The buying process with K.Hovnanian was straightforward. The Sales Team was attentive throughout the entire process and the Design Team followed through with all our desired options. We received weekly updates during each build phase. The Build Team was able to address a majority of the home's cosmetic punch-out list. They gave a thorough walkthrough of the home's systems and provided tips for us down the line for home maintenance. Things began to stumble towards the tail end of the transaction. A lack of communication between The K.Hov Teams caused confusion during site visits. The Home was not clean for our Gold Key Orientation and we did not see the final state till closing day. It's been over a month since we've closed and we have not received trash or recycling bins. Our latest affair was a potential plumbing issue. There was a vinegar-like odor in our basement which was causing us to cough. It took over a week to get a plumber onsite for a suspected water leak. No water leak was found but rotting food was uncovered behind a wall near our drainage pipe. The Home is beautiful and in a great location but major issues slipped through quality checks. ... More

Very nice upgrades considering that it was a model. That is what attracted us to the home. Being a model was mostly great except that the touch up paint areas were terrible. We have areas on every floor where you can see the touch up areas. It doesn’t match so we will probably have to repaint the entire interior. Also we have some cold spots in the home like the interior door area, it is like an icebox down there. Our microwave is like a freezer. The vent doesn’t seem to be closed so cold air comes in.

The experience was good until the end when I had to actually deal with my Construction Manager. Everything was to his standards time frame and no concern for the Customers input.

While somewhat disappointed in the quality for the price I paid, the quality of people that work for KHOV here in Liberty is top notch. I could not have been happier with my salesperson and home builder.

Office personnel was hard to get a hold of and most of the information given to us was incorrect. Design studio staff and construction manager were helpful throughout our experience.

I felt like I was strongarmed into using their mortgage company. Beware. I was expecting more attention to the details of this home based on the price I paid for it. More eyes need to be on the details of these homes. Seems like they are throwing them up and no one is really paying attention to all the details.

We were in rentals for five months, very expensive.

The home is lovely but there are several workmanship issues we weren’t expecting (Windows are not the same size on the top versus the bottom for example).

They are decent builders. You will not be getting the best workers, but just decent enough. You will encounter some issues with workmanship, and in some cases you will just be on your own with these issues.

Allison, the sales agent is very helpful when I have questions and concerns. However, Tom did the sloppy job repairing broken retaining block walls. And before moving into residence, Tom refused to replace kitchen sliding screen where it has a hole. Not happy!

My home is beautiful and the price is amazing! It was a magical experience watching with hopefulness that this beautiful home from dirt field to solid walls and roof would one day be mine. There is much excitement with knowing no one else has lived in my home or made any memories. There are so many well thoughtout designs included, such as the numerous amounts of light switches in just the right locations, dual level air conditioning and heat control, the Internet based products (that were not upgrades but included), beautiful color schemes, open concept, modern finishings, options for upgrades, and sizable rooms and restrooms. I feel blessed to be a K. Hovnanian® Home Owner! With all blessings there are areas of improvement. These recommendations include following through with meetings and stages of the home building as was explained in the pamphlet at time of signing for intent to purchase. As well as the recommendation of not signing off on final walk through unless everything is fixed that is discussed during the final walk through instead of believing that the site supervisor "will take care of it." This is my only regret with my purchase. What was supposed to be any "easy fix" is now a headache, and a home warrantee request. A K. Hovnanian home is worth looking into.

We identified several issues to the builder, they worked on it but it did not present the quality of work we expected, so we had to keep calling the builder to keep re-fixing again and again. We still have several open tickets, things are getting fixed slowly, but what a hassle. In general this is a good builder and they use quality materials (not the best, but still good). I you are paying top dollar for a house and expect detail oriented quality, find another builder.

The process was pretty smooth throughout. The builders themselves did a wonderful job. The home is absolutely gorgeous and I love it. The liaison/realtor was excellent. She did a fantastic job throughout the entire process. She was incredible with communication and keeping us up to date. Any company should be proud to have her. Now the issue is there was a grading issue that the company had with the city, and the VP of construction failed to inform his team of. The builders and everyone else on the typical level you would meet with had no idea of the issue, and they all said we could build a fence. The evening before our closing date we got a call that informed us we could not move in due to the city holding the occupancy permits due to said issue above. The team had no idea and very quickly went to work on finding out what was wrong. Finally after two days of the VP supposed to give me a call to inform me of the issues, he stated he knew of the issue and that we could not build a fence. He also blatantly admitted they gambled with the revised plans being accepted in time for us to close instead of informing the customers that there would be an issue at all. Very poor communication from upper management and even to their own teams. The accounting and legal team didn't know we weren't closing on that until I reached out to them to inform them as they were waiting for us to show up for closing. Finally agreeing to the cities wishes of installing drain piping we were able to close two months late. This may have been a one time thing. basement was leaking on the second day after fixing i see water in the an other place in basement, nobody check the cut insulation was repaired with adhesive tape, not replaced, in the result and I have a house for which I paid the cake for a completely new one, but the insulation in the basement is glued with adhesive tape The floor creaks in some parts, this means that in some places the floor is normal, and in some it is not properly strengthened The stump has not been removed at the site with a height of 20 inches, and many others I will ask bloggers (with more than 1 million subscribers) describing the construction of the construction of houses to review. This was my first new build so I'm not sure what the norm is. With that said, I wasn't blown away with my experience. I'm happy with my home and I was pleased with the end result but it took a lot of back and forth to get it there. The most impressive part of the experience was after I closed. I had an emergency situation and Jay was there for me. That meant a lot. The only real negative was the preliminary final walk. I think we all learned from that experience. As the title stated, there's always room for improvement.

The current superintendent working for this company in this area is excellent. The title company and process for selling the home was distant and unwelcoming (not due to shelter in place). It was from an east coast company and took an unprecedented length of time to receive information from prior to closing.

Poor exterior paint, poor flooring Quality.

The sales process was strong however the overall craftsmanship is below average especially when paying premium amounts for upgrades and features. Attention to detail was below average as well. The completion was nearly one month behind schedule. The construction communication and past follow-up responsiveness to issues has been strong.

The lady showing the house (Beth) - terrible experience with her. Sorry to say not trustworthy. Good experience with Robert - site manager.

Overall, the home has turned out to be about what we expected. There were several frustrations in the home building process; most notably, the kitchen we were promised turned out to be the result of an incorrect drawing, making it impossible to build as shown. This caused a 2-week setback and a major reworking of the kitchen that resulted in other issues. We now have a dysfunctional dishwasher that is drilled to the floor instead of on legs, which means that in order to repair it, we will inevitably need to have our kitchen floors torn up in the coming weeks. Our lawn has been described by our service manager as “in really bad shape” and stated that he is getting a bid to have the entire yard “reworked.” As with any new home, ours has its share of problems. The aforementioned, grouting issues, chipped sinks, painting eyesores, etc. Overall, it is a beautiful home that looks as we had hoped cosmetically. Hoping to get these larger issues resolved efficiently, and the service manager has been very helpful to that end so far.
