Our home buying process was easy. No hiccups along the way and it was a pleasure working with Daniel, that part was a 5 out 5! However after we moved in we noticed a number of issues that weren’t done to our liking. We even noticed a few “blue tape” pieces still on the spots where we left them, signaling no one even saw it. We were told that we would notice things but I did not expect major appliances needing to be fixed or changed out. I gotta say based on our awesome building process and your reputation, I was expecting a little more out of the home itself.

Love the people at Highland Homes and their home designs. The home building industry has a shortage of qualified skilled labor so end product suffers. I have maybe two walls in the house that does not have a texture/paint flaws. I thought a half million dollar product would look better. I think all builders have the same problems though. Again the people at Highland Homes are OUTSTANDING!!!

I believe that I got a great home, however there were many things that had to be done well after the move in. I believe it was rushed and therefore much was missed. The employees of highland however have been really great and truly want to help so that has made it easier to deal with things that were missed. Overall it is a great place to live and a great builder to purchase with. The biggest thing they need to work on is finishing everything to the customers expectations and get a new cleaning crew!!!! I had to pay over $400 after moving in just to get my house clean! Worst cleaning crew ever!!!! If they continue to use the ladies they are using now expect to have to clean your house multiple times over just to get it livable to expectations! Paint is still on my floors, caulk in the drains, grout in the drains, trash in the yard. Windows I’m still cleaning 2 months after the fact due to paint on them I can’t get off. The sales agents were great to work with during the buying process. Also, the finace agents were great to work with. The construction manager got changed during the process. I am not happy with the following items: 1. The towel rod is in the master toilet room, not placed next to the tub. Reason from the manager: The trim person is not allowed to drill into tile, because it could crack. This maybe true, but the window blind installer did it and the shower installer did it. This made think about the skill level of the workers. This is a high end home builder, therefore they will have very skillful workers. The manager should get the shower installer put in the towel rod. 2. The light switches in the master toilet room and the second bathroom are placed far away from the door, it got placed more than 2 feet away from the door. Reason from the manager: There are studs in the way to move the wires. Yes this is true, but it can get rewire. 3. The keyhole for the interior garage door is upside down. Reason from the manager: This is how we build all of the homes. The process to change the keyhole is very simple. I had to do it, it took 5 minutes. I would not have purchase this house, if I knew that the above items could not get resolved. I feel it should have be caught early in the building process. ... More

The experience with him is not quite good, there are some upgrades in the house that was not mentioned and it was too late to add it in, and there are some that are missing like a middle shelve in the main closet and he said it doesn't have one and the corner edge of the bathroom tiles doesn't have covering and its showing all the roughness of the tiles and there's one towel holder in one of the bathroom that is missing. There are paint issues all over the house that its not address yet. Not satisfied, might sell the house.

Everything is just average

We haven’t paid much attention to quality of work before closing. We identified few issues but didn’t insist too much on getting them corrected. After closing we ran into many minor issues from wall paints to lose door handles breaker issues wrong door type poor quality electrical outlets etc etc While none of these are big issues…. I didn’t expect to run into these petty issues which highlighted the quality of construction I do want to note that Highland had been very responsive and are trying to fix the issues.

Highland does not adhere to its quality promise in Painted Tree. The construction manager who originally worked on the house left and the new one shrugged when pointed with the issues. Everything was rushed a lot including the home orientation. Just after closing the home we started identifying issues with flooring, issues with water leakage in washer/dryer unit which damaged kitchen flooring. Lawn is not setup correctly with water not draining. Even though the customer service is good and responsive, we did not expect the issues we faced in a new construction home. A lot of back and forth with the agent and still need some help with a replacement blind and replacement chandelier

Sharing my experience with the builder right from day one, I decided to go with this builder based on past reviews in YouTube videos. I had read in a few places that they were one of the best in the price range I was looking to buy our home. However, my experience turned out to be bittersweet. The first discussion and contract signing process were too hurried due to high demand and limited available lots. The sales agent even threatened to cancel the contract if it wasn't signed the next day. Moving on to the design studio, there weren't many choices available. The IBB design studio appeared disorganized, and the designer consultants seemed focused on rushing through the process. They stressed the importance of finishing the design within a stipulated time, or else we would be charged extra per hour for any delays. Then came the building process. Initially, our builder seemed nice, but after the concrete foundation was poured, they started rushing everything. They would threaten us to confirm certain selections immediately, or they would default to the standard builder-grade options. Many selections were not offered or given a choice, such as tinted bathroom windows. Our corner lot with a bathroom facing the main road could have benefited from a frosted window, but this option was never discussed. Another example was the insulated garage, which was offered to some buyers but not given as a choice to many, even though we were willing to pay for it. These are just a few examples, but there were many other missed opportunities that are difficult to cover. There were also construction inputs that were overruled or ignored. For instance, there was a sharp wooden stair end that posed a safety risk, especially for crawling babies. Lighting fixture and kitchen selection processes were confusing, and neither the builder nor the salespeople had a clear idea of what would be provided versus what was available. The building quality was average compared to other builders, as we often hear squeaky floors on the second floor, which indicates a lack of quality. Unfortunately, this is not covered under the warranty. The lawn was very poor, with hardly any topsoil. We noticed that sprinkler pipes were above ground and openly lying on top of the lawn. The backyard was uneven, causing water to not flow properly. Additionally, we opted for LVP flooring on the first floor, but in several places, we can clearly see that the flooring is floating and sinks down when stepped on. The builder informed us that LVP flooring would be floating, but the execution seems flawed. Overall, we noticed that our builder did not maintain a consistent standard for building homes. They would offer certain things for free to one buyer but charge the same amount to another buyer. They were not consistent across buyers and showed favoritism. Building a home is a big and lengthy process, and while we understand that each model comes with its own selections, the lack of consistency was disappointing. The electrical selection company, Highland Homes, was also a disappointment. They did not provide any choices and failed to educate many new buyers on what was needed or advise on certain selections. Not a good buying experience with Highland Homes. They were not forthcoming re lending and Sales Manager Margaret D. was never available and when she was she was not helpful. We made some bad decisions and are in a Highland Home which is a result of those decisions. The building contract managers were great and extremely helpful as was the assistant sales manager Kelly A. Otherwise extremely difficult experience.

