We haven’t paid much attention to quality of work before closing. We identified few issues but didn’t insist too much on getting them corrected. After closing we ran into many minor issues from wall paints to lose door handles breaker issues wrong door type poor quality electrical outlets etc etc While none of these are big issues…. I didn’t expect to run into these petty issues which highlighted the quality of construction I do want to note that Highland had been very responsive and are trying to fix the issues.

Sharing my experience with the builder right from day one, I decided to go with this builder based on past reviews in YouTube videos. I had read in a few places that they were one of the best in the price range I was looking to buy our home. However, my experience turned out to be bittersweet. The first discussion and contract signing process were too hurried due to high demand and limited available lots. The sales agent even threatened to cancel the contract if it wasn't signed the next day. Moving on to the design studio, there weren't many choices available. The IBB design studio appeared disorganized, and the designer consultants seemed focused on rushing through the process. They stressed the importance of finishing the design within a stipulated time, or else we would be charged extra per hour for any delays. Then came the building process. Initially, our builder seemed nice, but after the concrete foundation was poured, they started rushing everything. They would threaten us to confirm certain selections immediately, or they would default to the standard builder-grade options. Many selections were not offered or given a choice, such as tinted bathroom windows. Our corner lot with a bathroom facing the main road could have benefited from a frosted window, but this option was never discussed. Another example was the insulated garage, which was offered to some buyers but not given as a choice to many, even though we were willing to pay for it. These are just a few examples, but there were many other missed opportunities that are difficult to cover. There were also construction inputs that were overruled or ignored. For instance, there was a sharp wooden stair end that posed a safety risk, especially for crawling babies. Lighting fixture and kitchen selection processes were confusing, and neither the builder nor the salespeople had a clear idea of what would be provided versus what was available. The building quality was average compared to other builders, as we often hear squeaky floors on the second floor, which indicates a lack of quality. Unfortunately, this is not covered under the warranty. The lawn was very poor, with hardly any topsoil. We noticed that sprinkler pipes were above ground and openly lying on top of the lawn. The backyard was uneven, causing water to not flow properly. Additionally, we opted for LVP flooring on the first floor, but in several places, we can clearly see that the flooring is floating and sinks down when stepped on. The builder informed us that LVP flooring would be floating, but the execution seems flawed. Overall, we noticed that our builder did not maintain a consistent standard for building homes. They would offer certain things for free to one buyer but charge the same amount to another buyer. They were not consistent across buyers and showed favoritism. Building a home is a big and lengthy process, and while we understand that each model comes with its own selections, the lack of consistency was disappointing. The electrical selection company, Highland Homes, was also a disappointment. They did not provide any choices and failed to educate many new buyers on what was needed or advise on certain selections. So house was extremely rushed went through a ton of repairs and touch ups to cabinets. Island needed replacement panels and work was not finished product.. Very poorly constructed but very pricy

We had many builder options and assessed most models. It seemed that Highland were the quality and value package. Unfortunately our experience wasn’t quite that. We’re a month and a half post close and still have contractors every day completing or correcting work after being promised we would be done months in advance in a date we need to close.

Very poor experience during the home building and buying process. This was our 5th new construction home so we knew it was going to be rough but could never have expected it to be as bad as it was. Everything on this home had to be done twice basically because people weren't help accountable (the brick even had to be torn down and new brick installed - windows wrong color - wrong fireplace etc.), construction quality was extremely poor for this price point (closed over two months ago and still don't have everything complete - CM is great, things just move extremely slow), paid extra for upgrades that were never done (still working to get it resolved). For example, I paid to upgrade bathroom fixtures and they just installed the cheaper ones and never said anything. I questioned them on it and it is still not resolved (said a back-order issue but this was in my change orders at the design center from a year prior to construction). This does not apply to all Highland Homes in general, just my particular community. Responsiveness to issues is non-existent, no follow-up, doesn't follow through on agreed upon affidavit items and home still has multiple items pending to be resolved even after closing. Although there is a 1-year warranty, it may be useless as they will not respond to resolve.

