Very very poor quality and construction. Not able to settle down because of repairs after repairs .

starting prices in no way match the model home you are shown. Once you buy and then start the selection process you find out that all the things you liked about the model are upgrades. Choices for standards are way outdated. Before closing you have a 3 hour window to walk through the your home and point out any problems. You can't possibly do this in 3 hours and on top of that we shouldn't have to because all we hear about is the quality workmanship that is put into these homes. We found several items that were problems that should have never been allowed to pass any inspections. Once closed you have 10 days to point out any other cosmetic problems. If any are found after that 10 day window they are now the homeowner responsibility. We have been very frustrated with this builder and would have a hard time recommending. ... More

We’ve been in this house 3 months. Poor quality workmanship. People are very nice but like I said the quality is not there. There are seams in carpet and the carpet does not ware well, walls are painted uneven and marks can be made so easily they use flat paint. When asked to fix these issues their response was, “that’s how it is in the model” but my bathroom was built differently than the model which threw me off when ordering storage. Been here 3 mo. So far the heating and cooling and appliances are fine.

My sales person and others on the selling side of things were great. My community service person is responsive and goes above and beyond, as have the construction managers, even if what was promised took a long time to make happen. The problem is that the quality of construction materials is below expectations for a home in the million dollar price range, and workmanship in general is poor. The attention to detail is lacking, especially in the finishing. From crooked outside windows with gaps in the framing around them to a shower that pools water because it wasn’t put in to drain correctly, I could go on. This builder cuts corners in every way. For example, no drawers in the guest bath, just the false fronts, just to name one. One reason I didn’t move in sooner was that I had the entire interior painted rather than put up with white paint that came off if I rubbed my hand over the wall. The builder representative handling service requests outside of the community representative is abrupt and rude and makes it clear he just doesn’t care. He won’t address concerns he doesn’t have to address, which includes “cosmetic” issues (I.e.,scratched, dinged cabinets) that are discovered more than 10 days past closing date, no matter when the homeowner actually moved into the home. I would never buy another home built by K Hovnanian, nor would I recommend this builder to anyone looking to buy a new home. ... More

This is not the first new home that we've had built, so we have some prior experience, including with custom builds and "cookie cutter" homes. The 2 KH salespeople we worked with were great in all respects. The closing company KH uses was not trustworthy. (one of us was also a realtor with firsthand experience working with closing companies) The workmanship and attention to detail in the home were poor. When quality issues were brought up, excuses were made as to why the something was done poorly, or that it will be corrected eventually (don't hold your breath waiting), or with the excuse that sounds something like "it's just the way things are" and we should learn to live with this. Neighbors have shared similar stories, something we did not experience in other new neighborhoods we have lived in. I will be surprised if this is published. ... More

We were out of state buyers so we were unable to check on our house regularly. We trusted the process and unfortunately we were very disappointed in the final product. The builder rushed to get our home finished and sold. This resulted in our house missing insulation in attic/ceiling, gas not hooked up to our stove, cracks in our cabinets, chipped tiles throughout the house, damaged doors, damaged driveway, broken shower door, and the list goes on. You also have to be ok with a level 2 finish which just gives them an excuse for a poor mudding job throughout the house. I’ve purchased multiple houses during 2021 and 2022 and the final home I received from K Hovnanian was the worst purchase ever. The materials used to build the home are extremely cheap and the finish product was junk. Cabinets wouldn’t align, contractors had forgotten to set up the plumbing die for second laundry, counter tops were in even and wouldn’t align either. Best advice, don’t buy from K Hovnanian. Try different avenues kick Richmond Homes.

buyer be aware.... poor subcontractors, horrible electrical company they used, sheet rock was riddled with silver fish, still dealing with that problem, had to hire a bug control company. poor workmanship..... the sour lemon house

1. The foundation had a chunk of concrete missing. 2. The cabinets in the kitchen was missing paint 3. The walls throughout the entire house was half painted. 4. The drywalls had multiple texturing imperfections 5. The sink pedestal was installed off centered and rotated 6. The side walk and the front porch had a height difference causing a trip hazard. 7. The drain pipe in the master bathroom tub wasn't properly installed which caused the cap to constantly fall into the tub. 8. All of the towel and toilet paper fixture were literally dangling on the walls 9. the drip pan to the hot water heater was bent at a 90 degree angle and forced into place 10. The wiring to the surround sound was installed less than 2inches from the air vent making it impossible to install speakers. 11. The tile near the tub was cut 1\2 inch too short, instead of re-cutting the piece the installer filled it with grout. 12. The refrigeration unit makes a clunking noise each time in shuts off ... Had a horrible experience With k hovanian Mortgage team. They were too many people that we were dealing with and sending paperwork to without any timely response. Very poor communication from their end.

