I had a bad experience, when we started the meetings for the home with the chief of construction and the home seller. During the meeting i asked them to reinforce the vents of the house and neglected to do it when they asked me what changes i would want. When they would ask me for more documentation it was for the same documents that i just submitted with the home seller. There was miss communication with the seller and mortgage loan officer.

We were surprised by how inflexible they were. Also, the house was cleaned nicely but they left a bunch of scrap and junk in the easement ditch on our lot behind the home. We will have to live with this unsightly situation until spring and then will have to clean it up ourselves or pay someone to clean it up. We were told they will level the yard somewhat and put down straw which did not happen

We ran into many issues with KHOV throughout the building process. To start, the sales rep that we had was very new and didn't really know what she was doing. Every question we asked was never able to be answered by her, she was always having to go to the senior sales rep which just prolonged the process and sometimes made things lost in translation. And when we asked to be changed to the senior rep so that we didn't have all this confusion, we were told we couldn't. Another big issue with a freshman sales rep was that she neglected to inform us that their "free incentives" were tied to using their lender. We didn't learn this information until after we had already signed paperwork to start building, and payed partial structural change cost and earnest money that we would have lost. The reason this was a big deal was because their lender wouldn't give us the going interest rate the day we locked in the financing. They quoted me a whole .5% higher. When we told them we would then use a different lender who could get me the true going rate, that's when they started informing me that I would lose the incentive cash, the money towards closing cost, and the title fee if I didn't go with them along with a $500 per day fee if we didn't close in time. When it came to the actual home building, they clearly use contractors that do not care one bit about this being someone's home. Every time we did a walkthrough, we would find issues that weren't there before, but some new craft came in and messed up already completed work. A lot of this stuff was fixed after the blue tape walkthrough, but added a lot more stress to the process than necessary. The tile work also was a big issue. We ended up finding 15 cracked tiles that got installed. All were clearly cracked in the same spot, but were installed anyway as if the people laying it never bothered to check over it. Then, on top of the grout lines being very thick and sloppy (outright missing in areas in the showers, uneven and dried on top on the floor tiles), they don't seal any of it. This may not seem like a big deal to everyone but when you have 2100sqft of tile throughout the house along with tiled showers and tub, mostly containing light colored tile, it really becomes one. All others I had talked to about their new homes by other builders said that all their tile came sealed already. It took 3 people, 8 hours, to do this before we could actually move stuff in. Other issues we had, some were fixed and some were missed but finding them along the way were, sloppy caulking inside and out, texturing issues, paint and texture on most of the electrical faceplates, uneven reveals on most of the door frames, hung our sliding barn doors very uneven, scratches on the garage doors, and others I'm sure I'm forgetting. We still are glad we bought this home because we love the location and the neighborhood, but like my review title states, I would not recommend KHOV to build your new home. ... More

No mail box set up. Roads not added in Google maps. USPS was not recognizing the Address. I have to submit several requests to Google. Had to make couple of trips to USPS. These things should have taken care by sales rep.

My experience with KHOV Mont Belvieu has been for the most part an positive experience. The sales person was amazing, by far the best part of this, the sales person really went above and beyond to make me feel appreciated. The finance team is very efficient, although I did have an issue with my Wind/Storm certificate making it over to my insurance company before closing. But the builder and the condition of my home was unacceptable. The floors of my home arrived late, like days before closing. Therefore I was having my home inspection while there was a ton of work still being done in my home. And when closing came my home had paint all on the wood floors, windows and window frame and shower rods fallen off in the bathroom, dead grass, marked up cabinets, etc. The closing should have been pushed back and the home needed at least an extra week of thorough work. And as of this date I'm still waiting for puchlist items to be finished two months after closing. ... More

Sloppy. Light switches not level.

It’s hard to give a review when there are still pending issues that we’re going back on forth on, hence the reason why I held off on doing this survey.. so this is the best I can give at this time

bad response from managers, very unprofessional, I had a bad experience talking and complain for issues or mistakes that sales person made, giving a different floor plan to constructor, then I was trying to get what I choose and pay, but no luck with the manager that was very unprofessional to solve issues. also company use very cheap material, Im still having issues with door nobs falling off.

Make sure you get the radon tested before you buy a home -- K. Hovnanian is very quick to deny any responsibility for it. Some of the K. Hovnanian people were very responsive to our needs, and others were less so.

I expect more value for the money, the appliances are cheap and malfunctioned after 1 use. We're still waiting for items to be repaired after being in our home a month.

Final cleaning poor, ceiling texturing poor, issues with shower grout and caulk lines, wall paint not durable scuffs easily and does not clean well

Lots of cracks, poor paint quality, staining and ittle attention to detail.

