Where do I even start, First off: Hvac wiring system was not connected/created, had to suffer 3 months of not working. Then the upstairs thermostat wasnt even connected had to contact to resolve the issue. Took 2 months before utilites to be connected and piled up tons of trash gad to find other resources to waste. The plumbing noise is very loud for the upstairs. Any water usage downstairs and even outside you can hear loudly upstairs. The paint of the entire house is also very cheap. One little touch it leaves a mark already. I can keep going, overall experience I wouldn't recommend family, friends and others to buy from the company. We've lived in our new K Hov home for three months and have found the fit and finish to be really bad. The low quality of cosmetic issues makes us wonder about the quality of the things we can't see. They are responsive to fixing issues, but these issues should have been fixed prior to closing.

The sales excutives will behave differently when selling homes homes . No proper explanation and missed so many details to inform of changes in plan of house . I didn’t like at all. It’s needed for me . So bought it. Overall experience is very bad .

I will start with the positive here. The floor plan / design of the home is exactly what we were looking for. The location (Lakeview / Waller) is also what we were after. Lastly, the price point of the home was competitive and what we believe to be good value. The only other positive would be that in general, our construction manager Matt was a pleasure to work with during the actual construction of our home. I believe that he did everything he could to make the experience positive - within the limitations he was under. Since moving into our home, he has been attentive to the couple of small warranty items we've raised. Now for the negative. My wife and I have been involved in a new construction home two occasions in the last 30 years prior to going through it with K.Hov this time around so we are not naive as to the process. That said I cannot express my frustration with the sales rep Paul. Without too much lengthy detail, I will say he repeatedly mislead us during the process, committed to options that were then changed at a later date, gave assurances he did not live up to, and was very unresponsive to queries he knew were important to us. It was so bad that I finally had enough and told our construction manager and our realtor that I would no longer have any dealings with him. Communication and events leading up to closing were the final straw and extremely frustrating given we were paying cash for the home. At that point, Paul's boss reached out to me and asked if there was anything he could do to that would turn my experience around. He stated he wished he knew before then that we were having the challenges to which I suggested he should solicit buyer feedback during the process rather than at the end. I gave him lengthy detail into the issues we experienced with his sales rep as I would hate to see other buyers have to deal with the same issues. Overall, we are happy with our home, notwithstanding some ongoing drainage issues in our back yard (which I raised as a possible concern before we ever signed the contract (was repeatedly told concern would be addressed but has not been to my satisfaction). To conclude, our construction manager Matt was clearly the most honest and attentive person we dealt with throughout the process. The home has had a lot of items that needed to be fixed and some of the trades are slow to fix the problems. Months go by before they order replacement items.

There were multiple open tickets that took months to complete AFTER CLOSING. I think Khov needed to do a better job of quality control before handing the keys to home owners. they are more interested in pumping out homes before the market changes rather than focus on quality homes.

As a first time homebuyer, the sales co-ordinator kept us in dark the whole time. After umpteen calls and emails I got hold of the construction manager who was very kind and helpful and opened up the communication channel which was really great and got the house completed on time. Design team had no clue and did not help us make the decision . The upgrades quality is very poor and it’s actually worse than the standard ones.

We were originally told our home would take 5-8 months. It took 15. That in itself was bad information but things happen. The most impactful and memorable experience was the lack of communication. We had no idea what was going on and always had to be the ones to reach out for information. When we finally did get some communication it was always initiated by our salesperson not the construction manager. There were too many delays. I would never recommend building a house using KHov.

They will lie to your face to get you to sign than don’t care. I was told my house would not be near the townhomes in the community and was total lie. They did bad job installing cabinets and damaged them and made me point it out to get them replaced. House was not finished but forced closing. Don’t use there finance company. I asked to use my own title company and was ignored until it was to late. Over charges closing costs to the point it goes above 4%. If I did not need the house, I would have walked away.

I purchased this home at a reduced price on a county program. Maybe I received subpar service/products because of that. Either way, I would NEVER purchase at full price from K.Hovnanian based on my experiences with the salesperson, the construction managers, and the warranty manager.

