The KHov finance office was not a good experience. The KHov sales rep gave us some incorrect information. We have had three different project managers as KHov builder reps, for the most part they took care of our initial issues but since we’ve pasted the 45 day mark we can hardly get anyone to answer a phone or email. We still have a list of items from the state building inspector that has not been corrected after being turned in 30 days ago.

Unfortunately, our experience was just a little nailbiter. The timing of our unfortunate situation has caused us financially, However, we do commend our sales rep Don for helping us through this situation. Sorry this couldn’t be a better to review because we love our home!

Based on the personal buying experience I have mixed feelings. On the good side, I can commend the sales team, the construction superintendent for the final construction phase, and post-closing service teams. At the same time, there were a number of opportunities for improvement. The house is mostly open frame (very few chip boards to reinforce it). Was quite surprised to see that at this price point. The construction resulted in quite a few deficiencies due to workmanship issues. Some of those took extra time and effort to correct. The selection of upgrades left a really bad impression due to the excessive amounts the builder wanted for some of the options. Finally, the lender team offered non-competitive terms for the loan. So, while it is clear that some of personnel really care and apply themselves, a combination of unskilled trades, and company policies contributed to the less than perfect experience. ... More

Upgrades are not worth the money. You can get more quality work done by other contractors. Khov could have used more quality paint job, finishing garage and better bathroom fixtures

KHov has a good model selection to choose from. Through out the process the communication was not that great related to delay in closing date. Once we moved into the house, issues resolution seems to take for ever. We’re still waiting for fixes that were reported 3 months ago! Paint job was average and floor needed to be cleaned several times!

Good responsiveness to taking care of things once we moved in but excessive delay in completing condo (10 months) and lack of information along the way created an overall poor experience.

Well I signed my contract on October 11, 2021 and did not close until April 21, 2023. So can I say it was a long process but eventually it happened. The financial portion was good plus I was a Mortgage Broker so I knew the documents needed. I’m very satisfied with the overall house and location. I know a lot had to do with the county of Dallas backloads but I had to pay a lot of money living month to month because the house was supposed to be completed on certain dates and that did not happen. But I appreciate all the phone calls and reassurance that it will happen, the completion.

I wish we had built our own home with good contractor.

Rushed to finished construction, used third grade materials

At the beginning of the buying process it was great, the sales person was very friendly and had great communication even after we signed the contract to purchase the home. The construction manager was also great throughout the building process and kept us up to date as he stated he would. We didnt hear from our sales person throughout the building process but just thought it was normal since there wasnt much to discuss since the house was being built. A couple of months before closing I come to find out that the sales rep was no longer employed and had been a month or so and no one had even reached out to me to notify me that I would be assigned a new rep until I tried to reach the sales rep and couldnt get a hold of them. I ended up walking into the sales office and come to find out that the rep was no longer there. After that the new rep Im pretty sure they were new at the company since most of my questions werent answered with confidence. I didnt hold that against them but just felt that I wasnt their customer. At closing we signed docs and headed back to the subdivision to pick up our keys which were given to us by the construction manager and that was pretty much it. I wasnt aware that an alarm system was included with our hoa fee and pretty much paid for another alarm company to come in and activate service until later on I found out I pretty much paid for a service in which was already included in the hoa fee due to no communication from a sales rep. I am pretty sure if my initial sales rep wouldnt have left the company the overall experience would have been way better however I understand things happen and that was out of my control but the way the handover happened was just something I was not happy with. ... Overall it was fine but closing experience was bad as no one called the day of closing & also the key handover experience was pathetic . The initial sales cycle was great but didn’t feel the same enthusiasm during Golden key handover & felt like we were just ignored after closing.

The people involved with the process were Excellent, I am disappointed with the craftsmanship of the materials we chose K Hov because of the excellent reputation but the products and materials used I felt could of been better.