The lay out of the home is just right for us. The location is spot on for what we were looking for. Neighbors are great as well which is good. The issue is the details. The craftsmanship work done for the caulking around the floor trim is the worst I’ve ever seen, (not our first home build) door handles falling off, shower curtain rods not installed, just laying on top of tile till they fall, Stove not wired correctly, short cuts taken on trim work around doors and kitchen. Grout work is not professional either. We understand things happen and it can never be perfect, but this is just small detail work that a craftsman should be skilled in and take pride in, if a door handle can’t be put on correctly then how do we know the foundation or walls or roof was done correctly? We only listed a small amount of the issues found. With that said, they have come and fixed the issues which is good but with the history and amount of homes they do, we should be farther along with some pride in the work. We have had many issues, some still have not been reconciled. since we moved in back in June 2022.

I'll start with my wife was involved in the Sales portion of the house buying experience. That not surprisingly went off without a hitch. The financing portion of the sale was also amazing. Now is where everything starts to fall apart a bit. My wife put in our first warranty issue, and we still don't have a functioning video doorbell. We had a tech come out and get the garage door functional but not the camera after the first doorbell was replaced due to a humming sound. All other issues were fixed on her first ticket. Now is where I come into the fold. I started looking at various things around the house and was starting to find a lot of issues especially with the drywall. The other issues were cracked tile, paint, grout in the bathroom showers, carpet, and some other issues. The initial part of the process was handled within the time frame promised. The paint contractor and his wife came out multiple times to fix several issues throughout the house. The issue they are having to fix over and over are the cracks in the corners of just every room. He also fixed some other minor dry wall issues here and there. The grout issue took a week or more to get that person out. The plumber who came out was on top of his issues really quick and resolved them quickly. The real issue was taking 3 weeks to get a guy out to repair some cracked tile. He pulled the toilet and set it in the tub. Fixed the three cracked tiles originally reported one being under the toilet. Issue there were two more cracked tiles under the toilet that the plumber pointed out when he came to put the toilet back in. Another week or two goes by and they finally get back out to fix the other two tiles. I went out of town on vacation and the tub where the toilet was left is now damaged and will need to put in another ticket on that. The tubs were also left with grout all over them without exception. With the exception of the cabinet company, the low voltage company and the carpet company people have showed up unannounced to do a repair, not a huge issue for me as I am unemployed currently, but I would guess this would be a huge issue for people who are working outside the home. I was also consistently no showed when I was told somebody would be here to fix the issues. I feel a lot of my issues could have been resolved upfront with a better-quality control up front. Home quality is good however ensure you have everything documented in black and white, don’t blindly trust year sales person. Don’t assume your builder knows everything. Example I had asked my builder to provide me security camera connections. When the builder says yes and added to the contract your basic assumption is they know the job. Later I found they gave me six 110 V power connections for the cameras whereas normally they should be providing network connections. Come on , in todays world who gives you 6 power connections for the cameras. I had to shell out additional 1200$ for getting the right items. Responses to items which should have been addressed before the house closing are still open after three months and no ETA at all. This is simply unacceptable. I’m not even referring to warranty request after moving into the house. No doubt the house is wonderful but ensure you have patience, document everything and do not rush for closing. Please note in my case the house was delayed for 4 months and Covid was not the reason which was always used as an excuse for every damm delay. If you ask me, will I recommend anyone to highland homes I will list out all the above items to the buyer and then decide accordingly. ... More

Still waiting(3months after closing)on my driveway and sidewalks to be properly powewashed. It still has red dirt stains on brandnew sidewalk and brandnew community. Other craftsmanship issues on interior of my home is becoming apparent. Other builders in same community have done much better job with powerwashing after completion of construction. Please address this issue as soon as possible. Highland home directly across street has same issue.

Highlands was highly recommended to us. But the workmanship was not close to what we saw in model home or website.

Hello- Our sales associates for the house build and the front office were top notch and still are. High quality folks. They have been terrific. I even wrote a email raving about them. Our home closed three plus months ago and we still cannot get some of the items fixed that have been on the closing documents. Many things have been addressed but we are not complete. Lots of reasons why, but we have paid in full for the house being completed and have been very patient for what seems like a long time.

