The sales team was great. When construction started, that’s when things went south. Our construction manager was changed after the house was started. Things that were written on the scope were not followed through correctly. We are very disappointed with the workmanship of the house. I have a working list of 27 items for warranty at this time that I need to submit. Also disappointed in the materials that were used especially using mdf products and not wood for baseboards and trim around doors. Do love the floor plan that we selected.

I bought a Highland home because of their wonderful reputation however, I was disappointed in the quality of work and the oversight. While I love the home itself there were many issues during construction and after. The finishes of the house are poorly done and it feels like cheap labor was used just to complete the job. I thought Highland was known for great customer service however, was disappointed in being brushed off by the construction manager. The sales agents were great to work with during the buying process. Also, the finace agents were great to work with. The construction manager got changed during the process. I am not happy with the following items: 1. The towel rod is in the master toilet room, not placed next to the tub. Reason from the manager: The trim person is not allowed to drill into tile, because it could crack. This maybe true, but the window blind installer did it and the shower installer did it. This made think about the skill level of the workers. This is a high end home builder, therefore they will have very skillful workers. The manager should get the shower installer put in the towel rod. 2. The light switches in the master toilet room and the second bathroom are placed far away from the door, it got placed more than 2 feet away from the door. Reason from the manager: There are studs in the way to move the wires. Yes this is true, but it can get rewire. 3. The keyhole for the interior garage door is upside down. Reason from the manager: This is how we build all of the homes. The process to change the keyhole is very simple. I had to do it, it took 5 minutes. I would not have purchase this house, if I knew that the above items could not get resolved. I feel it should have be caught early in the building process. ... More

There is no quality assurances. There is no trust to installer. After moved in and spent time cleaning up the house. I found out there are lots of damages, uncleaned while installing. If something they thought buyer can't see at walk through. they left damaged products in new home.

The experience with him is not quite good, there are some upgrades in the house that was not mentioned and it was too late to add it in, and there are some that are missing like a middle shelve in the main closet and he said it doesn't have one and the corner edge of the bathroom tiles doesn't have covering and its showing all the roughness of the tiles and there's one towel holder in one of the bathroom that is missing. There are paint issues all over the house that its not address yet. Not satisfied, might sell the house.

The process they have with pre-closing and home orientation is flawed. We had several items on the list to be fixed but the focus was on closing and not finishing the punchlist. We have been closed for almost two months and are still trying to resolve issues. Highland needs to have an independent quality check prior to closing. They say they do but they don’t. After we closed we came to the house and our cooktop was in the floor because it did not fit, which was an issue for weeks prior to closing which they had time to fix but just could get it done. Everything is just average

As a Vetran I feel I was robbed of my Earnest Money for chosen another Highland home in the same Neighborhood.I lost 12,500 which as a Vetran it does not come by easy.If Highland Homes treat Vetrans this bad everytime they will not get too many stars.

Initially everyone was great. But as closing came, things were different. Brick color was different from what we chose. There were so many little things that was promised but didn’t happen. Frontyard was just not great looking. Trees look dead. I asked the builder multiple times… not much response. I had to ask to power wash the garage. Had to ask to clean the floor before moving in. I wish the handover would have been more official and smoother… and 100%. I had bought some houses from other builders.. had completely different experience. We haven’t paid much attention to quality of work before closing. We identified few issues but didn’t insist too much on getting them corrected. After closing we ran into many minor issues from wall paints to lose door handles breaker issues wrong door type poor quality electrical outlets etc etc While none of these are big issues…. I didn’t expect to run into these petty issues which highlighted the quality of construction I do want to note that Highland had been very responsive and are trying to fix the issues.

This builder has so much potential because there is a good product that could come if the building team took our home seriously in their work. The building team did not walk us through home building as it should have been done so many things were missed and even done incorrectly due to lack of proper oversight. I often voiced concern that I need more information prior to having meetings to decide on things but would not get the information I need prior to or even in the meeting. The building team should have walked us line by line what each category is and meant and not brushed over anything or asked in a general section do you see anything here you want. We are not building professionals. After move in our concerns were brushed off time and time again until I had to provide proof of other homes that I would go visit during their construction that had items we were told were correct (but weren’t) or couldn’t be done (but we’re done elsewhere). Our floor plan is so beautiful but the lack of care has caused this to be very stressful once we were in the home and finding out things and not getting the help we need. ... More

Highland does not adhere to its quality promise in Painted Tree. The construction manager who originally worked on the house left and the new one shrugged when pointed with the issues. Everything was rushed a lot including the home orientation. Just after closing the home we started identifying issues with flooring, issues with water leakage in washer/dryer unit which damaged kitchen flooring. Lawn is not setup correctly with water not draining. Even though the customer service is good and responsive, we did not expect the issues we faced in a new construction home. The materials are cheap. Replaced light fixtures in bedroom with ceiling fans and the fixtures were plastic and could not be more than $10. This is throughout the house - I could go on. The warranty department is non responsive. Still waiting for a response and have left serveral messages. The air conditioner is not working properly and will be the 3rd call directly to the company they picked.

The quality of products and material used in a 735K home is poor. The floor is painful to walk on due to no padding under wood and low grade padding under carpet. Wall finish is matte. Shower marble tile was not even attempted to look cohesive.

