Overall it is a satisfying journey with kHOV.

There are some issues with the house faded paint, backyard outdoor light is not working and two bathroom air vent are not working properply.

Look into the contracts very well.

Overall, a good experience… we were not a fan of the transition from production to warranty… we found several small issues that our construction managers could’ve handled quickly and easily after moving into the home but they more or less turned their backs on us and insisted we contact the warranty department… we understood they needed to press on with the continued development of our neighborhood, but little things like that go a long way for customer satisfaction and will play a part in any future home buying needs, along with recommending this builder to family and friends…

While my overall purchase experience was good, I think that K.Hovnanian drops the ball on their communication with their buyers. There were a few things that we were very disappointed with and it seems that upper management just kind of passed it on to their front line reps (the sales office) Although there was nothing that they could do personally (even I knew that) they tried their hardest to make it right. Example One - we were initially told that putting our earnest money in held the price of the home. Turns out it did not but the sales person that assisted us (not our sales person because she was out of the office) took zero responsibility for what she had told us and we were given zero consideration to the fact that this was done to us (and now the home was $16000 more) Instead I got the line that "My management said there was nothing we could do about that." That's fine, but at least own up to your error. Example two, We were delayed by 3 months. Our initial date in Feb, then March, then April. Causing me to go beyond my lease and pay a premium on my rent because I was month to month. When I asked for some type of compensations, the response was No our company does not do that. The only apology came from our salesperson. Also the fact that all of their options were as packages vs "A la Carte" really made me sad. While it maybe every day that you guys are selling the homes, its a monumental purchase for first time homebuyers. Appreciate the communications. We were called every week as promised. We were a little disappointed that some of the options we wanted or were told were available ended up not being available.

All the the people that represent KHov were great to deal with from our sales person Leah, to Kelli in the design center through Steve and Jacob our construction managers. Updates were provided as promised and easily understood. Steve was awesome to deal with! Rough carpentry was actually a little better than we expected but we do have some concerns based upon what friends and neighbors told us of problems they experienced a year or two down the road. Time will tell what if any issues we experience. Finish carpentry was nothing spectacular and we feel could have been done better. Paint job was ok but what we didn’t understand was when they said the walls get 2 coats of paint we didn’t realize the 1st coat was actually what they considered the primer coat. Warranty has been very responsive to the few issues we have had to date and easy to deal with. The steps leading up to the gold key orientation and closing were very disappointing in the presentation of how the house was cleaned and prepared. We were not happy with the cleaning and the cleaning contractors that were used were not good. Anyone purchasing a house should be prepared to spend a good day or 2 cleaning. There was no sparkle! We love the house but for what a family pays for one of these homes the new owners should expect and receive a home that shines from bottom to top. ... More

The experience is very exciting. Seeing the house come to life and seeing your personal touches is such a great experience. Just wish the team would be better communicators. Not many updates or responses. That made the wait frustrating at points. Let's hope that's not the same case when it comes to warranty issues because some have already arrived.

Steve has been a great help throughout the whole process very responsive. Unfortunately other than that construction managers have been moved around and we eventually had to have Keith involved and now have his direct contact so hopefully things get fixed 7 weeks after gold key presentation.

Allison was the best

We still have problem with water leaks on the ceiling and some crack. We reported more than a month. Nobody comes to fix yet

Explain clearly the pros and cons of using or not using a realtor, and that once the decision to or not use a realtor is made there is no option to change.

Before the keys are handed over make sure everything is ready for the homeowner

I can't get the head of construction to respond to my texts or calls, never mind that HE reached out to ME asking about whether KHOV installed the right doors inside my garage. I still don't know because NOBODY WILL GET BACK TO ME.

It was streamlined but craftsmanship could be improved

I recently purchased a newly built home I am extremely pleased with my decision. The home is beautifully designed however the finishes are cheap and attention to the details was not done properly. As a result, I have many issues relating to my purchase and frustrations to go with it. The layout of the home is both functional and aesthetically pleasing, with spacious rooms, modern finishes, and plenty of natural light. The kitchen and bathrooms are particularly impressive, featuring top-of-the-line appliances and fixtures. The buying process was straightforward. The Mortgage was professional, knowledgeable, and responsive, making sure all my questions were answered and any concerns were addressed promptly. They provided excellent customer service from start to finish. Builder Profits by offering lowest acceptable material and quality and cuts corners wherever possible. The lack of options for better quality paint and material is disappointing.

The design of our home and quality compared to other builders is great. However several of the contractors they use don’t take pride in their work and do the bare minimum. They building manager Ismael was quick to respond and always said he would have all the needed contractors out to fix issues on the same day so I didn’t have to keep missing work. However that never happened and there was always excuses which kept causing me to miss more work. Matt got involved and repairs seem to be going better. We also were not made aware of the huge water issues in this neighborhood and were shocked to find that a full water softener/filtration system is absolutely necessary. The purchasing process was a breeze, after that; not so much

I’m pleased with my new home but certain issues were annoying. Only able to identify a few in walk through. The sod was laid very poorly with large gaps. Other homes were done correctly. No one was accountable. Dishwasher was missing parts and instead of replacing the parts were ordered. I had to request some manuals. After closing I noted numerous minor chips in the floor and locations indicate they were done on install. These will not be addressed.

Construction and material quality is not good. We are seeing many issues in month 1 itself. I have received justification that it is because of weather change. I have another home in similar weather condition and never saw such issues in the last 5 years. I would suggest to find solution of the problem rather than justifying.

overall we love the house, but for some reason we not really happy with some issues .

Our experience with the Sales Rep Brian and the Mortgage Account Manager Shannon was awesome! They worked hard to make sure everything and made every effort to ensure our lending process ran smoothly. As for the quality of work on the home, it appears that the home was built in a rush to complete the closing process. There were misaligned doors, paint issues, flooring issues and even cabinet issues. I was disappointed with some of the sloppiness we saw after we started moving in. Then to get the contractors in to fix the issues is ridiculous. I would have rather waited a little longer so they could get the job done better than to have to deal with the headache of waiting for things to be fixed after the fact. ... More

Could have provided more details for upgrade options , improve quality of build and handle additional care for work done by of suppliers

We enjoyed most of our experience with KHOV. There were some cons prior, in between, and after the build, but we’re glad they give that one year insurance.
