Sales rep was extremely rude, lots of build quality issues.

We moved in a month ago and have had numerous issues. Two electrical problems, one where the fire alarms weren't wired. Our AC has been out twice and then was also not wrapped so blowing into the attic. Our backyard doesn't drain properly. One of the drains on our sinks had been kicked and knocked off so water was draining onto the floor. Cabinets missing chunks, fence falling off, back door not catching. All was fixed but response times were terrible especially for AC and most of the companies that came out to fix things left a mess and/or showed up way outside of the scheduled time window causing me to miss work. Everyone super kind people but very disappointed with so many things wrong in a brand new house in a month. Have worked to make things right. ... More

Just one phone jack for landline and fax in kitchen, am I supposed to keep the fax on kitchen counter? Fax wont work without landline. Told by Lloyd this is the new standard. Was never told or informed that I would not be getting a place to plug in my electrical dryer. Surprised when I tried to dry my clothes and last minute had to buy a new gas dryer. Also told new standard. Rude people involved in the process overall from Construction to Sales. Only person on our side was Saul, who ended up leaving company. 3 different sales reps throughout home buying process. I wonder why. Bad paint job inside and outside. Messed up our hose bib placement. Work not done cleanly. They have the key they entered our house even after we recieved our keys without informing us or asking. Very rude. Our stuff was all in the living room, could have gone missing and we wouldn't know. ... More

The sales team is all smiles when you are considering buying a home. They make you feel very welcome and they also commit to delivery dates that they aren't going to make. The date on the contract means nothing. The construction manager will appear super nice, and deliver late, all for the sake of so-called quality. The house looks good to the naked eye, but there are several poor design choices, even when it come to placing an air vent above the Master Bedroom's door, therefore compromising privacy for the owner(s). They might as well be an open window constantly blowing air in the Master Bath. There is a vent that exhaust to the roof, making noise anytime the wind blows. Of course this is not featured in the model homes, bc you wouldn't buy it! Highly disappointed with the upgrade to a third car garage, only to get a 2.5 car garage, given only a clown car can fit in the other side of my garage. The only helpful person thus far, post signing, is the Warranty Manager, but there's nothing they can do re: my real issues with the build. Lastly, beware of the design center. They will try to sell you the moon, stars and the sun. They will also ask if you want ceiling fans, which basically means do you want ceiling lights, bc everyone only has ceiling fans as lighting, right? No! ... More

poor quality are materials the homes . l do not like the quality of the stuff, I have been unable to use the oven because when I turn it on, it releases a lot of gas immediately. This is a hazard. l sent a message to the building manager and he ask me to call GE. The master suite is tiny , l wish it was bigger because there is a lot of yard space.

A lot of loose concrete blocks left around the house. I picked up big chunks of concrete right under shrubs, and on the edge between SOD and house walls. How much concrete has been left by this builder under the sod in the whole area???!!! Is it hazard? Is loose concrete preventing the soil of absorbing the rain water? This is bad experience.

The quality of the homes are hardly at par with the price that we pay.

This is the 3rd new construction home I have purchased (4th overall), but the first from KHovnanian, and the first in the south. This has been by far the worst experience I've ever had. The builder lied, strongly stretched the truth, or feigned ignorance about many different things; the house wasn't ready at closing; and I've spent three months going through the warranty department to get the house to the condition it should have been in when I bought it (not perfect by any means, but livable). Given what has already gone wrong, I'm certain more will go wrong, but the warranty department has at least assisted as much as possible in rectifying the issues I had at closing or since then. I am not happy with my experience or lack of quality work or any attention to detail on my home. If I wanted to put this much work into a home, I would have bought a resale. Whoever buys my home someday will get a great home, but that will be because of what I did to fix it and make it and not better and not because of how I purchased it. ... More

Poor response to areas needing to fixed

starting prices in no way match the model home you are shown. Once you buy and then start the selection process you find out that all the things you liked about the model are upgrades. Choices for standards are way outdated. Before closing you have a 3 hour window to walk through the your home and point out any problems. You can't possibly do this in 3 hours and on top of that we shouldn't have to because all we hear about is the quality workmanship that is put into these homes. We found several items that were problems that should have never been allowed to pass any inspections. Once closed you have 10 days to point out any other cosmetic problems. If any are found after that 10 day window they are now the homeowner responsibility. We have been very frustrated with this builder and would have a hard time recommending. ... More

The sales rep was terrific, but the quality of workmanship in the home was very poor. Inside and out, there have been areas that needed repair. The Warranty group has been easy to deal with, just unexpected to have to deal with so many problems that were not seen during final walk through of home. Would I buy another home from this builder, NO!

A month and a half after closing, we are still missing a window. Several items covered on walkthrough were never addressed. Some elements of construction did not align with plans (legal?). Several assurances made that did not line up with reality. Sales person was responsive via email but not all statements were backed up with action. Over-priced. Ex. Nicer model home with more high-end features has not sold and the price keeps dropping.

