This building experience has been by far the worst build I’ve been a part of. This is my third build and haven’t experienced anything quite like this. We are over two months in and are still having contractors in and out every few days. The windows have been by far the worst part of the build. We are still owed one window which does not properly latch and now allows cold air in. We had several items that were promised to be taken care of before we moved in which were not met. We were reluctant to sign since they had not been addressed. We were promised these would be resolved within two weeks. That wasn’t and still isn’t the case. We keep getting told it’s the window vendor that keeps falling short. I have repeatedly taken PTO from work to make time for the contractors coming in and out. At this point our realtor mentioned we should be getting some sort of compensation or upgrades at no charge for all the headaches we’ve been put through. I agree!! The construction manager just shrugged that off as a joke! It wasn’t by any means! At this point it would just be nice to have everything resolved at once without any further delays. I’m disappointed and this builder is not highly value,

After a long search for my first home I decided to build with highland homes. Little did I know my home would be riddled with problems and poor quality control from the builder. The functionality of my house is ok. It is sealed up tight and the appliances they provided work just fine. That’s the positive. My builder assured me that he would be in contact with me every step of the way, this was far from the case. During my preconstruction meeting it was made known that I’d like to upgrade the outside and add decorative instead of brick. I was told no that it was too late to add that. I love to detail my truck and friends cars so I also asked for a sink in my garage, again I was told no because unannounced to me the slab had been poured and the plumbing had been done. I was told they could not tie into any plumbing lines, again no framing had been done yet. This being my first home and only 20 minutes away from where I previously lived I came during construction almost every other day. I received a call from my builder about how I wanted to install the prewire for surround sound. I got up and drove out to the house to see my framing had been complete (again no notification from the builder). I saw that they had already prewired the surround sound without my input on it. My center channel speaker is now prewired ABOVE where the tv will be mounted....I had under cabinet kitchen lights put in as an upgrade only to find out that the switch for these lights would be in a hallway in another room away from the kitchen (again zero communication from the builder)...when I asked for the builder to move it he told me he did not want to do surgery on a newly built house. After a debate he agreed to move the switch but now it is next to my bedroom and not by the lights. During the final phases of construction the painting and caulking was laughable. My baseboards have no quarter round so they are caulked to the floor. The workers literally spread the caulk with their fingers and would smear it all over the floor. There was paint splattered all over my floors. When I asked the builder to clean it up he told me that this was as clean as it gets. He said this is “construction clean”. I had to take pictures and email the sales team to ask if this was the norm for highland homes. They assured me this was not the case and my entire house had to be caulked again. My bathroom mirrors are installed incorrectly and simply put on the countertop and leaned up against the wall. The workers did not caulk behind the bathroom counter tops as the mirrors are in the way. So there is an opening for condensation and bugs or whatever else can get down behind the countertops. I told him to please fix this but I was told that this was “construction 101”. When I went into other homes built the mirrors are flush up against the wall and the counter tops properly caulked. There were several holes punched inside of my kitchen cabinets in order to find the gas line for the cooktop. I had to tell the builder to patch these holes instead of him just doing it. The vinyl plank floors were already starting to peel up during the final walk through. There are several dings in every single door frame that they did not fix. I found 3 big chips in the quartz bathroom counter tops that the builder said he could fill. It took the builder four separate attempts to get the color right so people could not see the repair. Why not just replace it and make it right? I have also found an issue with the gutters not draining properly. My windows all have paint splattered on them from sloppy work that I was told I would have to clean up. “Construction clean” remember? I was pressured into closing by my builder and I can honestly say I regret it. Highland homes ruined my new home buying experience and I’m hiring my own people to come finish the touch up work that should have been the first place. I saved my money for 9 years after college and lived with my mother during that time. I’m a first responder and don’t want to have to stress about the build quality of my first home but....every day since I have moved in I found new issues with this house. My advice is to use another builder other than highland homes. They simply get a home built as fast as they can and move along. Very disappointed!! ... More

