Quality - Most of the materials used are not that reliable and below are some of major one's we found there is room for improvement; Kitchen: The cabinets had irregular dull finishes and it was brought up several times prior to closing and post closing. The reasons given by builder was about natural wood grain finish. I suspect that they have used sub-standard product to get the house completed and did not care about buyers purchasing due to market demand. We have noticed cracks on the upper frame and needs to be addressed by builder. Pre-wiring: This is major mess. The marketing team stated the house is pre-wired. But this has a lot of underlying issues. The wires do not terminate to control panel/mother board for security companies to hookup the uplink. The builder or the contractor who installed pre-wiring have no idea. The whole house pre-wiring is useless and we were forced to go with wireless sensors. Its a total waste of money. Bathroom: The bath tub had many chips and scratches. It was addressed several times and company walked in to fix issues. The real problem is if the scratches are on the bottom surface of the tub the scratches or chips cannot be fixed. Therefore, leaving the tub in poor cosmetic condition. The scratches on top of the tub was fixed but the repairs performed are noticeable. Exterior, The bricks had several chips not sure if it was during installation. But, the contractor could have taken care or discarded the bricks which had chips rather than installing. Builder was not able to fix the issues either. Backyard: The sloping was messed up and yard has noticeable dips to collect water. It was noted in inspection report. The pooling of water is persistent for 48 hours. The builder has been notified. Not sure, if this will be addressed. Trustworthiness- Recommend to talk to there upper management to get issues raised. There are prompt in responding. Value- Its a fair price for what we received. Builder is not setup to transfer benefits to customer. They just want to sell. I have had better experience with other builders. There is a lot of improvement which needs to be worked. Anytime, I would recommend trying out other builders besides K Hovnanian if you are buying house in same community. I did that mistake and my personnel take away is to explore other builders. Responsiveness - They respond on-time but issues do not eventually get sorted out the way customer requires it. I do not expect 100% but at least 70% issue fixed will satisfy any customer. ... More

Overall a pretty good experience with KHov. There were some issues along the way that should have been avoided but overall the experience wasn’t bad.

K. Hovnanian new home buying process is inflexible. You'll have to make decisions within a short period of time and if you do not make the correct decision, you'll be stuck with it. This is especially hard as you are trying to navigate financing and all the other home buying requirements at the same time. Also, expect a lot of little changes after you move into the house.

Overall an ok process. The initial paperwork for the condos was an alright process, but the price jumped up $5k at last second before we committed to buying. This was due to someone else buying a condo in the unit before we signed. During the home décor phase, the specialist was really nice and gave us a ton of useful suggestions on what to include in the new home. However, there were some selections I believe that should have come standard with the home rather than an upgrade since it was marketed as a "Luxury home". For example, you will get a garage door but a garage door opener + remotes will cost $800 on top of the lot price. For the kitchen, you'll need to upgrade to get a gas stove top. Any cabinetry will require you to upgrade to level 2 in order to get hardware (handles) installed. I believe small things like this should be the baseline - not an upgrade. The builders usually gave us a weekly update on the construction of the home. We did have a construction delay of about 2 months due to COVID & labor shortages which is understandable. Though they did have a last minute 2 week delay in closing which was frustrating as it extended past my rate lock period and costed me an extra $1k to hold it. Whenever we did the pre-dry wall inspection and golden key orientation the builders were always super nice and informative, can't say enough good things about them. The model home staff on the other hand wasn't always the friendliest or the most coordinated. One time we wanted to show our family the condo we were buying while it was being constructed. We called ahead to make it was ok with the staff and they reassured us we could stop by for a visit. Once we got there the staff didn't know we were coming and rudely said that we may not be able to visit. After verifying the builders were not busy in the home, we were eventually able to take a quick tour. The mortgage office ok, but often their rates were not competitive with others. The additional "builders bonus" you get if you choose their mortgage company comes at the expense of an increased interest rate which was not explained to me until near closing. The loan fees were also generally higher than other companies, which reduces the "builder bonus" actually going towards your mortgage. After moving in, the condo was overall fairly nice and is in a great location for us. There was one issue that was not fixed after the final walk though and after we had already closed on the house: the ceiling prewire bracket was much lower than the ceiling, which isn't a big deal. The warranty person was easy to work with and quickly sent workers out to fix it without a charge. We also had issues getting trashcans. For some reason our information didn't get passed on to the HOA which caused a 3 week delay in us getting the cans. After now living here for about 2 months we did experience a few other issues: a broken microwave, a missing hot water shutoff valve, and a toilet paper holder that was too close together. The warranty team again was easy to work with, dispatched the right people within a reasonable time, and at not cost. They've been great throughout the process. We've also noticed the paint chipping near corners of walls, but that's most likely due to the settling of the house. They do offer a free touch up kit, and I think they offer to retouch the house at the 7 month mark after the house is done settling. Overall, there were a lot of small things that ultimately culminated in a less than ideal experience. Some of them can be attributed to COVID and labor shortages like the delay, but then there are small quirks like the house upgrades that really should be the baseline. The end product has been great to live in, but in the future I'd be hesitant about going through this process again. ... More

Constant delays and unreliable time lines. Finally got the keys 2 months after we were supposed to close. Inspections and walk thrus were rescheduled 4-5 different times where we had to rearrange our lives to make it convenient for the builder. Very disappointed in the homebuying process.

The khov builder build the house with very reasonable market price.

