I just moved in a brand new home. Can't walk around bare foot because you always step on nails from the carpet installation. There "lifetime flooring" has lifted like swollen pieces in every room. You can see the tapping all across the walls in every room. Everything from the fixtures to the wood fence outside is the cheapest material you can find. So if your trying to purchase new to avoid fixing things. This is not it.

There is a definate lack of quality control during the handover to the owner. It is clear that during the build all trash, excess nails, wires, screws are just swept into the backyard and burried. The features are not well thought out do not work well with all models. Some features do NOT have professional planning involved, it seems they where options to raise the overall purchase price. Every container of paint left was open and unsealed. Many minor details that lead to a long lasting easy to maintain home are overlooked or not an option. The finance company associated with KHOV should be audited and does not follow proper protocol. The floor is very nice. Cabinets are worth the upgraded stain. The neighborhood here has a good vibe and the abjacent open desert is nice for walks. ... More

Unfortunately, my home buying experience with Khov has been nothing short of a nightmare. If it was not for Nick, the project manager that addressed things in a timely manner I would have felt helpless. There is just so much that is still wrong with the home and the workmanship that was done is nothing short of mediocre. Which is truly unfortunate because we really love the layout of the home. I have had constant issues with this home. Through the construction process there were constant issues once we got past the framing process. Delays, mistakes and just poor workmanship. I had workers urinating in the toilets and not flushing the toilets. Clogging the toilets, holes in walls that now look terrible because the texture does not match the rest of the home. Painting issues which is still a problem. There are areas that were not caulked, and I still find spots to this day that need to be fixed. I was concerned we were pushing my home to complete just to close, the timeline to close and the progression the house was making as never lining up, there was just so much left to do, and we only had a week left to close. During my third-party home inspection, I had workers in the home, and this was 2 days before closing. During my final walk through there were painters still at my home finishing up and there were still so many things wrong with the home. I felt obligated to accept the home with the understanding they would get fixed after closing. I had contractors coming in and out of my new home months after closing to address all my concerns I had with things I brought up before closing. When they cleaned my driveway and sidewalks, they used the pressure washer and sprayed so close to the concrete now you can see where they were spraying because they have left marks from the pressure washer. Unfortunately Khov did not provide a great home buying experience. However they did follow through with warranty and responsive to repairs. Quality of craftsmanship was lacking as well as value for your money. Their Looks Program had no room for changes, which in our opinion does not equate to a custom home.

Having lived in different parts of the country, we’ve experienced many different developers, and builders…none as poor quality and value as K.Hovnanian homes. After viewing the models, we were extremely hopeful and excited to build, during some of the building process and once we moved in we realized that many of the design aspects and quality were simply not up to par for the price paid. This sentiment has been expressed by several of us who have recently moved in. While there are aspects of the house, we like there are more design and quality aspects that would cause us to run far away from ever buying with K. Hovanian again. ... More

overall issue after issue quality poor honesty poor no happy about my hone buying experience

There are many issues with the building which i. dont like. 1)quality of the material used. example marbles used kitchen top-this absorbs water. 2)no option for customizations. 3)when ever there is an issue, the answer to the issue is the same, they do not fix in most of the cases. 4) how the common bath is built- 5) water connection in the main hallway, that can be seen by all the guests.

From poor workmanship and materials to multiple misses and construction issues this has been the worst construction experience I have had. The construction supervisor was never around and missed both small and big design options including the dual AC thermostat system. Problems with heater, tiles, cabinets, even the floor in the second floor is shaking and tumbling. They don’t allow independent inspection prior to closing and now I know why, they don’t want to delay closing by the buyer finding all the issues! I do not recommend this builder to anyone.

Did not go as well as planned but the major issues were with the Mortgage company. Way to many issues to list but it was an absolutely horrible experience. Some issues with the building process but that went pretty well and we settled on time. Mistakes were corrected and some had to do with supply chain issues.

KHOV is untrustworthy and immoral!!!!! When their pricing system made a by the sqft error on our house after we had gone under contract, their manager Jason told me he would be voiding our contract, yelling at me and telling me he would "move me in on dirt" if he had to. While I was able to eventually move in after refusing to pay the difference, I would never trust KHOV again. If I hadn't done my research and obtained a buyers agent that was able to swiftly threaten legal recourse on my behalf, I'm not sure I'd have this house right now. I bought this house new to avoid issues, and all KHOV did was cause them. DO NOT TRUST KHOV WITH YOUR NEW HOME!!!!! ... More

