Lanier model, Fountainhead Way

Construction is solid. Materials generally good with a few exceptions. Would highly recommend upgrading the kitchen appliances. The Whirlpool models are terrible! Pay attention to the placement of the house on the lot & the spacing between houses. Don’t rely on what’s in the model home to make upgrade choices. Things change. Structured wiring for TV & security system is a good thing to do. CPI did a very good job & have been responsive.

John Wieland Homes - The process was great overall, communication with sales contact

The process was great overall, communication with sales contact was good, quick build, good quality. Construction contact was not as responsive as he claimed to be and he argued with one or two of our things that we pointed out. We have also been having issues with the warranty department.. lack of response from our contact. He has dropped the ball on us a few times already and it’s only been a month. The warranty process should be much quicker and simpler for the price we paid for the house

Love the house and Kevin has been amazing. We took over the house contract when it was 95% done but are super happy. Only issue is our yard which looks horrible in the back. We paid for a premium lot and have a stream that goes through our yard.

Experienced a good surprise before closing. Builder re-sodded and improved drainage without being asked.. Not totally happy with fit and finish as upstairs floors are noticeably not level in one bath and trim on stairs is uneven. A couple of treads squeak. The third garage bay is only 16 ft long and neither of our cars will fit in it. But overall pleased with buying experience, the new home and the plan for our small development.

John Wieland builds a great house and were pretty good to work with prior closing. However, since closing the warranty response has been terrible. It should not be so hard to get things fixed. If they can get this straightened out we would recommend them 100%.

We love out home. However, completion date was four months after the date originally given to us. Reassignments of supervisory personnel caused confusion and miscommunication. During construction it delayed the completion by four months. We like the location and after we live here longer we would we able to respond more appropriately.

John Wieland Homes - The experience during the process wasn't good as expected.

The experience during the process wasn't good as expected. Some many issues and details. The material qualities weren't good. For example, we can't clean the walls because the paint is peeling. During the walk-in, we found a lot of issues (I can say more than a hundred). We expended more than 3 hours finding issues. Even, our realtor said that it was the first time she saw too many issues during a walk-in. No all of them were solved, but as we needed the house we didn't say anything during the walk-off (celebration day) because we didn't want Pulte to move the closing again. We just checked ...

John Wieland Cavesson - pulte acquisition dragged them down

Pros: The sales process and communication was fine - easy to work through. The dedicated construction manager was great. Cons: like other home builders they are price gauging- way overpriced. Upgrades are overpriced and not worth it. Attention to detail is not good. Quality of craftsmanship is terrible. It’s fine as a starter home, but very far from what they market as a luxury home builder. They don’t include a refrigerator. Overall I would rate them as bush league starter home level quality.

I am giving the stars mainly because of Brent. He was the person that handled not only all of our problems but neighbors problems. The painters were horrible. The cleaners were horrible. Landscaping needs attention. It is obvious corners were cut. I have a million dollars in this townhouse and it is immaculate because I spent the extra money to make sure it was. I would have walked away from this deal if it weren't for Brent and Tom. And my neighbors feel the same. You missed the mark on upselling on a lot of things on the inside as well. I can show you if you want to come and visit. ...

I like the JW House design and standard items included with the house that are usually extras. The structure of the house is strong but the poor workmanship finishing the house has been upsetting. We are still having to correct problems with painting, trim work, screens, floors and landscaping. The quality of the wood used on the screened in porch is poor as well as the facia around the roof. The good thing is they are continuing to repair some of these items. I’m sure the supply chain problems caused by the pandemic was a cause of some of the problems

The Best People

The home buying process was super fun, the people that I dealt with were amazing. Their personality, their care, their effort to make you feel comfortable along the way and go out of their way to handle any hiccups. I love the people that I interacted with along the way. The biggest thing that I have to say is that the quality of the workmanship not even so much the materials is super average. I totally understand that it is a new build and so to counteract the breaking in of the home the team is super helpful with fixing any issues. Quality from the get go could totally be higher but the ...

My new home is lovely, the architecture craftsmanship selections were to my liking! The sales office set an honest expectation for upgrades for the most part. I was disappointed with the design center, as this was a design center I had visited for a home $300k less (about 5 years ago) for another community. The design center was very dark and difficult to view selections. I had wish I had taken pictures from the model to bring, because the rep didn’t really have a clue. I understand she had a lot of neighborhoods to keep up with! But I was playing a guessing game the majority of the time. ...

My home is as expected, some of the workmanship details (edges, door frames) seem rushed, poorly measured and missing touch up paint. But on the whole, the house is great, the building manager is very responsive to fix a few things even after I closed. Wish the sales team had highlighted more the very short window for registering my HVAC. 30 days is very tight considering people are moving during that time.

Pace of Delivery

The pace of delivery was woefully SLOW. The people in the end tried very hard to accelerate the project, but the damage to us financially was done. 6 months of rent at $2900/month, storage at $800/month, and the total inconvenience of having to move everything twice; it was due to be completed est. by September 2021. We placed the contract in December of 2020. So that makes it a year and 3 months. :-( We also had locked in a loan at 2.7% and almost lost it...3 days away from losing it and Pulte Closing Dept. caused major confusion at the end and a lot of gnashing of teeth and a firestorm with ...

Beautiful House but....

Our new home is beautiful and we were amazed that it only took 6 months from the day we selected our plot to the day we closed. Now, having lived in the property for just over a month, we are seeing how they put these houses together so quickly. Everything is rushed, contractors work all hours of the day and night to meet deadlines and it shows. I would rather have waited slightly longer to move in and had more care taken over the build. Our house was also not cleaned properly before we moved in so what we thought was dirt when we did our final walkthrough was in fact damage!! We are ...

Pulte (John Wieland) is a large company and with that comes cautionary tales from previous buyers that helped guide us through the process. The representatives on the ground are great but they are at the behest of the company. We recommend multiple home inspections - post framing, post finish, and pre-final close to ensure everything was completed. Since they are a production builder and not a custom builder there are a few quality issues when it comes to materials but that's the trade-off. Beware of the mortgage side of Pulte and the incentives they offer. Make sure you know exactly ...

Good - but not great

  • Richard J.

Perceived poor (disappointing) rests with executive management; stereotypical of trying to build too many homes in a compressed timeframe and then trying to close them out too fast (with insufficient and or stretched resources). Too many delays, changed schedules, obvious shortcuts and overall disappointing workmanship in multiple areas. I gave 4 stars on some metrics as a courtesy to those field managers that entered the picture at the tail-end as they are doing their best to pick up the dropped balls / issues they inherited. True experience was more like the 3 stars of the overall rating.
