The title company is worthless. Made my home buying experience horrible. I hope I never have to deal with them again.

Inadequate and poorly designed HVAC. Finished basement needs three electric heaters to maintain heat with rest of home. ‘Fully Finished’ basement has half the ducts as same sqft first floor and they are surprised it doesn’t heat the same. Framing has open channel for additional HVAC trunk but remains empty soffit space in basement. They won’t let us make finished basement a third zone by adding the separate trunk, threatening to void our home warranty. So prepare for huge electric bills in this supposedly energy efficient home. If only Energy Star visited builder homes to see if they actually deliver on efficiency promises. If only… Thermostat, supply and return placed on same interior wall with 3’ of each other in Master Bedroom. Holes in bedroom walls into hallway instead of return ducts is like having the kids sleep with their doors open. Our fourth month since closing and still can’t change our address with banks, store deliveries, etc because KHOV did not get our new street into USPS Address Management System during construction process. We, the homeowners, made this happen through multiple Postal Investigations, and literally catching KHOV on the street and handing phone to the project manager who replied to USPS, Okay what forms do you need me to submit? 28 open items remain on our punch list. Weeks elapse between responses from KHOV for even the simplest of things. The only timely responses are when a leak is reported or when they can just call manufacturer service, like when the brand new washer (included with home purchase) blew circuit breaker and died upon first use. We had to live our first three weeks WITHOUT A WASHER as we had to allow GE service follow their warranty process. Any other builder would’ve swapped our DOA washer since same washer/dryer sets in every home. We’ve bought new construction in this same town from both Toll Brothers and Lennar over last 15 years and both were very easy experiences with none of these issues. KHOV expends more effort dodging issues than if they were to just address them. KHOV seems to not care about anything but selling out and starting the next development. ... More

I am disappointed in the underlying problems associated with the community and the no responsive approach of KHOV

I was promised on the document for 8000$ + incentive,when I initially signed the house stating if i go with khov mortage i would get the incentive .But before closing I was send a reviewed document removing the incentive and was not explained any thing . When I approached the sales then there was no proper reason y it was removed . It took 8 months for khove to realize to remove the incentive in the documentation?.with no reason .and I mentiond this in the last review as well and no one from khov is least bothered to call us back. $8000k+ is a huge mount to us . In the last min b4 the closing when the reviewed document with no incentive was send for signature , we emailed head of the sales , and no one responded . That means iam left with no choise but just signing the document SINCE MY INITIAL DOWNPAYMENT IS WITH KHOVE. LITERALLY IAM LOCKED . Is this how khov responds to customers ... Iam still and every day regrete that I lost $8000k incensitive WITH OUT ANY EXPLINATION.. So today I am sending a review , will kohv responds to us ? Don’t trust the builder you have to hire some expert and inspector to check behind him because those people try to get over you in a small thing and the warranty is the worst warranty you could have in your life. People response. Doesn’t do the right job small bathroom take three months to finish it, and all the excuses, please guys hier expert inspector before you deal with this people tried to give you a hard time to give up and don’t ask for any thing more if even include the warranty

Working with K. Hovanian staff was a living nightmare. I was lied to throughout the entire process. Several people dropped the ball on K. Hovanian’s end which jeopardized my home purchase more than once throughout the process. I was repeatedly given the run around and told things that were false. They made several mistakes in my application and then tried to make me bring extra money to the table. When they gave additional incentives to make up for their mistakes they then continued to throw the incentives they were giving me in my face saying things like”we are bending over backwards to help you”. No, you are bending over backwards because I’m holding you accountable and making you fix the mistakes YOU made and the misinformation K HOVANIAN staff provided. The house itself is beautiful and I love it, but I would not buy from them again and will be sure to tell everyone I know not to. This was not my first home purchase, so I understand the process. It does not have to be as stressful and difficult as K Hov made it. They repeatedly tried to take advantage of me and thankfully my realtor had my back. It’s not worth the stress. I literally lost weight from the stress. Even when closing came, they lied and said I could close on 3 different occasions when the house was not actually complete and move in ready. Harold told us that investors were ok with selling homes as investment, helped us secure loan thru Khov but we were surpised that their HOV did not allow renting for 2 years. Very bad experience.