We singed our contract June 1, 2021. We were told the houses got built in the order the are bought. Mind you the house next to us, started before us because they had to build that first as we were a corner unit. The project manager (TJ) always made smart comments, is important to know that with KHOV the customer is NOT always right. Due to all of the issues, and excuses in the world it took a full year to get our home (June 21, 2022). I say "excuses" because they can never get reliable contractors. Our home had so many small issues on the house, as simple as paint on the wood floors. The response we got from the Project Manager was: "don't look at it" or "this is a custom home" great response for such an expensive home. Overall experience was horrible, frustrating. Sales agent (Helen) always wanted to get everything on time, when they didn't delivered on time. -We didn't get our closing date until later, and we know that the June 21st date was long known between them, because of this lack of communication our interest rates went up 2%. -Walkthorugh of the house was the worse experience as well, we are buying, paying, but we had to literally argue back with the project manager because our issues were not as important. -Closing experience, after we signed and the bank released the funds, we had to call so many folks to get our key because the project manager did not get the email and he will not release the key, he had to go to church for charity work. Basically it was our home and we couldn't get in, but it was a "misunderstanding" even if the Project Manager told me over phone, "you can call the CEO of the company, if I don't get that email you're not getting this key". ... Waited for more than a year to get the home complete after signing the contract.

Our experience was one delay after another. We have great disappointment in the deliverable. The bright spot in this experience was the Community Senior project Manager. He seems to experience and very personable.

I dont think I can write a good review past the sale of the house. Lack of communication all fell through after the sale of the house. So many missing items (such as a window in my master bath?) and replacements had to be done. No urgency to finish items on the list The attention to fine detail was no under expectation Delay in making house, some pandemic but MOSTLY not Original foreman not aggressive at all Under standard vendors to finish the job, multiple trips or they dont show Almost 3 months out and still the list is not complete and our list was not half as bad as many of our neighbors False promises Starts at the top of the line of management I can go on....I think you can guess who this is? Delays, lies, and badly managed process

My overall homebuying experience was not the best with Khov. We have purchased many homes before in the past and have not come across a process as difficult than this. No accommodations were made for me and my family while closing, most of our requests to tweak something in the house were denied, and the khov lending agents didn’t communicate with each other, in turn they ended up duplicating efforts when seeking information from us. Over all the realtor working as the khov middle man between buyer and seller was great, he tried to make our requests happen but it seemed to be out of his control. After speaking with our neighbors and other buyers, it was kind of disappointing to learn that those set of rules/policies were different for everyone. The responsiveness from the electrification/builder/sales rep after we moved in has been good for questions and concerns so I would give this portion a much higher rating but overall I think the whole process could’ve been better. ... Decent quality houses but worst communication and post-purchase support. No team to help you or answer your question. You need to be fully dependent on the salesperson who will respond at his/her convenience.

I was little shocked that there was no independent QA (Qaulity Assurance) process for the finishing work of the build. There were many small details poorly finished (dry-wall spakle sanded poorly), not painted properly (could see through the paint) and some damaged materials that were not replaced. The builder is not very responsive to issues after closing.

The model home isn’t what you will get if you get what the model have for your home. We bought pretty much what the model home had and sure enough there are little things they didn’t add because it was just part of the model only. Something simple such as the cabinet crown molding off the kitchen (drop zone area) isn’t part of the price paid for- plus we upgraded the cabinets! There reply was the designers added that. Same goes with the master bath room walk in shower with the seat. The model home had the glass where the seating area in the shower. But when they build our bathroom- it’s not part of it- it’s part of the design for the model home. Really? It’s a misleading. The window added in the basement wasn’t included but it was an oops so they left the window there on the model but not for the new build homes. For our walk through I found blue tape and I asked about them. Reply back saying oh those are the stuff that needs to be looked at again and will fix. Well, when we moved into the house- I found at least 4 tapes that was still there which wasn’t taken care of. Yes we did a walk thru but these blue tapes were behind something that we wouldn’t be able to see unless open. One of them, it was so sharp I got cut on. It was a nail sticking out under the pantry from putting the cabinets together my husband said. The agent isn’t knowledgeable about what or how the house was going to sit until we meet up with the person building the home- this is when we already put a deposit down. The builder told us how our house was going to sit on the property we selected after went through the designer studio to pick out all our stuff for the house. We were unhappy and argue about this and nothing was done. Even with that agent told us a few things that would be included but end up having to pay more during the design studio. It’s upsetting to know when we walked in and asked the questions to know for sure what we will have to pay end up to be more than what being told. Overall experience with the agent would be one star and the building overall would be 4 stars because of how we end up meeting the builder after the designing studio was to late to change our lot at that time. Plus our deposit was already handed to them. Since this is a quick turn over few months to build. It’s not so great since the dry wall and the frame of walls are uneven. My husband put crown molding and added the blind for the room. It’s so uneven and large gaps. The blind is slanted and the blinds are put up correctly- the window was not properly level off. The walls were uneven but in waves. This is sad- what else we will find as we paint and add to put more value for the house. Overall experience with khov homes would be 2 out of 5 stars. ... More

