Buying and paying cash for a home is not it’s just not buying it, you are expecting to have a great finishes and not to have to experience so many construction defects like the one I bought from you. The poor quality in doing smooth finish to any home is critical to your industry, you should be looking into more details as to what your contractor are doing in regards to the finish of any project. If you like you can offer me a job and I can help you in supervising your projects so you don’t have to be spending additional workmanship and expenses.

I was pleased to buy this house. Quickly that feeling passed after moving in. As stated in the title, the house has had many nagging structural issues. It’s like the builder found the cheapest materials and the least experienced construction workers to build this house. The door brace that leads to the garage wasn’t nailed down, the kitchen cabinet wasn’t nailed down; there was a gap between the door and wall that allowed crickets to enter the home, the floor strip between the bedroom and bathroom wasn’t secured; wholes between the wall and staircase; neglected to install a wall plate for the outlets in one of the bedrooms; nails are still sticking out in one of the bedrooms, now ceiling and wall is literally separating in multiple rooms. Get all pre closing issues in writing. Craftsmanship is not on par with price of home.

Lots of promises from builder that never get delivered. Tired of calling on a weekly basis to ask for what we paid for - they do respond and are very nice on the phone but nothing seems to get done in a timely matter if at all. We are just getting very tired of all the calls I need to make and have someone home for a delivery or service that should have been complete prior to us moving in. All we ask is give us what we paid for. Period.

Lies, shady tactics, and false promises. Offer ZERO options, no follow through, once you sign you are immediately forgotten about. Will never recommend KHov nor will I ever build with KHov again

Not satisfied with overall workmanship and quality of the house. 1 year warranty is a joke, usually they delay service request or does a simple bandaid . Again we have to put in requests for the same work.

There were so many issues in home

The accountants were great but I feel the workmanship was rushed. There is no reason why I should be repairing anything in a house that I have only lived in for a month.

Very untimely response to issues. Three months after close we are still dealing with craftsmanship issues that have been unresolved.

Quality ok. Many small issues are needed to correct. Master bathroom too small not good flows. Lacks of added amenities. Does not offer other add ons such as sprinklers, extended patio, guitters, back yard lawn etc.

First we bought the home as we were moving from different state to Ohio and did video walk through and of course the faults of the home were not shown or discussed! Second when I inquired about why there was no deck on the back of the house I was told “we don’t build decks you will have to subcontract that out” However when I arrived to the community I seen decks built on other homes and they’re all exactly the same and clearly built by KHOV and when I inquired why we were not offered that I was told, “ we don’t build them on Spec homes “ if we did it for you you could not move In until January. It does NOT take 5 months to build a deck.! The center island in kitchen shakes as well as Mitch floor due to structural design flaw with no I beam. Also our lawn is not a lawn by any standards and has many wholes and zero good soil and old fill/clay dirt. There are many more issues and I am deciding on course of action to take. ... More

Quality was bad too many defects not happy at all.

We rated our overall buying experience at 3 out of 5 stars. The sales process and the communication from our sales representative Larissa was great. It is once we began the closing process that our experience began to sour. Our pre-closing walkthrough was 10 days before our closing. Initially, our builder James seemed very helpful and provided a lot of useful information. But as the walk-through progressed, it was evident that he got more annoyed with the more things that we pointed out that needed to be fixed. Then during our final walkthrough on the day of closing, there were a number of items that had not been fixed. Some of these things, like a window sill that has brown discoloration were simply painted over. Once the paint dried on the window sill, it started bubbling and you can still see the discoloration beneath the hastily applied paint. The window sill issue had been pointed out during our first pre-closing walkthrough. Immediately after closing, and before moving our stuff in, we had a professional inspection done. We submitted the items that the inspector found to KHOV warranty to be repaired, along with a copy of the inspection report, and that is where the frustration really kicked in. KHOV’s responsiveness to repairing issues is dreadful. Our garage door has not operated properly since the second day after closing, and we have been promised for a month and a half now that someone will contact us to repair it. Two service providers have been assigned, and neither have reached out to us. There is no follow up or follow through from Otto, our KHOV warranty contact. While some things that we have submitted for repair have been addressed, most have not. Additionally, there have been multiple occasion where we have taken off of work because someone is scheduled to come to fix something, and they have simply not shown up. When we contact Otto at KHOV warranty, his response is that he has no control over it, and all he can do is contact the servicer to find out what happened. Our issues with the pre-closing walkthroughs and the lack of response from KHOV to the issues that we have had since moving in are why we have rated their “Trustworthiness” and “Responsiveness” at 1 out of 5 stars. We rated the “Quality of Workmanship and Materials” at 3 out of 5 stars. As far as we can tell, the structure of our home is good and well-built. However, it seems that as it got closer to our home being finished, things were done cheaply and quickly. We are not the only ones in our neighborhood to note that the paint used on the walls is cheap and is not at all resistant to scratching or discoloration. Additionally, the drywall here is much easier to dent or damage than any place I have lived before. Our paver areas and our roofs were not cleaned before we moved in, and when it was pointed out during the closing walkthrough it was dismissed off by the builder. During the walk-through, James spoke of how responsive KHOV was and how he personally wanted to make sure we were happy once we moved in. This has absolutely not been our experience. We have not heard from James since we moved in, even though we know he has been notified of the issues we have had. Finally, we rated “Value for the Price Paid” at 3 out of 5 stars. We like our new home. We like the layout, the location, and the neighborhood. That is where the value comes from. But we would not recommend that anyone buy a KHOV home if they have other options for the home or location that they want. ... More

