Our sales person, Chris was good when we met for the first time. After signing the contract, Chris kept us updated on progress, issues (there were many), and changes, as well as answered all of our questions. Once we walked the house and did the blue tape walk, we thought everything would be fixed…NOPE, only a few things were and the other tape just removed. As we continue living in the house, the poor quality just keeps appearing from poorly cut trim pieces (meaning I recut and filled in with caulk) to caulk everywhere that you normally wouldn’t want caulk (around all the toilets, on the faucet-not around, some areas for quarter round moulding have it and other places in the same room don’t, etc), the craftsmanship is HORRIBLE. Now when submitting and trying to get warranty items fixed, they sit for weeks and months. They obviously do everything on their time, not when it’s convenient for the customer. I documented a list of items that required correction before moving in, both in writing and through direct conversations. Months later, none of these issues have been resolved. Despite repeated attempts to follow up, the superintendent, Alex, has been unresponsive to calls and messages. This experience has been extremely disappointing, and based on it, I cannot recommend purchasing a home from this builder.

I purchased this house due to the great pricing they had to only see issues with the quality of the house after. After residing in the house, the garage cement already started to wear off. It is already chipping. There are appliances that are already having issues. There’s no clean up done before closing the housing completely. The seller agent Nancy only cares about money and selling the house. There’s no satisfaction for the customer. The lender is miles away who works from another state, and it was so difficult to talk to her even during business hours. Home buying process was horrible.

Even after closing, the house was not completed, and the construction manager lied and deceived. There were things that I couldn't write down in the review. And warranty repair has not been carried out for more than three months. I regret buying a house very much and will never recommend it to people around me.

Home buying process went ok. We're noticing lot of issues after moving in with the appliances, cabinets, doors,... The KHov warranty department is not addressing the issues in appropriate time and closing lot of requests without notifying us. Similar issues are found in the neighbor homes as well.

We’ve been in this house 3 months. Poor quality workmanship. People are very nice but like I said the quality is not there. There are seams in carpet and the carpet does not ware well, walls are painted uneven and marks can be made so easily they use flat paint. When asked to fix these issues their response was, “that’s how it is in the model” but my bathroom was built differently than the model which threw me off when ordering storage. Been here 3 mo. So far the heating and cooling and appliances are fine.

Hello! I have nothing but amazing things to say about Tracey R. during the process of buying a home. She answered all my questions, very easy to work with, and was always available for anything I needed. Unfortunately, that was the only positive part of purchasing my home. Don’t get me wrong, I love my house but there are so many issues around the house. The walls have a lot of scratches, paint all over the window frame, ceilings look like a train marks all over it (it’s so bad). Truly lazy work from the builders, I have no idea how anyone can sign off to my house being complete. I understand it’s my fault and should not have moved into the house until it was in great standing for a new home but I couldn’t delay the process of moving in. I recommend to stay away from K. A lot of loose concrete blocks left around the house. I picked up big chunks of concrete right under shrubs, and on the edge between SOD and house walls. How much concrete has been left by this builder under the sod in the whole area???!!! Is it hazard? Is loose concrete preventing the soil of absorbing the rain water? This is bad experience.

