Builder not very flexible with ideas outside of their cookie-cutter plans.

Better than Ryan homes

We got a bunch of issues that we have brought up to our contractor. So far we have been told that we should report them all before end of year. We got exposed electrical wires in are garage. The general contractor was switched out on us. Issues with so called premium lot.

For the most part was a good experience. Lisa was amazing and super kind she helped us design out perfect home and answer any questions and if she didn’t know the answer she found out. Ryan was also amazing and kept us updated weekly. We was sad when Ryan moved. Only complaint I have is when we moved in furnace wasn’t working and we let the builder know over and over told called the company to come fix it. I assume it was the hvac company slip up but regardless got to the point where I got it fixed. Also on of our plugs by the stove keeps tripping which isn’t safe and should been checked before since we wouldn’t of known during walk through. So have to go through home warranty on the issue we will se how that goes and don’t have to much hope on the 11 month Inspection but I hope I’m proved wrong! ... More

Look into the contracts very well.

Overall, a good experience… we were not a fan of the transition from production to warranty… we found several small issues that our construction managers could’ve handled quickly and easily after moving into the home but they more or less turned their backs on us and insisted we contact the warranty department… we understood they needed to press on with the continued development of our neighborhood, but little things like that go a long way for customer satisfaction and will play a part in any future home buying needs, along with recommending this builder to family and friends…

All the the people that represent KHov were great to deal with from our sales person Leah, to Kelli in the design center through Steve and Jacob our construction managers. Updates were provided as promised and easily understood. Steve was awesome to deal with! Rough carpentry was actually a little better than we expected but we do have some concerns based upon what friends and neighbors told us of problems they experienced a year or two down the road. Time will tell what if any issues we experience. Finish carpentry was nothing spectacular and we feel could have been done better. Paint job was ok but what we didn’t understand was when they said the walls get 2 coats of paint we didn’t realize the 1st coat was actually what they considered the primer coat. Warranty has been very responsive to the few issues we have had to date and easy to deal with. The steps leading up to the gold key orientation and closing were very disappointing in the presentation of how the house was cleaned and prepared. We were not happy with the cleaning and the cleaning contractors that were used were not good. Anyone purchasing a house should be prepared to spend a good day or 2 cleaning. There was no sparkle! We love the house but for what a family pays for one of these homes the new owners should expect and receive a home that shines from bottom to top. ... More

Steve has been a great help throughout the whole process very responsive. Unfortunately other than that construction managers have been moved around and we eventually had to have Keith involved and now have his direct contact so hopefully things get fixed 7 weeks after gold key presentation.

Before the keys are handed over make sure everything is ready for the homeowner

Builder Profits by offering lowest acceptable material and quality and cuts corners wherever possible. The lack of options for better quality paint and material is disappointing.

The purchasing process was a breeze, after that; not so much

We had several minor things that need repair. We moved in July 20th and are still waiting to have these issues resolved. They are minor but it is aggravating that we can’t get someone to fix these small issues.

We built in a new home the before the build process went very smoothly. The build itself went fast and was completed ahead of schedule. We have run into few issues since moving in and every time someone comes to fix or repair the issues we’re told it’s not their fault and someone else has to come. Only to ignore the issues in the home.

Sales manager (Marlene) and construction manager (Keith) were great. A few bumps along the way, but that’s to be expected. The recommended mortgage broker was a NIGHTMARE. Would not recommend him to anyone.

Overall a good experience. There were some minor hiccups and misleading details, but not that big of a deal in the end. I feel I got a great home for a great price.

So the staff determined that my first review had to be redone because I named directly who was the problem. Well how else can you fix the problem if you can’t identify it? Let’s just say we are extremely happy with the house, but completely unhappy with the loan process. The financing process. The unnecessary stress process from there person handling the finances. I hope this is better and complies with your restrictions.

The lines of communication were lacking during the build. Many upgrades that a typical person would like were not options. Once the process started there were no changes allowed. Once the house was completed the yard was never graded and remained a mess for months. This builder doesn’t help with the outside at all, even though they tell you they will. After moving in, there are design flaws with kitchen storage and electrical outlets in the master bath and the basement.

Overall bad experience building a new home. The mortgage and title companies they make you use lack severely in communicating with their customer. The sales consultant, design consultant, and construction manager, Sarah, Jocelyn, and Joe, lacked empathy to issues we had and at times could be down right rude. We have been in our house for a little over a month now and are having contractors come pretty much every weekly to fix issues we’re finding. I’m sure this is not uncommon for a newly built home but I feel this whole process could be improved if the customer is allowed to come and visit their home until the day they get their keys. My biggest complaint is that we moved in February knowing that we would not have a yard or driveway until spring. It is frustrating now to see quick move-in get landscaping and a driveway,prior to those that have bought earlier in the year. We did know that if your home closed after April prior to you moving in, you would have to have a driveway and landscaping completed. I understand that, but I don’t understand why you continue to build homes that have not even been sold and you’re not completing the work on homes where families moved into prior to April.

Overall great company for building modern homes, however dissatisfied with the inability to make slight changes to the floor plan, and charging for the 2nd outside garage light was petty. Poor choices on countertops and flooring. Items that should be part of standard are added as upgrades such as normal size toilets, etc. The paint and cleaning were very poor. The house was delayed by a month due to incorrect plans submitted to the city, with no sense of urgency or any offerings of compensation (I paid hotel room an extra month). Other than apologies and it’s only an estimate on delivery, no efforts were done to bring it closer to the due dates. Our building manager forgot all about us the moment he gave us the keys..moved in Sept 2022 and still no grade approval no explanation no follow up.

It was not understood about the timeframe involved in picking your selections. When we thought we had 3 days to cancel the entire purchase - it was 3 days to make any changes to the initial construction floor plan. We wanted to make further changes after the 3 days and were not allowed. Didn't make any sense since the plans are basically the same and no monies were spent. The appointment from the initial construction choices to the appointment to pick your selections within the house should NOT be far off. This will allow you to know the Total amount that you are really spending - up front. Our basement sump pump broke during construction and the basement flooded causing major damage to the concrete finish and further damage was caused by the construction crew using acid wash trying to fix it. It has been a big struggle to get resolved - still waiting. Our home looks beautiful, our basement looks 40 years old and looks like a dungeon. ... More

To start off there are only 2 outlets that were put in my entire basement. So I will eventually need to hire an electrician to install more outlets. The master bathroom had the cheapest worst looking single vanity I had ever seen. I had to buy a new double vanity to put in & hire a plumber. There is so much wind around that there is noises that happen right outside the master bedroom bathroom when it’s windy. They did not tell us about sealing our countertop in the kitchen so I had to learn the hard way. I figured they would have had the countertop already sealed for us when buying a new home, or at least tell us about it. There was also a wooden block stuck under our carpet for a while before somebody came out to remove. ... More

We love our new home; however communication could have been better and felt our concerns were brushed off. Paint on walls and wood trim SHOULD have been done better.