The home seems built well, but during the sales process, the sales agent was horrible about getting back to us with answers to questions or when we needed to make changes. The home seems to be built well, and through the process the construction manager was pretty good. But we've had a couple issues (mostly completely dead sod and plants right at settlement) and these things still aren't resolved. I keep getting told they'll be done, but it's been over a month and nothing has been done. Followed up a few times and I just get long winded explanations and excuses.

Nice people to work with. High priced for decent quality. Didn’t love the buying process and definitely wasn’t a fan of the in house loan officer.

I am very happy with the initial start of my home buying process. The sales team was great! My disappointment started when I moved in and started seeing that the walkthrough tags weren’t all fixed and then I started seeing more flaws. Unfortunately, there’s too many to list. The whole issue is the workers that are contracted out. It is so obvious that there is the lack of caring out what they do and definitely lacking pride in their craft. I am still waiting for my places to be fixed with my concrete. It’s been awhile now since I asked for mistakes to be fixed. There is a warranty and I will get to address things at my 1 year mark. The KHOV Elevon salesperson was very misleading, played shady games over crediting back $1,500, I would not trust her and certainly would not refer anyone to her. The home is lovely for the most part. I was told the home was "close to being ready", knowing I was on a tight timeframe to move, they sat on the house with not a single nail for almost a month, I lost money on the house I was selling due to not one but 3 closing delays and then they did not even live up to the $1,500 credit back they offered (found that out too late). The interior is lovely (we bought the farmhouse style) but the front landscaping was sloppy, I wish that they would have actually completed the punch list before I moved in and they absolutely did not clean the lot, we have had the worst ant problems, coming in through our sockets, trim, etc. READ EVERYTHING. They do provide many beautiful upgrades like a free-standing tub, barn doors and little details that make the home just a little elevated. Some of the systems DO NOT work as described (i.e. "Fresh Air Intake"); the fence is sub-par, and I think they tried to squeeze one too many houses on each street as the houses are so close that many side yards never dry due to lack of sun. Unfortunately, you don't get the HOA rules until after you have provided earnest monies and then, the HOA rules not working for you is NOT a reason to break the contract. I did not like the Elevon Sales Team, I'm planning to sell in another year and move. I have to take ownership that I should have demanded certain information before giving them any monies. The Project Manager was great, but did I mention the Sales Team either withholds, misleads or just lies; sometimes over stupid things but they really lied about the plans for the development. That was not KHOV as a company, but the sales teams represent the company. I might have rated a little higher overall except for the fact that Heather the Salesperson really tainted the experience, and you just can't change that so every time I pulled into my garage, it just took from the joy of buying what was supposed to be my "dream home" (within an affordable price point) and the HOA management company.... just ridiculous nonsense. ... Buying process was exhausting and if you are not computer savvy, it's a real turnoff. Once in the home, I started finding little things that they cut corners on, lights in closets, vanity drawers are too deep (unusable). Cabinets and microwave too high. Space could have been better used.

I have not heard from the follow up home inspector post buy. I have concerns but she has not called me back. Her name is Dean.

Home is well built however there is no consistency in pricing everyone in neighborhood paying different prices, If you get a loan with them I would advise to get it on your own the terms were different every time we went in. With construction still going on there are many nails in the street and when ask if someone could clean up so people would not get their ties damaged it seems to fall on deaf ears every time I walk I pick up nails in the street Landscaping does a poor job taking care of the neighborhood many dead plants and when asked never address.

There is too muc turn over and issues are not resolved. There were short cuts made and many mistakes. The garage door has never been fixed. Orlando and so many other good people quit because they were overworked and underpaid. The buyers all suffer as a result.

The poorest quality home I have ever bought. It was supposed to be new but the quality of the crafmanship leaves a lot to be desired, specially the painting job, sloppy and poor quality paint. The paint over frames is full of crumbs, that will require sanding and repainting . I was told that buy as it is after I had put my downpayment. The person responsable for responding to issues was excellent, The windows would not open and they came and fixed them almost all. Problems with a breaker they also fixed, overall very responsive.

Majority of the materials used interior (wood) is of not good quality. Few items were installed in a way that could cause danger to kids. Not at all happy with warranty team. Always give one or other reason for warranty tickets

Builder did not have drip pan under AC unit causing ceiling saturated with water

As first time homebuyers, my husband and I expected a much better finshed product, however we were sadly disappointed. Khov's home building process is rushed and the workmanship is poor. The quality of the work does not reflect the "new constructed home" we dreamed about.
