This is my first time with highlands and I am very disappointed on the amount of issues I am having with a NEW home. Feels like a used home.

Terrible quality workmanship, would not recommend!

Not a very good experience

Do not close on your home until it can pass the final walk through. No one wants to take responsibility for the many mistakes that were made. I was told the things that are wrong is how things have been done for the past 5 yrs. Very sloppy work. I will never buy a Highland Home again.

We were really excited to move into our home but, it turned into a less than stellar experience as we realized that there were so many things, big and small, that appeared to be hastily done and poorly constructed. There are already cracks in the basedoards, rust in the sinks and bathtubs (which have never been used) and, the garage door came off of the hinges and very nearly crushed both of our vehicles. I could go on but again, beautiful home, terrible workmanship.

The experience was the worst I have ever had in buying a home. Our realtor, Hector and my finance person didn’t get a long, they were pointing fingers at who was at fault, Hector went so far to add me and my wife on the email chain, and the result ended up causing us to miss closing and having to move twice. We emailed Hector’s boss about how unprofessional this was and his boss still to this day has never acknowledged or responded.. No one cared that all the unprofessional behavior cost us, the buyer, thousands of dollars to move and store our items until we could get closed. The VA inspector reached out to Hector for a week, with NO response, then when Hector finally responded and scheduled the inspector the home did NOT have appliances. The house has had several issues, that if anyone really looked they would have been fixed, 2 doors with door handles uneven, one much higher than the other. Underneath cabinets paneling falling off, paint was sloppy, the painters have been back several times. The yard has an open ticket now, our grass is dead, we noted this in walk through. We thought we were buying a good quality home from a trustworthy builder, but we were totally off, it's been really painful starting from the permit submission that was not done on time and even worst the person accountable lied about it... We moved almost 8 weeks ago and still have pending thing to be fixed... The house floor plant is so beautiful but quality and how Highlands manages materials is a shame. Worth to highlight the Engineering interest to fix things but unfortunately he has too many things to do. The builder should reformulate it's strategy and try to get things done right first time. ... Our experience with the sales team from the beginning has been excellent. However, our experience with the construction and warranty department didn't align with the Highland Homes reputation at all. We would like to provide more details if contacted by Highland Homes Customer Services team, however, below are some experiences where we felt that we (as buyer) and our time were not valued at all by builder's team: After closing: * Some of the crew members didn't show up during the scheduled window (to complete the items from affidavit) and had to wait for the whole day and follow up with construction managers to get things done. * There are a couple of items from the affidavit for which we are still waiting (despite multiple reminders to the construction manager) even after more than 2 months from closing. * Had to wait for a month and also had to request multiple times in order to get a simple response (about the HVAC system invoices) from the construction manager/local warranty customer care representative. * Even though Highland Homes says that a customer care representative will contact us within two business days from submission of warranty request, so far we have not been contacted at all (and it has been 2 calendar weeks from the day of warranty request submission). Overall, our experience with the construction and warranty team so far DOES NOT encourage us to recommend Highland Homes to any of our friends/family members. We will really appreciate it if someone (who cares to make a difference) from Highland Homes contacts us and addresses our concerns. ... More

Bought our townhome, Payed almost 500k. Closing day had multiple mechanical problems. Since moving in, we have been living in a third world country slum. Trash and uneaten food everywhere in yards and on the street. Driveway and ally constantly blocked making us miss appointments/ meetings. Music is blasting at 7 am even on weekends. Nails in tires several times. Have complained multiple times to managers who give a token gesture but things are back to terrible the next day. Since our purchase, we are obviously not a priority to the managers here over the townhomes in Bridgeland. Do yourself a favor and dont buy a townhome from Highland Homes until the entire community is complete. ... More

We had a HORRIBLE experience through the build. This was our second Highland home, and while we are happy with the quality, the attention to detail and responsiveness of the supervisor was horrendous. We were told we would have weekly phone calls for updates and had 3 phone calls over 4 months. Items would be noted to be repaired/amended and then would be completely disregarded. Even 2 months after moving in, there have been several items that were noted multiple times through the building process that have not been fixed. Overall, I would rate Highland's processes poor and this will be our last home purchased/built via them. ... More

Prior to buying the house we had extensively communicated that it was very important to my wife that the two oven system in the kitchen be changed to one oven system so that the microwave could be lowered and be of use to her. We were promised support in this regard but unfortunately that promise was not in the contract. The undeniable fact is that after spending near $700K and 50 days post closing I have an unhappy wife with the promised support for modification not done. I will never ever recommend Highland Homes to my contacts.

It’s my fault that I was in rush buying a home and therefore I end up buying a home with many faults. Jonathon ( manager) is a great guy and very helpful every situation but the house itself has many defects such as pendent lights, back porch concrete, interior walls r not straight , kitchen sink , breakers r Turing off itself quite often and many more. They replaced my pendent lights at least 5 times but still couldn’t get it right and I was lied about the situation. Basically, after third party doing a job , there was no one from Highland to inspect the job quality. I am thinking to buy another home and most likely not from Highland. ... More

Customer service is very very Bad

Low quality materials and not clear plan picture manager doesn't know details about plan hights and all, felt very bad experience after spending 500k, nobody comes for proper service after moving and payment completed

