The lay out of the home is just right for us. The location is spot on for what we were looking for. Neighbors are great as well which is good. The issue is the details. The craftsmanship work done for the caulking around the floor trim is the worst I’ve ever seen, (not our first home build) door handles falling off, shower curtain rods not installed, just laying on top of tile till they fall, Stove not wired correctly, short cuts taken on trim work around doors and kitchen. Grout work is not professional either. We understand things happen and it can never be perfect, but this is just small detail work that a craftsman should be skilled in and take pride in, if a door handle can’t be put on correctly then how do we know the foundation or walls or roof was done correctly? We only listed a small amount of the issues found. With that said, they have come and fixed the issues which is good but with the history and amount of homes they do, we should be farther along with some pride in the work. This is my second Highland Home & the experience has been pretty bad. Since I met with one builder at pre-construction meeting& then another took over I don’t think there was any real ownership of my build. Things just did not get done as promised. Shallow stairs are not, lighting changes were not done as told, trades that did the paint, grout, fence, fixtures, flooring were just sloppy. Job site was the dirtiest I have ever seen & I have had 5 homes built.

Our experience would have been wonderful if hadn’t been for our project leader - he was full of empty promises and we sit here today 3-4 months post close with items still needing to be fixed. We got so frustrated we stopped reporting and started doing these items ourselves. The workmanship is very frustrating in our new home when you pay $700k plus and get better workmanship from the Highland 45 we purchased previously from Highland in the same neighborhood. Your project lead blew this one!

We have had many issues, some still have not been reconciled. since we moved in back in June 2022.

I'll start with my wife was involved in the Sales portion of the house buying experience. That not surprisingly went off without a hitch. The financing portion of the sale was also amazing. Now is where everything starts to fall apart a bit. My wife put in our first warranty issue, and we still don't have a functioning video doorbell. We had a tech come out and get the garage door functional but not the camera after the first doorbell was replaced due to a humming sound. All other issues were fixed on her first ticket. Now is where I come into the fold. I started looking at various things around the house and was starting to find a lot of issues especially with the drywall. The other issues were cracked tile, paint, grout in the bathroom showers, carpet, and some other issues. The initial part of the process was handled within the time frame promised. The paint contractor and his wife came out multiple times to fix several issues throughout the house. The issue they are having to fix over and over are the cracks in the corners of just every room. He also fixed some other minor dry wall issues here and there. The grout issue took a week or more to get that person out. The plumber who came out was on top of his issues really quick and resolved them quickly. The real issue was taking 3 weeks to get a guy out to repair some cracked tile. He pulled the toilet and set it in the tub. Fixed the three cracked tiles originally reported one being under the toilet. Issue there were two more cracked tiles under the toilet that the plumber pointed out when he came to put the toilet back in. Another week or two goes by and they finally get back out to fix the other two tiles. I went out of town on vacation and the tub where the toilet was left is now damaged and will need to put in another ticket on that. The tubs were also left with grout all over them without exception. With the exception of the cabinet company, the low voltage company and the carpet company people have showed up unannounced to do a repair, not a huge issue for me as I am unemployed currently, but I would guess this would be a huge issue for people who are working outside the home. I was also consistently no showed when I was told somebody would be here to fix the issues. I feel a lot of my issues could have been resolved upfront with a better-quality control up front. Home quality is good however ensure you have everything documented in black and white, don’t blindly trust year sales person. Don’t assume your builder knows everything. Example I had asked my builder to provide me security camera connections. When the builder says yes and added to the contract your basic assumption is they know the job. Later I found they gave me six 110 V power connections for the cameras whereas normally they should be providing network connections. Come on , in todays world who gives you 6 power connections for the cameras. I had to shell out additional 1200$ for getting the right items. Responses to items which should have been addressed before the house closing are still open after three months and no ETA at all. This is simply unacceptable. I’m not even referring to warranty request after moving into the house. No doubt the house is wonderful but ensure you have patience, document everything and do not rush for closing. Please note in my case the house was delayed for 4 months and Covid was not the reason which was always used as an excuse for every damm delay. If you ask me, will I recommend anyone to highland homes I will list out all the above items to the buyer and then decide accordingly. ... More

