We purchased a prototype home that was not complete and have been struggling for over 3 months for completion to be achieved on several issues. Everyone we have worked with is very pleasant and well meaning but the process has been much too slow. I doubt that non-prototype homes have experienced anything like this but we are feeling that our issues are low priority!

Poor acoustics in building construction.

The worker shortage has left Highland Homes, and other builders, with mediocre workers who just don't care. I do not blame Highland Homes, but we are left with shotty workmanship due to our countries inability to get back to work. We all suffer.

Overall we’re happy to call this house home. Just few issues with some of the work done on the house already seeing Cosmetic issues, with cabinets, have a rat in the attic first night moved in, was told to call the exterminator v. The builder taking care of it.

The house has several issues that needed to resolved after closing. Now 2 months after closing, and I’m still waiting on several issues to be corrected.

The sales experience was wonderful with Todd. He made everything as smooth as possible and was very accommodating. Our build experience, however, was stressful many times, Our first contractor, John, was very nice and professional but there were many hangups in what we asked for vs. what we got, mainly with countertops and my daughter's closet. We were given a new contractor. Garrett, to date, has followed through on everything we asked of. Unfortunately, we've noticed so many oversights since we've moved in, so the quality workmanship, has left a bad taste in our mouth. The project was not completed by our closing date, so after move in, we still had workers in our home, There's been some items that have had to be repaired multiple times to meet our satisfaction. Again, nothing on Garrett....he's been very professional and courteous. We just feel like, for the price we paid, we should have received top notch service from the beginning to end. Make sure everything is 100% completed prior to close it’s not 2 months and items that should have been done before closing still isn’t . My banisters are still wet with paint and a lot of paint things wasn’t done that we pointed out. Now being in the home certain things with my layout is really irritating ex. Bathroom toilet room. I really wanted this to be my forever home

Stay involved throughout the build and demand quality work. You will have less issues after you close. Pat in the office was spectacular. She was extremely helpful.

It seems like corners were cut when building my home. Nearly every had paint issues or flaws, my back door looks like it was used before. Some of the trim isn't completely against the wall or is cracking. The wood above my garage is already showing wear, my fence looks like it was done with the cheapest wood possible, and my garage floor already has pits and damage. I like the floor plan of my house, but the quality is definitely not there

1 - Sales experience was great. 2 - Communication during the build process was poor and items that were discussed during sale did not happen during the build. Some of the problems were eventually solved but it was a struggle. 3 - The structural quality of the home is great but some of the finish work was poor (paint, cupboard paint, caulking, tile work, clogged drains)

I think the quality of materials and workmanship could be improved, especially for the price point. Also there were some pretty obvious issues that were not addressed until I said something, which makes me feel like they were hoping I wouldn’t notice so they wouldn’t have to redo it. There should be a standard of excellence from the builder that contractors understand and comply with or face some kind of consequence. I felt there were too many issues that needed addressing during the walk through and afterward. Because of the price of the home, I do wish higher quality materials would’ve been used such as paint, baseboards, flooring, and faucets. This was not our first new home, though it was the first time we had built from ground zero. We downsized from a (2) story highland home (new model) of which we loved, to a (1) story highland home new build. Unfortunately, the quality of the material and workmanship of our first home surpassed that of the home recently purchased. The sales team and site manager have helped us process through the building experience but the covid pandemic caused quite a few issues including having to move out the closing date twice.

Highland has great people and I do believe they are a great builder. However, there are a lot of issues with our home. The craftsmanship in many areas of the house is very poor. We trust each item will be addressed by the builder.

We spent a good amount of money on our home and when we finally moved in, we were and still are disappointed by how many issues we are having in the home already. We have only lived there for two months. The quality of work is subpar. It seems like they rushed the job at the end and used subpar materials to get the job done. Perhaps they didn’t have access to the better materials due to COVID but that shouldn’t result in our home already have cracks in the paint and doors not being able to be closed and opened correctly, including the front main door. The tubs are already peeling. The caulking in many areas are embarrassing. The bathroom tiles that we paid extra to upgrade are uneven. There’s a lot of cosmetic issues with the painting they did in the house. We are still working on a list of things that need to be corrected. The issue is it’s hard to be home every time to have things fixed. But overall, it’s disappointing to have spent over 8 months anticipating our new home and still have to keep going back and requesting things be fixed. ... More

The Highland sales representative was knowledgeable and extremely easy to work with. I believe my project manager made his best effort to handle the many issues that I'm sure are common to a new build but there's a good possibility he was juggling too many things at one time. He probably needs an assistant to keep him on track. He hasn't been great at responding to texts and/or phone calls. I believe he's sincere in his desire to do a good job but I still have some minor things that need addressing. I would recommend Highland Homes but definitely with a word of caution - don't allow issues to slide and hope things will eventually work out in the long run. ... More

Service after the sale is poor. We’re told GE Profile appliances, many substituted by lower priced models

