There are so many options that Westbay has to offer I think it should be explained in depth a bit more.

Nice quality home build but the home owner is left with extra cost items like no towel racks in bathrooms no gutters on home no blinds and workers that do final finishes are extremely messy. The laundry room in the sandpiper is small and could be extended by taking space from the guest closet

We love our new home. Everyone at Westbay was helpful from start to finish. Our only concern is that it took 12 months to build. I understand supply chain issues, labor shortages etc but I could have built the home alone in half the time. Westbay is a solid builder with nice home options to help customize.

Beware before getting a house from West Bay, you only have talking rights before you buy a house after that you are all in control of West Bay. They don't pick you call, don't respond to messages don't let you do inspection when you want. The warranty is so great that you will only get one of the two answers. This is not covered as part of warranty or the only fix that I can do is just add a paint.

The sales office staff are EXCEPTIONAL and the quality follow-up with home issues is SUPERB! Thanks Dominique and Jeremy!!!

We love our new home. It's everything we expected. The neighborhood and neighbors are excellent and there is a very strong sense of community. Nevertheless, there are small things one finds as one gets to know their home better. It's the small things that make the experience good to great.

Good builder but needs to be more flexible

We are happy with the purchase. Westbay has done what they promised so far. No major issues, just a couple of small warranty items to be fixed.

Great floor plan and selection of options at the design ctr, however the prices for options are way over priced. Workmanship of the subcontractors is not that great. More attention should have been paid before accepting shoddy workmanship. Could spend an lot of time on this topic. This will do nothing for the future survival of West Bay

Misleading sales tactics and inclusions. Sales, Design, Construction, and Warranty teams all on different pages. Sales and design processes were rushed. Construction was rushed, and Const. Manager tried to tell us we were wrong on a lot of things, but weren't. Corrective actions were taken when needed. Overall a beautiful home with minor issues that need to be addressed and corrected.

Follow up and keep following up any issues to ensure you don’t feel like you were cheated on getting the best built home.

Good home buying experience overall. Everything happens so quickly so if you look to build with them, make sure you’re always prepared whenever you speak to them.

The designers and architect must be on drugs when they layout floor plans; 1- third car garage too small 2- spaces between homes to narrow 3- bed room closet too small 4- bath tubs are made for Chinese people and too small 5- to much of wasted space 6- master bedroom is small compared to other homes 7- material is good workmanship not so good. Floor tiles popping out. 8- attic access missing in bedrooms some homes have it others don’t. 9- community is great no aminities to speak of!!! 10- this home will not be our retirement home

We have been here for a month, the experience was good overall, besides the 3months of pushing back our closing date. That was very stressful. A few issues, but our construction manager David was very helpful making sure things get done and fixed, communicating and keeping us inform with the process.

As a first time home builder, our experience wasn't very good. We've heard worse stories, but that doesn't make our experience any less desirable. Communication is a major issue. There are clearly disconnects between the people that are the customers POCs throughout the process. The design center was the best part of the process. Our construction manager (CM), who was let go shortly after completion of our home, did not provide us with regular updates. There were consistent issues with things getting done even though we were told things would get done or were done. Our CM did not seem to be on top of the sub-contractors. We were convinced to sign-off at our scheduled walks with open questions and assurances that things would be coordinated or fixed/changed and some were never done. The only person that we ever really communicated with during construction was our CM. No other representative ever reached out to find out how things were going. Our recommendation is have your own inspector perform inspections at each of the scheduled walks to ensure things are done correctly. Since there is no provided proof of inspection from the County or otherwise, it's all on just the CM's word. We asked if we could have our own inspector and were told no. We accepted that answer which we then later on determined was a lie. As a homeowner, you have every right to have a third party inspection to ensure the quality meets your expectations. Overall, our CM did a relatively poor job ensuring details were done properly. Walks feel rushed so you feel like you don't have adequate time to really inspect the quality of work. There are also no plans provided. Since these a are not "custom" homes, they do not make build-specific plans per house. We went into the pre-construction meeting with plans that did not show major options and upgrades we purchased. Overall, I do not feel the "Built For You" tag-line is met outside of the Design Center. There is no thorough review of your home outside of the sales brochures, options and design center. As an example, we were left with one spare breaker in our electrical panel in our house. This is something that should be provided during the pre-construction meeting at a minimum as part of the review. WestBay has clearly become focused on "bang bang, get it done, get it sold" over providing quality customer experience and products. It may simply be they are building too much, too fast and cannot focus on customers. But in any case, that just means their management has not grown to fill their needs. To summarize for new buyers: Get everything in writing. Get your own inspector for the duration of the project. Don't sign if you aren't happy. Overall the house is very nice. However, there many places Homes by Westbay was too cheap. The tub for example, is a cheap fiberglass tub. Once these get stained, pretty much nothing you can do about it. It isn't much more expensive to put in a porcelain tub. The studs upstairs are not 16" apart, which makes it very difficult to hang anything. Just their way of saving on materials.