The salesman I was unfortunately doing business with made used car salesmen look like paragons of virtue and truth. Nothing and I mean NOTHING this conman said was even remotely connected to the truth. Maybe this is what K Hov wants in its sales force to get inventory moved by hook or crook but I can't imagine this type of behavior will not come without severe loss of reputation. This is supposed to be a highlight to one's life but my experience was anything but. If i could have given less than zero on trustworthiness I absolutely would have done so.

Worst homebuying experience. Many issues.

I’ve purchased multiple houses during 2021 and 2022 and the final home I received from K Hovnanian was the worst purchase ever. The materials used to build the home are extremely cheap and the finish product was junk. Cabinets wouldn’t align, contractors had forgotten to set up the plumbing die for second laundry, counter tops were in even and wouldn’t align either. Best advice, don’t buy from K Hovnanian. Try different avenues kick Richmond Homes.

We were out of state buyers so we were unable to check on our house regularly. We trusted the process and unfortunately we were very disappointed in the final product. The builder rushed to get our home finished and sold. This resulted in our house missing insulation in attic/ceiling, gas not hooked up to our stove, cracks in our cabinets, chipped tiles throughout the house, damaged doors, damaged driveway, broken shower door, and the list goes on. You also have to be ok with a level 2 finish which just gives them an excuse for a poor mudding job throughout the house. It all started great with Tricia. The minute we opted to go with an external lender (because KHov could not accommodate our needs), the attitude from KHov changed. The stones in our house was not what we asked for and the error was caused by the sales person transcribing the name of the stone in the selection list. KHov started blaming a sales person who left and failed to own their mistakes and just tried to escape from the situation. Even after several escalations, there were no options being considered at all. I know this is a common issue and usually builder fix it or compensate by reducing portion of the stone upgrade or refunding it. But Matt was so adamant and there were no alternative options considered. We finally ended up with a major exterior portion of our house with a very dull stone covering we didn't want. They prefer for the buyer to go with their own financing and title company. When you go to external lender, their attitude changes and support reduces. Christopher from finance was very thorough and details oriented, Scott from the building team was very supportive. Other than this, the communication and support was below average!!! ... More

This experience has been horrible. On the day we moved into our dream home we had no hot water or air conditioning. We had to go several days without either and it was 104 degrees most days. We were not provided fans. We had to buy them. My daughter has 4 children and her 4-month old daughter had a heat rash due to the heat in the house. It took a week for the HVAC company to figure out the problem. How did this house pass inspection with no air conditioning or hot water. Then three weeks later, we had a water leak in the island and behind the refrigerator and have been without a kitchen for a week going on two. ... More

We have had a disappointing experience from start until finish with LFH. During our initial contract signing we weren’t offered some upgrades that we later found out were offered. During the build, we worked with a builder who is thankfully no longer there but never communicated as promised, never caught any shotty work (which we personally did during the build and had them redo). We missed our close date by 3 weeks but only told days before we wouldn’t close on time. Two weeks into moving in, our dishwasher leaked which has resulted in needing new cabinets and flooring. We have been living with open subflooring (think splinters and stubbed toes) for weeks. Cabinets aren’t set to be replaced for another month. Throughout all of this, we have never once heard from a VP / higher up at the company even though we requested to speak with them several times. Floor plan Vs actual construction: during the sign up there are no windows on one wall in living room. when they started building the house we see windows on the wall. This is a serious gap between the design Vs Development. When we ask about this they said sorry. We are really upset.