I'm not going to spend much time here because I doubt they'll allow this to be posted. My home was rushed by the builder, not me. I was actually saying I'm fine with the expected delivery date. The builder wanted to meet their numbers for the year and pulled my home in by several months. There have been a few issues as a result of the short build window as well as some expected issues. In both cases, I would be fine if they were fixed in a timely manner. Instead the average time is around three weeks. Some issues never responded to at all. I paid for some extra things that aren't currently usable. Now that I'm here, I learned I'll have to spend more money to actually use those items. Completely unacceptable. The sales office was an outstanding experience. That was very nice. I'm glad part of this was enjoyable, but ultimately it all has to be there and Highland just dropped the ball on my home. ... More

Nelli is great, but we have had many issues related to the quality of workmanship, responsiveness of the repairs/resolution. Initial supervisor resigned and did not correct multiple things. Serious drainage issue in our backyard. Poor Grading, etc. Now we are trying to put in a pool and we were told there was room to put one in and meet the requirements. Now we are being told differently by the HOA GM for Liberty. Our decision to purchase this home was we thought everything would be high quality and information would be correct. the craftsmanship is horrible. Now that I have been in my forever home For going on two months, I notice something new every day. If I was to ever buy a new home it will not be a highland home.

The actual buying, and designing was pretty good. The build process was an absolute nightmare; builder communication was horrible if it occurred at all. The issue was not a lack of materials, it was over sights of the design of the home, not following the blue prints. Over all I would not recommend Highland, if I had to do it again I would of chosen a different builder.

great value however terrible service from builder we were assigned to. certainly did not uphold the Highland Homes reputation of professionalism and quality.

I have told everyone not to buy here

I have highlighted the issues from visual inspection prior closing and engaged a third-party inspection company to do the home inspection. Majority of the issues are unattended despite several follow-up by email, text messages and phone calls.

Beware, if you get a deal when it comes to pricing. They will treat you like your dud something wrong it 12 months for my house was ready for move in and its still not complete

Very disappointed. Was encouraged to buy a Highland home for the quality and their workmanship reputation but this is not what I have experienced. The quality of products used is of a very low grade material, the wood trim in the house has very noticeable blemishes, knots and bumps and is very rough causing the paint to constantly flake off. The kitchen sink immediately rusted, it was replaced promptly but it is still a low grade quality stainless so it stains and spots up and if a pan is set in it for a minute it rust the sink, I have never had any of my stainless steel sinks do this. The floors look like a wash board, very uneven they look terrible also they still have glue on them that they have not been able to get off after three attempts. I was told by Highland you cant get concrete even and you can only smooth out so much of an area with the human arm span??? Really this is insulting to my intelligence, I have had tile and wood floors installed in my previous homes and it did not look like this, there are products to prevent this when done properly. The ceiling and walls show defects badly the ceilings have waves this is caused when the sheet rock is not done properly. Many issues have been fixed like one of many the tile work that had been broken on installation where they just grouted between the break instead of replacing. The concrete work at the front entrance and the patio is terrible the entrance was refinished twice but still looks awful so with all this I worry now about the integrity of the slab. When I went to clean out the windows out I found two fly's that were in there when they painted and they just painted over the top of the fly's. Clearly the contractors they use are low grade as well and they obviously don't care and no one from Highland cares either or supervises these contractors. The blinds they installed are the cheapest possible, they want stay in place. I have no confidence in the quality, stability and integrity of this home I feel like that with this many things wrong that we have seen and are still finding, how many major things are wrong that we cannot see and have not come to light yet and will fall apart after the warranty is out and before they should. It is so disappointing and has stressed me out so much and has made it impossible for me to enjoy my new home. I think the amount of money paid for this home warrants better products and workmanship this was not a low end home. I have owned several homes and this is the worst conditions and experience I have ever incurred. I would welcome and challenge someone from the Corporate Highland homes office to come see my house, I would love to hear their opinion after they have walked through this house. I don't know if something has happened with Highland that has driven the quality and workmanship to go down hill or maybe just an initiative to cut cost to make more money at the home owners expense or the people just do not care anymore. Where is quality control? At this point I would say be very cautious if you are considering a Highland home. The guys at the local field office I have dealt with have been responsive but this does not make up for the issues that I have found. This is not the way I planned on starting retirement I thought I was securing my future with a Highland home. Now I wonder if I have invested poorly and possibly jeopardized my future stability. ... Highland Homes are beautiful but they seem to lack the quality a home at this price point deserves. From small things like caulking, cabinets, landscaping and heating and cooling. The buyer really has to pay attention to the whole home. I feel like I needed an inspector with me as I went thru the home. Highland has a great reputation but the experience was a major let down. There should be a quality manager that ensures the workmanship meets Highland Homes standards and reputation.