Front office staff was great. Other than that overall service and craftsmanship was horrible. Spent a lot of my hard earned money on what seems to be a poorly built home. Carpet in multiple rooms not installed correctly with missing pieces. Electrical problems in garage and master bathroom. Nails, screws and trash left around home after being told it would be cleaned up prior to move in. Driveway had to be replaced. Issues with Stucoo in multiple areas. All concerns and issues were submitted like I was told to do. None of which have been addressed or taken care of it’s been over a month now. After submitting request I finally received a phone call a week later. In this conversation the K-hov rep stated that he would be out that Friday to address all problems and concerns. When that time had come he did not show up nor have the decency to give me a phone call and let me know he would not be showing up. Horrible home warranty, reminds me of notorious American Home Shield. Very poor craftsmanship. Their mortgage missed informed about interest locking time duration. Would conceal information about some important things such as this community has PUD which was never disclosed until we were about to close!

I will never recommend K. Hov to anyone. The quality of products that were used to build this home, as well as the craftsmanship to put the home together, is something to be desired. Our first night in the house, we smelled smoke, like there was an electrical fire. Come to find out, the wires were crossed in the bedroom lights. This was just the start… tack strips not holding the carpet, shoddy cutting of the wood for the rails and baseboards, loose railings, poor grouting of bathroom tiles, nail pops EVERYWHERE after a month, lies about the swale in our backyard and how it “should” drain, not to mention that we were unaware that we were even going to have a swale, crack in the corners of the interior walls, and buckling of the vinyl siding. This house was way overpriced for the quality it lacks. Needless to say, we have already had to invest $7000 of our own money to fix the yard, with no help or concern from the builder. We are currently trying to use the county to help recoup some money due to the flooding we are experiencing in the yard. The house may look nice on the outside, but there were not options for the inside. This is our second build and we had more options with Lennar for our past house. We could chose wall color, fireplace color and slate color around it, bathroom design, etc. None of this was considered, or allowed, when we asked when picking our colors and design aspects of the home. Our overall home buying experience with KHOV was not as great as we anticipated. We have been understanding that the current industry norms has impacted the builder’s ability to deliver homes more timely. With that being said, for our community (New Post in Fredericksburg, VA), the issues were compounded by lack of communication and accountability with regards to issues with the home, quality of the craftsmanship, and not to mention we went through 3 different project managers for this community, causing added constraints to the timeline of home delivery and further breaking down the lines of communication. I’ll also mention that we had both a pre-drywall and pre-delivery private home inspection, where many different concerns were brought up and yet, the builder never took the time to thoroughly go through the report and give us feedback on the items. Additionally, we requested some things be given a written explanation about what the builder did address or wouldn’t or didn’t think would need to be addressed in the report, including a concern about mold in the attic. They left a lot of it up to their contractors, even though they knew that they were having some trouble with reliable and quality workers. The list of problems that arose with the quality, range from questionable practices of the contractors to attention to detail and thoughtfulness. A major disappointment is the poor installation and treatment of the lawn sod prior to us moving in, which has resulted in many dead grass spots and more out of pocket costs to address the situation. I find it to be very unprofessional and unethical to have someone move in with their lawn in that condition, in addition to some of the conditions of other areas of the home. Many of our neighbors are having similar issues. The builder made verbal promises to follow up with our sod, and even though we have been investing a lot of time, energy, and money into our lawn care, they have yet to do their part or due diligence to correct the issues with the sod/yard. These “broken promises” and disappointments have seemed to be a resounding theme amongst those of us who already moved in! For instance, one of our neighbors incorrectly had two different types of stone installed for the wrap around of their front porch and the builder still has not fixed this. Another neighbor had a huge hole in their subfloor and had their flooring installed right on top of it and they still have a list of items that are yet to be addressed. All of us were delivered a dirty/dusty home, including some of us having dirty carpets, and we are all still waiting (collectively over 2 months) for the cleaners to come back. Did not realize until after all was done completely but saw signs. Our account rep. was not looking out for us at all. misguided information. would NOT recommend this builder to anyone.

