Condo building is not very senior citizen friendly - garages too narrow, doors to trash & storage rooms & garages are not handicap accessible. Even if you are not handicapped, the narrow garages making getting out of a medium-sized SUV very difficult and doors in common areas are heavy to open, and if you have something in your hands, forget it. Three of my neighbors have had issues in first 90 days with their units as have we. Issues were fixed, but not a pleasant experience.

The good: Let me start off by saying that Matt and Everett are amazing employees for KHOV. They go above and beyond for each homeowner. It is a great pleasure in speaking with them and knowing they care in helping out. Matt drove to the condo on his day off to help me out with getting me into the building so Verizon could install my internet. That is the level of customer support which is extremely appreciated though not an expectation by any means. The bad: This condo was 8 months overdue and KHOV senior management was not helpful one bit. As a customer it was incredibly frustrating to deal with the company who would not release an estimated completion date based on circumstances they were experiencing. I couldn't care less about how delayed it was, I just wanted to stop paying month to month lease prices because the rates were astronomical ($4,000+ per month) and moving 3 times in those 8 months. I would've been perfectly happy had they said its going to be delayed 4+ months. That way I could have signed a 4 month lease somewhere and paid a lot less rather than getting an email that says, "hey it might be done next month, but we don't know" Which is why i was forced to go month to month on leases. I expected them to be more forthcoming with information and provide semi-accurate dates based on where they were at that point in time and based on what was going on at the time. Next up KHOV financing. They were the worst bunch of folks to deal with. Usually financing departments call a month before hand and lock in the interest rate. KHOV financing expects you to call them and hound them for paperwork and locking in rates. They are slow to get back to you and show unnecessary attitude. They are incredibly unorganized and unprofessional. My closing cost jumped by $3000 without explanation, and I found this out the day of closing. The only way I got an explanation was because I called them to get one. What made it worse is that the day before, I was told my closing cost would go down by a couple of hundred. The condo - It looks beautiful and I like living here. However, there were 40 issues with it that I had to get fixed by continuing to call Everett. Apparently they "did not rush" when making this building, yet my condo had 40 issues. Electrical socket was loose, paint was sloppy, they installed cabinet doors that were clearly not drilled in the right places initially, covered up and then the correct handles were put on, cabinets took a beating in shipment or installation because some of mine have visible cracks going all the way down the side. The builder met each milestones in the construction process. Builder informed us of any delays and was able to make the lost time to complete the house on time. On few occasions, we had to follow-up with the builder.

My 3rd new build and the overall workmanship and materials are below average for new construction. Pretty disappointing for the price paid. The paint chosen is literally the worst, it wipes off just by brushing it with your clothes. Not to mention the painters, it seems like a four year old could have done a better job. Paint on the floors, in the carpet. Trim paint on the walls, wall paint on the trim. We had(have) places where the grout does not match for all of the same tile work. The color of grout doesn't even exist anywhere in our house. Had to spend multiple hours cleaning and fixing carpet, Khov did not correct it when pointed out. Same with the paint on the floors and handrails. It became more of an issue asking for it to be corrected than just taking care of it myself. ... More

I was disappointed to learn that KHov left a dirty filter in our furnace at closing, It was clogged with what appeared to be drywall dust mostly. This is unacceptable. I guess because it is out of sight the culprit didn't think anyone would notice. This one thing prevents me from giving a great review.

McDaniel ll Townhome. This has 3500 square feet and a desirable floor plan. The craftsmanship was not what we expected for a Townhome in this price range.

Until you actually live in a home for a while, you don’t notice all of the issues that escape you on your initial visit. Walls were not properly prepped prior to painting. I use blue tape so as not to put marks on the wall itself. When tape is removed the paint comes with it. Painters were sloppy while around trim work (paint on floor). Front door casing not level which allows light and air in. Cheap vinyl flooring. Cracks in ceiling where tape is coming loose. Little things like this annoy me because it appears there is no pride in what is produced and supervised.

Make sure you get the radon tested before you buy a home -- K. Hovnanian is very quick to deny any responsibility for it. Some of the K. Hovnanian people were very responsive to our needs, and others were less so.

The home seems built well, but during the sales process, the sales agent was horrible about getting back to us with answers to questions or when we needed to make changes. The home seems to be built well, and through the process the construction manager was pretty good. But we've had a couple issues (mostly completely dead sod and plants right at settlement) and these things still aren't resolved. I keep getting told they'll be done, but it's been over a month and nothing has been done. Followed up a few times and I just get long winded explanations and excuses.

There is too muc turn over and issues are not resolved. There were short cuts made and many mistakes. The garage door has never been fixed. Orlando and so many other good people quit because they were overworked and underpaid. The buyers all suffer as a result.

