We chose this community over a nearby community because of the builder's reputation. We were misled on many occasions. Do not even consider using the builder's mortgage company. The mortgage company was unprofessional and their rates were not competitive. The mortgage company was not at all transparent on the rates until the end of the process. 3 months after moving in we are still waiting on getting the grass planted in the back yard. Some of the grass that was planted is already dying off. The workmanship was terrible. I've seen better painters in the high school shop class. The sheet rock crew was not any better than the painters. The appliances are crap and were not installed correctly. Many issues we identified should have been caught by the builder before we reported them after taking possession. The salesperson and building manager gave us incorrect information on multiple occasions. The HOA is still not and running. Home owners have reached out to the builder to ask about several issues with the HOA, we have pointed out that the bylaws state the first annual HOA meeting was supposed to be held January 31 2026 but they refuse to hold a meeting. As it stands homeowners are paying their annual dues with nothing to show for it, but the builder sure is happy to pocket that money. If you decide to walk into a sales office walk out, if you decide to stay ask them for the bylaws that will govern the half million dollar home you’re about to purchase then ask your self “if KHOV won’t honor these bylaws what else will they refuse to honor?” ... I reported the patio issue, where there is a crack crossing the entire patio and there also a crack across my neighbor’s patio. The two cracks are connected, showing that this is the structural problem. What is not acceptable is that they said this is just surface fissure. AND NOT DOING ANYTHING ABOUT IT.JUST PASSING THE BUCK. Would you accept that you paid for a brand new house and this is how they handle it!

Construction manager, Collins, doesn't respond to text on lines of property and Fence removal. Three warranty request were paused by Mike, no follow if I don't have immediate date to come to my home by one person. The request was for water, cooling, floor leveling, and GIF not working on all my bathroom.

My experience with purchasing a home through K Hovnanian was seamless. They walked me through the process every step of the way. The sales person stayed in communication with me throughout, even after I moved in to ensure that I was settled.

K. Hov homes are of great quality. I was very pleased with my new home. Every person I came in contact with during the buying process was awesome. I love the incentives they offered during the buying process as well. Thank you K. Hov for an all around great buying process!

Since purchasing this house, I’ve noticed a poor quality build using cheap materials. Only two months old, and things are already falling apart, including the cabinet, dishwasher, and especially the AC unit. The cheap vinyl flooring looks like a vinyl tablecloth that tears easily. There are many other issues to mention, but I’ll spare you the details. Don’t be fooled by those paid reviews that ask you to give them a 5-star rating. It’s a one-sided relationship, like scratching your back and getting scratched in return. I hope you understand what I mean.

The whole buying process was just amazing from scratch to move in every single individual did an incredible job. I honestly enjoyed working with Tara and Nick theirs services is great and willing to help with any questions or concerns.

We would recommend you look around. We do not recommend these new homes. The builder has little respect for the homeowner, very different from what they would like you to think. However, their project manager on site and K.Hov warranty manger are the only reason we can give them any stars! The go beyond the call of duty when helping and fixing any issue we have. They have a very hard job, cleaning up mistakes made, and they both do it very well, with patience and kindness! There are better built homes for the price. We cannot recommend this builder anymore, especially after blasting that they did not warn owners about. They do not have any respect for the homeowner, and it shows through their sales staff and the upper management who make the decision! And last, these homes sit on train tracks that run nonstop, especially during sleeping hours. Our house has many issues, and it is so much work trying to keep up, we can't even unpack and enjoy our new home. ... More

The home buying process was and dealing with the KHovnanian staff was a pleasant experience. After being in the home for three months we have discovered multiple issue's with the build quality, such as cracks in walls and grout, broken and non aligned cabinet drawers, bowing floors and excessive movement in floors. There has been notice by contractors that incorrect materials have been used to support the floors and the load bearing structures. We are currently working with the warranty department to attempt getting these issue's corrected.

