The workmanship was average at best. Plenty of areas where drywall was very poor and had to be re-done. Paint job was not great. Fireplace had to be re-set. Many other minor items, but most are being addressed. Garage door — some worker mistakenly drilled holes in the wrong panel. He should have admitted his mistake. At least it was the same panel that was also dented. Eventually it will be replaced. I have purchased new construction before and that home was built with much more care and quality.

The only confusing area in our whole experience has been who is in charge of what area when you make a service call. Even though you only call one number, you end up being told at times that what you're calling about has nothing to do with warranty and that it is a the construction manager's responsibility to handle this issue...complicated by the fact that I have had several different individuals calling me back about the same issue...would be nice to have one point person. Homeowners should also be told in advance how the service desk process works...not being given just a number! Response time to tickets needs to be addressed as well. ... More

Our home is beautiful. I wish we could have picked some of the items in our home, but overall it's very nice. The sales person lacked significantly in communication, and the guy we walked through our new home with made a bunch of promises to fix things that haven't been fixed yet. He hasn't provided a date for when these items will be fixed yet. We did submit the issues through the email provided. Everyone seems nice, no one seems to have authority or follow through. The community is beautiful overall, and we're thankful to have our home.

Started the process of buying this house in July 2020 did not settle until November 2021. The global pandemic along with supply chain and labor issues were significant factors for our late close. Our initial superintendent left the company and our house was neglected and not worked on for months as homes around ours were completed and closing. We traveled to Delaware every weekend to address these issues as other homes around us began to close rapidly. Shoddy foundation and interior finish work held up our close as we refused to settle until major issues were fixed. If we had not been proactive with our house, it would probably not be finished today. Stay on top of your superintendent and his boss to complete your home .Our advice is to address all issues and refuse to settle until your home is completely acceptable to you. Hire an outside inspector prior to settlement who can help uncover any issues that need to be addressed. Do not get pressured into settling on your home until it is perfect - you will then get in line with all the other homeowners in this development who are waiting to have their punch lists completed. ... In and of themselves, KHovnanian is an exceptional company to do business with when considering purchasing a newly constructed home. That said, some of the tradesmen outside of the company that are involved in the construction leave quite a bit to be desired. Shoddy work caused us to have to contact Home Services numerous times within the first 6 weeks of moving into our new home which was frustrating. That said, KHov was incredibly responsive and corrected the issues in a timely fashion. We do recommend them as a builder, just watch the outside tradesman like a hawk if possible.

The KHov finance office was not a good experience. The KHov sales rep gave us some incorrect information. We have had three different project managers as KHov builder reps, for the most part they took care of our initial issues but since we’ve pasted the 45 day mark we can hardly get anyone to answer a phone or email. We still have a list of items from the state building inspector that has not been corrected after being turned in 30 days ago.

Too many corners cut on materials for a fairly high priced home.

We were told new lots would open in the next phase but there always seemed to be a delay, Once construction was under way things moved along. Design and options selection was a big sticker shock and cost way more than we anticipated. Builder would not commit to a closing date until 2 weeks prior pushing out our loan lock in date. Because of the tight timelines the crew is held to and then needing to meet their commitment to us to close on time, the quality of the work suffered. The subcontractors this builder used not only need to care about the quality of their work but ensure their work does not harm prior work and cause re- work. Had multiple punch items at closing. KHOV loan team slow to follow up on documentation and we had to follow up multiple times to make sure closing would go smoothly. In the end we have a beautiful home for the money. ... More

When it came time to select our new home, we looked at many options before falling in love with the KHov design for the model we selected. It was really a perfect fit for our needs and we really enjoy the house now that we are in it. The purchasing experience was great, and Victoria was simply awesome and extremely responsive. We used KHov Mortgage due to the incentives offered. Our main contact was very helpful, but the work behind the scenes was very opaque with some mistakes and it was not a good experience. Our construction manager was a pleasure to work with, keeping us well-informed throughout the process and taking the time to send periodic progress pictures, which we greatly appreciated. We completely understood the pandemic-induced construction delays that pushed our move-in date by months. Given all this, it was a fairly good buying experience, despite COVID, but the part that matters most is the quality of the house you actually move into. This is my third new construction purchase, so I expect a decent number of punch list items. Past builders addressed most reported items within a few days and I expected the same. What we encountered was a host of quality issues that went beyond the cosmetic. Service requests raised with KHov sat for more than three weeks before anyone even discussed them with us because their service department is overwhelmed. The double whammy of peak demand in a hot home market and a rekindled economy that has put the construction labor force in tight supply has made it really tough for builders. It seems like many of the trades are over-scheduled right now, more inexperienced people are holding jobs, and materials are hard to procure in a reasonable timeframe. Given this, our somewhat disappointing service experience may not be so much a reflection on KHov solely and could well apply to most builders in our area and perhaps beyond. The options such as flooring, tile, fixtures and granite is very outdated and limited selection. You need a new designer for the 21st century. Workmanship was very good and construction team was excellent.

