Good Builder , Recommend other to buy home from K Hovnanian

I had a great experience with the sales offices - especially Joe. They listened and answered questions over and over again each time I asked with a smile. The construction team - especially James were amazing. Going above and beyond to ensure that we were satisfied with the work being done to the house. The only unpleasant experience was with the mortgage company through Khov in particular - Andrew. He was very unprofessional and did not have the knowledge and background to assist with a purchase that started in November and completed in July. Good Experience! Nice people! Great locations! But still found some issues after closing.

All things above were well taken care of. Questions were informed and answered quickly. Our realtor was wonderful!

project lead was amazing. She responded to every concern immediately.

The on-site sales staff were efficient and curtsey. The loan processor worked closely with me to iron out the few issues that came up regards to my credit. At first, I was concern that all of my financing was being considered long distance to another state but we found ways to work around the time difference.

The builders have done a good job in building our house. Material used can be better for the price we have paid. Our salesperson June was really helpful throughout the process

I want to start with the fact that overall I am happy with the home. The overall process was fairly good. We did have a last minute delay with only a couple (2 or 3 I can't remember exactly) weeks notice which caused my family to scramble at the last minute to find a place to live. What is most frustrating about the delay is that it was something that could have been avoided with better planning. All KHOV needed to do was to ensure that the gas meter was installed in time instead of waiting until the last minute so that they didn't incur carrying costs with a gas bill. The construction of the home has the feel of quality building and we do not hear people talking or walking from across the home. The materials used are not the most expensive around but are of good quality. Although during construction we asked for KHOV to add 1 ethernet cable to one room that we were going to use as an office and we got the run around. Instead of telling us no, which is what ultimately happened, they strung us along. Apparently running a $20 ethernet cable was too much trouble for them. The design of the home has good flow and having 2 bedrooms with private baths gives us more options. The design of the kitchen and bathrooms were both done well. Even the kitchen cabinets are of good quality. One issue with the design is that we have a white backsplash with a cream colored countertop, I mean who does that. And no we did not have a choice in these options. Even though we asked about changes we were told the process was too far along, even though they were still studding out walls when we bought the place. The finishing of the home is sub-par at best. Some spots I would even call very poor. The flashing around the outside of some of the windows looks like the caulk was put on by a kid finger painting. The interior paint has plenty of drip spots and is so cheap that is is not cleanable. It appears to be eggshell so that it helps to hide the sheetrock finish imperfections. We will need to have the entire interior painted at some point. I have pointed out a lot of the negatives because those are the things that stick in your mind so I want to be sure to set the record straight. I am happy with this home overall and if given the chance I would purchase it again. The home has a great layout, plenty of windows and we love the double ovens in the kitchen. The house is well built for track type build - they have a lot of detail in their builds. Their plans are good for older folks like us as well as first home buyers. The use of K. Hovnanian Mortgage was relatively easy as compared to other mortgages I have taken in the past. I would buy another KHov home. Nice job KHov all around....

The entire process from signing the contract to closing date was good. The communication with the sales person, construction manager was very good. Hired a private inspector to review to 3 stages of construction and his opinion of construction quality was much better than many builders. Any issues that came up were resolved in a timely manner. But the biggest issue i had was network cabling for home network. The electricians pulled cat6 data cable. They used electrical boxes instead of low voltage boxes in the wall. The cut the cables in the wiring closet with only 30 inches exposed. The even pulled one data cable i paid for and them removed it when sheetrock was installed. They would not allow me to hire my own cabling contractor. The result was i had to rip most of it out and do it myself after closing. I do "IT" support from home and need a reliable home network. Building out a wired home network would have been much easier during framing but was not allowed to do so. Other than the home network problem the outcome of the overall build was pretty good due to the weekly verification of work and communication and initiated with sales and the construction manager. ... K. Hov is based on production. There are things that should not be encountered in a new home. We noticed some contractors work on what is best for them and not the esthetics or the home. Investing in contractors and having enough contractors to work in a home would be beneficial so they can deliver on time and to your standards and reputation. We foresee having issues with water setting in one area of our backyard. Please note, Jamie was a pleasure to work with and he was ALWAYS responsive. Very nice and always let you know the progress of your homes

Did a walkthrough before drywall installed and noticed every crack and gap was sealed up before the insulation was put in. Home feel very well sealed up. Even the basement concrete floor is not cold. Its middle of winter and the basement does not feel that cold.

Appliances have scratches. The garage and some areas in the house are not clean and not appearing to be a brand new house. Window frames are dirty due to mud. Carpet is not clean in some areas due to stains of mud. Many other minor issues. Overall it was a good experience.

My experience with K.Hovnanian overall good.

My initial contact person with the builder was very responsive to calls and texts and walking me through the process. When I actually got into the home, I was instructed to send emails to the identified email address. I got an auto reply that someone would get back to me within 48 hours. Weeks went by without me hearing from anyone. I saw one of the building managers around working on the neighbor's home and he handled some things personally for me. that was helpful. So, overall, the system has some gaps that need to be addressed; however, there were several individuals within the company that helped make things smooth for me. I would definitely recommend this builder to someone who was looking to purchase. ... More

Good builder. Warranty issues are resolved quickly.

Project manager was very responsive. On a weekly basis he updated us on what had been completed and would would be completed in the upcoming week, keep us informed.

I had never heard of K. Hovnanian Homes prior to this home buying experience. So far, I am happy with my home and would purchase a future home from this builder. In my first two months of living in my new neighborhood, I feel comfortable and secure, both inside and outside my home.

All the project managers working my development did a very good job responding to questions and concerns. Didn’t have one problem at all

Andrew and Terence were very responsive to our family needs and requests.

We have had prior experience with KHov in a different market here in Texas. The staff here have all been very helpful along the way. From Leonard and Iman at the sales office to Carlos the superintendent, all have been very nice and responsive. The different subs involved are simply here to get the job done in whatever way is efficient. It has not necessarily been skilled or appropriate. Paint and drywall were the worst. When the home buyer has to go through the home with blue tape, there is a problem. We spent too many hours doing someone else’s job in order to get it done properly. The AC will need additional adjustments in the coming months because we were dismissed prior to closing when we voiced our concerns. Arches and walls are crooked in many main areas of the house. This can’t be corrected now. And should have been addressed prior to finishing the drywall phase. The drainage swale adjacent to to the home is a small pond harboring mosquitoes. We understand this is a developer responsibility but KHov also owns the lot/home next door and holds some responsibility also. Carlos was very helpful in getting our fence straightened after a recent wind event just after we closed. But if the adjacent ground were more stable, there may not have been an issue. There was no issue on the other side of the yard. The house was allegedly cleaned prior to closing but it really wasn’t. We have had to clean all the toe kicks under the cabinets even though this was on a list prior to closing. Overall we love the home. But yes. The experience could have been better. ... More