This house is not worth the amount we paid for! We still have many touch ups/going over old jobs that these “workers” did. The level of professionalism was at a 2! When we first came in we were told weekly updates/pictures. That didn’t happen! Please make sure before you sign what you are getting in to

We were very excited about our new home and waited almost 18 months for completion. Within the first two weeks of moving in, we have to submit over 10 warranty tickets including our HVAC system failing to work twice, our roof leaking and filed to be repaired after two weeks, causing damage to the ceiling which will take 5 weeks to be repaired. Carpet was installed and cut base boards, incorrect grout was used in different rooms, electrical outlets don’t work, etc. Overall surprising and disappointing in the quality of work K. During the process of building there is no process procedures in place to check the quality of work done by venders . I had to bring the defective workmanship to managment of K Hov Personnel and lake of get things done ,before the next step .most thing done just before or after closing .slow respond

For the "gold key" walk-through, the house is supposed to be finished and ready for closing. At our "gold key" walk-through, the house had significant issues and work outstanding that resulted in our closing date being moved several times at the last minute. This disrupted the moving process and created a very bad experience. There are also significant issues with work quality and craftsmanship as a result of inferior tradesmen performing the construction and work that has yet to be remediated more that 4 months after closing. The framers were fantastic. Most of the contractors are garbage. When we moved into our home we found we had a water pressure issue after new lawn install builder blames city city blames builder still no fix. Many small drywall issues never fixed. And still missing light fixtures in the home a month after closing.

Be prepared for a rough ride, missed meetings and a lack of service

Attention to detail was not there

Sales team and crew were responsive and helpful prior to closing. Closing process (even with pandemic restrictions) was quite smooth. However, one month after closing our backyard is still nothing but dirt...except after it rains when it becomes a swamp. Very unhappy with responsiveness of the developer and builder to complete the grading and sod on the property.

Our project managers made this a negative experience. Issues came up and it took longer than expected for them to be resolved. It was clear that nobody checked the work before our walk through because we had to point out major and minor issues, I thought that was there job and we were supposed to walk through to make sure everything looked good. One major issue is our garage door wouldn’t shut all the way and did not open or close properly and this was brushed off that it was fine. We weren’t able to use the hand rail on the stairs without it giving us splinters it was so rough. The stone on the fireplace was not finished. Our front door did not open or close properly. I also don’t think it should be the homeowners job to inspect every single room for paint mistakes and every single window to make sure they open easily. Issues were also brought up at the walk through that either weren’t addressed or they were addressed after we moved in. We were also told a cleaning crew had been in even though the floors were covered in dirt. My husband was told in person we received a new furnace filter but the one we have was never replaced with a new one prior to moving in (still hasn’t been replaced). On top of that after we moved in it took them about two weeks to move a portapotty off of our property. I had brought this up to them about a week after moving in and it took multiple texts asking it for it to be moved before anything was actually done. Our managers could have easily moved this themselves after being told once since they walk past it everyday, but a few weeks went by before moving it 10 feet across the street. Pleased with our home, but not pleased by the way these mangers blew concerns off they were advised of and the lack of care they had. hopefully they learn how to prepare future homes before a walk thru and cater to the buyer considering how much money were all spending on these homes. ... Follow up to problems is terrible. Walk through before final closing was a mess. Project manager just wanted to dump us to move on to next project. No personal attention to problems and there were many. Andy was good . The whole neighborhood is dissatisfied. We have talked to several neighbors. Now this new portal is a joke. Even for emergencies you have to email. If my house burns down because we can't get through, I hold KHov responsible.