The poorest quality home I have ever bought. It was supposed to be new but the quality of the crafmanship leaves a lot to be desired, specially the painting job, sloppy and poor quality paint. The paint over frames is full of crumbs, that will require sanding and repainting . I was told that buy as it is after I had put my downpayment. The person responsable for responding to issues was excellent, The windows would not open and they came and fixed them almost all. Problems with a breaker they also fixed, overall very responsive.

Great floor plans and locations.

The basic materials used in half a million dollars house a joke.

When you build a home in 4 months, don't expect quality craftsmanship. Lots of interior issues - drywall/paint defects. Landscape is a 3/10 at best. Sprinklers not sitting flush with the ceiling. Lack of customizing. Overall, I wouldn't pick a KHov build for our next home.

Our options regarding architectural design of the home were not explicit right from the beginning. The visit to the "Design Gallery" as well as the "Sight and Sound" agency, where selections of the "Digital Communication Systems (including Security and phone/internet providers), shapes, styles and quality of interior fixtures' materials and other "finishing" specifications ought to have been done and customers' preferences pinned down and priced out before binding Sales Contracts are signed. This is because we ultimately signed the sales contract agreement and paid the required deposit before visiting the "design Gallery where some of our needed selections were unavailable. The salesperson insisted that since the contract had been signed, our choices were limited to what were available. Otherwise, failure to choose from the available limited options, would lead to forfeiture of our deposit. Two toned interior painting of the home which was marked to us in the sales brochure, was discontinued when it was time to build our home. So only one tone color paint was used for our home. Thus we felt short changed. While waiting for completion of our home, the company in the interim, had a special sales program that lowered the sale price (by $38,000) of the same home model as we bought . The sales person refused to make any adjustment for us to synchronize with the advertised new sale price., This refusal occurred despite the fact that construction of our new home, was yet to start. It was nice that the builder completed the home construction on schedule and we moved in as planned. ... More

Initially when we were first looking at the properties all was wonderful, then our representative ghosted us days after closing without a word when we needed her most, we noticed the poor craftsmanship of the home almost immediately after moving in, doorknobs falling off in your hand, constant knocking noise from the walls, paint splatters on floors, doors wilted all around with dents an holes, carpet pokes, tiles separating, grout splatters, leaks, electrical issues, the list goes on an on. We expected so much better from KHov, they really need to put more effort into the quality of their homes. ... More

The buying process with Khov should have been straightforward, but we faced several challenges. Our salesperson was not helpful, and the tight schedule made it difficult to thoroughly review the contract, closing details, and warranty information. There were discrepancies in the final delivery, and negotiation was off the table. The salesperson has since left the community, likely moving to another. Overall, it was a stressful and disappointing experience purchasing a new build with Khov."

Have some problems with the house that could of been avoided if the workers pay attention to details. Problems such as leaking. The workers wants to build too fast to meet a death line even after I told them to take their time but to build a quality product.

I purchased this home at a reduced price on a county program. Maybe I received subpar service/products because of that. Either way, I would NEVER purchase at full price from K.Hovnanian based on my experiences with the salesperson, the construction managers, and the warranty manager.

Do not trust them when they say their home inspector is top notch. We have found a lot of issues since moving in. A lot due to poor workmanship and no quality control on the work being done. That said they are super responsive to issues which arise and work to fix it. But it’s a headache that should have been taken care of before hand. In closing, hire your own realtor to help you and no matter what get a home inspector.

Having lived in different parts of the country, we’ve experienced many different developers, and builders…none as poor quality and value as K.Hovnanian homes. After viewing the models, we were extremely hopeful and excited to build, during some of the building process and once we moved in we realized that many of the design aspects and quality were simply not up to par for the price paid. This sentiment has been expressed by several of us who have recently moved in. While there are aspects of the house, we like there are more design and quality aspects that would cause us to run far away from ever buying with K. Hovanian again. ... More

Did not go as well as planned but the major issues were with the Mortgage company. Way to many issues to list but it was an absolutely horrible experience. Some issues with the building process but that went pretty well and we settled on time. Mistakes were corrected and some had to do with supply chain issues.

Our experience was one delay after another. We have great disappointment in the deliverable. The bright spot in this experience was the Community Senior project Manager. He seems to experience and very personable.

Too many issues with poor quality of workmanship & materials for a new home in this price range.

Had worst home closing experience for my property I had purchased in Virginia. Hand off and co-ordination was a total chaos, disorganized experience. Encountered Construction issues and it took weeks to bring it to closure. Poor management oversight and ensuring quality of the construction and warranty resolution. My advice to the management is Customer service can be lot better and closely monitor construction issue resolution.