My Experience with K Hovnanian I’ve been living in my K Hovnanian home for four months, and what I initially thought would be an exciting experience has turned into a frustrating one. The issues began from the moment we decided to purchase the house. Although the home was still in the framing stage when we committed, we had absolutely no say in the design choices, colors, or finishes. It felt like we were given the lowest-tier construction package when it came to the home's design. For example, the same layout on our street includes a large front porch with an overhang, hand railings on the porch steps, shutters on all of the exterior windows, an extended bump out on the garage, etc. The problems continued after we signed the contract. We were assured that the yard's grading was complete and that what we saw was the final product. The backyard was one of the most significant selling features for us. However, without warning or consultation, our backyard was regraded three separate times, making it practically unusable. To add insult to injury, the yard markers were moved, leaving us with a much smaller backyard than initially indicated. The left yard markers were moved about 3-4 feet inward, now giving us a backyard that comes to a significant angle. During our final walkthrough, we were informed that we had six months after moving in to have a yard, per the HOA. We hired contractors to come out to create plans for landscaping, a deck, a patio, and a fence - which we paid for - to have those plans redone due to the additional grading. Despite sending multiple emails and requesting that the issues be addressed, it took nearly three months to receive any response, and even then, there has been zero work done to correct the situation. Meanwhile, I’ve watched as other homes in the neighborhood, particularly the ones that haven’t sold yet, received complete landscaping packages with grass, trees, shrubs, and other upgrades—homes that K Hovnanian is clearly prioritizing to improve their curb appeal and sales potential. Adding to the frustration, our portion of the neighborhood has flooded multiple times, causing extensive damage to our landscape. Yet, K Hovnanian seems more focused on making the unsold homes look spectacular rather than fixing the issues affecting existing homeowners like us. It feels as though our backyard was sacrificed to enhance the appeal of neighboring homes that haven’t been purchased. Shortly after moving in to our home, we discovered residue behind the master bathroom toilet - in addition to two other water related issues - this caused us to call out the home warranty team. After discussing with our construction manager, they informed us that the issues we had brought up were due to undisclosed water damage. We were not made aware of any issues prior to closing and feel as if this water damage would not have been brought up at all had we not took this to the home warranty team. Finally, even though the construction of all the homes on our street has been finished for about two months, we have yet to receive a finalized paved road or any traffic signs for our street—a stop sign or street name sign. Whenever there is something wrong that they need to fix they do not fix it. You get blown off every time and get the run around.

There are drainage issues throughout the development. The HOA is non responsive for any requests for owner improvements. Average wait time is over 90 days or more. The lawns are atrocious and were never meant to succeed as no or very little prep dirt required for the sod to grow was never installed. In 4 months they only mowed the lawns twice and it is paid for by the HOA dues. You must pay a Capital improvement fee annually. And you pay a sewer fee for 57 years because the developer passed the cost to the Homeowner.

Bought a new construction home & closed close towards the end of april. Have had many problem & the small ones were fixed with the bigger problems being ignored or pushed on to the next guy. Found many issues with door’s not closing correctly thing’s not being painted my air had went completely out about 6 times now. Very bad when your in the middle of the summer on a 95+ degree day. Biggest issue being is my hvac pipe having such bad condensation that it has caused a leak in the ceiling of my kitchen. They cut a hole in the ceiling in my kitchen leaving an exposed hvac pipe dripping water all day onto my counters & floor creating a slipping hazard for us & our 3 children. After the month long wait i have been essentially been told its our fault that we keep out house “too cool” in the summer. There recommendation is turn it no lower then 15 degrees of the temperature outside. So on day’s that it reaches 100+ my thermostat should be set no lower then 85-87 degree’s. Which is Completely unacceptable. There behavior with no one taking responsibility is disappointing. When i called & explained the situation to there customer service line there response essentially was we will send you the information so you can sue us. WOW! Use very cheap material to build house. The construction Rep on site will lie to you every time you want them to remediate on something. always have some excuse on what things are wrong.

Since we purchased the house in April, we’ve had two broken windows and a broken door. Despite them claiming they were coming back right after settlement to fix it, they never showed up. We are now three months out and keep calling about these and they keep claiming they’re going to get to it and nothing ever happens.

Very cheap materials used. Final grading has debris that is left behind from construction including slate rock; yard is unusable unless you have an extra $10k to put into your yard so you can grow grass. Warranty department seems to take complaints personal; the main person seems to be more administrative than knowledgeable on home repairs/issues. There’s no communication on when things will be done and if they give you a date, they don’t follow it at all. There seems to be no leadership and no inspections after each trade. Spend your money elsewhere!

