Overall a good build. Had some issues with the wiring lights in living room but KH was quick to repair. Also had my heater go out in the first month for unknown reasons.

We had a rough start with the planning of our home. The wrong design was submitted, and we weren’t told about the siding color restrictions. Ultimately everything was corrected and we are very satisfied.

If it wasn’t for the new construction manager James this would be a 1-2 star rating for all. James has gone above and beyond to make this process smooth. When we moved in multiple things were done wrong and the workmen ship was below par. There were things forgotten that we paid for. But James has been extremely understanding responsive and reactive to the situation. James should be highly appreciated in the company and be compensated for his hard work. He understands customer service and drive for getting the job done correctly.

Nesha and Mathew were fantastic to work with, very attentive, responsive and understanding when issue arose. In fact all the people I had the opportunity to interact with have been extremely professional, friendly and attentive.

For the most part, I am very satisfied with my new K Hovnanian home. There has been multiple changes with the construction supervisor during the building process. I moved into my home the beginning of November and have still not been contacted regarding my 30 day “list of concerns “. This may be due to yet another change in personnel and the ball was dropped. My construction supervisors were great to work with as the house was built but now I am not sure how to resolve the current issues with my home. I have already spent my own money fixing a sump pump that would not turn off, a garage door that literally jumped off the track (the contact info for the installer was indicated on a sticker), they would not return my phone call. When we bought the house, we were aware that the flooring was not of the highest quality, but we were okay with that trade-off. However, we encountered a couple of issues that were disappointing. When attempting to mount a TV upstairs, we discovered that the studs are spaced every 2 feet on interior non-load bearing walls, which made the process more challenging than expected. Additionally, the glass on the patio door was scratched, and we have been waiting for a replacement for almost three months now.

The quality of some items in the house can be better. The wood look tile is uneven in some areas, causing our feet to catch. This should have been done right. Overall the home is fair. We do love the floor plan and neighborhood. Just some things in the home that could have been done right and/or better.

After being in my new home for a few months, I am really noticing the poor quality of the finishing process. The final paint jobs, both interior and exterior, are not great and will have to be redone sooner than expected for new home. For an over 55 community there is a surprising lack of standard items which I would have expected-such as hand rails in the bathrooms and hand rails on outside porch steps on all models. Some options are available for extra cost at time of construction, but others have to be installed separately by the owner. I know these are mass produced houses, not custom homes, but if KHof is going to build for an older demographic, some items should be included as a matter of course. Karen was very responsive to all issues raised.

The design and location of the home are excellent, just what we wanted. The building experience was limited in terms of choices and there was little flexibility about anything--We couldn't even ask them to leave something out if we didn't want it, we just had to remove it later ourselves. The workmanship seems to be good generally, although the drywall and painting finish work was OK at best. The builder does respond quickly to problems after the sale.

Too soon to evaluate the quality of materials. Only been here three months. We are concerned that much of the structure of the latest building being built needed to be torn down and is scheduled to be redone.

The sales process was handled by Russell very well with weekly photos of the building progress. The closing process went OK. The Builder did not have the county permit on the day we closed therefore we could not get our keys to our new home. The Builder also failed to provide proper documentation to the Post Office to validate all the new addresses at this location. We are still having problems with companies unable to update our new address in their systems. Our address is NOT in the US Postal Service data base. The condo is what we expected. Good experience for me and my family. We love our house. Thank you!

I have had one major issue with the house and the warranty executive was dismissive and unhelpful. Luckily the construction team took my problem seriously and fixed the issue, I.e. no insulation in the house! I’m concerned about working with warranty again as the representative was disrespectful. Other than that, I’m happy with the house and the sales department was very good.

Pros: High value for money, great layouts Cons: Cuts corners in quality in frw places, very inflexible in terms accomodating even simple change requests

Overall we had a good and professional experience however an incident occurred that delayed the closing that we were never in the loop off.

The only thing that I did not like about the K.Hovnanian home is the quality of the kitchen cabinets.

We were not pleased by the lack of options that she could put in the house. Many items that we would’ve liked to put in here, but we’re not offered. The overall timeframe from contract signing to moving in was quite long; much longer than we expected. I know some of that had to do with material shortages inspection issues and some lack of subcontractors. The above items cost us at least three months if not more and the whole process. Jackie and Adriana made the buying process fairly easy and we’re quite responsive to any questions we had during the build it even after we settled and we’re always there for us and still are to this day. Gennaro, our project manager was amazing always communicating always honest with us and got us in on time. Very sad to hear that. He’s no longer with your company as he was a huge asset. I will say that we are getting ready to submit a couple warranty issues and I am extremely concerned from what I’m seeing on Facebook, Liberty Hill site and what I’m hearing from other homeowners who still have outstanding items from closing and warranty items that they haven’t heard from people in weeks if not months. I am very very scared and concerned about that aspect and that needs to change immediately. Other than that we are very happy with her home or settling in quite nicely. ... More

Good experience overall. One comment is that I would not rush the process and take your time. Even more than usual.

It took 2 months longer to close that we anticipated.

I found many small issues after closing (outlet not working, rusting railing, imcomplete caulking, broken remote...etc). The builder has been very responsive to fixing issues. To that I'm very happy and apprecaite. The overall built quality can be better for the price paid though.

I was never told gutters were an upgrade, that is ridiculous the builder was to cheap to put on gutters! In my 60 years I have never seen a house without gutters. I do not see anything in my paperwork about gutters the builder should have put them on!

We're very happy with our home however there are some issues that shouldn't exist in a brand new house... some of the painting was never finished. the garage it was rough patched and never finished it should be finish patched and atleast ready for paint. They told us 2 weeks ago the front porch would be finish and were still waiting on that. The final grade isn't done and we have standing water on the back and sides of our foundation. All of these issues should have been addressed immediately for the amount of money spent on a new construction home. When we Raise concern over the issues it is as if it is no big deal but it is a big deal and we are beginning to be come frustrated hope someone takes care of these things immediately ... More

We chose KHov because of the layouts and Brandi. She was so helpful with helping us decided on a home and walk us through all the options. We loved how easy she made the process and how informative she was. However, the closing felt rushed and the house we moved into was not the picture perfect home I believed we were signing for. We went through 2 walk throughs with blue tape to point out areas that needed work and yet I am typing this as I stare at some blue tape on a baseboard that still needed work. Christian was very nice about listening to my concerns with the “finished” product but more than a handful of minor issues around the house are still not done. It’s frustrating because each tiny issue alone is not a huge deal but when I go to clean up around the house the sloppy finishes around the trim work, window frames, and kitchen cabinets is such a let down. So although I would not go out of my way to talk negatively about KHov, I would definitely advise friends looking to buy a house to look at all options, ask more questions, and be prepared to delay closing until the house is actually finished. ... The workmanship was average at best. Plenty of areas where drywall was very poor and had to be re-done. Paint job was not great. Fireplace had to be re-set. Many other minor items, but most are being addressed. Garage door — some worker mistakenly drilled holes in the wrong panel. He should have admitted his mistake. At least it was the same panel that was also dented. Eventually it will be replaced. I have purchased new construction before and that home was built with much more care and quality.