Several issues we are not very happy with: - Windows, while having issues with the locks we were told if you leave the windows open for several hours you might have problems with the plastic locks. They will shift and get out of shape. We have lots of windows and in good weather we like to have them open. Never had this issue with good quality windows in any of my homes. So we have windows that we can look out of, but if you open them don’t expect the locks to work! Maybe you need to find a different supplier. -We have a home on the river, what we were told we could do by the river and what we are learning are very different. This probably would have made us make a different decision. -Electrical wiring, as a home workman with power tools, I just found out the garage is only provided with 15amp circuits. Most table saws etc need 20 amp. This may have been an option that I didn’t notice, but I have never seen this. This should be emphasized to new buyers as an option. Another example of cutting corners. Really how much would that have cost you, maybe $50 in materials, no difference in labor cost. -After being in the home now 30 days I continually see defects that I have not brought up, many minor, walls that are not square or plumb, paint issues that I should have mentioned, but to the point I want to make is using subcontractors is a very mixed bag, some are good, but after seeing how they perform I would say for the most part most just don’t care about their workmanship. -Bathrooms, you install towel bars but no hand towel bars. Just an example of how we feel you cut every corner $$$ wise. -We recently had our ceiling repaired in the kitchen/family room area. Your team was quick to respond and get people here to try to eliminate the issue with very visible drywall Seams in the ceiling. I was told it would never be perfect. I was told by another person who looked at a large area in our basement and he said he would expect the repair would be as good as that room. It’s NOT! The subcontractor tried one quick fix on a small area last Friday and it’s not any better. The room overall is improved but there are still two seams full length of room that are not good. They were here on the 21st, it’s now the 25th and no one has followed up. Am I happy???? -Annoyance- while part of house is natural gas, and we opted for a gas stove and fireplace and the water heater is gas (No option). We wanted a gas line for the clothes dryer, not an option. Our home floor plan to distance is about 3 feet! We called 3 different certified plumbers and they quoted $2200 to $2900. Not Hovanians fault, but here again pinching the penny it’s cheaper to run a electrical line than a gas line, even though it’s widely known gas dryers are cheaper to operate and more efficient. -Would I recommend your homes to someone else? Only if they fully investigated the market and were made aware of some of the issues I mentioned, and definitely hire an independent inspector to not only inspect the home while being built but to survey the plans and discuss with the buyer. The Cove in Asbury Park was a once in a lifetime opportunity to invest in a great new property at an amazing location. When we went to contract the construction timeline of less than 12 months seemed a bit aggressive, but we were excited of the possibility. With only a few setbacks we were able to close at the end of July 2022. Id say this is where things got frustrating. The closing was rushed. The house was not finished, and the builder wanted us to close even with a long punch list. Many of the finishes were slopy and rushed. The stairs needed to be stained multiple times, the moldings were not finished, stains on the vinyl floors that I still cannot remove. As this is a second home it is frustrating that each time, we are here we discover something new that was not installed or completed correctly. I wish the builder took the time to look over the fine details once they got to 99%. When your spending money on a new build its frustrating to be handed over to the warranty department and having to settle with the fact some things wont get fixed. I wish KHov would not rush the closings and have someone responsible for the small details.. these details can really make a difference. ... More

Overall, I'm satisfied with our new K Hov home; however, the process to get there was a tedious challenge that required a lot of communication. Thankfully, the sales and construction team were relatively quick to respond to the issues we experienced. Able to temporarily stay with family nearby, I was lucky enough to visit our house frequently as it underwent all phases of construction from framing to close. Along the way, I identified several critical issues with what was being installed -not with the quality of workmanship as much as the accuracy of following what was specified. If I didn't have the luxury of being able to witness the ongoing construction, then my house would have been constructed with several errors requiring rework. It was not a pleasant experience to feel like I had to be construction manager of my own home. I wished K Hov would send out their QA team regularly in order to detect these issues before I could. I found the overall quality of workmanship, which is confined to the local Arizona labor pool and skillset, to be very mediocre at best. Finishes (drywall especially but also paint) were done very sloppily, not to the quality you expect on a home you spent your life saving for. The design of the floorplan and the finishes that were specified are all very appealing, but the execution needs work. Joe is very attentive and truly seems to have a pulse on what’s going on in this new build community…professional, attentive, knowledgeable…Gary is courteous and ready to address concerns and/or provide acceptable explanations. The lady at closing was very friendly…however not a great representative for KHov. Pushed papers for signatures, didn’t want to provide time for me to read/review before signing. Didn’t have answers to simple questions. Seemed to be in a hurry.

First never use Khov’s lender, you will see the reason why they give you incentives to use them, they are very incompetent. Home quality has reduced compared to when Khov’s integrity mattered to them. Everything in the home looks and feels cheap!

The sale representative (Joey) was really nice and responsive to our questions and request. Most of the construction managers (Matthew and Ricardo) were nice, addressed our concerns quickly and in timely manner. The whole home buying experience with KHOV was acceptable. Many times, there are lack of communication between the construction and the rest of the team which left us frustrated at the settlement because of the delays.