They do not respond to customer complaints! My house had several issues, plumbing( leaking pipes, grout cracks in shower, and around primary tub, they damaged my guest tub and tried to patch it up thinking that I would not notice. Drywall unleveled through out the house, driveway damaged, gate handle bent, kitchen cabinet under stove does not open. Kitchen and bathroom cabinets damaged!!! Several windows damaged, sensors fell off the windows. I could go on but I am so frustrated. All of this is as before I closed. They were supposed to fix the items. Kept getting the run around from the project manager!!! Lies basically!!! We will take care of it. Set up a several dates for availability and no response! Only when they want to be available? The is no miscommunication, just lack of accountability from the builder. Yesterday my family member was at the house all day and only the grout guy showed up. The cabinet, paint, tub guy to fix the tub…concrete guy for the driveway. It’s been two months. I just made the first payment on a lemon! I have made several complaints. I bought new home from Highland. I got new home inspection which revealed to many issues. One cracked living room window, 3 heat resistance destroyed living room windows because of Argon gas loss. Every tone of black with Kitchen cabinets, non-working drawers, chips etc. Not polished properly kitchen countertop. No proper slope for garden and all rain water sits in the center of it. Non-working vents on bathroom. Very noisy fan hood in kitchen. Very noisy refrigerator. Cracking garage door which inside white outside dark grey, painted by Highland which causes blown fuse to many times. Garage door technician came and told me because of Highland painted the outside of garage door instead of ordering them on the correct color, paint sticks between parts and he removed some of the paint. Now I can see white lines between dark grey plates from outside. Some of these problem was fixed but I still have cracking garage door problem and noisy vent hood problem although I followed Highland team to many times. I am not sure how the home builder which is known one of the best of country provides so low quality control in their product before delivering to customer. I wish I had good things to say about my home. I was incredibly invested, spent quite literally hundreds of hours doing research, reading contracts, working with my builder on the home, and trying to build relationships with the Highland team. I've never felt like my partner in any project put forward so little effort as Highland did across the board. I was talked down to by my sales person, ignored by my design center specialist, and lied to by my construction manager. On top of all of that, once I left reviews and messages for management, I never got a call back to address any concerns I had. The experience was horrible! The quality and lack of carelessness has been the worst. I have bought new houses before and have never experienced this lack quality.

Wish I could say better things - but very disappointed overall.

It has been a very disappointing experience. Many issues to fix with the house after moving in. Very poor paint job in some of the rooms, issues with plumbing, the dishwasher wasn't installed properly and leaked on to the floor. The flooring needed replacing after this, but 6 weeks later it still hasn't happened. A light fixture in the kitchen has been broken for 4 months. No replacement in sight. I now dislike my home because of the experience the builder has given me.

I recently purchased a new property from Highland Homes, and I must say, the experience has been extremely disappointing. Here's why: 1. Poor Workmanship: The quality of the construction is far below what one would expect for the price. Numerous issues have arisen, from uneven flooring to poorly finished walls and faulty plumbing. It’s evident that the craftsmanship is subpar. 2. Low Quality Materials: The materials used in the construction of the home are of low quality. Doors, windows, and fixtures all feel cheap and have already begun to show signs of wear and tear within a short period of moving in. 3. High Prices: The cost of the home is exorbitant compared to the quality delivered. You are essentially paying a premium price for what amounts to substandard housing. 4. Poor Responsiveness: Trying to get issues addressed by the builder has been a nightmare. Customer service is unresponsive, and when they do respond, the solutions are either inadequate or delayed significantly. 5. Lack of Trustworthiness: Overall, the experience has left me with a deep sense of mistrust towards Highland Homes. They make grand promises during the sales pitch, but fail to deliver on almost every front. In conclusion, I would not recommend Highland Homes to anyone looking for a new property. Not the best experience for first time home buyers. Unprofessionalism from sales agent to the builder.

The finance part of our home buying was fantastic. No complaints there, but the construction part of the home buying is horrible. The workmanship of our house is very poor and the value for the price paid is not worth it. The response to issues is a joke. I have purchased homes before and this is by far the worst experience I have ever encountered. Highland should be ashamed of presenting their homes to buyers like this. Truly a lack of customer service. Customer service is what makes America great. I've had 4 builds in under15 years and this has been my worst experience. (My previous builders were Lennar, Castle Rock, and Long Lake Ltd...wonder builders, experience, and quality of work) COVID-19 and logistics had no bearing on oversight/quality of craftsmanship. (Excuse used "TRUST THE PROCESS" it will be corrected in the end...I can't trust the process when I don't have experienced Project Management/Oversight). I've been in my home 90 days and still have unfinished work. Highland Meridiana will be receiving a poor BBB Report to make customers aware... Foundation: Blueprints not followed I even told the PM prior to them pour the foundation yet they had to tear-up bust bathroom foundation to move tub plumbing. Foundation poured on raining misty day my back porch and garage are horribly finished due to weather conditions. Driveway: Poorly done cracks/major breaks (redone because I requested it. Structure: Poor Material Used damaged lumber used (identified by me and external inspector) Dry Wall had severe waives in master bedroom I Identified and had them redo. Craftsmanship: Rework/Sloppy work, unable to make proper 45 degree cuts to form 90 degree angles. Front window over garage was not level (spouse identified...PM swore it was taping...yet after putting a level on it it was deemed un-level. Arched windows were not insulated properly...I identified prior to dry walling, Door Frames broken in 3 rooms they attempted to just paint over or add caulking to hide again I identified and had them correct the issue. Second story floors not screwed securely squeaky/sounded like paper when walking on them. Carpet not properly stretched seams in most notable places Dripping paint....redo, loose stair treads redo; bad cabinets redo, as you can see it a theme of poor quality work with constant rework. Front door unlevel insects able to enter through top. Water sprinkler system two zones failed, rewire. Lights flicker in home when AC or Vacuum turns on, Garage door, squeak tremendously with large knocking sound. Dishwasher repaired 3 times, then finally replaced. Vent hood installers 3 separate trades 90 days still not installed...(Parts on back order...etc ordering wrong parts...lack of oversight) $700K Lemon...I wish there was a Lemon Law for Homes I would give this one back if SO!