My sales person and others on the selling side of things were great. My community service person is responsive and goes above and beyond, as have the construction managers, even if what was promised took a long time to make happen. The problem is that the quality of construction materials is below expectations for a home in the million dollar price range, and workmanship in general is poor. The attention to detail is lacking, especially in the finishing. From crooked outside windows with gaps in the framing around them to a shower that pools water because it wasn’t put in to drain correctly, I could go on. This builder cuts corners in every way. For example, no drawers in the guest bath, just the false fronts, just to name one. One reason I didn’t move in sooner was that I had the entire interior painted rather than put up with white paint that came off if I rubbed my hand over the wall. The builder representative handling service requests outside of the community representative is abrupt and rude and makes it clear he just doesn’t care. He won’t address concerns he doesn’t have to address, which includes “cosmetic” issues (I.e.,scratched, dinged cabinets) that are discovered more than 10 days past closing date, no matter when the homeowner actually moved into the home. I would never buy another home built by K Hovnanian, nor would I recommend this builder to anyone looking to buy a new home. ... More

The quality of the homes are hardly at par with the price that we pay.

I THINK THE HOME DESIGN NEEDS SOME "WORK". EXAMPLE -- THE FAUCETS IN BATHROOMS ARE TOO SMALL (they can't be easily cleaned because the handles are way to close to the faucets.) THE CLOSET SHELVES ARE WAY TOO HIGH (a "normal" height woman can't reach them without a step ladder.) THE DISPOSAL SWITCH SHOULD BE RELOCATED TO THE TOP OF COUNTER (currently it's under the kitchen sink...very awkward.) Sorry, This is the best review I can give you.

This is not the first new home that we've had built, so we have some prior experience, including with custom builds and "cookie cutter" homes. The 2 KH salespeople we worked with were great in all respects. The closing company KH uses was not trustworthy. (one of us was also a realtor with firsthand experience working with closing companies) The workmanship and attention to detail in the home were poor. When quality issues were brought up, excuses were made as to why the something was done poorly, or that it will be corrected eventually (don't hold your breath waiting), or with the excuse that sounds something like "it's just the way things are" and we should learn to live with this. This was the worst buying experience from the beginning to the end, the experience was a headache. The whole team from the sales people Erica, the building manager Joe were arrogant, dishonest, and rude. The house was falling apart soon as we moved in. No one seems to care about where things are placed or how things are done. Lots of errors, mistakes and break downs were found after moving in. Quality of the materials and labor used in building the house was very cheap. The overall experience was dissatisfying to us.

The designs of the houses are beautiful, however the construction aspect is not what I had expected. They will tell you that the wall texture is considered an "upgrade" to have the flat walls because it shows all the inpuriries, when all it is is sloppy drywall work! The tile floors are uneven and I have holes in the grout theoughout the house. The building material are not what I expected either... the cabinet doors are very thin and flimsy as well as the sliding glass door. The overall workmanship is poor and just sloppy. I am very disappointed! After talking to my neighbors we all have termites and I hope I don't have some of the other issues they have experienced! ... More

Your communication is the worst your customer service is terrible your craftsmanship for a &500k home is unacceptable

This is the 3rd new construction home I have purchased (4th overall), but the first from KHovnanian, and the first in the south. This has been by far the worst experience I've ever had. The builder lied, strongly stretched the truth, or feigned ignorance about many different things; the house wasn't ready at closing; and I've spent three months going through the warranty department to get the house to the condition it should have been in when I bought it (not perfect by any means, but livable). Given what has already gone wrong, I'm certain more will go wrong, but the warranty department has at least assisted as much as possible in rectifying the issues I had at closing or since then. I am not happy with my experience or lack of quality work or any attention to detail on my home. If I wanted to put this much work into a home, I would have bought a resale. Whoever buys my home someday will get a great home, but that will be because of what I did to fix it and make it and not better and not because of how I purchased it. ... More

Basis your info I kept my car outside and there was concrete on it and now you guys say I kept in a public place. This is truly unprofessional