KHov plans are good and priced reasonably compared to other builders. Elevations could could be better though. Weekly updates are very good for buyers specially first time buyers. KHov did not increase prices after signing like some other builders. Response to escalations is very good. No flexibility to make changes after signing. Buyers can only choose from a designer package. No ala carte. Sales staff knowledge is questionable. Turn around time to fix issues raised by buyer should be improved. Construction quality is down.

Too many corners cut on materials for a fairly high priced home.

Overall a pretty good experience with KHov. There were some issues along the way that should have been avoided but overall the experience wasn’t bad.

K. Hovnanian new home buying process is inflexible. You'll have to make decisions within a short period of time and if you do not make the correct decision, you'll be stuck with it. This is especially hard as you are trying to navigate financing and all the other home buying requirements at the same time. Also, expect a lot of little changes after you move into the house.

Overall an ok process. The initial paperwork for the condos was an alright process, but the price jumped up $5k at last second before we committed to buying. This was due to someone else buying a condo in the unit before we signed. During the home décor phase, the specialist was really nice and gave us a ton of useful suggestions on what to include in the new home. However, there were some selections I believe that should have come standard with the home rather than an upgrade since it was marketed as a "Luxury home". For example, you will get a garage door but a garage door opener + remotes will cost $800 on top of the lot price. For the kitchen, you'll need to upgrade to get a gas stove top. Any cabinetry will require you to upgrade to level 2 in order to get hardware (handles) installed. I believe small things like this should be the baseline - not an upgrade. The builders usually gave us a weekly update on the construction of the home. We did have a construction delay of about 2 months due to COVID & labor shortages which is understandable. Though they did have a last minute 2 week delay in closing which was frustrating as it extended past my rate lock period and costed me an extra $1k to hold it. Whenever we did the pre-dry wall inspection and golden key orientation the builders were always super nice and informative, can't say enough good things about them. The model home staff on the other hand wasn't always the friendliest or the most coordinated. One time we wanted to show our family the condo we were buying while it was being constructed. We called ahead to make it was ok with the staff and they reassured us we could stop by for a visit. Once we got there the staff didn't know we were coming and rudely said that we may not be able to visit. After verifying the builders were not busy in the home, we were eventually able to take a quick tour. The mortgage office ok, but often their rates were not competitive with others. The additional "builders bonus" you get if you choose their mortgage company comes at the expense of an increased interest rate which was not explained to me until near closing. The loan fees were also generally higher than other companies, which reduces the "builder bonus" actually going towards your mortgage. After moving in, the condo was overall fairly nice and is in a great location for us. There was one issue that was not fixed after the final walk though and after we had already closed on the house: the ceiling prewire bracket was much lower than the ceiling, which isn't a big deal. The warranty person was easy to work with and quickly sent workers out to fix it without a charge. We also had issues getting trashcans. For some reason our information didn't get passed on to the HOA which caused a 3 week delay in us getting the cans. After now living here for about 2 months we did experience a few other issues: a broken microwave, a missing hot water shutoff valve, and a toilet paper holder that was too close together. The warranty team again was easy to work with, dispatched the right people within a reasonable time, and at not cost. They've been great throughout the process. We've also noticed the paint chipping near corners of walls, but that's most likely due to the settling of the house. They do offer a free touch up kit, and I think they offer to retouch the house at the 7 month mark after the house is done settling. Overall, there were a lot of small things that ultimately culminated in a less than ideal experience. Some of them can be attributed to COVID and labor shortages like the delay, but then there are small quirks like the house upgrades that really should be the baseline. The end product has been great to live in, but in the future I'd be hesitant about going through this process again. ... More

The khov builder build the house with very reasonable market price.

I really like the quality tile, flooring, fixtures, etc. available with the included smart home features. The house is well made, but the finishing was a bit underwhelming. Some door handles were installed crooked, door frames and baseboards were rough in some places and did not present a 'polished' finish. Patched sections of the ceilings and walls (from damage during construction,which is common) didn't look new even after a second pass. Early warranty claim was resolved, but required us to follow up weekly for updates. Overall, we really like the home and were pleased with the timeline during a period with significant supply-chain challenges. I would like to see KHov focus a bit more on high quality finishing-work, this is what a buyer is really going to notice. ... More
