Sheetrock in living room was poorly installed. I had to move my furniture four times while they tried to fix a botched drywall job on high slanted ceiling. That I was promised would be re-done. They kept patching it. Now the head guy is saying ‘it’s not in the warranty.” They rush through everything. Was walking on the carpet and had a tack stick me in my barefoot...I gave them a 3star on responsiveness because they got back to me a 2days-week later. Trustworthy: The sales team were great...the builders that’s another story. I don’t trust them. I think I got a good deal on price and extras...I just wished they had done the house right the first time. I can still see waves in my ceiling. I probably would've have had a better experience with a another builder. They just want your houses done quick no matter what the condition. No communication after 1 month there was a big 10×10 hole in the middle of my yard and no one said anything about until i had to complain of course and 3 weeks later and the hole is STILL there.

The house seems like it was rushed to meet our closing date, which we could have easily pushed back. Details such as internet availability was vague and misguided. Still don't have internet after nearly 2 months. Sales consultant seemed clueless about the tree removal behind house. Paint work is sub par. Floor is unlevel in several places throughout the house. Drainage around the house seems to be an after thought. Inconsistencies from house to house with same floor plan in the sections. Wrong fence per groves code installed on back fence line. Chesmar homes are building fences to code next to us. The construction manager has done a good job at meeting our needs with fixes. Seems the mentality is to build fast with disregard to fit and finish and try to fix under warranty instead of just taking the time to get it right the first time. Bricks uneven and mortar not installed correctly. The brick layer came back once to correct it and made it worst and use the wrong color mortar.The drainage in not slopped correctly and water sits in the backyard. The warranty representative suggestive that I purchase grass that will grow in damp areas. Sprinkler system not zoned correctly. I had to turn off half the sprinklers in order to water some of the grass that was replaced. If not then the area that does not drain water accumulates and just sit there longer then 48 hours.

Our house had no heat or AC for the first 2 weeks of owning it. We found the issue on the final walkthrough but we signed a form accepting it so we wouldn't delay closing. The weather was not too bad but we still expected it to be fixed. One weekend it was going to be very cold. Nothing had been done so I submitted a warranty request on the Thursday before and it wasn't even looked at until the Monday afterwards. We put an electric heater in out infant daughter's room but it was cold in the house. When I talked to the person on Monday she told me I should have just called the contractor directly and started explaining how they don't check the warranty requests every day. Thanks, next time I wont use the warranty claim form.... Eventually they got it fixed but when I buy something brand new I expect the basic systems to function. Other issues were minor like the stair spindles being crooked, gate wouldn't close, some surfaces weren't painted that should have been. They fixed all of those but again, if I am rating quality of workmanship and materials, even a 3 is generous given our experience. Plus they need a street sweeper in the neighborhood. My wife and I bought this home as our retirement home. We have had nothing but disappointment since we moved in. Dings and a chip in the bathtub, 3 dents in the garage door. They used the cheapest materials and poorest workmanship I’ve ever seen. Now in our retirement years we need to go through and replace everything. Very disappointed.

We are first time homeowners and we trusted Highland Homes for our first house but unfortunately it hasn’t been a good experience. We have been living in our new house for a little over 2 months and we have had people working here pretty much every week fixing things that were just poorly done. We pointed out those things on the blue tape walk through but they were not fixed so we had to go trough a lot of trouble to finally get them fixed. So far we have had 1 shower redone, the whole backyard redone, door frames, door hardware and we are still waiting for our curved island quartz to be replaced, floor tiles to be fixed because of the poor installation and the kitchen cabinet doors to be replaced as well. The quality of houses that HH is selling at least in this neighborhood is very very low and we just wish someone could have told us before buying from them. ... More

Dear Highland Home, I am writing to express my dissatisfaction with the quality of the home I purchased and the customer service I have received since moving in. I have experienced several quality issues, including: • Loose doorknobs (multiple times) • A bathtub with scratches and dents (the builder representative accused me of being picky and said they didn't think they could meet my expectations) • A broken faucet handle • Walkway cement with footsteps on top (the builder representative argued with me for 15 minutes about why I didn't bring this issue up during the walk-through) Master bath with water leaks through glass • A busted fence (the builder representative refused to take accountability for this damage, which was caused by the next-door builder) I purchased a Highland Home specifically because of your reputation for quality. However, the customer service I have received post-sale has been contentious and unhelpful. I have been met with pushback at every step of the way. Highland Homes has been taking too long fixing things around the house under warranty. Some items were detected before closing and few months later we are still waiting for these items to be fixed. Builder’s grade quality items and attention to detail is almost none. Highland homes says they contact the owner within 48 hours to fix warranty claims, it has been months, with both phone calls and emails, we are still waiting.

Due to the excessive time wasting that we have experienced during this process I am not inclined to be as detailed but I write this in hope that these issues will be addressed and taken care of expeditiously. I plan to reach out to those in leadership positions to resolve all of my concerns without escalation to litigation. We are extremely disappointed with the warranty processes and have experienced so many inconveniences and POOR quality of work. The contractors have verbally shared that they are NOT doing their best work because HIGHLAND has not compensated them fairly; this is unprofessional and unacceptable and WE should not have to suffer due to their discontentment . ... Cheap quality product used. Unfinished work every where.

