very hard and slow to get thing repaired they are always trying to get out of fixing thing

I probably would've have had a better experience with a another builder. They just want your houses done quick no matter what the condition. No communication after 1 month there was a big 10×10 hole in the middle of my yard and no one said anything about until i had to complain of course and 3 weeks later and the hole is STILL there.

We love our home, but nobody should finish a building project and wish things were different or with plans to fix things on your own at a later date. Unfortunately that was our experience. Our process began with a new hire running our design meeting. We were given no direction, no choices, and he had very few answers to questions we asked regarding upgrades. Having now gone through the process, there should have been a book or list to direct the choices we were being asked to make. Through the beginning of building our construction manager was great about updating us weekly as to what would be happening, but 5 weeks in her updates disappeared and would only answer emails on her timetable. She was completely unavailable outside of very limited set hours, which required us to take time off of work to come meet with her onsite. Late in the process we learned that our brick we chose was not updated in the showroom. The color we thought we had picked had been changed by the manufacturer and never updated the sample in the office. Highland did try to help by allowing us to change the trim colors to brighten the house, but it doesn’t change the fact our brick is not what what we intended it to be. Finally, our final walkthrough was so disappointing. The number of touch ups needed, damaged items, and unfinished projects were astounding. Our project manager assured us it would be done within 5 days of closing, but 6 weeks later we were finally finishing up the final walkthrough punch list. I know no house will ever be perfect, there will always be imperfections that only you the homeowner sees, but that unfortunately was not the case here. The house seems like it was rushed to meet our closing date, which we could have easily pushed back. Details such as internet availability was vague and misguided. Still don't have internet after nearly 2 months. Sales consultant seemed clueless about the tree removal behind house. Paint work is sub par. Floor is unlevel in several places throughout the house. Drainage around the house seems to be an after thought. Inconsistencies from house to house with same floor plan in the sections. Wrong fence per groves code installed on back fence line. Chesmar homes are building fences to code next to us. The construction manager has done a good job at meeting our needs with fixes. Seems the mentality is to build fast with disregard to fit and finish and try to fix under warranty instead of just taking the time to get it right the first time. Bricks uneven and mortar not installed correctly. The brick layer came back once to correct it and made it worst and use the wrong color mortar.The drainage in not slopped correctly and water sits in the backyard. The warranty representative suggestive that I purchase grass that will grow in damp areas. Sprinkler system not zoned correctly. I had to turn off half the sprinklers in order to water some of the grass that was replaced. If not then the area that does not drain water accumulates and just sit there longer then 48 hours.

Our house had no heat or AC for the first 2 weeks of owning it. We found the issue on the final walkthrough but we signed a form accepting it so we wouldn't delay closing. The weather was not too bad but we still expected it to be fixed. One weekend it was going to be very cold. Nothing had been done so I submitted a warranty request on the Thursday before and it wasn't even looked at until the Monday afterwards. We put an electric heater in out infant daughter's room but it was cold in the house. When I talked to the person on Monday she told me I should have just called the contractor directly and started explaining how they don't check the warranty requests every day. Thanks, next time I wont use the warranty claim form.... Eventually they got it fixed but when I buy something brand new I expect the basic systems to function. Other issues were minor like the stair spindles being crooked, gate wouldn't close, some surfaces weren't painted that should have been. They fixed all of those but again, if I am rating quality of workmanship and materials, even a 3 is generous given our experience. Plus they need a street sweeper in the neighborhood. I understand its under construction, but they don't even try to keep the streets clean. Our cars are filthy all the time. Again, a minor annoyance, but an annoyance nonetheless. ... More

The sales representatives were fantastic. We were always treated with respect and courtesy when visiting the sales/design center. Once in the house, things changed slightly. On move in day, we attempted to hook up our dryer (electric) when I was shocked due to the plug being wired incorrectly. Upon further investigation it was discovered that the plug had no ground thus allowing for electric feedback. I had to re-wire the plug correctly. Next, after a further (detailed) inspection of the house it was discovered that there are many quality related issues that in my opinion are unacceptable. The quality of he painting is quite poor and there is paint on everything (tile, wood floor, cabinets, etc). I know for a fact that the contractors were back several times to repair issues but there still seems to be a disconnect with what quality work is expected. I know this seems petty but there are many other cosmetic/ quality craftsmanship issues that are too much to list. The final issue that effected the overall rating is the waterline to the refrigerator. On move in day we brought in our refrigerator and hooked it up to the waterline for the ice maker. After trying the water dispenser it was discovered that there was no water supply to the line and therefore this feature was unable to be used. I emailed Highland of the issue and waited nearly 1 month to hear back. Once I sent a reminder email, the contractor was called and scheduled immediately. The contractor arrived on the appointment day to check but was not able to fix the issue. Even though I thoroughly explained he issue, they still sent a technician over to see if the waterline was turned on and ensure the line was connected correctly. Once this was verified, I was told that he was not able to fix the issue since this is not a one man job. He told me that the office would call to reschedule and they would need to send over another crew to investigate. I have not burned a days vacation for a 10 minute appointment with not result. The frustrating part of the entire process is that the contractors who need to perform the repairs are only available Monday thru Friday during normal business hours. This means that the homeowner must rearrange their schedule so the poor quality craftsmanship can be repaired at the contractor convenience. Seems a little backwards from how customer service is supposed to work. I really had high expectations from Highland since we've looked at this houses before, lived in one previously, and had such a great experience with the sales team. I question whether or not I would repurchase another Highland Home and currently feel as though I would definitely not recommend them to friends and family. The home looks great, but the functionality is not there. Sound travels from the guest bath all the way to the master bedroom. The light switches are minimal and placed oddly. The air conditioner blows super loud. They installed a used dishwasher. The interior paint is the cheapest quality I've ever seen and scuffs at the slightest touch. The cabinets are not adjustable. The master closet was only designed for hanging everything, which no one does. The master bath doesn't have a place to hang towels near the shower. Little things that make a house feel like a home are not there with this model. Also, the construction manager told us to reach out, but does not respond. The house just feels like it was a rush job. We love the neighborhood, but would probably look for a different builder next time. ... More