First, I would like to highlight that Tara and the Construction Team (Tony and Nick) were AMAZING throughout this process. Tara has always made herself available even after we moved in to assist with any issues we had, and so has Tony and Nick. While we expected the normal hiccups that come with a new build, we did not expected the Homeowner Services team to have such little compassion for a pretty serious electrical issue. After reporting a recurring electrical issue, we were told the issue was fixed. We then left town for 4 days only to return and find our fridge and freezer completely without power and everything inside spoiled. Our two-month old baby lost 500 ounces of breastmilk. When we reached out to the Homeowner Services team, Derek and Mike, we were met with little compassion and no accountability. They later explained that there were issues with the breaker being overly sensitive, but this break was required by county code. An enhanced breaker was later installed. However, KHOV refused to offer any assistance for the items lost and the Director, Mike, didn't even offer an apology.. only explanations focused on policy and technicalities. KHOV told us the issue had been fixed knowing they were dealing with the overly sensitive break issue in multiple homes. They could have at least warned us that it could happen again and explain the breaker issue to begin with. Secondly, we aren't too satisfied with the HOA Company (National Realty Partners). The monthly expense for HOA is pretty expensive, yet we have no street lights or dog stations. We also were told the clubhouse will not be ready for another year. Overall, the home buying experience was great. The quality of the work is pretty decent as well. If only things worked as they should. Not sure if I would recommend anyone to KHOV, and we certainly would not use them as builders again, simply because of the lack of compassion from the Home Services team. ... More

Delivery was on time as predicted before groundwork had even been started. Quality was excellent and no problems found after 3 months of living there.

Chris MacLaird was excellent throughout the process, responsive and achieved results to address concerns to satisfaction. The rest of the build team to include Max Palomeque were also attentive to our concerns and was thorough through the initial inspection and gold key. The team has also been responsive after closing and has checked in with us multiple occasions to ensure we're settling in without issues. Structure-wise, K.Hov uses quality build materials above standard and has floor plans designed with multiple considerations in mind to address comfort, ease and efficiency.

Quality, finish, and neighborhood environments are excellent. KHOV offers, luxurious finishes, spacious layouts and stainless experiences for new homebuyers.

As much as I am happy with the experience of buying and the quality of the house, I am disappointed with actions taken to resolve my issues. I have to live with squeaking floor, caulking that has gone bad, since the first month, in the kitchen, stairs and bathroom till the end of the year. That’s when I get a courtesy visit to fix these issues because I am only entitled to 1 visit!!!! I was told they can send someone to fix these things but this will be it, I loose the 1 time end of the year visit to fix popping nails and other issues. Meanwhile I just have to live with the cracks in my kitchen and squeaky floor for months. By the way these issues were addressed during the first month we moved in. These issues are not part of a courtesy visit, these issues must be fixed right away!!! ... More

I had a great experience throughout the entire home buying process. The whole team I worked with was extremely helpful, knowledgeable, and responsive. They made everything feel smooth and stress-free from start to finish. I truly appreciated their support and guidance and would highly recommend them to anyone looking to buy a home.

The overall house is nice. I feel like k hov should put poles lights so that it’s not pitch dark at night and maybe a playground for the kids. Everything about this place is dark and old school except the new houses. Not sure of how long I will stay. Not to mention very few places to eat out and the Walmart is like going to petco too many dogs. I feel like I’ve left civilization and it’s hard adjusting. I wish that I would have chosen Ryan homes in Culpeper and that’s only because of the location. Also why is it that none of the bathroom showers have a place for soap or towels.

The sales person and building manager were fantastic through our purchase process. We were so excited to purchase our home. Once we got into our new home it has been total chaos . We saw things we didn't see during the walk through, however the building manager has been understanding and trying to take care of some of the things we found. However there are some major issues which are costing us money. The esthetics of the house is catching. I kinda wish we didn't buy this house. Check out your cabinets, look behind your stove. I always clean behind my stove and refrigerator. I pulled my stove out and found they put a damaged cabinet in and my bathroom cabinet had a large screw in it and when you open the cabinet door it looked like it was going to fall off. When you're looking to purchase a new home look in places they wouldn't expect you to look to make sure there isn't any shady work. We've been in our home 3 months now and we're not satisfied. ... Sales team is great. Supervisors on site are awesome. Warranty process is quick but not. They respond quick but it takes several visits from several trades to address issues. And some are ongoing issues about same item. It seems that everybody on the team is working hard but they could use a few more employees to help with their workload.