I feel like Highland was misleading and only concerned about closing out the project and getting paid. I still have items on my final punch walk (before close in Oct.) that have not been complete. The overall quality is Mediocre at best and when we make request to have items fixed we are told this is normal. We did not even consider another building during this process, which was my first mistake.. Coming from a person in commercial real estate construction, I hope things improve or you will be considered like everyone else.

I love my home, but the process was very poorly done. I had to get VP involved and once she was involved, things went very smoothly.

They over promise on home buying experience

Don’t sign your closing docs until the builder fixes everything! It has taken me over 2 months to get everything fixed the right way and stay on the painters!! The builder has been very responsive about getting back to me but they are so busy building so many houses, their attention to detail from the contractors is not always good. We had to get the the patio and a portion of the driveway“floated” as there was acid/grease stains from the sub contractors, the painters (pretty sure the first painters were fired) had to come at least 5 times to fix things, and there were some finer details in the kitchen that were left unfinished/not painted. Bottom line, the house was rushed and not checked prior to the walkthrough and corporate would not move back the closing date. The materials/quality were good but attention to detail was lacking. ... Our experience with Highland Homes was positive from the sales side of the transaction. Both of the sales persons we worked with were attentive before, during, and after the sale. Hector continues to be a great resource, even a month after living in the house. The construction side of the transaction was nothing short of disappointing. The subcontractors used are subpar with no accountability or pride for craftsmanship. Every aspect of the house required rework other than the quartz countertops. Rework to a degree is expected; however, for a couple examples, brick was redone several times due to install quality issues, tile was installed and redone three times, wrong light and plumbing fixtures installed, the upstairs HVAC system was not working prior to closing, and one month after living in the home, is still not fixed. The list literally goes on. The issue with all of this is the construction manager was not identifying these issues himself due to lack of supervision of the project, and poor management of correcting the issues, resulting in things having to be redone several times before being acceptable. We sent weekly emails with lists of items that needed to be corrected because they were not being identified by the construction manager. Many of these issues would have been buried or would have caused many other issues if not addressed in real time. We ended up with a beautiful house because we managed the build. The Building Process was fun. There was a couple of things that scared me while we where building like beer cans and crack pipes that where found at my homesite that was kinda brushed off from the salesman but the construction manger did apologize for that. A couple of days before closing there was a huge water leak that flooded the front half of the house but was fixed. We have been in the home for two months now and still find issues that get addressed asap. The only issue I’m still having are the quality of my cabinets and still fighting to get them to repaint them or replace them.

Overall, good experience with sales person and loan officer and initial phase of home buying. Not so good with construction supervisor. Move in cleaning was promised but not done. Some repair work was notified before the closing but not done until notified again. Expected better customer service experience.

Thoroughly walk through every single nook and cranny of your house as the walk through they push so fast as if they know things are missed. I have mortar missing at the top of my brick that connects to the roof that the builder should have caught not me. I find it very difficult to understand how the house next to me doesn’t have that issue but mine does and they use the same contractors. They don’t do caulking after you sign off on the house. Electrical voltage issues with the doorbells are a known issue and they are aware but not giving grade a transformers to fix the issue where it seems to be a monthly problem and it’s only been two and half months in the home. Make sure the wood is nailed down properly if you have upstairs otherwise you’ll be screwed. Not sure why so many issues that I have to call out if the project manager and his boss should be doing a detailed walk through before you do as they inform you. I wanted to love this house and used this builder because I thought they were better at everything compared to my previous builder but sad to say my previous house seems like it was built with better quality materials. I shouldn’t be able to sit in the master toilet and hear in the room next to me let alone have a conversation with the person in that room that can be heard clearly through the walls. A crack found on my secondary bathroom tile and it was pointed out for replacement of the tile instead they sent someone to put some paint or material that’s cheap on it that came up within 3 weeks of it being put down. The flood lights don’t get them, they are cheap for the price you pay you can get better quality getting a ring one on your own. I have to hire pest control to get rid of wasps that got in my attic/ roof of the house due to missing mortar in the front and sides of my house that connects to the wood because it was left open which I had to seal the front however cannot do the rest of the house as it requires a large ladder so now after being here 2 and a half months I have to come out of pocket to fix. Do better if you claim to be America’s best builder. I hope you rectify the issues with the doorbells and the mortar missing around the top of the house. Outside of this the house looks nice however with small mortar missing around the top of the house I’m nervous what the house will look and feel like in 2-5 years. Proceed with caution and if you can make sure you and your realtor come out every week to do a detailed walk through. I did but didn’t have the realtor do it and pointed out what I could when I wasn’t rushed by them talking nice and educating but moving swiftly ends up in lack of love for what you pay an arm / leg for when it’s not fixed within the first year. Prior construction supervisor normalizes and minimizes complaints, (chipped bricks/defaced bricks are normal, there are plenty of leftover bricks, sub-contractors should have installed those "perfect ones", "normal for stairs to squeak" inspite of adding more screws on stair steps, guy who supposedly repaired the squeaks would pass for principal danseur as he carefully descended down the stairs to minimize the squeaks, he is a little bit stocky with matching attitude lol, he could only blame the framer for the squeaks, uneven wood stain application, rough door jams, uneven flashing, uneven sodding, construction manager does not check work of individual sub-contractors, how do you miss a window on the third bathroom (upstairs). Blame game among subcontractors, lackluster painting subcontractors (a lot smudge bricks that needed to be changed after closing. Construction manager prohibited use of flashlights to check on imperfections during walk throughs. buyer should be offered to upgrade sidings to brick or stucco instead of hardies, builder should have flexibility regarding orientation, right swing or left swing, driveway ended up directly across the opposite driveway. all showers areas should be recessed. there was a rush to close on a house despite multiplicity of items that needed to be done, closing was done and no window in the bathroom, how? Construction supervisor asked for 5 stars lol, his efforts are not worth for 5 stars, at the same he brags about his texas A&M school, and he got "promoted" or just transferred, woooow. don't worry this will not go online to make him famous. Same plan, same builder, different prices in different communities, different level of standard features in each community should be conveyed to multiple layers of subcontractors. building the same plan in the same community, different placement of vents/exhaust, not sure if the architect/engineer drew it differently lol, some items needed to be discussed during pre-construction meeting. so much inconvenience imposed on the buyer waiting for repairmen, are you gonna give me a pergola, epoxy garage floor, skylight or hotel stay for free while repair work is being done? ... We had bad experience with Highland builder. It seemed that they don’t care much about quality of workmanship. A lot of issues were found before and after moving in. Very slow progress when resolved an issue. Satisfaction still not meet for some issues such as lot of stains on driveways and garage, front and backyard weren’t level properly, damage and lack of grass for yards, outside walls and entryway has lot of pant and grout spills

