through preferred #2. Well that lender ran my credit in Dec. and I sent 2 bank statements from both of my banks and not another word until 1 week to 10 days before my Credit was about to expire. I felt in limbo as I did with the preferred lender #1. I told the preferred lender we were just going to go with our original lender as I know there were things already in motion with documentation pulls and so on...nothing of the sort from P#2 had been done. PL #2 tells me in a text message...you don't want to lose out on your $5K do you? I said well no she then said ok I'll call you at 10. We talked and her payment was $200 higher as well as a higher interest rate. Why would I choose that? I called the sales office to ask why I have to do this still with the 2nd preferred lender. I already went through one of your preferred lenders who never continued...and I was told...I already spoke with Carissa and she is not going to be all warm and fuzzy with you. You are getting too close to the wire and I don't even have documents from your Lender and you don't have time anymore. To be clear, I do not want a warm and fuzzy person to talk to me like I am a child. I want to not have to continue to have my credit run and my lender to work for me and with me to get what is best for my family and not her paycheck or or anyone else's commission, because that is how I felt at the time and still feel now. I mentioned that the sales person said we need to be able to fund without appliances. Since we got no further information from the salesperson on what that really meant. (We ourselves had called the construction supervisor to ask them if they could not install our ceiling fans, as we had purchased others already, his response was "we cannot do that because the contract states you purchased them so we would be in breach of contract for not delivering what you paid for") But you can deliver a house without appliances. Nice one. So I asked your preferred lender and this was her response "we can because we have an agreement with Fulton and understand the back order situation caused by the pandemic and no other lender will be able to fund without them." I again said ok, well I think we are going with our original lender and her response to me was...good luck because you are going to be standing on your carport with all your belongings paying $250 a day in late fees because you cannot get funded without appliances. That is threatening in my opinion!! Completely unprofessional! If I could have backed out I would have. Then we are down to the wire and wondering if we are going to get our incentive since we played by the rules on everything!!! I was told I don't have a LE from either lender to send to Doug Fulton to even argue your case. And I am not going to waste his time with 6 emails. I need one email that has all the data in it to review and he will decide if you get your incentive or not. But you are running out of time. Fast forward...because I am all upset about this all over again. Then I started receiving emails from the Sales office and the Title company about how they reached out to me to ask me to talk to my lender about have all of her documents handled in a timely manner to which the title company said I appreciate that and the sales office mentions how they want to throat punch these outside lenders. We are 7 days from closing and now I have no clue what is happening and if something is wrong. I reached out to my realtor and said I cannot even believe what is happening right now and he asked for copies of the email...and then said nevermind I have it. Then I looked at the email recipients...and my realtor and my lender were on the chain. I was mortified. Let's be clear...my lender is not my friend. I specifically chose individuals in the business of mortgages and as a realtor that were nowhere near any of my family who are in this business. I was mortified and embarrassed for you and the title company and if I had options at that time to change my builder and the title company I would have. My lender called me and said she read everything and she is just going to keep going and get me in this house that I don't even really want from your builder anymore. But I am all in at this point and it is pointless to back out with less than a week to close. I spoke with your other sales associate who explained more on the lack of appliances. Which was relieving. Now...the title company called me back on my review and she said she read the emails. She apologized for those words but I needed to understand all the stress that goes into these deadlines. I don't do your job and you don't do mine. But I would be seriously reprimanded if not fired. I am not asking for anyone to lose their job. I would never want that. But do not ask me to understand that your stress in your profession constitutes these kinds of statements or behaviours about others. I will never go through this process again on a new build. Nor will I have the most positive feedback to hand out. I have already delivered my messages to a select few people who were looking to buy and or build. I will never use a preferred lender process. I will eat the incentives. This is not worth the EXTRA credit runs and lowering my score. This is not worth the str ... More