House quality is great but there are always some of what I would call normal things that pass through during inspection that we have to open warranty claims to get it fixed. And the response time is not ideal... Sometimes the builder will try to push you an easy solution for you to fix or take advantage of your lack of technical knowledge... Having a hard time to have the builder recognizing that my backyard mow has a lots of imperfections which my 3 yrs old son twisted his ankle due to holes between grass sods. Also there are several types of grass so the backyard grass is all colored with different types of green and grass textures as well. Had issues with backsplash installation as well... After many attempts they did it right although I had to accept few minor defects as I was already of people coming to my place after I moved in. ... More

The sales agents were great to work with during the buying process. Also, the finace agents were great to work with. The construction manager got changed during the process. I am not happy with the following items: 1. The towel rod is in the master toilet room, not placed next to the tub. Reason from the manager: The trim person is not allowed to drill into tile, because it could crack. This maybe true, but the window blind installer did it and the shower installer did it. This made think about the skill level of the workers. This is a high end home builder, therefore they will have very skillful workers. The manager should get the shower installer put in the towel rod. 2. The light switches in the master toilet room and the second bathroom are placed far away from the door, it got placed more than 2 feet away from the door. Reason from the manager: There are studs in the way to move the wires. Yes this is true, but it can get rewire. 3. The keyhole for the interior garage door is upside down. Reason from the manager: This is how we build all of the homes. The process to change the keyhole is very simple. I had to do it, it took 5 minutes. I would not have purchase this house, if I knew that the above items could not get resolved. I feel it should have be caught early in the building process. ... More

The experience with him is not quite good, there are some upgrades in the house that was not mentioned and it was too late to add it in, and there are some that are missing like a middle shelve in the main closet and he said it doesn't have one and the corner edge of the bathroom tiles doesn't have covering and its showing all the roughness of the tiles and there's one towel holder in one of the bathroom that is missing. There are paint issues all over the house that its not address yet. Not satisfied, might sell the house.

Everything is just average

We haven’t paid much attention to quality of work before closing. We identified few issues but didn’t insist too much on getting them corrected. After closing we ran into many minor issues from wall paints to lose door handles breaker issues wrong door type poor quality electrical outlets etc etc While none of these are big issues…. I didn’t expect to run into these petty issues which highlighted the quality of construction I do want to note that Highland had been very responsive and are trying to fix the issues.

Highland does not adhere to its quality promise in Painted Tree. The construction manager who originally worked on the house left and the new one shrugged when pointed with the issues. Everything was rushed a lot including the home orientation. Just after closing the home we started identifying issues with flooring, issues with water leakage in washer/dryer unit which damaged kitchen flooring. Lawn is not setup correctly with water not draining. Even though the customer service is good and responsive, we did not expect the issues we faced in a new construction home. A lot of back and forth with the agent and still need some help with a replacement blind and replacement chandelier

Sharing my experience with the builder right from day one, I decided to go with this builder based on past reviews in YouTube videos. I had read in a few places that they were one of the best in the price range I was looking to buy our home. However, my experience turned out to be bittersweet. The first discussion and contract signing process were too hurried due to high demand and limited available lots. The sales agent even threatened to cancel the contract if it wasn't signed the next day. Moving on to the design studio, there weren't many choices available. The IBB design studio appeared disorganized, and the designer consultants seemed focused on rushing through the process. They stressed the importance of finishing the design within a stipulated time, or else we would be charged extra per hour for any delays. Then came the building process. Initially, our builder seemed nice, but after the concrete foundation was poured, they started rushing everything. They would threaten us to confirm certain selections immediately, or they would default to the standard builder-grade options. Many selections were not offered or given a choice, such as tinted bathroom windows. Our corner lot with a bathroom facing the main road could have benefited from a frosted window, but this option was never discussed. Another example was the insulated garage, which was offered to some buyers but not given as a choice to many, even though we were willing to pay for it. These are just a few examples, but there were many other missed opportunities that are difficult to cover. There were also construction inputs that were overruled or ignored. For instance, there was a sharp wooden stair end that posed a safety risk, especially for crawling babies. Lighting fixture and kitchen selection processes were confusing, and neither the builder nor the salespeople had a clear idea of what would be provided versus what was available. The building quality was average compared to other builders, as we often hear squeaky floors on the second floor, which indicates a lack of quality. Unfortunately, this is not covered under the warranty. The lawn was very poor, with hardly any topsoil. We noticed that sprinkler pipes were above ground and openly lying on top of the lawn. The backyard was uneven, causing water to not flow properly. Additionally, we opted for LVP flooring on the first floor, but in several places, we can clearly see that the flooring is floating and sinks down when stepped on. The builder informed us that LVP flooring would be floating, but the execution seems flawed. Overall, we noticed that our builder did not maintain a consistent standard for building homes. They would offer certain things for free to one buyer but charge the same amount to another buyer. They were not consistent across buyers and showed favoritism. Building a home is a big and lengthy process, and while we understand that each model comes with its own selections, the lack of consistency was disappointing. The electrical selection company, Highland Homes, was also a disappointment. They did not provide any choices and failed to educate many new buyers on what was needed or advise on certain selections.
