We were very excited about our new home and waited almost 18 months for completion. Within the first two weeks of moving in, we have to submit over 10 warranty tickets including our HVAC system failing to work twice, our roof leaking and filed to be repaired after two weeks, causing damage to the ceiling which will take 5 weeks to be repaired. Carpet was installed and cut base boards, incorrect grout was used in different rooms, electrical outlets don’t work, etc. Overall surprising and disappointing in the quality of work K. Hovnanian provides

During the process of building there is no process procedures in place to check the quality of work done by venders . I had to bring the defective workmanship to managment of K Hov Personnel and lake of get things done ,before the next step .most thing done just before or after closing .slow respond

For the "gold key" walk-through, the house is supposed to be finished and ready for closing. At our "gold key" walk-through, the house had significant issues and work outstanding that resulted in our closing date being moved several times at the last minute. This disrupted the moving process and created a very bad experience. There are also significant issues with work quality and craftsmanship as a result of inferior tradesmen performing the construction and work that has yet to be remediated more that 4 months after closing. The framers were fantastic. Most of the contractors are garbage. When we moved into our home we found we had a water pressure issue after new lawn install builder blames city city blames builder still no fix. Many small drywall issues never fixed. And still missing light fixtures in the home a month after closing.

Be prepared for a rough ride, missed meetings and a lack of service

Attention to detail was not there

Sales team and crew were responsive and helpful prior to closing. Closing process (even with pandemic restrictions) was quite smooth. However, one month after closing our backyard is still nothing but dirt...except after it rains when it becomes a swamp. Very unhappy with responsiveness of the developer and builder to complete the grading and sod on the property.

Our project managers made this a negative experience. Issues came up and it took longer than expected for them to be resolved. It was clear that nobody checked the work before our walk through because we had to point out major and minor issues, I thought that was there job and we were supposed to walk through to make sure everything looked good. One major issue is our garage door wouldn’t shut all the way and did not open or close properly and this was brushed off that it was fine. We weren’t able to use the hand rail on the stairs without it giving us splinters it was so rough. The stone on the fireplace was not finished. Our front door did not open or close properly. I also don’t think it should be the homeowners job to inspect every single room for paint mistakes and every single window to make sure they open easily. Issues were also brought up at the walk through that either weren’t addressed or they were addressed after we moved in. We were also told a cleaning crew had been in even though the floors were covered in dirt. My husband was told in person we received a new furnace filter but the one we have was never replaced with a new one prior to moving in (still hasn’t been replaced). On top of that after we moved in it took them about two weeks to move a portapotty off of our property. I had brought this up to them about a week after moving in and it took multiple texts asking it for it to be moved before anything was actually done. Our managers could have easily moved this themselves after being told once since they walk past it everyday, but a few weeks went by before moving it 10 feet across the street. Pleased with our home, but not pleased by the way these mangers blew concerns off they were advised of and the lack of care they had. hopefully they learn how to prepare future homes before a walk thru and cater to the buyer considering how much money were all spending on these homes. ... Although overall experience in buying home was alright, the final product and quality of workmanship is very poor. I would not recommend buying home from Khov as the price paid versus the quality of house designed and finishes are poorly in nature.

There are many things around the house that have not being fixed even though we have reported them.

Simple warranty issues seem to take abnormally long to be fixed, even when they are simple fixes. Once they have your money, no urgency to fix the issues their contractors created. I would not expect the same service after sales that you get when you are purchasing. Sales people are good, ultimately they are not involved after the purchase. Customer is not first once the sale is completed.

They installed the dead sod in lawn and never replaced. The house was super dirty when we moved.

Still waiting on stuff from construction since we moved in! This is the worse experience EVER!!!!!

I would them to know that the workmanship was deplorable. Josh, who unfortunately left the company was responsive and interested in correcting the problems by holding the worker accountable. I was very upsetting when he left. Logan is outstanding, however he is overworked.

Lack of attention to detail.

Once we signed for the house it all went down hill from there. We are just another number they will eventually get to. A long list from the gold key walkthrough was never taken care of.. I’m sitting at just over a month in the house and the list is just as long. Biggest items dishwasher, electrical panel door and my kitchen hardware still not fixed. SMH lesson learned cause now they got the money for the house they don’t feel the need to fix the crap they fell short on

Very bad experience found lots of problems after closing, everything was rushed and poorly put together. The front elevation was wrong found several uncaulk areas nails sticking out, found muddy puddle under carpet, cracks in several areas too many problems to mention looks like the house was just thrown together without any consideration

Will, Robbie and Crystal were awesome throughout, but very sloppy work. Issues after close still have not been addressed a month after closing.

The home buying process was smooth. It wasn’t until we gave the down payment when we realized we were no longer important. - When we moved in, the house was dirty. Twice I pulled out a piece of wire from my 1 year old daughter’s mouth while crawling upstairs where there is carpet. - It’s been about a month and we’re still trying to get the paint stains off the upgraded flooring we chose. - The cabinet work was sub par. The handles weren’t installed level or plumb and is noticeable. The trim on the cabinets wasn’t nailed down fully and there are gaps. - Two windows were installed scratched and we were told during our walk through they would be replaced and it still hasn’t happened. One of the window screens is missing and have not gotten it yet. - The upgraded oven we chose was damaged on install and I keep getting requests for pictures but nothing has been done. - The grading in the backyard was probably completely missed. There are 4 small valleys where water collects and will sit for days after it rains. Apparently when they install the concrete pads we ordered in the back yard, they covered up a drain. - When we submitted the issues for warranty repairs, the process has been slow and disorganized. It seems they are overworked and it clear why. Overall, not happy with our home and have even considered selling and going with a builder with better quality but having to go through the moving ordeal again is probably what’s stopping us. ... So its now been 35 days since our closing and we have numerous aka punch list items that have not been addressed that we all supposed to be completed in 21 days. But our only communication is done when we reach out to them. The 2nd level of our home is so warped & un-level that the company we hired to install our engineered wood floor has told us its impossible to get the new floors even with out bumps due to the ply wood that is warped from rain & being installed to tightly. So after spending 458k & putting down $300k with the expectation of demoing in another $50k to get the home how we want it, it's now looking like we are fixing the builders issue to correct the home. Also we have found soda bottles with soda in them behind our bathroom walls & water bottles filled with chewing tobacco behind the walls. Yes we are redoing the bathroom tiles ourselves since all the high gloss tiles were installed with scratches all over them..... Total nightmare! ... More

We recently built our home with KHov, and our experience has been a mix of highs and lows. The sales team was absolutely fantastic, knowledgeable, helpful, and truly made the process smooth from the start. Unfortunately, the same cannot be said for the Warranty team, which has been disappointing at best. The biggest issue, however, has been the quality of workmanship, particularly with the drywall and painting. The level of craftsmanship is far below expectations with noticeable imperfections throughout. For the investment we made in our home, we expected much better attention to detail. If you’re considering building with KHov, be prepared for an excellent sales experience, but a frustrating time when it comes to post build support and finishing details. ... More