Issues with cabinet paint and wood floors. Still trying to get repaired.

We had high hopes given the options and level of detail when we purchased our build. Then it was delay after delay. Then a rush to close before things were finished, only to find out that key utilities weren’t even up. Only after contacting the ceo for the master builder did we get anything addressed, I blame highland homes for rushing into closing without checking everything, had we known we would not have closed when we did. I’m still dealing with finish items that weren’t addressed with the home prior to closing because it’s now MY responsibility, not theirs to deal with the subs. We closed 3 months ago. ... More

Warranty repairs are not handled in a timely manner and some repairs created more issues and repairs.

I have had multiple issues with my home since moving in. Despite letting it be known that I have these issues they remain unresolved. I would recommend going with a builder who is a bit higher quality.

Overall Highland Homes is one of the better builders but their subcontractors are not that great. They are rushing through the work, making mistakes and have poor quality craftsmanship. The communication with the sales team could have been better especially when it came to moving the closing date.

The home is beautiful, but there are several noticeable flaws. The house was rushed and the quality of work was awful. Most of the issues we see have to do with framing. Some of the walls are warped and not aligned with the other walls. We also had a water leak the week after we moved. Just very disappointed with the workmanship and quality of the home. I would not recommend highland homes.

The homes are being built be the same mediocre subs as the "lower end" builders in the neighborhood and as a result the homes have the same mediocre end result. The materials themselves are fine and what I would expect at this procepoint, but are often installed wrong or with no regard to workmanship (chipped tiles, broken studs, miscut carpet, missing hurricane ties, scratched windows, chipped cabinets, chipped counters, etc.) and getting anything corrected before or after closing is like pulling teeth. Even once our construction manager Trystan agrees something is an issue it requires constant follow-up to get an inidcation that action will be taken. After that the timeline for repairs is pretty clearly "when we feel like it". I will be told something will be installed or replaced on a certain date and 30-60 days later the issue will still be unresolved. Sometimes there is an excuse, but more often when I ask why my time has been wasted sitting around waiting for subcontracters that never show - I get no response at all. One giant investment later and I have a house with wasps getting into our bedroom and everything banged up like it has been lived in for a decade. Overall the result is okay and frankly tough to get anything better at this point in time, but you will have to be your own advocate to make sure things get done right. ... More

The sense of urgency ,great communication up until closing. it's been a hassle to get the house completed and repaired Just get a completed house then worry bout the little repairs

I felt the response time in addressing some issues were very slow and some of the workmanship left a lot to be desired installing damaged goods are just not acceptable

We have previously built a new home with Highland some 13 years ago, and our past great experience was not matched this time. Not even close. They were resistant to even minor changes in the house plan, and one employee noted the business model had changed 4 or 5 years ago. Frankly, the house was just not ready for move in, and the punch list grew longer every day. There have been electrical issues, plumbing issues, landscape issues, and more . 8 weeks later we still have items not completed though staff says they are working at it. We clearly are not a priority. This experience with Highland has been disappointing to say the very least, and I could not in good faith recommend this builder to a friend. ... More

Would not do this again.

I moved in October of 2021 it’s now end of January 2022 and my issues are still not being addressed.

The quality of the materials and workmanship in Highland homes is not what you would expect for houses of this price range, the wood they used in our house during pandemic supply chain issues was substandard, base boards and all interior trim were installed as fast as possible leaving behind A LOT of small little cosmetic issues, if there is a spot where is hard to see around the trim, chances are there is no paint on it. If we try to remove a small stain from a wall using a damp cloth, the paint dissolves and the paper that wraps the drywall gets exposed immediately, several crooked electrical outlets around the house and a long list of small issues. They claim to cover all under their warranty, but they of course don't come to install higher quality materials you claim warranty fixes, they just come to fix things using the same original materials and they will give you 4-5 hours windows that you have to stay home from Monday to Friday for every single detail you need to get fixed. They offer competitive prices for the BASE model of the houses, but things that you would expect to be standard are not, everything is an upgrade and once you are done "upgrading" your house you are at least 50K - 60K above the "base price". ... This is our third new home buying experience and overall it was not a great one. We had a closing date that was moved, we a an fairly significant closing addendum for items that were still not finished at the time of our new closing date. We are still working on getting a few of those items done almost two months after close. The home itself is beautiful, but there is some question about the quality of the build and what we cannot see or what may come up in the future.

Home buyers need to follow up closely during the process or get a third party inspector because a lot of mistakes happen.

Meets code, but certainly doesn't exceed. Low quality fixtures and paint. Very nice friendly folks

Quality promised was not present after closing. I am not happy & I should be.