I am reasonably disappointed with our home. I DO NOT think we got what we paid for. I have owned a number of homes over the years, several of them were new construction homes like this one. While this one was the most expensive by double, it was the least well constructed. Too many cost-cutting measures. As an example, for a home that cost over $750,000, EVERY home on our block has the exact same outdoor fixtures (excluding doors which are an option). The master bedroom closet is well appointed but the poles that hold hangers are extremely cheap and skinny 3/4 inch diameter instead of 1-1/2 inch wood poles as would be expected in a home of this price. It appears that subcontractors are either required or encouraged to slap their parts of the house together as quickly and cheaply as they can, and then they ARE PAID to come back and fix mistakes later. Tell me how this doesn't always end in the subcontractor being financially encouraged to screw up. We had to have nearly the entire roof replaced prior to closing due to just this kind of effort. The home is turned over to you in a manner described by the supervisor as "Contractor Clean" (His words and this was related to me by my neighbors as well). I would not want to live in a home with a contractor if this is the case. Just cleaning my floors required 4-5 hours with a Swifter and an entire box of Swifter pads. It was filthy. One of the guest bathroom tubs had a dent with rust in it prior to mounting COMPLETELY installed with tile around it so of course when shown prior to closing, all of the tile had to be removed in order to replace it. Two months after closing, we are still having to get things repaired not because they have failed, but simply because they were allowed to be left uncorrected. Outdoor fence was installed with only one nail on each support, randomly placed and disrepair a guaranteed occurrence with the first wind. I have never, ever had a home this poorly constructed. EVER. To their credit, the sales rep and the construction supervisor have a positive attitude and do make the effort to assist us but the people who make decisions over this process are clearly overpaid and underqualified. ... Still waiting(3months after closing)on my driveway and sidewalks to be properly powewashed. It still has red dirt stains on brandnew sidewalk and brandnew community. Other craftsmanship issues on interior of my home is becoming apparent. Other builders in same community have done much better job with powerwashing after completion of construction. Please address this issue as soon as possible. Highland home directly across street has same issue.

Need help with warranty items open for weeks now and have not been attended

Highland homes has always been known for exceptional customer service. However, post pandemic I do feel that the bottom line, making money, has now trumped what highland homes has stood for for so long. The experience of buying a home with highland was supposed to be an amazing experience, so I thought. Little did I know that we would experience such horrible things in route to closing and honestly after closing. Highland waited until 2 days before our closing date in December to push our close date out 2 weeks. There was zero transparency in the decision making process on when or why our close would be pushed. What was more horrible about the situation was that my family and I had moved half way across the country and would now be stuck in a hotel. Once our close was push and I was physical close enough to check on the house, there was literally no work done on the home for the first 2 weeks that the home was pushed out, thus forcing another closing push by highland homes. To make matters worse, my home family contracted Covid while staying in the hotel and no place to separate or quarantine. Highland homes offered no compensation at that time for any of our hotel stay. Finally after 3 and half weeks in a hotel we finally closed in mid to late January. However, there were and still are so many poorly crafted aspects of the home that need to be fixed. All in all these are my thoughts: I feel like highland home was ok with allowing customers to spend top dollar on their homes but were not concerned at all with the customer experience during the process. That is a direct contradiction of what highland homes’ values have always been. I also felt that highland homes struggled with having labor to actually build our home. If there was a lack of labor, customers deserve to know that so that way they can have realistic expectations. Also, the labor that they did have to build our homes was poor as so many things that they installed had to be fixed and still need to be fixed post close. My wife and I never heard from any of the project managers involved in building our home, given the fact that there were so many project delays. If your bottom line is customer service, then you start with transparency and communication. Communication is a foundational pillar of any relationship of any kind and if you don’t have that then the relationship suffers tremendously. We are two years removed from Covid and materiel availability has remained an issue. Staying ahead of the supply chain and offering customers knowledge of who the vendors are and any vendor issues in real time would also help customers have realistic expectations. Highland should know that you can’t just hide behind your product and your words. It has to be your actions. Given the last year of building our home with highland and all that we have experienced, highland homes a great deal of work to do to restore the faith that we initially had in them being one of the nations best builders. ... Highlands was highly recommended to us. But the workmanship was not close to what we saw in model home or website.

Would not do this again.