I am writing to you as a very concerned homebuyer. We recently built a house in Jordan Ranch with Highland Homes. While we expected the home buying process to be difficult, we have had quite an unpleasant experience with Highland Homes. From the get-go, there has been significant miscommunication and quality control issues. There have been many emails sent to our salesperson, our contractor and our project manager regarding issues, most recently being the unfinished nature of the house even after closing. There were multiple issues that were to be resolved before closing but were not. All of them are in writing, either through text message or email. These examples can be provided if necessary. We were assured at closing that these items would be completed the following week as we had let our salesperson and contractor know that we would be moving in approximately 2 weeks from signing our closing documents. The following week came, and the items were not completed. The next week came, and even after reminding everyone that we would be moving in later that week, the items were still not completed. We have now been here for about 4 weeks and the items have not all been completed, and we are finding more problems around the house - door knobs not being tightened appropriately and falling off, paint splatter, light bulb covers falling from the ceiling are just to name a few. My wife is at the end of her pregnancy and instead of being able to unpack our boxes and get the house ready for the baby, she is babysitting tradesmen and cleaning up after them as they come and go. She stayed home for the whole day on Friday 6/7, 6/14, and 6/21. We have to put a hard stop on anymore major repairs on the house because we need to get the house prepared for the baby. This was discussed with our contractor. On Saturday 6/8, painters were supposed to arrive at 7am and finish their job. I woke up and waited for them. No one showed up, and we were not notified until 9-10am. Things happen but this is the most recent incident of disrespect for our time and frankly this has happened way too much. I then had to stay at home for multiple hours on Sunday 6/9 while the painter came to complete his work. I am extremely tired and frustrated with the poor communication, the lack of professionalism, and lack of attention to detail with our housing project. I do appreciate Chuck coming to our house on Thursday 6/6 to evaluate our concerns. But the fact that everything was not finished on Friday and the painters did not show up the following day are just icing on the cake. Because of the cost of our time, the inability to unpack our things, the lack of professionalism, and poor communication, I would like to be reimbursed by Highland Homes. With everything that has gone on throughout the build and most recently, I think that 2 months’ worth of mortgage payments is fair. I do not believe this is asking too much and am happy to chat about it further. At this time, I cannot recommend Highland Homes as a builder to anyone that inquires. Our house cost us over $725,000, but I do not feel that the craftsmanship, communication, and professionalism was up to the standards that Highland Homes claims to deliver. Craftsmanship is poor. Quality of build is poor. Contractors are sloppy, framing not straight or flush and bowed requiring heavy warranty work. Walls not fully painted even after final walk through. Flooring scratched. Highland homes full of excuses; example two cabinet drawers touch when fully opened and the response provided was “both drawers shouldn’t be open together”. Unacceptable excuses to get the job completed correctly.

overall supervision of the trades was weak. many mistakes were made and not caught or addressed in a timely manner resulting in very poor fixes made late in the process. overall fit and finish of the home is poor. home was started months later than expected and process took longer than it should have. we are still in the process of having items repaired/finished months after closing. I am being left to manage the trades. I would not recommend Highland homes to other buyers

My fourth home build - and my worst. The quality of the workmanship is very poor.
