The house is overall nice. The neighborhood is so far nice and quiet, although we were told more families were here. The walls are paper thin, i mean you hear everything. If it's only 2 people in the house that's fine. It also sounds like a bear is on the side of the house when there is any wind or rain. The refrigerator is apartment sized. Walk in closet, walk in pantry, coffee bar, huge master bath shower and partially finished basement are my favorites.

Overall buying experience was excellent, some issues in communicating from project build, like we were not called about initial walk thru before drywall was put up and getting the warranty information on home

When I relocated to Delaware I had decided that I will purchase a resale. After searching around I wasn’t happy with what I was finding. My son suggested that I build a new home like he did that way I can have the things that I wanted. I then contacted K. Hovnanian Homes they worked with me through the whole process. It was not hard as I thought it would be they made me feel very comfortable and addressed any questions and concerns that I had. Thanks again K. Hovnanian Homes !

The overall process was fabulous. As stated prior, the home construction industry has many challenges. The management of resources, manpower and supplies to deliver a new home in a timely fashion is paramount. The KHOV production team has done a great job staying on top of the issues and resolving quickly. The execution of the construction phase, being managed by Tom and Jeff has been excellent amongst the challenges. It's not an easy job, but their transparency and professionalism is a welcome sight.

The sales team was great and very adaptable

The overall process of building a home with Khov in Delaware was a overall smooth process. Where they fall short is their lack of flexibility with structural changes and design options. For the prices charged design options were very minimal. They didn't allow change orders. They didn't offer things like a walk-in pantry, free standing tub, bedroom and closet sizes are small, framing and insulation materials are outdated, blocking between wall studs barely used and cost of structural options were extremely inflated. Their sales people are friendly and approachable.

With exception of the challenges facing the entire construction industry; it is clear, like everyone, delay on the home delivery/closing and turn around communications was frustrating. But we are extremely pleased with the end product, the home quality is excellent, and the customer service follow up in addressing the issues has been wonderful. Special thanks to Dave, the Sales Associate for his patience in dealing with our numerous calls/emails complains of the delay and his support in working us through the process to completion. Also to the Finance team; Tammy, Jessica, Marica for their timely feedback in making sure we closed on scheduled. I'm sure, they certainly don't miss my numerous emails/phone calls inquiring about the raising interest rates, and when can I lock-in...?lol. Finally, Ed and Dar, the construction Team; walk through/follow-up details, and explanations to ensure we're completely satisfactory with the home quality and installs. We appreciated how quickly they closed with us. However, the quality of the materials they used were poor. They had a pipe in the basement which had been broken and they failed to fix it even though they had written "broken pipe" on the pipe. Products they use are cheap and the paint has been an issue. They will not provide you with any paint sample or a touch up kit. There is no move in welcome package. The toilet seat broke only a few weeks after moving int so we had to fix that. They are very flimsy and slip around easily. The sales people requested good reviews which we found unprofessional. Things seem very unorganized. ... More

The builder hires people that don’t care about your home. They do not pay attention to plan details - placement of electrical outlets; deck door placed incorrectly; light switches reversed, etc. Trash left in walls, which we removed; profanity written on front door trim; damaged railings; no sanding of trim. They use standard/ basic systems for the cost of the home- example: well/ septic system - low water pressure; using sand as the base for landscaping. I could go on.

I still can't move into the house. The wind ripped off the shingles , inside the house a lot of touchups, cabinets are damaged, the hood over the gas stove does not work, the stair case with holes and gaps and is not staining well, the workers come to repair and only makes it worse than it was before, main door is not finished, in master bathroom granite and floor chipped. we waiting patiently and give some time to finish all leftovers but after 5 weeks workers comes couple times and leave behind dirt from the putty on the carpet. In general, there is a bad impression of both the service and the quality of construction. Only the sales manager Dave is trying to help. ... More

They do a very good job building the homes, they can do a better job in the master bathroom, I feel like it should stand out a lot better than the other bathrooms. Am still waiting on my garage door to come, it shouldn't take this long to get a door.

Overall we are very pleased with our experience and love our new home.

The sales rep Nick and the construction manager Tom have been phenomenal to work with throughout. We did encounter a few issues and questions along the way and both always remained very professional and helpful and prompt in addressing our concerns.

The process started out well but quickly declined in the areas of communication, integrity and quality. Very poor craftsmanship and supervisors are not managing and being held accountable for workers poor work.

Even the standard home features were very nice! A pleasure to work with throughout the whole process.

They are decent builders. You will not be getting the best workers, but just decent enough. You will encounter some issues with workmanship, and in some cases you will just be on your own with these issues.