My experience has been horrible with this builder. Building supervisor never provided prompt updates. I have to call them every day even after 3 months of closing as they still haven’t fixed all issues from closing. Even with so many follow ups, issues are still open.

Warranty repairs are not handled in a timely manner and some repairs created more issues and repairs.

You don't feel like your living in s house of the price tag. Poor workmanship on multiple aspects, lacking higher end feel that the simple things out s house give you.

Overall Highland Homes is one of the better builders but their subcontractors are not that great. They are rushing through the work, making mistakes and have poor quality craftsmanship. The communication with the sales team could have been better especially when it came to moving the closing date.

Overall experience is below average. I believe I have overpaid and the basic items are cheaply made.

The homes are being built be the same mediocre subs as the "lower end" builders in the neighborhood and as a result the homes have the same mediocre end result. The materials themselves are fine and what I would expect at this procepoint, but are often installed wrong or with no regard to workmanship (chipped tiles, broken studs, miscut carpet, missing hurricane ties, scratched windows, chipped cabinets, chipped counters, etc.) and getting anything corrected before or after closing is like pulling teeth. Even once our construction manager Trystan agrees something is an issue it requires constant follow-up to get an inidcation that action will be taken. After that the timeline for repairs is pretty clearly "when we feel like it". I will be told something will be installed or replaced on a certain date and 30-60 days later the issue will still be unresolved. Sometimes there is an excuse, but more often when I ask why my time has been wasted sitting around waiting for subcontracters that never show - I get no response at all. One giant investment later and I have a house with wasps getting into our bedroom and everything banged up like it has been lived in for a decade. Overall the result is okay and frankly tough to get anything better at this point in time, but you will have to be your own advocate to make sure things get done right. ... More

We had many builder options and assessed most models. It seemed that Highland were the quality and value package. Unfortunately our experience wasn’t quite that. We’re a month and a half post close and still have contractors every day completing or correcting work after being promised we would be done months in advance in a date we need to close.

Promises promises promises and then there is reality They push to close so they dont have the inventory on their books and 2 months later we still hear excuses Horrible follow up

The sense of urgency ,great communication up until closing. it's been a hassle to get the house completed and repaired Just get a completed house then worry bout the little repairs

This does not apply to all Highland Homes in general, just my particular community. Responsiveness to issues is non-existent, no follow-up, doesn't follow through on agreed upon affidavit items and home still has multiple items pending to be resolved even after closing. Although there is a 1-year warranty, it may be useless as they will not respond to resolve.

Our experience would have been wonderful if hadn’t been for our project leader - he was full of empty promises and we sit here today 3-4 months post close with items still needing to be fixed. We got so frustrated we stopped reporting and started doing these items ourselves. The workmanship is very frustrating in our new home when you pay $700k plus and get better workmanship from the Highland 45 we purchased previously from Highland in the same neighborhood. Your project lead blew this one!

Home quality is good however ensure you have everything documented in black and white, don’t blindly trust year sales person. Don’t assume your builder knows everything. Example I had asked my builder to provide me security camera connections. When the builder says yes and added to the contract your basic assumption is they know the job. Later I found they gave me six 110 V power connections for the cameras whereas normally they should be providing network connections. Come on , in todays world who gives you 6 power connections for the cameras. I had to shell out additional 1200$ for getting the right items. Responses to items which should have been addressed before the house closing are still open after three months and no ETA at all. This is simply unacceptable. I’m not even referring to warranty request after moving into the house. No doubt the house is wonderful but ensure you have patience, document everything and do not rush for closing. Please note in my case the house was delayed for 4 months and Covid was not the reason which was always used as an excuse for every damm delay. If you ask me, will I recommend anyone to highland homes I will list out all the above items to the buyer and then decide accordingly. ... More