Sales process was very positive. Building process less so. Great building superintendent assigned to build. Midstream he quit for a new builder. Replacement hood but not aware of all issues that had been agreed to. Supply chain issues. We have been in house for 7 weeks and still don’t have key appliances. Follow up on punch list is weak. Overall house is great. Pleased with build but frustrated with follow up. Too many “the other guy did it “ excuses. Someone needs to take responsibility. Can’t always expect us to believe that the other guy is so irresponsible. Who chose the other guy? The builder did!! Sick of supply chain issues. ... More

We had several issues that stemmed from a lack of communication from the design side, like door trim that has known issues with the doorknob hardware, a kitchen island that was both more expensive and not what we we told we were ordering, and options like pre-sealed grout that we only learned about after the fact. That coupled with some issues like, tile needing to be regrouted because it was done poorly, and flooring being stained by banister varnish, left us feeling frustrated by the process overall. We understand that our home was built during the covid pandemic, and we always tried to be patient and understanding, but a lot of the work felt rushed, poorly done, or needed to be redone. We really appreciated our second building manager, who really seemed to be focused on trying to get our house back on track. ... More

Quality of materials and work of subcontractors is atrocious.

on your walk through "BEFORE" closing make sure everything is looked at even molding and seams on the wall. Check EVERYTHING and document it and have it done if possible before you close.

We just really like the models , no coality, cheap stuff.

We bougth our dream house , but we have many problem with plumbing ( toilet) paint , door , landscaping cabinet etc . They sell us a lambo and receive a focus , It not fair , we are very frustrated , we not recommend this builder company at all .

The current market has allowed even the top builders to do the minimum because there is a line of people to buy the homes. We had an average experience with a builder that I went into with high expectations based on family in real estate and being a long time resident of DFW. If Highland is now ok I would hate to experience the builders that don't have the best reputations.

This was a tough situation Covid and weather made things go slower than normal. On one hand they were very responsive to making upgrades, changes and things that we were paying for. We did need to rush into the house a little sooner than normal due to the lease we had expiring so there were some touch of things that needed to be done and that is acceptable. The biggest negative I have is with the yard. The sod was dormmate when it was laid down and then the weather hit. It is starting to come around but there are large patches with no grass. Second the irrigation people didn't level back out the yard and there is a valley in the back where water sits and the grass won't grow. I went and bought sod and dirt to try and fix and reached out to the builder. Someone is supposed to come address but noting so far. The one side of the house has standing water always several inches deep and needs a french drain installed. The builder said this will be addressed but still noting back. The last thing is the fact that the builders just buried trash all in the yard. I am finding pieces of wood, plastic fencing, plastic lids an inch below the surface or in the flower beds. I am afraid to pull it up because I will leave a large hole in the yard and tear up what grass I have. ... More

There’s a massive lack of detail with highland homes. Maybe it was just our experience though? We had three different building supervisors, I don’t know maybe they just didn’t care. I can walk into any room in my house and find a handful of things that are wrong. On top of that, there are a lot of things that just look sloppy. No attention to detail, they just threw everything up as fast as possible and there was no supervisor watching. For the amount of money we paid and the quality of work performed, not impressed.

Workmanship is crap. The painters suck. My 9 year old daughter could do a better job. The trim used inside is crap. MDF garbage For a 500k + house I guess I thought it would be better.

The sales reps Thea and Patti were great. They made our home buying process go very smoothly and made us feel very comfortable. Once we moved into the house we found that fans in the ceilings of the bathrooms were not screwed in, vanity lights were screwed into the dry wall instead of something secure, the base boards and door frames are very cheap material and will not last very long. Grout work on the tiles was done very sloppy. The backyards were not leveled out and barely any dirt was put down under the grass. Seems that the individual in charge should have been walking through the homes more often to ensure the workers were doing a good job. Seems as though some of the people working on the homes are not qualified and don't know exactly how to do their jobs. We found a lot of alcohol bottles in the home when being built so these workers are drinking on the job. We paid extra to buy the lots looking at the greenbelt but the workers threw a ton of trash in the greenbelt. We asked for the builder to clean that up but got no response. These homes are close to the 1 million dollar price tag and we expect good quality materials and better workmanship. Overall for the price we paid we were disappointed in the quality of work that was done in the house. When you are building homes in this price range you should have more oversight on the work being done and use quality materials if that is what you are charging. ... More

Sheetrock in living room was poorly installed. I had to move my furniture four times while they tried to fix a botched drywall job on high slanted ceiling. That I was promised would be re-done. They kept patching it. Now the head guy is saying ‘it’s not in the warranty.” They rush through everything. Was walking on the carpet and had a tack stick me in my barefoot...I gave them a 3star on responsiveness because they got back to me a 2days-week later. Trustworthy: The sales team were great...the builders that’s another story. I don’t trust them. I think I got a good deal on price and extras...I just wished they had done the house right the first time. I can still see waves in my ceiling. Drawers on cabinets are too small and narrow for anything (Kent Moore design). Overall, I like the house. But, I hate my ceiling. ... More