Worst home buying experience I have ever had, Who cares right? the house is sold. My keys to the home were left on my kitchen Island, The sales agent did not even have the decency to deliver the home keys personally, whether she liked me or not, it is the professional thing to do. I have already had the house torn apart due to a water leak, and who knows when the cabinets will be complete. I paid $81.00 with a receipt provided to one of the customer service managers named Jeff for an electrician to come in and deal with a bad arching outlet, I Truly was afraid of a house fire, Yeah Yeah we will deal with that and reimburse due to the potentially dangerous situation and arching outlet presents. At the beginning the buying process was normal until our salesman ( who is no longer employed ) started lying and giving us the run around. After the home was completed and during the final walk through we hired an independent inspector and he found numerous issues with the home and some were even code violations. None of these issues only a few of these items have been addressed but none of the code violations have. At this point I have been advised to contact the Registers of Contractors (ROC) to help us get these issues addressed and fixed. I wish that it would not have to come to this but your company’s unwillingness to fix these problems has finally reached a point that I no longer have any other avenues. ... More

When you sign, they have a clause that says you can’t talk negatively about khov. That should tell you everything you need to know. I have so many issue with my house that khov won’t fix. Gabe/Anthony (project managers) allows such horrible craftsmanship to get by. Josh (warranty) doesn’t want to fix issues. You have a 40% show up rate for when they do schedule people. But they are always unprepared, so it takes 3 months for you to have a shower working. They damaged my walls when they fixed another issue, but won’t fix the wall that is damaged. Allison (sales) lies every conversation I’ve had with her. Amy (design center) gouges you on price. No one at khov wants you to have a nice house. That’s such a bizarre position to have as a home builder. But they are very quick to tell you how much customer satisfaction means to them, unless you need something. Then they won’t help. Issues: Exterior doors are not water tight. Broken countertop Grout doesn’t match Drywall/paint did no prep work, so you can see every seem and tons of nail pops and cracks. EVERY baseboard needs to be replaced. House interior was painted in a non washable paint. Needs to re textured and painted. Air conditioner is broken and doesn’t work on the main floor. I went all winter without heating. Water pressure is bad Paint/caulk is packed into my carpet Missing drywall on my stairs Wiring issues Doorbell makes a horrible grinding noise Bathroom Ceiling fans are weak and installed poorly. Tile has large variances causing tripping They forgot to install pendant lights Neighbor had the same garage frequency so their opener would open my garage too. This was not a great experience for me and my family. If I had to do this all over again I would go someplace else. Double think before you sign.

After my experience I would not recommend this builder. My home was rushed in the end, the process was inflexible, associates were learning at my expense. If I could do it again I would not have made the purchase with this builder.

Awful workmanship. The walls and windows are crooked and uneven. The cabinets and doors have chipped paint and scuff marks. Leftover grout on anywhere grout was used. Uneven light fixtures. Carpet already threading apart. Hole in my wall barely covered with some bad dry wall job and paint…ready to become a hole again. The list goes on and on…definitely NOT worth the price I paid. Contractors were quick to respond regarding my issues and said it would get taken care of but never heard from them again. Nice staff but that doesn’t do much for my overpriced disaster I now call home.

We have so many issues with this home. From the beginning with windows in the wrong place to the island in the wrong place and outlets/fire alarms being buried behind drywall after move in! What a horrible experience this has been. We had our bathroom tiled 2x (7k upgrade) not up to standard still! Backsplash tiled 2x still have issues. Upgraded cabinets chipped and scratched due to not being covered. Workers coming in to fix stuff get our carpets dirty every time. Leak in master spa the first night we moved in, leaked into our downstairs on to our hardwood floors! We could go on and on and after talking to neighbors in the complex sounds like this is the norm! Terrible experience from home delivery to warranty response. It has been six months since my move in. We are still arranging service to be completed. My driveway was attempted to be fixed finally after months of KHOV deflecting issues with it. It is now two different colors and a sore spot in a beautiful brand new neighborhood. It never ends with KHOV. Do not buy!