Dave, Anthony and the Mortgage Team were Awesome!!! Even during COVID (love, peace & blessings to those affected), Anthony still managed to meet all commitments on time and delivery a quality home! The things that stands out the most is Value!!! We were on a limited budget and were shopping for homes for about 6 months before finding KHov. With the current incentives and the help of our sales associate David, we were able to purchase a new build, in some cases less than existing homes and customized it to our liking. This is the part that Amazed us the most and with the interest rate at an all time low, we were able to stretch our dollar and secure a very affordable brand new home :) Thank you KHov... Honest, responsive and made our buying experience from out of state very pleasant.

The builder was very informative and accommodating with scheduling due to the Pandemic and stayed on schedule as much as possible.The house was very well put together craftsmanship and quality second to none.Salesman and manager’s went the extra yard to ensure that my family was was happy with the end product This was the first time purchasing a home from KHovanian and I would definitely recommend them to anyone looking to purchase a home the experience was Great!!

David and Anthony represented the company extremely well. They both made the entire process for my wife and I exceptionally easy as first time home buyers. Their immediate responsiveness to any/all of our questions was fantastic. Also, very impressed with their knowledge and competency! We’ve already recommended buying in this neighborhood to two of our friends.

Love the house, but disappointed with the design where the wall is behind the basement entry door. I cannot fit or take big furniture items down the stairs because the wall behind the basement entry does not allow maneuvering. If I had known I could not fit big furniture ( couch) down the basement. I would have added the walkout to the back yard as another option. This is critical to mention to new buyers!

Sales, finance and operations were available and engaged during the entire process of home buyig, financing and building.

The process of buying and building a home with K. Hovanian homes has been nothing short of a snowball effect of confusion and disappointment. We came into this process with high hopes and expectations based on our first initial meetings with (sales rep) and (sales manager) respectively, but the shortcomings we’ve experienced with K. Hovanian started almost immediately after we began working with (sales manager) on building our home. Initially, we expressed to (sales rep) in July of 2019 that we wanted a speedy moving process, but we learned that phase 1 was almost complete, and that there weren’t many home sites left to choose from. (Sales rep) had assured us that while phase 1 of the building was coming to a close, phase 2 would shortly begin and we could have one of the top picks for a lot. This being our first home, we wanted things to be perfect from start to finish, so we decided to take her advice and wait. Roughly a month passes by while we’re waiting until Phase 2 to start, and we hear from (sales manager) that there would be no phase 2 for this community. At this point we expressed our disappointment to (Sales manager), and explained that we felt like we were receiving the short end of the stick because were told to wait for Phase 2 and other specials/incentives phase 2 would bring, which (sales manager) replies that not only will we have to choose from the picked over site plans, but that we also missed out on the incentive that was being offered in the summer with waived transfer tax. At this point this wasn’t a total deal breaker, but we, as the customer, felt like something should’ve been honored for this confusion. We asked (sales manager) for different options to make us feel valued since we had already missed out on so much, only for her to come back and say “my manager said it’s not in the budget”. We again, were turned down and disappointed. Once we decided on lot 87, which was among a very small group of choices, we had asked (sales manager) if closing costs could be rolled in to our loan, since we were not offered the summer special of waived transfer fees, and she said yes. Come to find out in December of 2019 from (finance manager) at K.Hovanian finance, we cannot do this, but when we questioned (sales manager) she says she never told us that, and that we “should’ve got it in writing”. We met with (sales manager) in August 2019 for the signing of our contract to begin building, with an estimated settlement date around February 21, 2020. October of 2019, after 2 months of us believing our home was in the process of being built, (sales manager) calls to tell us that lot 87 was no longer available, and that we had to pick a different lot from three completely different lots, none of which were offered to us when we sat down to sign the contract back in August 2019. We expressed our concern with this sudden change, and how uncomfortable we felt moving forward after this was kept from us for such anextended period of time, and threatened to go to a competitor. (Sales manager) was somehow able to get us lot 87 back the next day. From this point through December, we had absolutely no idea the status regarding construction of our home due to lack of communication by (sales manager) weeks on end. (She would call us after we would reach out and say "I have nothing to tell you”). We finally knew the status of our home and the process of ordering materials began around the end of the month in December of 2019, which is only due to me calling corporate and escalating to VP of sales . (Sales manager), after learning that we contacted (VP of Sales) ,called me and said that the only reason the beginning of construction took this long is because we did not pay full down payment yet. This comes after the fact that she told us before we signed the contract that we can do a payment plan for the deposit, so once again, (sales manager) is providing false and slightly demeaning explanations. After escalating all of these issues to the corporate office, we were told that VP of sales for this region (VP of sales) would reach out to us and come up with a solution for us. His solution was that every Monday we would be contacted by (construction manager) and (sales manager) with a status update of our home. For two weeks we were left to wonder yet again 'what the heck is going on with our home?'. (Sales manager) failed AGAIN to communicate. We understand now that (construction manager) was on vacation. Our experience has been a total nightmare. Our first experience as homebuyers is a complete disaster. We feel that we should have continued renting. We don’t feel we are getting a deal, we feel ripped off and left behind. We want someone to make it right for us and restore confidence in our decision to build with K Hovananian.