My townhouse is nice and the value is good. I closed on the first unit in the development after the closing was delayed twice. Some negative experiences included. The property didn’t appraise for the agreed upon price. The 2 walk through sessions before closing were useless, nothing promised was done. After closing the townhouse was filthy both inside and the garage. The garage had construction material and my wife used the shop broom that was there to sweep it out. It took over a week to have the place cleaned and over 2 weeks to have the windows cleaned and the tile cleaned because it had a film on it. Most of the main issues are still pending to include the appliances are not leveled and the handles have dimples, cabinet door in master bath needs replaced. It’s been over a month and we still cannot have Wi-Fi or TV service. Lastly, the pool is not completed. The reality is the closing should have been delayed another 2 months. Thank you ... More

Get punch list completed before closing. I'm waiting 5 months.

We bought our home sight unseen, moving from out of state. The pictures looked nice and they gave us updates throughout the building process, but when we arrived we were sad to see the terrible lack of craftsmanship in almost every aspect of the home. Cheapest parts they can possibly use everywhere. Cheapest paint I’ve ever seen and nearly no wall texture, with no option to pay for better quality paint in the build. Cracked grout and caulk all over the place. Sod directly over boulders and rocks no topsoil and a hill behind the home where we were told it would be a flat lot, making over half the backyard unusable. For the price you’re paying, this is not value for money. If buying from out of the area, at least make a trip to visit the model home first because even in there you can see the poor quality of materials they use. Once they get that $40K earnest money, there’s not much you can do except sit back and watch them build you a substandard house. Overall very sad experience for our family. Be absolutely sure to have a realtor and/or attorney with you to review the one sided contract and all their impossible closing requirements. Especially, if you don’t do as they demand, when and how they insist. Do not go with the sellers agent. Avoid that at all costs. Also on inspection, go over everything because they will rush completion and cut corners. When you bring it to their attention they refuse to fix things.

When I started my home search I was sold on the brand, quality, and reputation I gathered from conducting some extensive research. As I discovered after going under contract with K Hovnanian Homes this was not the home buying experience I would have expected from such a reputable builder. Starting from the Area Sales Manager (Invisible) to the VP of Sales. When I had concerns about the construction start of my home the VP of Sales was very defensive /argumentative trying to force me to cancel my contract demonstrating poor craftsmanship after closing on my home. Definitely, no longer a builder of choice in the future as this was not the best home buying experience. ... More

After being told the home would be completed by March 2nd, we shortened our lease to end by May correspond. We received numerous delays, some at the last minute and then had to request various extensions from our landlord. After being assigned 3 different construction managers, we finally received a closing date of June 29th, thankfully as our landlord advised we could not have any additional extensions. There were a few items not completed, the main item being the specialty from door we selected and paid for. It was to be installed the day after closing and stained the day after that. We had not time to allow for the items to be completed prior to moving in because we had to be out of our rental. The door was installed on July 1st and the construction manager advised it was to be stained a few days later and the proper hardware installed. After unanswered emails, and only after the amazing sales person April stepped in to assist us, did we receive a response from the construction manager, Chris (a month later). He’s now advised someone will be out to stain the door tomorrow August 4th. I won’t hold my breath. Also, there is a section of one of our walls which they completely missed applying texture to. This was also noted prior to closing and never fixed. The constant delays and lack of responses from every construction manager we have been assigned has ensured I would never recommend this builder to any family or friends. Your company really needs to get construction managers who are responsive and sub contractors who pay more attention to the details of the build. Terrible. Wouldn’t recommend anyone using them.

Didn’t get good service from these people. I wouldn’t buy a KHov home again. Only the construction manager and warranty have been honest with me. Besides that didn’t feel that I got a honest and true buying experience with good morals.

The home that was built is beautiful and far exceeded our expectations. However, the process was overshadowed by the poor management in the sales office. The staff is not communicative about appropriate next steps in the building and closing process. The staff was not communicative to outside lenders and real estate professionals. The staff was downright rude in many circumstances and if my family had not invested so much time and money in the process, we would have walked away from the building process completely.