Since the house sat unoccupied for a minute, the grass behind died. They replaced the back grass but didn't replace the grass infant and behind. House was fine but I moved in with horrible grass. Called and messaged the construction manager a couple of times after he promised to replace the side grass but hasn't. Even the front grass didn't look attractive at all. Now I am stuck with dead grass on the sides of my house and horrible grass in front. Sales guy was the best tho.

The sales team had little to no communication, all people involved were lazy and not willing to address issues in a timely manner if at all. No important details were communicated to the buyer

We are very disappointed with the overall finishing touches of the house. In our walkthrough we noticed the interior of the house had to be almost entirely repainted. You could see the paint roller marks where they tried to touch up the paint. On our final walkthrough we noticed the paint was better but that the paint bled onto the baseboards, windows frames and the ceiling. There was also a lot of paint splatter on the white tiles. We were told the house was going to be cleaned before we moved in but we have had to scrape paint off of the floors in multiple areas and under the cooktop the cabinets have caulking stuck to them. The baseboards around the kitchen island are coming off as well as the trim. It looks like the house was not professionally painted. The door frames on the bottom in the bathrooms are splintered and should not have been installed. We have a work order in for all of these items and have not heard back in multiple weeks regarding an update. ... More

The contracted builder for this home was fantastic, however the mortgage side for this company is horrible. KHOV Mortgage forces buyers to use their own 3rd party resources. The company’s representatives do not respond or handle matters diligently. It is so hard and frustrating to get into contact with anyone in this company. Please do not use this company.

Run around on getting issues corrected in a timely manner. If the home owner does not follow up multiple times nothing happens. Even then the odds of getting if fix are low. Half the time they pawn you off on the sub-contractors.

I was very disappointed in my experience with K Hovnanian homes. As a single mother, I chose K Hovnanian above other builders as I believed they had superior workmanship. During the building process, several issues arose, none of which were dealt with in a satisfactory manner. Each time I was pacified with a promise to look into the issues, then when I followed up several times later, I would be told that it was now too late in the process. Some examples were: - The kitchen Island was in the wrong location, 4 inches too close to the wall where the stove is located, when I asked for it to be moved, 2 inches was cut from the island base. - During the pre-cover meeting, I arrived at the house to find they had started to install the sheetrock and all the walls were half covered. - One of the electrical outlets in the master bedroom was in a location that when the bed is in place, the outlet is not accessible. I asked several times for it to be moved before the sheetrock was installed. After much pushing, another outlet was moved, but not the one I requested. When the electrician moved the other outlet, it brought the electrical work out of code, so the builder then refused to move the outlet I had requested. - During the pre-cover meeting I pointed out the sound proofing was missing from the master bedroom, the builder assured me it would be installed before they finished the sheetrock. When I followed up a few days later, the sound proofing had not been installed. I asked for the sheetrock to be removed, the builder didn't respond to my text. When I followed up again, he told me the walls were finished and they would not remove the sheetrock. Instead they drilled 32 holes in the master bedroom sheetrock and pushed the insulation through the holes. - Most of the internal doors in the home are damaged and cut too short, they are all approx. 2 inches from the floor, so when a light is on outside the rooms. The entire rooms are lit up, making it very difficult for my children to sleep. - Several of the kitchen, bathroom and laundry room cabinets are damaged. - The master bathroom Mirror is not level - The joins on the base boards are not level, each join sticks out and is very unsightly, I mentioned this several times during walk throughs and with the builders, they just agreed with me and never fixed it. - The grout between the tiles in the foyer, second bathroom floor and shower, kitchen, master bathroom floor and shower, hallway to bedroom four all have holes. When I raised this issue, I was told they would leave grout for me to fix it. They only left one grout color, so I cannot fix the bathrooms. - The glass in the front door allows water to leak into the foyer, each time it rains I have a puddle of water on the floor at the front door. - When it rains, one side of my house has a river on the grass, which holds the water for days afterwards. At the time I purchased my home, they were building 6 other homes. Perhaps the rush to get the homes completed within the allotted 150 days from the foundation being poured, was a contributing factor to the poor workmanship in my home. However, paying almost $500K for a home that I walk around and see sub-standard work, is very frustrating and extremely disappointing. ... More