Executive management are responsible for design output specifications and most likely, the selection of poor-quality tier 1 suppliers based on lowest bid only. Those who have to build to these specs are not responsible for ultimate customer opinion. Specifying 1/4-inch stucco, a "texture delete drywall finish," wavy stucco, facia painted with watered-down paint with no primer, a four-foot-tall back wall, poorly built cabinets that cannot even arrive intact for replacement of the cracked units, pavers that are supposed to block water from the expansive soil with non-polymeric sand, are all the effect of poor executive management that obviously manage primarily according to EBITDA or other IRS based accounting principles.. Such a management philosophy begins with financial numbers and ends with poor customer satisfaction. It's real simple. Expecting any other outcome is insanity. There are issues with the tier 3 suppliers, that are selected at the tactical level, but I would still argue that this is the effect of executive management, not the tactical managers. I disagree with the philosophy that the customer who complains the most and threatens to bring in the watch-dogs is the only customer who gets his stucco re-layered. Thank you for the effort to correct some things I've complained about. I've dealt with some really nice bottom-tier suppliers when they can speak English. I won't recommend KHOV to a friend or family member, but I do recommend KHov hire an independent firm to study your management system and make recommendations for root cause level corrective actions to result in delighted customers. Overall experience with K. Hovnanian Homes was terrible from start to finish. 1.) The sales team members Matthew and Claire were very misleading and dishonest. 2.) The design team Chelsea was average at best. 3.) The construction team members James, Mark and Austin were misleading, dishonest and unresponsive beyond belief. They forced us to close early with the home being far from complete. It took 4 months to complete the home from closing. This all led to a horrible buying experience. I WOULD NOT RECOMMEND BUYING A HOME FROM K. HOVNANIAN HOMES TO ANYONE.

We have never felt so let down and lied to by any business as we have with KHOV. The lack of communication, false promises and follow through with the builders and the absolute worst finish work I have ever seen contributed to a very stressful and anxiety ridden home buyer experience. They tell you what they want you to hear, not what will actually happen. BUYER BEWARE!!

I am so disappointed and disheartened with the Khov construction and customer service team. I purchased a home on February 26, 2021, when I took delivery of my home there was some small minor issues i.e. flickering undercabinet light in the kitchen , and paint touch ups that I was promised would be taken care of in a timely matter that worked around my schedule. Fast forward to today March 26th, I was forced to take time out of my work schedule to allow your teams/trades into my home to “fix” the issues that were already there before I took ownership; those issues have now been furthered as my normally neat and tidy home is neither of those or repaired properly. I was told the work would be competed between 12pm and 4pm, Fast forward to 440 when I witnessed a Sherwin-Williams painter painting one of my interior door is with a can of white spray paint; I politely told Juan I thought it was best that they leave today. After showing him all of the issues that were still in my home that were not attended to even though they had all thought they had been fixed he agreed that there was more damage to my home after they were leaving than there was before they got there. I feel as thought at this point I have done all I can on my end. I have allowed your teams into my home and personal space, and now not only do I have to vacuum mop, and dust everything, but now we have to schedule another time to let more trades in to fix the issues that were worsened today. I have lost time, money and patience, and will do so again when your team/ trades have to come back into my home. Issues; ACrattles, AC blows saw dust and particles out of vents, under cabinet lighting, multiple paint touch ups, broken blinds, doors with ruff patches and excessive over spray, paint drips on walls (4 foot area that is covered with paint drips), carpet bubbles, carpet seams, carpet coming apart at seems, dirty or moldy shower seams, stairwell banister cracking and breaking, scratches and chips in sink/ countertop. ... Sales person/manager/design center need some training so they are on the same page! Quality of work sucks! Contractors maybe paid on the very low salary and maybe not license. Came on some weekends with the contractor family on site kids playing (age ranging from 6 yrs old to 15 yrs old) on my very expensive upgrade flooring....The schedule for some touch up/repair is more than the wait of doctors appointment! Wall uneven and dusty, carpet is not covered while they in and out the house for some electrical issues, making holes on several spot on the wall for electrical access. Those holes they make still visible because of the texture is not the same. Right now still having issues with the cabinets and parts maybe available next month. ... More