Pranay - since we moved to this house we have odor smell issue which is from WWTP and he is beside of our house. While signing I have asked sales team what was that and they have said it is some water plant and they didn’t mentioned about about WWTP. We are getting that smell in our bedrooms. I didn’t expect this kind of customer service with false stamtement before signing the contracts.

Terrible experience overall. I will say, Mike with the mortgage company needs a mask and cape because he was superman. Tyler, our second Builder has done her absolute level best to correct issues we had so I would rate her 5 stars. If you end up with Eric as your builder, cancel and walk away. He doesn't care at all. He is extremely unprofessional, including having trades eating and sleeping in my home during our scheduled meeting which he was late to. You will not get a quality home if he builds it, request Tyler, she is hands and feet above him in treatment and physicall quality.

Too many build quality issues. Concerned they will not fix some of them. Most materials used are of low quality. Installation of many items not done well. Very slow to address issues.

What I have said in the paragraph above.

Do your research regarding EVERY home builder, the craftsmanship, the integrity, the build and do not just go off beautiful model homes or beautiful, new communities. Do your research on WHO you can expect living in a brand new area, try to avoid sales talk at all times and be your own salesperson / get a team you personally trust who will have your best interest at heart. Build with a company who builds fairly, prices fairly even if it is more than you want it to be, but focus on all the small details, quality, the different crews and how they treat your property, and any and all members who you have to deal with along the way making sure you state your requirements and expectations. Don't let too much time go by wasted without a lack of responses, handing things poorly with communication, quality, and dealing with non-English speaking individuals who will only make it stressful for you and the environment. Document everything, take pictures of everything, and if your budget is being overstretched, consider going with another reputable, high-quality, more designer so you can actually get what you want and what you expected from the beginning. LOCATION and area is everything, and who is all going to live in your community. Keeping in mind HOA will not do much nor help much at all even though you pay them each month - they are only there to ensure the community looks pretty, stays uniformed and has events to celebrate. ... Sia and Miya were horrible in the end!! The beginning was great!! Until they received our money then it was crickets, no response to any emails no returned phone calls or texts. Daniel started off slow with responding but ended up being awesome.

Not to the standard that we expected. We've been living here for 3 months and the issues are still not completed. We keep finding more the longer we live here. Would not recommend Highland Homes to anyone

My experience with Highland Homes has been poor. First using their partner lender, they increased the amount of down payment I owed by $8K at the 11th hour for something they could have found out months in advance. Once I moved into the house, the finish work on some of the tile, paint, and door casings was actually terrible. All of the issues of the home inspection have still yet to be resolved. I closed on Dec 16 and am writing this on Feb 3. Highland preaches their build quality and customer service and I have not had a positive experience with either.

I would advise others to be careful with this builder. Quality of my home was not anything like the model and home has many design issues with many repairs needed again and again. Don’t believe the stories of company values and how they always do the right thing. They don’t. When you need help with repairs and general problems with your home they will turn their back on you.

Ana the sales lady for highland homes in Mustang lakes is never at work and is completely not responsive, to get in touch, to make an offer by us or our agent was terrible. The only experience worse than that, is the builder Brian. Highland signed documentation to complete work within 2 weeks of closing. It’s been 2 months and not a thing has been done. We either are ignored or straight lied to. We have missed multiple days of work to be here for work to be done, only for no one to show and no response from Highland. I would not recommend anyone buy a home with highland. We have already sent 3 prospective buyers to other builders (2 in contract) in mustang lakes. Sadly, my experience with Highland has been very unfavorable. I can not recommend them. I’ve been in my home for 2.5 months and am still having workers out every week to install missing items and repairing faulty work.

After hearing great things about highland, I was confident in choosing them as our builder. The entire experience was disappointing and even now (6+ weeks later) we’re having to live in construction - after being delayed for 6+ months. The worst part was the horrible communication and the crappy workmanship. Having to wait 14+ months for a house and to walk in the day before closing to dead bugs in the cabinets, crooked walls, and horribly laid tile?? I was floored.