Our home was rushed to close. The day of closing it was not complete and we were promised it would be that day. Shame on us for trusting. We expected outstanding quality with highland homes, we did not get that quality. Everywhere I look I see a rushed home build. So disappointing.

I moved in October of 2021 it’s now end of January 2022 and my issues are still not being addressed.

Hello- Our sales associates for the house build and the front office were top notch and still are. High quality folks. They have been terrific. I even wrote a email raving about them. Our home closed three plus months ago and we still cannot get some of the items fixed that have been on the closing documents. Many things have been addressed but we are not complete. Lots of reasons why, but we have paid in full for the house being completed and have been very patient for what seems like a long time.

The quality of the materials and workmanship in Highland homes is not what you would expect for houses of this price range, the wood they used in our house during pandemic supply chain issues was substandard, base boards and all interior trim were installed as fast as possible leaving behind A LOT of small little cosmetic issues, if there is a spot where is hard to see around the trim, chances are there is no paint on it. If we try to remove a small stain from a wall using a damp cloth, the paint dissolves and the paper that wraps the drywall gets exposed immediately, several crooked electrical outlets around the house and a long list of small issues. They claim to cover all under their warranty, but they of course don't come to install higher quality materials you claim warranty fixes, they just come to fix things using the same original materials and they will give you 4-5 hours windows that you have to stay home from Monday to Friday for every single detail you need to get fixed. They offer competitive prices for the BASE model of the houses, but things that you would expect to be standard are not, everything is an upgrade and once you are done "upgrading" your house you are at least 50K - 60K above the "base price". ... Sales process was very positive. Building process less so. Great building superintendent assigned to build. Midstream he quit for a new builder. Replacement hood but not aware of all issues that had been agreed to. Supply chain issues. We have been in house for 7 weeks and still don’t have key appliances. Follow up on punch list is weak. Overall house is great. Pleased with build but frustrated with follow up. Too many “the other guy did it “ excuses. Someone needs to take responsibility. There were promises made and not kept. The work to complete the home continued after we moved in. We’ve had several warranty items that needs addressing, one item we’ve had a visit 3 separate times. Bath is still not complete nor have we had a final cleanup. I will take responsibility for signing off on completed items but I was relying on trust and word being kept.

The lack of care taken in the build was disappointing compared to the talk up of how great the quality was. The young lady selling the house was very helpful and worked with me and my relator on getting the perfect lot. after that was accomplished I could rarely get in touch with her and she was short and would only communicate with email. I ended up dealing with here associate more and he was extremely helpful and pleasant. after paying for my home I received my keys from the design assistant she was very pleasant and helpful. I have never heard from the young lady that sold me the house? The contract was pleasant to work with. I don't feel he gave me enough information in the design meeting. It has been the first time I have built a house and was unaware of what was considered extras. I have submitted a work order and waiting response week out. I am enjoying my home and I like it. a few thing I would have done differently. I have been a bit disappointed for the value. I received a house that was not cleaned very well my master bath floor has a tremendous paint overspray on it. That is my feelings ... More

We had several issues that stemmed from a lack of communication from the design side, like door trim that has known issues with the doorknob hardware, a kitchen island that was both more expensive and not what we we told we were ordering, and options like pre-sealed grout that we only learned about after the fact. That coupled with some issues like, tile needing to be regrouted because it was done poorly, and flooring being stained by banister varnish, left us feeling frustrated by the process overall. We understand that our home was built during the covid pandemic, and we always tried to be patient and understanding, but a lot of the work felt rushed, poorly done, or needed to be redone. We really appreciated our second building manager, who really seemed to be focused on trying to get our house back on track. ... More

This is our third new home buying experience and overall it was not a great one. We had a closing date that was moved, we a an fairly significant closing addendum for items that were still not finished at the time of our new closing date. We are still working on getting a few of those items done almost two months after close. The home itself is beautiful, but there is some question about the quality of the build and what we cannot see or what may come up in the future.

Home buyers need to follow up closely during the process or get a third party inspector because a lot of mistakes happen.

Quality of materials and work of subcontractors is atrocious.

Level of work poorly done. Contractor would reply in timely manner when contacted. Sales person and contractor both lied that the home will not have a driveway with an incline. Being disabled makes it difficult to climb on slope from sidewalk to the home. I am very unhappy with the work done and selling as soon as I have some equity accrued.