My wife and I had an amazing home buying experience with the Fulton Team. However, once we moved into our home, we kept noticing small (and some big things) that were carelessly done. As we continue to clean and inspect our home, we are finding more and more of these small little imperfections that continue to feed some of our frustrations. The worse has been the HVAC system. This is a brand new system that shouldn't be experiencing issues yet we've had to schedule 4+ appointments and take time off work in which the service technician either never shows up or they show up hours after the time frame set during the appointment booking. Issues with the HVAC system have resulted in our bill being (if not exceeding) $300. We've also had to have several other things in our home repaired or replaced. For some of these appointments, they didn't come with any of the necessary tools to complete the job (despite providing them with thorough explanations of what was wrong AND submitting pictures). In some cases, the person that was supposed to show up to fix something never showed up. So once again, I blocked out my day to be home for the service engineer to be stood up; once again, an entire day wasted. We love our home, we just wished they took more care making sure things were neatly done so buyers don't have to submit so many work requests. ... More

Fulton builds a nice home and the whole process with the sales team and construction team was a great experience. The quality and all the perks you get with a new home you don’t get with other builders.

I was renting a Fulton in Litchfield Park and the quality of the home that was 20 years old was amazing. I knew the quality and workmanship of my new was going to be great!

This is my second Fulton home and we are enjoying it.

Awesome home quality product and great location

We have had 1 breaker already changed due to incorrect breaker amperage for a double oven. A 20 Amp Breaker was installed initially and had to be changed out due to using both ovens tripping the breaker. Currently have an issue with a 15amp breaker for 2 bedrooms and bathroom. Shower floor was pooling on either side if the drain, when repaired it was a very lazy person that did it. Even the last day they were supposed to be here at 8am, they showed up at 11am and when I opened the door he stated we decide to come a little later. WHAT!? You decide when to come work in my home thats why we have a schedule. Floor looks like crap and even some tiles are raised and we have to step carefully to not slice our feet. A vanity was installed and is missing the front kick board. Paint spray on our expensive flooring. Fulton needs to get reputable trades companies to work with nit just the lowest bidder. You get what you pay for. ... More

This experience was the worst being a first home buyer, the customer service is terrible with getting the proper repairs and marking items done that has not been addressed. The appliance through GE are the worst ever and the company to fix items send people who don't know how to repair. This is terrible. You need a better customer service team. Who address the needs of the customers.

It’s really amazing home but I have some issue issue outside my house on the street But they gonna take care of it that was nice they do service so fast hi love it the team is so good Special Marlen he is amazing

This is my third Fulton home. They care about you and are always there for you, not only during the building/purchasing of your home but even after warranty. I do not expect to own another home in my lifetime but if I do you can definitely believe it would be a Fulton!

Good quality builder. Our seller rep Rob was fantastic and we were treated great. Pricing a little high but worth it in the end product.

Our sales agent Beth was amazing! Extremely responsive and always addressed matters quickly. We actually switched lots AFTER signing a contract and she facilitated the entire experience with ease. The design center experience with Arlene was also great. She addressed all issues when switching builds. After moving in, we had a few issues which is pretty normal and typical. However, we had a lot of HVAC problems which is a major part of the home and should have been treated as high priority given the extreme temps here in AZ. Chas Roberts had to repair our HVAC system 4 times and it still doesn’t seem to work properly. Gabe, our customer service agent provided by Fulton was great. Very responsive and I can tell he was genuinely trying to help us. The problem is that all the subcontracted companies don’t provide the same level of customer service or care as Fulton. All customer service requests take potentially weeks or even a month to address depending on the subcontractor. Most of the workers have a really bad attitude and don’t want to be addressing customer service issues. So existing customers like myself get stuck with low quality service and craftsmanship from the subcontracted companies. For example, the internet access provided by Fulton through Century Link is a low quality plan that made it extremely difficult to get technical support leaving us without internet for days. This will hinder anyone working or running a business from home. It feels like we were provided excellent quality service during the buying process but that quality diminished after moving in. ... Plenty of options to upgrade your home. Everyone I came into contact at Fulton Homes were friendly and easy to talk to. Any questions or concerns were answered and taken care of promptly. I felt easy and comfortable all associates I came into contact with, which made my home buying experience like a dream come true! I REALLY LOVE MY Fulton Home!!