We appreciated how quickly they closed with us. However, the quality of the materials they used were poor. They had a pipe in the basement which had been broken and they failed to fix it even though they had written "broken pipe" on the pipe. Products they use are cheap and the paint has been an issue. They will not provide you with any paint sample or a touch up kit. There is no move in welcome package. The toilet seat broke only a few weeks after moving int so we had to fix that. They are very flimsy and slip around easily. The sales people requested good reviews which we found unprofessional. Things seem very unorganized. ... More

Our home buying experience started out OK in May 2021. Nice models to choose from, and home would be completed in 3 months from ground breaking. Our salesman was misleading and dishonest and at times downright disrespectful. Excavation started in August, we settled the last week in January. House sat for weeks at a time with little being done. Little attention to detail and virtually no quality control. I'm glad we hired a home inspector for pre-drywall inspection and final inspection. So many items were due to shoddy craftsmanship!! We had 4 project managers throughout construction, and communications deteriorated with the first 3 PMs. We were very disappointed with the construction process until our final PM ensured all of our punchlist items were taken care of. I feel the process would have been much better if we had him from the start. In the end, though, we are happy with our new home. ... More

Contractors did minimum work to get the job done. The designs are nice. Be over the top on checking in on your house. Even after you are things will still not be done correctly. Communication will not be great either.

I like the home layout, the area, and the fact that the build was on time. However, there were many issues that I experienced. They were very hesitant during the build for me to have my own inspectors visit. This was a huge red flag, but I had them come anyways and there were a handful of small fixes they had to do. I’ve lived here for 3 months and I’ve noticed several craftsmanship issues including painting around doorknobs ( so you need to repaint when replacing doorknobs), a leaky shower enclosure, terribly flat paint throughout, and door knobs that are falling apart. They also don’t manage the contractors very well. I was having somebody install my lawn and one of the contractors drove a bobcat on it DURING the install. The lawn guys had to repair and KHov did not even respond when I told them. The contractors were also using my water so I thought I had a leaky outdoor spigot. The water pressure is terrible. I only had enough pressure to get one (new) sprinkler working. KHov blamed it on my hoses, but believe me, that’s not the case. And the cherry on top is when they hired somebody to come dig up my yard and expose electrical wires WITHOUT notifying me. They destroyed a large section of my front yard and left a huge hole for my kids to fall in to. It’s still there! Still haven’t heard anything from KHov. They think they can do whatever they want. Everything is finished to a 6' standard but once you get close its all beginner level trades doing the work. Door frame joint over a 1/2" out and use caulk to fill. Had a shower value not even brazed. Basement slab not even sealed so always chalky. Drywall dust and mud in grain of floor and hand rails. Carpet is super thin and cheap ( even with the 10lb padding upgrade) had cleaning crews still cleaning during walk threw so didn't find dirt and nasty floors till ink was dry cause floors where wet still have miss match tile Grout in shower ( 4 weeks later) the title says it all basically got a $350k house with $200k finishes in it for over $500k. Not one drywall wrapped door is even close to square or true ( going be a pain to install a door if I ever want to. D4y wall finishers where vary sloppy and barley have a level 2 finish in side and not even sure how the garage passed inspection cause it the lowest fire proof I've ever seen ( missing mud, tape not sealed ext... I could go on for days. Koner tried his best but he can only do what the company says and that is a low standard. Be vigilant and pay attention buy there house. Its all fixable but shouldn't have to fix it all on a new house ... More

The process started out well but quickly declined in the areas of communication, integrity and quality. Very poor craftsmanship and supervisors are not managing and being held accountable for workers poor work.

Review every detail before signing. We thought we were getting 2 basement windows. Had 1 standard and 1 egress. Removed egress before submitting since we are not putting bedroom in basement and thought we were getting at least 2 standards. Upon receiving blueprint, only 1 window and had to call sales to ask where the basement windows were located on blueprints. Sales said only 1 and we could not add any further windows as it was past 5 days. Model shows master shower in one location, when receiving blue print, the shower was behind the door to enter the bathroom and the doors swing into each other and sales/cad would not change. They said these were final blueprints although they were the first and only set of blueprints we received and they would not correct them. These items were not our doing but we were stuck. This was a disappointment not getting what we wanted and what we assumed we were getting. Upgraded to maple cabinets, however, cabinets installed are particle board and laminate covering maple. All cabinets need replaced as they are chipped, broken and peeling before we moved in; very cheap quality. The carpenters used giant oversized nails around all door trim, looks terrible as even with fill/paint can see giant holes. All corners of baseboards are jagged not cut correctly. They tried to caulk them and made it worst. Very poor quality of entire home. Paid for tv pre-wire and requested to contractor and design center that it be placed on right of fireplace and it was installed incorrectly on the left and contractor did not communicate to tech that we paid for electronic box in basement; we waited about 3 weeks after move in to have it installed. Per blueprint, outlet in entryway, but is missing. Punch list was not done when we moved in and still waiting a month later. Damaged materials were used as baseboards, door frames, porch materials with gouges and construction attempted to patch them instead of replacing with undamaged. small things are normal, but the kitchen cabinets are a huge issue, did not get what we paid for and most need replaced. Design center needs to inform customers they are not getting solid wood cabinets even if you upgrade. Only good thing is the sales lady is kind and patient, construction manager came over to fix handrailing and screw somethings in after we moved in, and warranty department responded quickly. People are nice but quality and communication not so great. ... More