I really like the quality tile, flooring, fixtures, etc. available with the included smart home features. The house is well made, but the finishing was a bit underwhelming. Some door handles were installed crooked, door frames and baseboards were rough in some places and did not present a 'polished' finish. Patched sections of the ceilings and walls (from damage during construction,which is common) didn't look new even after a second pass. Early warranty claim was resolved, but required us to follow up weekly for updates. Overall, we really like the home and were pleased with the timeline during a period with significant supply-chain challenges. I would like to see KHov focus a bit more on high quality finishing-work, this is what a buyer is really going to notice. ... More

The buying process with K.Hovnanian was straightforward. The Sales Team was attentive throughout the entire process and the Design Team followed through with all our desired options. We received weekly updates during each build phase. The Build Team was able to address a majority of the home's cosmetic punch-out list. They gave a thorough walkthrough of the home's systems and provided tips for us down the line for home maintenance. Things began to stumble towards the tail end of the transaction. A lack of communication between The K.Hov Teams caused confusion during site visits. The Home was not clean for our Gold Key Orientation and we did not see the final state till closing day. It's been over a month since we've closed and we have not received trash or recycling bins. Our latest affair was a potential plumbing issue. There was a vinegar-like odor in our basement which was causing us to cough. It took over a week to get a plumber onsite for a suspected water leak. No water leak was found but rotting food was uncovered behind a wall near our drainage pipe. The Home is beautiful and in a great location but major issues slipped through quality checks. ... More

Most of the people I had to deal with were fine. The problems are really difficult for me to wrap my head around because it’s a brand new home. I have one working toilet that still has problems. The front bedroom is very cold. The long clothes rack in my walk in closet fell off the wall. The list is actually longer. I wanted so much to have this be a happy experience. I am 76 and partially disabled and very disappointed.

Sub par communication, had to take the initiative when asking for updates during the building process

Very nice upgrades considering that it was a model. That is what attracted us to the home. Being a model was mostly great except that the touch up paint areas were terrible. We have areas on every floor where you can see the touch up areas. It doesn’t match so we will probably have to repaint the entire interior. Also we have some cold spots in the home like the interior door area, it is like an icebox down there. Our microwave is like a freezer. The vent doesn’t seem to be closed so cold air comes in.

Started off rough but issues were addressed at the end.

The experience was good until the end when I had to actually deal with my Construction Manager. Everything was to his standards time frame and no concern for the Customers input.

Started the process of buying this house in July 2020 did not settle until November 2021. The global pandemic along with supply chain and labor issues were significant factors for our late close. Our initial superintendent left the company and our house was neglected and not worked on for months as homes around ours were completed and closing. We traveled to Delaware every weekend to address these issues as other homes around us began to close rapidly. Shoddy foundation and interior finish work held up our close as we refused to settle until major issues were fixed. If we had not been proactive with our house, it would probably not be finished today. Stay on top of your superintendent and his boss to complete your home .Our advice is to address all issues and refuse to settle until your home is completely acceptable to you. Hire an outside inspector prior to settlement who can help uncover any issues that need to be addressed. Do not get pressured into settling on your home until it is perfect - you will then get in line with all the other homeowners in this development who are waiting to have their punch lists completed. ... While somewhat disappointed in the quality for the price I paid, the quality of people that work for KHOV here in Liberty is top notch. I could not have been happier with my salesperson and home builder.

Sales agent was fantastic. Builder was very difficult to work with and very rude.

They are more helpful earlier in the process. Get a realtor!

Office personnel was hard to get a hold of and most of the information given to us was incorrect. Design studio staff and construction manager were helpful throughout our experience.

The website is misleading. You do not get the things you see on the website.

The builder was untimely in delivering the home however it is unclear as to the impact of Covid and workers.

Home was poorly finished. Broken and missing items incorrect tile installed. Very disappointed

Our experience had a lot of issues. We had four different builders during the build process. This was confusing and created issues with the quality of the home and communication. During the building process we sent in emails about issues we saw. Many were never answered. The "original" builder told us in the beginning that our gas meter would be next to all the other meters on the garage side. When we asked the third builder, why this wasn't the case he said "We never know which side of the house the gas meter will be placed." Now we cannot add a whole home natural gas generator. We understood some issue because it was 2021, i.e. weather ,product delays, and contractor shortages. The real problem was communication and clarity. This was hard with the turnover of builders. We understand that the completion date was delayed three separate times. Now, in the home for a month, an issue we sent in pictures of in August was not taken care of creating a major water leak issue. We still do not have complete use of our owner suite bathroom and our owner suite bedroom because it is housing fixtures for the bathroom. Our new microwave broke before Thanksgiving or under 2 weeks living in the home. We still don't have that repaired. We are waiting on parts since the technicians don't have anything on hand to repair the unit. Our sales person was top notch and kept us as up to date as she could. She always responded when called or messaged. Unfortunately, she couldn't share information she didn't know about timing and delays during the build process. ... More

Overall I understand that this was an abnormal situation when you build a home during a pandemic- I get it. However, the follow up of our questions was poor throughout the process from our project manager. Even after closing, we rarely get a response when we reach out to anyone from the construction team regarding outstanding issues. Happy with the home so far, but the process could have been better.

Love my new home. Only thing wrong that I came across was that the color of my house wasn't what I chose, which is upsetting. Also they never showed me proof of what I chose in the 1st place. My guess is the sales person put in my information wrong. So I'm stuck with what I have. Otherwise the house is up to what I expected it to be. Closing and getting everything together wasn't fun. No communication whatsoever until the very last minute, which as a 1st time homebuyer I thought was a nightmare. Would I buy from them again, yes I would.