Great community at Waterset!

This is our second home built by WestBay and I must admit, I believe more care, consideration, and attention to detail was provided in the first home built in Waterleaf back in 2018. The most disappointing ordeal in the overall process is the warranty work that was and still is needed. There seemed to be a lack of quality control with the trades and/or oversight when building our home. To many discrepancies were obviously apparent that needed to be addressed prior to closing. The warranty work being done has not been a great experience either…the warranty repairs so far, appear to do cause more damage than good. The second and third order of affects, I am sure, are costly to WestBay and an inconvenience to us, the homeowners. Also, a minor customization in the master closet that we requested was not allowed without any reasonable explanation. Homes by WestBay was not like this in the past. Minor changes were allowed if it was not a major modification which made the home customizable to an extent. This is one of the reasons we decided to build again with WestBay. I recommend that the person you speak with when purchasing your home explains everything to you (Triple Creek), from the loan process to closing. Ensure you understand the limitation of “earnest money,” this was not fully explained to me, causing issues. When you conduct your walk-through, ensure you check for cracks; the doors, especially to the garage, have no light-emitting; not doing so will allow A/C to escape. Also, check power outlets (purchasing an electrical plug checker will allow you to verify that the outlets have power). The internet connection is set up differently; your internet service provider (ISP) will need to connect a router in your garage, then connect the modem in your internet box in the laundry room. Normally, if the builders wired the internet correctly, you only need the modem in your box. Overall, the experience was okay; Westbay builds solid homes you will enjoy for years! ... More

Overall, the sales rep in the model home was responsive, honest about the different models available, the incentives were awesome, and Eddie the warranty rep were great. I love the community, and Westbay homes in general. I would definitely recommend westbay homes to any future buyers.

We alerted Kevin the contractor about several issues we noticed 2 and half months prior to moving and none of them were fixed and/or corrected. We have been living in the house now for over two months and the issues have not been corrected. We paid close to $500,000 and we expected a better level of service and responsiveness to our concerns. Unfortunately, we still have most items not fixed or addressed. 1. dead sod/grass front and back of the house 2. Front door gap 3. Wine fridge cabinet fitting 4. stop drain master bathroom not fixed

Love our brand new Westbay house on a Preserve Lot, except dealing with two major problems, two months in.

The sales person (Brenna) was great and so was the construction manager (Dan). Once we moved in and had to deal with the warranty department things went down hill fast. To get the warranty guy (Dave) to do anything it usually takes following up several times and including his supervisor on emails. His supervisor has never followed up but he should know we have concerns as he has been copied on all the emails every. Promises are made and then zero communication until I finally have to follow up 1-2 additional times just to get them to do anything. Besides the design center and warranty department it has been pretty smooth but those two departments need some drastic improvements and would make me think twice about using or recommending West Bay. ... The design of the house is great and our salesman James is top notch. The design center experience is overwhelming. Do your homework and have a plan before going. Eight hours isn’t enough time in our opinion, but we got it done. All the design choices turned out very nice in the home. The finish work in many areas could have been better. It’s up to the buyer to find and point out every little flaw at the final walk through. Do it then because trying to get issues corrected after closing is difficult, even though you always find things after being in the home. Take your shoes off and walk across the floors to feel for lumps. The final walk through will take several hours. Take your time and document everything large or small. Several issues with our home where the contractor has come back to repair and stated that never should have been done that way. If so then why didn’t builder catch it? Would we buy another HBWB home knowing what we know now? It would be a strong possibility, but the inspection process throughout and especially at the final walkthrough would be much more in-depth and we spent several hours on ours. ... More

The sales process and selections were good. The home is structurally sound. However, this builder lacks attention to detail to finish the home. That is the worst part. A buyer must be diligent to identify the mistakes and oversights to get the home you paid for. I had to do too much work for what I paid.