I bought the model home that was 6 years old. I was told that I had a warranty. NEVER NEVER did they tell me differently. I have an issue with the refrigerator that came with the house. I asked about putting in a warranty and was told then that there was NO ONE YEAR warranty on the home. I was told that they GAVE me money back to buy a 3rd party home owners insurance. The paperwork I saw, after closing, seemed to say that highland homes was paying for the insurance. Been informed now that that's now how they understood it. Bottom line, it's a very nice home BUT Highland Homes was NOT open and honest with me about this. I trusted and believe them when they told me that I had a warranty. They failed me and this is NOT what one should expect from a reputable home builder. Lost Trust and very DISAPPOINTED! ... More

A lot of back and forth with the agent and still need some help with a replacement blind and replacement chandelier

The home looks great, but the functionality is not there. Sound travels from the guest bath all the way to the master bedroom. The light switches are minimal and placed oddly. The air conditioner blows super loud. They installed a used dishwasher. The interior paint is the cheapest quality I've ever seen and scuffs at the slightest touch. The cabinets are not adjustable. The master closet was only designed for hanging everything, which no one does. The master bath doesn't have a place to hang towels near the shower. Little things that make a house feel like a home are not there with this model. Also, the construction manager told us to reach out, but does not respond. The house just feels like it was a rush job. We love the neighborhood, but would probably look for a different builder next time. ... More

Sharing my experience with the builder right from day one, I decided to go with this builder based on past reviews in YouTube videos. I had read in a few places that they were one of the best in the price range I was looking to buy our home. However, my experience turned out to be bittersweet. The first discussion and contract signing process were too hurried due to high demand and limited available lots. The sales agent even threatened to cancel the contract if it wasn't signed the next day. Moving on to the design studio, there weren't many choices available. The IBB design studio appeared disorganized, and the designer consultants seemed focused on rushing through the process. They stressed the importance of finishing the design within a stipulated time, or else we would be charged extra per hour for any delays. Then came the building process. Initially, our builder seemed nice, but after the concrete foundation was poured, they started rushing everything. They would threaten us to confirm certain selections immediately, or they would default to the standard builder-grade options. Many selections were not offered or given a choice, such as tinted bathroom windows. Our corner lot with a bathroom facing the main road could have benefited from a frosted window, but this option was never discussed. Another example was the insulated garage, which was offered to some buyers but not given as a choice to many, even though we were willing to pay for it. These are just a few examples, but there were many other missed opportunities that are difficult to cover. There were also construction inputs that were overruled or ignored. For instance, there was a sharp wooden stair end that posed a safety risk, especially for crawling babies. Lighting fixture and kitchen selection processes were confusing, and neither the builder nor the salespeople had a clear idea of what would be provided versus what was available. The building quality was average compared to other builders, as we often hear squeaky floors on the second floor, which indicates a lack of quality. Unfortunately, this is not covered under the warranty. The lawn was very poor, with hardly any topsoil. We noticed that sprinkler pipes were above ground and openly lying on top of the lawn. The backyard was uneven, causing water to not flow properly. Additionally, we opted for LVP flooring on the first floor, but in several places, we can clearly see that the flooring is floating and sinks down when stepped on. The builder informed us that LVP flooring would be floating, but the execution seems flawed. Overall, we noticed that our builder did not maintain a consistent standard for building homes. They would offer certain things for free to one buyer but charge the same amount to another buyer. They were not consistent across buyers and showed favoritism. Building a home is a big and lengthy process, and while we understand that each model comes with its own selections, the lack of consistency was disappointing. The electrical selection company, Highland Homes, was also a disappointment. They did not provide any choices and failed to educate many new buyers on what was needed or advise on certain selections. Issues with cabinet paint and wood floors. Still trying to get repaired.

Not a good buying experience with Highland Homes. They were not forthcoming re lending and Sales Manager Margaret D. was never available and when she was she was not helpful. We made some bad decisions and are in a Highland Home which is a result of those decisions. The building contract managers were great and extremely helpful as was the assistant sales manager Kelly A. Otherwise extremely difficult experience.

I feel that the Highland promise did not live up to expectations. Cost was high, processed was rushed, too many errors and quality concerns. As one of the first to move in to this new development, extra consideration should have been taken to protect and assure a great experience. The people are very good people, but the overall corporate objective leaves a lot to be desired.

There’s too much to negative items to list on this second Highland home purchase. I’d like to highlight that there are still items that are not repaired or replaced. Craftsmanship and quality control lack in this caliber of home. Professionalism lacks from the sales agent of which we never met or greeted by. Again, this is our experience with Highland homes.

My experience has been horrible with this builder. Building supervisor never provided prompt updates. I have to call them every day even after 3 months of closing as they still haven’t fixed all issues from closing. Even with so many follow ups, issues are still open.

We had high hopes given the options and level of detail when we purchased our build. Then it was delay after delay. Then a rush to close before things were finished, only to find out that key utilities weren’t even up. Only after contacting the ceo for the master builder did we get anything addressed, I blame highland homes for rushing into closing without checking everything, had we known we would not have closed when we did. I’m still dealing with finish items that weren’t addressed with the home prior to closing because it’s now MY responsibility, not theirs to deal with the subs. We closed 3 months ago. ... More

Great sales team, helped us through every phase. Not everything was finished at closing and construction supervisor promised everything would be done very soon. Over 2 months later we still have a lot to be done. Funny how once they have their money very little, other than empty promises, happens. I wonder when they’ll get around to fixing the details???