We contracted to complete a single-family house in December 2020. Estimated completion date was July 1, 2021. We were told that houses closed at that time hit their estimated date. By March, we were told the date would be in August. The basement was not poured until April. Right after we sold our existing house in May, the date changed to September 15. OK, 2.5 months late, we can live with that. We were then scheduled for a pre drywall inspection in early July. No communication when that date was missed. Finally, by mid-August when our emails to our sales rep and the construction manager went unanswered, we reached out to the Chicago market VP to find out what was going on. We then found out that our sales rep had left the company and our construction manager was changed but no one informed us. We completed our pre drywall inspection in early September and were told that our house would be completed before the end of October. Our final walkthrough and closing were actually scheduled for the end of October (Khov's fiscal year end is 10/31). However, two weeks before the inspection, we were notified that the dates would have to be moved to mid-November, Cabinetry was damaged, and they would not be able to complete until then. We had to reschedule all of our utilities and post-closing contractors (i.e painters, window treatment installers, etc.) for a second time. So, after 4.5 months of delays and lack of communication about when we would be able to move in, we finally had our new home and were no longer commuting from our temporary housing at a vacation home 4 hours away. Their lack of communication with the home buyer made our experience awful. We have built with other builders before and we never had a poor response to issues with them. The lack of knowledge of their homes designs, upgrades, and questions we had was poor. We felt like they didn’t care about us, in fact we received other peoples information from Hovnanian mortgage, which was concerning since it happen more then once. The way we received our settlement date was outrageous! We never received a formal letter, or any commutation that our home was going to settle near the date on our signed contracts! We always heard from our sales representative that settlement date is always subject to change. Three weeks prior to settlement they still had no idea? Please! We found out through a email chain, NO direct communication or formal letter!. Thank goodness we lock in our mortgage when we did, since our sales representative told us to wait for letter from Hovnanian regarding settlement date! Again, very poor communication! We our very thankful for our on site construction manager (Ralph) he was open, and communicated to us, he was the only thing that made our experience better! We had problems with our furnace before settlement and we are still having issues afterwards, no HEAT. Thank goodness again for the construction manager he was able see what was wrong. Unfortunately, we think this issue will not be solved, which worries us, since we lost heat again on Thanksgiving. Very little flexibility and most upgrades are pre-determined and included in the house, which you have to purchase.

Misleading between model and actual purchase. I think the quality of the products and finish work are for the most part not high end. Supervising contractor on site was helpful but restricted in ability to accommodate. Too cookie cutter in construction. Not high end finish products even though that was what I thought I paid for. two weeks in and still many open ticket items and waiting for replacements. Especially upset about the granite installed. I have posessed many homes and used granite for kitchens and baths. NONE have the staining from water that I am dealing with now. Too many issues yet to be addressed. ... More

The build.is great. No problem with the builder or contractors used, and if that was all that was being rated I would rate them at least 4 stars if not 5. Which is why this company even gets 2 starts from me. What places it at 2 stars was going through their mortgage company. When I told them I had 20% down ready they gave me an interest quote that was .5% higher than when I had been ready to go with 10% down. Calling around this type of move is unheard of,and put me in a bad situation. They (khov) were not helpful at all at explaining why this was the case either. Thankfully after some research (that admittedly I should have done before) and right after closing I am refinancing. I only wish I could have closed this refinance before they sold the loan. There is a process missing. We only knew 1 person to contact in the whole home buying process. There is no backup when that person is off on her off days. Communication with 60 house owners is not easy for a single person. Things kept delaying and there was a lack of communication which improved a bit in between but again slowed down. As I said, 60 houses and 1 sales person is not easy for the person. Title signing was delayed multiple times. The title company is completely irresponsible it seems or again doesn’t have capacity to do so many houses. We had to travel from sunnyvale to modesto to get title signed to get keys the same day and that too there was no guarantee that keys will be handed over that day. My wife is pregnant and she had to travel back to sunnyvale immediately from modesto. Title company never responded back until late end of day. My apartment keys were supposed to be handed next day. I had appliances delivery next day. There were many things at stake. After getting the house, there was a different struggle to get things fixed. Again the same issue, 1 person to fix 60 houses. It’s too much of an ask from single person to handle 60 houses. Only after pushing the issues up the chain, things started moving. We thought buying an old house is stressful with bids and all. Even though the khov houses are good as of now, the mental stress was much much more than bidding on an older house. I will only recommend it if you can handle so much stress. ... More

We fell in love with the homes, they are beautiful. Our sales office was amazing. Jennifer is amazing! The process working with the lender was horrible. He didn't communicate well, they made several mistakes and we didn't trust them. The home closed on the projected date (yay), which was great. We've been in the home for 1 month and we just discovered this weekend that our HVAC was never connected to the gas line. Which makes me worry...how did it pass inspection? What else could be wrong?

