I recently purchased a newly built home I am extremely pleased with my decision. The home is beautifully designed however the finishes are cheap and attention to the details was not done properly. As a result, I have many issues relating to my purchase and frustrations to go with it. The layout of the home is both functional and aesthetically pleasing, with spacious rooms, modern finishes, and plenty of natural light. The kitchen and bathrooms are particularly impressive, featuring top-of-the-line appliances and fixtures. The buying process was straightforward. The Mortgage was professional, knowledgeable, and responsive, making sure all my questions were answered and any concerns were addressed promptly. They provided excellent customer service from start to finish. The quality of some items in the house can be better. The wood look tile is uneven in some areas, causing our feet to catch. This should have been done right. Overall the home is fair. We do love the floor plan and neighborhood. Just some things in the home that could have been done right and/or better.

My experience has been mixed. During the home buying process we were working with Paul. When we decided to put an offer on our house. He wrote up the purchase agreement and said we would get 10,000 in incentives which includes a buy out of our current lease and two fans in our home. The next day he calls and says I can no longer offer what I promised. I can only offer $7,000 and only one fan. But don’t worry I’ll buy the other fan with my own money. Then it became you have to fill out a survey once you buy the house and give us a high rating then you will get your second fan. When my realtor called him one time with a question. He told her I just came back from vacation I don’t have time to deal with this right now. Josue the builder also made a lot of promises he didn’t keep. One being to lower the shelf in my laundry room because it’s too high. The toilet paper holder in the master bedroom was never put on the wall correctly. I called him to fix it. He came out looked at it and said you are correct but I forgot my tools and I’ll come back tomorrow to fix it. Never saw him again. I love my home but as I am living in it I can tell it was a rushed job to get it done in time for closing. ... More

Overall everything has been okay, the sales process was pretty great and we were informed about everything along the way. My main concern is that we had a walkthrough and while we noticed a lot of cosmetic things to be addressed, after signing off, there were a lot of things that were missed because you would need to be living in the home. One thing that bothers me is that the day after we moved in, I noticed that a vehicle (most likely a workers backing into our driveway as a turn around) hit our garage door and dented the bottom of it. The builder said that since we signed off they wouldn't fix it. Also I noticed a lot of scratches on windows in the home that you wouldn't notice unless you were right up against it and the light shining just right. I was told that those too would not be fixed. Also noticed that the lights in the master bathroom are not evenly placed above the vanities so they are all at different heights. I just think the quality of the workmanship could of been better and the builder should of offered to at least fix the windows and garage. ... More

We hear loud noises walking on the upper condo which is unbearable. Floor should have better noise reduction system.

After being in my new home for a few months, I am really noticing the poor quality of the finishing process. The final paint jobs, both interior and exterior, are not great and will have to be redone sooner than expected for new home. For an over 55 community there is a surprising lack of standard items which I would have expected-such as hand rails in the bathrooms and hand rails on outside porch steps on all models. Some options are available for extra cost at time of construction, but others have to be installed separately by the owner. I know these are mass produced houses, not custom homes, but if KHof is going to build for an older demographic, some items should be included as a matter of course. Builder Profits by offering lowest acceptable material and quality and cuts corners wherever possible. The lack of options for better quality paint and material is disappointing.

The design of our home and quality compared to other builders is great. However several of the contractors they use don’t take pride in their work and do the bare minimum. They building manager Ismael was quick to respond and always said he would have all the needed contractors out to fix issues on the same day so I didn’t have to keep missing work. However that never happened and there was always excuses which kept causing me to miss more work. Matt got involved and repairs seem to be going better. We also were not made aware of the huge water issues in this neighborhood and were shocked to find that a full water softener/filtration system is absolutely necessary. Buying experience was pleasant enough, but it's the quality of the materials and the workmanship that was a disappointment. It almost feels like the company purchased the lowest quality materials they could get in hopes that the buyer won't notice. From swapping out non Moen branded parts to appliances with small defects like scratches here and there to bathroom tiles scratches. So that brings you to wonder if it was the contractors installing that were not careful or did the products come already with defects? Buyers take your time when you do ALL YOUR WALKTHROUGHS.