We bought this home together... Judith C. and Douglas M. We would rate the overall experience as average AT BEST. Sales process was good. Picking finishes process was above average. Many communication issues occurred prior to ground breaking, which was very late, which ended up costing us much money and frustration. Once construction began, things went pretty smoothly, though we found the workmanship in many areas disappointing - grouting / caulking poorly done or not done at all, electrical and heating and air conditioning workmanship haphazard in some places, painting of trim and doors was very disappointing and inadequate as was some detail carpentry. As the house went up, and the opportunity to change electrical outlet placement and light fittings SHOULD have still been open, it wasn't. Several options we could have selected were not verbalized to us, so we are paying to have it done after the fact or just doing without (gas piping into laundry room, vaulted ceilings, window in guest bath...) Landscaping was a nightmare and still is unsatisfactory. The construction manager tried in some cases to be helpful, but said his hands were tied. In other cases he was non-committal to fixing obvious mistakes, that, in our opinion, should have been fixed before we even saw them. for example the railing on the stairs to the back porch was placed in the middle of our dining room window. on other occasions he was very willing to get things fixed, especially after we had a home inspection by a 3rd party. We are still dealing with a dripping A/C register in the loft, that should never have been a problem... On the exterior, there are several areas where the concrete work was done using 2 different shades and looks lousy. Based on this experience, we would not hire this builder again as they do not really walk their talk... sadly. Given a 2nd chance, we would remodel an existing home, before having a mass builder like this one do one up from scratch. ... More

Communication was pretty good in the home buying process but lost closing not very good. The paint and mud were very, very poorly finished. That’s been our biggest disappointment.

The builder was untimely in delivering the home however it is unclear as to the impact of Covid and workers.

Overall I understand that this was an abnormal situation when you build a home during a pandemic- I get it. However, the follow up of our questions was poor throughout the process from our project manager. Even after closing, we rarely get a response when we reach out to anyone from the construction team regarding outstanding issues. Happy with the home so far, but the process could have been better.

The sales person and buying experience was very good. However, the building process was not as good. Building and finish of the house was delayed by 6 months. Construction managers were leaving frequently. Seems like they could not keep up with sales. Lots of last minute scrambling before settlement, cancelled settlement at the last minute and now post settlement very slow to address punch list items.

The home I have is OK but not great. The home buying experience is disorganized and not well managed. It seems knob is a co!election of units not in any cohesive. Fixing what comes after the sale is a lot of excuses for not doing things like calking or uneven heating. I could do a better job than current management and I am a retired engineer.

After two full months in this house the floors have a bounce to them. Enough to have objects fall from a cabinet in a different room. There’s unfinished trim on cabinets. Light switches located behind doors. Questionable soundness of structure in exterior garage wall. I’ll assume the architect/designer does not live in one of these homes. I’m told the house needs to go through two seasonal changes. Time will tell.

I previously owned a KHov home in NJ. I owned that house for 26 years and would take it back in a heartbeat. I have been extremely disappointed in the quality of my current KHov home in Delaware. I’m not sure if it is the lack of codes or just the enforcement in Delaware. I don’t know how this house ever passed inspection. The quality of the home I currently reside in is way below the standard KHov homes I am familiar with in NJ. Also they have expanded beyond their capability to provide quality service to their current customers let alone any future customers. They lack enough personnel to handle all of the issues. I would them to know that the workmanship was deplorable. Josh, who unfortunately left the company was responsive and interested in correcting the problems by holding the worker accountable. I was very upsetting when he left. Logan is outstanding, however he is overworked.

This is a terrible company, and I would not recommend them to anyone looking to purchase one of their homes or build one. Except for the sales team, the entire process was nothing but mistakes and excuses for why things were late or done incorrectly.

Will never buy a Khov home again!

THE SOD I MY BACK YARD SEEMS T BE DEFECTIVE. THERE ARE SMALL PATCHES OF GREEN GRASS & THE REST SEEMS DEAD.THE ARE TRYING TO SAY IT IS A WATERING PRPBLEM YET THE FRONT YARD IS FINE BRCAUSE OF MY CONSIENCIOUS WATERING. IF YPU LOOK AT THE BACK YARD IT CERTAINLY LOOKS AS IF DEFECTIVE SOD WAS PUT DOWN.
