Overall we had a good and professional experience however an incident occurred that delayed the closing that we were never in the loop off.

The only thing that I did not like about the K.Hovnanian home is the quality of the kitchen cabinets.

We were not pleased by the lack of options that she could put in the house. Many items that we would’ve liked to put in here, but we’re not offered. The overall timeframe from contract signing to moving in was quite long; much longer than we expected. I know some of that had to do with material shortages inspection issues and some lack of subcontractors. The above items cost us at least three months if not more and the whole process. Jackie and Adriana made the buying process fairly easy and we’re quite responsive to any questions we had during the build it even after we settled and we’re always there for us and still are to this day. Gennaro, our project manager was amazing always communicating always honest with us and got us in on time. Very sad to hear that. He’s no longer with your company as he was a huge asset. I will say that we are getting ready to submit a couple warranty issues and I am extremely concerned from what I’m seeing on Facebook, Liberty Hill site and what I’m hearing from other homeowners who still have outstanding items from closing and warranty items that they haven’t heard from people in weeks if not months. Good experience overall. One comment is that I would not rush the process and take your time. Even more than usual.

It took 2 months longer to close that we anticipated.

I found many small issues after closing (outlet not working, rusting railing, imcomplete caulking, broken remote...etc). The builder has been very responsive to fixing issues. To that I'm very happy and apprecaite. The overall built quality can be better for the price paid though.

I was never told gutters were an upgrade, that is ridiculous the builder was to cheap to put on gutters! In my 60 years I have never seen a house without gutters. I do not see anything in my paperwork about gutters the builder should have put them on!

We're very happy with our home however there are some issues that shouldn't exist in a brand new house... some of the painting was never finished. the garage it was rough patched and never finished it should be finish patched and atleast ready for paint. They told us 2 weeks ago the front porch would be finish and were still waiting on that. The final grade isn't done and we have standing water on the back and sides of our foundation. All of these issues should have been addressed immediately for the amount of money spent on a new construction home. We chose KHov because of the layouts and Brandi. She was so helpful with helping us decided on a home and walk us through all the options. We loved how easy she made the process and how informative she was. However, the closing felt rushed and the house we moved into was not the picture perfect home I believed we were signing for. We went through 2 walk throughs with blue tape to point out areas that needed work and yet I am typing this as I stare at some blue tape on a baseboard that still needed work. Christian was very nice about listening to my concerns with the “finished” product but more than a handful of minor issues around the house are still not done. It’s frustrating because each tiny issue alone is not a huge deal but when I go to clean up around the house the sloppy finishes around the trim work, window frames, and kitchen cabinets is such a let down. So although I would not go out of my way to talk negatively about KHov, I would definitely advise friends looking to buy a house to look at all options, ask more questions, and be prepared to delay closing until the house is actually finished. ... The workmanship was average at best. Plenty of areas where drywall was very poor and had to be re-done. Paint job was not great. Fireplace had to be re-set. Many other minor items, but most are being addressed. Garage door — some worker mistakenly drilled holes in the wrong panel. He should have admitted his mistake. At least it was the same panel that was also dented. Eventually it will be replaced. I have purchased new construction before and that home was built with much more care and quality.

The sales person and loan people are amazing!

The experience was good overall. Some issues identified were not addressed before move in.

Builder not very flexible with ideas outside of their cookie-cutter plans.

The floor plan is great. A lot of details were missed. I’m still seeing paint on the outside of the windows that need scraping. This is one example of missed details. The new home is still surreal and exciting!

I love my new K. Hovnanian home, but there were a few issues that were not resolved. The team the builders hired to build my home were unprofessional and not respectful of my property.

Better than Ryan homes

I love the home I bought. It has several things I wanted, but couldn’t find in other homes. An example is the master bathroom and master closet. They are exactly what I was looking for!

Allison and Scott were great. Your sales manager and lending team need improvement. They wouldn't even give me my closing costs. Their lender wouldn't match our rate. My payment was $200 more expensive. The bigger builders wouldn't do this. I have a real estate office and team. This makes me never want to do business with K Hov again. I was saving 72k using my lender. They were very rude about it also. Then they were trying to make it as hard as possible for my lender. We didn't have much time to close. Then they were trying to charge me daily if we closed late. I've bought and sold hundreds of new builds. Never seen anything like it. Your lucky to have Scott and Allison. We are blessed to have purchased our new K. Hovnanian (Khov) home despite the obvious risks and challenges associated with the COVID-19 pandemic. There were positive changes made in the home buying process to ensure the safety and well-being of both the seller (Khov team) and the buyer. The overall experience with the sales and mortgage teams was incredible. They were knowledgeable, professional, and responsive, which bolstered our confidence in purchasing a home during a pandemic. Based on our experience, we recommend the involvement and synergy of leadership across all aspects (sales, mortgage, and construction) of home buying be consistent to ensure the same level of quality from a well-known builder with an excellent reputation. ... While I love my new home, I found communication with the company to be difficult and lacking in the final month of the process.

Most of the process was smooth, and they have been responsive regarding the issues found, to a point. I am disappointed in the 10 day warranty they have. There have been several issues found after being in the home for 10 days like poor workmanship on the tile, a chip in the quartz countertop, marks on the tub, etc. When you move into a new home, there are many things going on, and you tend to miss stuff until things settle down. But after 10 days they don't allow you to report certain issues.

Good experience overall, but somewhat major items were missed such as 2 ceiling fan rough-ins. Getting issues resolved after move in is slow.

The house is a great house. There are a few minor things that need to be looked at after a month in. The women in sales were great to work with. Financing was a nightmare. We had everything lined up with another financial group but got talked into using Khov for financing. That was a huge mistake. And to top it off they sold our loan to another company in the first two weeks.

Even though we did not move to the new home: *our sink has RUST on it and its has to be fixed or changed. They said it will be fixed. I wanted to be documented that if after being fixed the sink still started rusting, IT HAS TO BE CHANGED. *as a result of rain, our basement got wet and had some water. it is very very bad to move to a house which damaged by rain water. *The sump pump was not draining. This problem has been fixed. *The air filter for air condition system was so bad and it was black even though no one used it yet. They put the used and damage one in there!!.