We have already had 4 issues with our ac unit , that STILL ISNT SOLVED and one problem with the plumbing. I understand some work is builders grade like paint, but for over $355K, I expected more from these basic systems.

Title company has not sent closing papers to my mailing address. Have scanned info., contacted them, and no answer. Also Orange Coast Title delayed closing and cost extra time as they did not approve of my Trust although I have closed over 6 transactions in less than 2 years using first pages of my Trust to take title.. Also, I discovered and said that I paid extra for stainless Steel. Finally person told me they gave me black and would do stainless appliances later. I felt this was hidden from me and no one has contacted nor given info. about Stainless or getting credit back since I paid for it. I also paid for outlet at certain place in bathroom. Agent told someone it didn't matter where it was put, but it did matter to me. Most places would have that in writing rather than signed by me rather than agent misrepresenting what I wanted. Really surprised that company did not care enough about customer service to credit me back $100 . Also I was misled about inside insulation which cost over $900. However, if you are still reading, the floor plan is excellent, and I get many compliments on how much friends and family like this home. Wish you had Title Company that sends closing papers immediately and responds when I contact. 38 days now since I have closed. No closing papers. Concerned about check, plus I need certified closing papers. Not sure what your guidelines are, but I hope someone cares enough to follow up on problems. ... More

Do not trust them when they say their home inspector is top notch. We have found a lot of issues since moving in. A lot due to poor workmanship and no quality control on the work being done. That said they are super responsive to issues which arise and work to fix it. But it’s a headache that should have been taken care of before hand. In closing, hire your own realtor to help you and no matter what get a home inspector.

I just moved in a brand new home. Can't walk around bare foot because you always step on nails from the carpet installation. There "lifetime flooring" has lifted like swollen pieces in every room. You can see the tapping all across the walls in every room. Everything from the fixtures to the wood fence outside is the cheapest material you can find. So if your trying to purchase new to avoid fixing things. This is not it.

There is a definate lack of quality control during the handover to the owner. It is clear that during the build all trash, excess nails, wires, screws are just swept into the backyard and burried. The features are not well thought out do not work well with all models. Some features do NOT have professional planning involved, it seems they where options to raise the overall purchase price. Every container of paint left was open and unsealed. Many minor details that lead to a long lasting easy to maintain home are overlooked or not an option. The finance company associated with KHOV should be audited and does not follow proper protocol. The floor is very nice. Cabinets are worth the upgraded stain. The neighborhood here has a good vibe and the abjacent open desert is nice for walks. ... More

Unfortunately, my home buying experience with Khov has been nothing short of a nightmare. If it was not for Nick, the project manager that addressed things in a timely manner I would have felt helpless. There is just so much that is still wrong with the home and the workmanship that was done is nothing short of mediocre. Which is truly unfortunate because we really love the layout of the home. I have had constant issues with this home. Through the construction process there were constant issues once we got past the framing process. Delays, mistakes and just poor workmanship. I had workers urinating in the toilets and not flushing the toilets. Clogging the toilets, holes in walls that now look terrible because the texture does not match the rest of the home. Painting issues which is still a problem. There are areas that were not caulked, and I still find spots to this day that need to be fixed. I was concerned we were pushing my home to complete just to close, the timeline to close and the progression the house was making as never lining up, there was just so much left to do, and we only had a week left to close. During my third-party home inspection, I had workers in the home, and this was 2 days before closing. During my final walk through there were painters still at my home finishing up and there were still so many things wrong with the home. I felt obligated to accept the home with the understanding they would get fixed after closing. I had contractors coming in and out of my new home months after closing to address all my concerns I had with things I brought up before closing. When they cleaned my driveway and sidewalks, they used the pressure washer and sprayed so close to the concrete now you can see where they were spraying because they have left marks from the pressure washer. Unfortunately Khov did not provide a great home buying experience. However they did follow through with warranty and responsive to repairs. Quality of craftsmanship was lacking as well as value for your money. Their Looks Program had no room for changes, which in our opinion does not equate to a custom home.

Having lived in different parts of the country, we’ve experienced many different developers, and builders…none as poor quality and value as K.Hovnanian homes. After viewing the models, we were extremely hopeful and excited to build, during some of the building process and once we moved in we realized that many of the design aspects and quality were simply not up to par for the price paid. This sentiment has been expressed by several of us who have recently moved in. While there are aspects of the house, we like there are more design and quality aspects that would cause us to run far away from ever buying with K. Hovanian again. ... More