The purchasing process was a breeze, after that; not so much

The process of buying was smooth and enjoyable. However, the quality and craftsmanship has proved to be an issue. I do have confidence they will assist with making things better.

I have a decent experience but in a rush to finish the closing at the earliest and handover to client, builders left several things. I had to raise tickets for multiple issues and i am still raising issues and following up every week. Good thing is they are addressing all the issues without fail but raising tickets and following up each time is a pain.

I’m pleased with my new home but certain issues were annoying. Only able to identify a few in walk through. The sod was laid very poorly with large gaps. Other homes were done correctly. No one was accountable. Dishwasher was missing parts and instead of replacing the parts were ordered. I had to request some manuals. After closing I noted numerous minor chips in the floor and locations indicate they were done on install. These will not be addressed.

Good overall. Everything is good quality, just some things a little rushed, but they're responsive with the fixing. Only downside is the price, as it is everywhere. Overall 4/5. Free upgrades I think it deserves for the price: installed smart thermostat, smart doorbell (so it's easy to replace), and at least one HVAC vent in the loft, since it's quite the pricy upgrade and it gets VERY hot in the summer, and VERY cold in the winter. My AC unit unfortunately doesn't heat/cool at the moment, so I might be extra bias on that one.

We felt on our walk through was rushed. and then we felt the house wasn't cleaned as well as we thought it should be upon move in. Couple of issues we noted on walk through were brushed off. (for example...".Oh just put some cleaner on that"...) We did eventually get things taken care of but not until after we made a list and it was fixed through warranty.. But it really shouldn't have been done that way. We do like our home....

The design and location of the home are excellent, just what we wanted. The building experience was limited in terms of choices and there was little flexibility about anything--We couldn't even ask them to leave something out if we didn't want it, we just had to remove it later ourselves. The workmanship seems to be good generally, although the drywall and painting finish work was OK at best. The builder does respond quickly to problems after the sale.

Construction and material quality is not good. We are seeing many issues in month 1 itself. I have received justification that it is because of weather change. I have another home in similar weather condition and never saw such issues in the last 5 years. I would suggest to find solution of the problem rather than justifying.

There were items that I would have liked to have included and they refused. In this northern area, I would have preferred to have the garage insulated and the hvac included. It makes for a very cold environment in the winter and hot in the summer.

It was pretty seamless from start to finish.

Too soon to evaluate the quality of materials. Only been here three months. We are concerned that much of the structure of the latest building being built needed to be torn down and is scheduled to be redone.

After months of searching for the perfect home, we found this quick move in home at Rancho Cordova with great incentives esp the rate buy down. The sales person John is accommodating and they resolve issues quick. Will def recommend.

The sales process was handled by Russell very well with weekly photos of the building progress. The closing process went OK. The Builder did not have the county permit on the day we closed therefore we could not get our keys to our new home. The Builder also failed to provide proper documentation to the Post Office to validate all the new addresses at this location. We are still having problems with companies unable to update our new address in their systems. Our address is NOT in the US Postal Service data base. The condo is what we expected. The process of building the house was pretty good even though much of it had to be done from out of state. Nick in sales was very responsive and accommodating. The build was done 1 month early which was a major benefit for our family. The process of buying was smooth with Khov financing even though our 1st payment never went to Khov because they sold the loan the day after we signed. The warranty support has been prompt. The longer we are in it, though, the more we can tell that the quality of work in some places is sloppy. (Ex. tile work in the bathrooms, carpet laid over trash, missed painting over primer, the finishing work like caulking throughout the home, overall attention to detail, etc). You can also tell when you get a closer look, some of the materials used are not quality products (ex. the top tier carpet is still builder grade, some of the wood work is pressed boards, etc).
