Poor. Mismanagement poor quality of work!

Not a good builder and they even restrain you from writing reviews on your experience

Quality of work was terrible. It felt like a giant prank being played on us. The amount of unnecessary emotional and mental stress this builder caused us was ridiculous. Poor craftsmanship, poor communication, poor response time to fix and address issues. The entire process felt like a fever dream.

Let's start off by, any concerns we had were kicked down the road to close. The roof alone is not adequately vented. We had three separate roofers come out and state this with pictures and reports. Which we supplied. They did not use Starter Shingles on the edges as is code. There is not enough vents to release the heat from within, which will cause the shingles to fail. The vents that were installed were installed improperly. We were told it's within our thresholds or parameters. There is no threshold or parameters, It's either wrong or right. Carpentry on this build is a joke. Corners do not match, doors were installed not plum and trim pieces were used to hide the fact that the doors were / are not plum. The cabinet colors did not match. They tried to say it was the shadows. Then they put a meter on it. Guess what? Came back different colors. Baseboards are terribly installed. Corners are not sanded smooth. There are globs of caulk and paint drips throughout the house and on the floor. This was brought to attention at the first walk through to go to closing. Warranty lady stated , we should file the roof on our homeowners insurance. Really?! It's a brand new home. Lastly, the attention to detail is garbage. It's like, let's push everything down the road so they have to close and let the Warranty deal with it. As long as they meet thier qouta, it's all good. Needless to say, this is just a small insight into how this build is FAR from the worth of what we paid for our new house build. We are sure that this will be used as a teaching tool to help make K Hov a better company in the future. But, the future is now, and we are terribly disappointed in our future home build that we just bought. ... More

A lot of things were told to me that were not correct! A lot of offers and other information was left out.

A nightmare everything was delayed and communication was mediocre

This is a great builder with great product for the price point Lots of value !!! I would recommend that you make sure you get a good sales person to help the homebuyer process go as smooth as possible. My salesperson did not do a good job of making my experience memorable .

My problem was an unfortunate lack of reality between when the house was supposed to be done and when it was actually done. 3 weeks in a hotel with a dog isn’t anyone’s idea of fun, especially not the dog.

Cooperate is awful. The office was terrible with customer service.,, Construction Manager was all that was helpful through the entire process.

Home wasn’t signed off as completed until April 26th and we were set to close on the 28th. The lender needs a final appraisal which takes 1-2 weeks. They deemed K Hovnanian’s tactics unethical and went back on their assurance to cover the costs associated with delay of closing. I ended up being saddled with thousands of dollars of fees and paid after threats to relist the house. I see the fault on the side of all party’s except mine, yet I was the one saddled with undue financial burden. We were rushed to sign the contract, we were not provided time to go thru the contract. They invited to meeting to go over contract but they were very rude and forced me to sign the contract before leaving. There are many hidden fees Ex: water allotment payment which is a whopping 9000$(only if you go select their lender else 17000$). They will force you to go thru their lender by saying they will remove incentives provided if we won’t choose them. Home selection process was not great, they showed me some printouts and asked me to select my options which is very confusing and once signed they won’t allow any changes even non structural things like carpet/tiles etc. They rushed me to select home and didn’t explained about their home models. The water has been used from our home during the closing week without our permission. Huge lawn of around an acre area at the back of home’s block and several smaller lawn pieces at the front of the home’s block, have been watered by using water from our uniti have incurred a heavy water bill for around 110 thousand gallons of water. I have been following up several times with KHOV sales office to reach out to someone who takes responsibility of this issue. I have been given a promise that this bill will be taken care of before the due date. The date is past due but not a single bit of the bill is been paid yet. Having to wait for almost 10 months cost us a great deal of money and a great deal of anguish. The interest rate started at under five and ended up 5.5. Over the life of the lone that is a great deal of money. We bought the condo to be close to our grandkids. We missed a year of their life. It was very upsetting to keep your life on hold. My sister purchased a house three months after us and moved in three months before us. Some builders seemed to be able to get materials.

Sales promised so many things (like Gourmet Kitchen, lower Cabinet in Laundry etc) and ultimately none of them were addressed as I felt they were more focused on selling homes and meeting or exceeding their sales targets and never seemed to consider the buyer as their customer. On the Contrary, the maintenance team led by the construction manager have been very prompt in their responses after closing the home to address any new or outstanding issues.

Everything was really bad,sales person had family emergency and really nobody was there to kinda cover even to give us the key of our 1st house. Youall change construction manager like 3 times and except for Gary (the las one) they didn't do nothing right. The day I was supposed to receive my brand new house was not finished and had buch of trash in the garage and back yard . I would never recomen or buy again from this constructor.

This is our third new home. This was the worst experience we have ever had. From initial salesperson to our closing that took five hours this was horrendous. We sent in a much more detailed review and documented timeline. The only positive we have is Kristi our warranty person. So many issues and we are not asking for them all to be addressed. Example - we are on our fifth main kitchen countertop being replaced and still not correct. Our upgraded stairs and beams needed immediate addressing or we were not moving in. The stairs are still not fixed to the condition agreed upon when purchased. The other upgrades are absolutely not worth the money, especially for the craftsmanship. We took over an hour to type the entire story so your company at some level is already aware and I am convinced you do not actually care as we had no one speak to us. It was an absolute nightmare. I wanted to call it off 5x. The process is very stressful and complicated. I wasn’t even sure the was gonna close on the schedule date. 2am the morning of the closing is when I was notified “We are good to go”

The whole loan application was a total nightmare and we only with KNV because of the home credit offered provided we took a loan through them. Every week for 4-5 weeks we were asked to provide additional documents starting with 2 yrs of tax returns including 1099s; 2 yrs of checking, savings, and retirement accounts and then they wanted copies of the initial retirement letter of 12 yrs ago stating date and monthly payment; and in addition, a letter stating why we were selling our legal residence and moving to TX. The whole process took several emails, phone calls, and mailing of original documents. We would never do this again and would think twice of purchasing a home as well. Thank you ... More

I have already provided detailed review

Inadequate and poorly designed HVAC. Finished basement needs three electric heaters to maintain heat with rest of home. ‘Fully Finished’ basement has half the ducts as same sqft first floor and they are surprised it doesn’t heat the same. Framing has open channel for additional HVAC trunk but remains empty soffit space in basement. They won’t let us make finished basement a third zone by adding the separate trunk, threatening to void our home warranty. So prepare for huge electric bills in this supposedly energy efficient home. If only Energy Star visited builder homes to see if they actually deliver on efficiency promises. If only… Thermostat, supply and return placed on same interior wall with 3’ of each other in Master Bedroom. Holes in bedroom walls into hallway instead of return ducts is like having the kids sleep with their doors open. Our fourth month since closing and still can’t change our address with banks, store deliveries, etc because KHOV did not get our new street into USPS Address Management System during construction process. We, the homeowners, made this happen through multiple Postal Investigations, and literally catching KHOV on the street and handing phone to the project manager who replied to USPS, Okay what forms do you need me to submit? 28 open items remain on our punch list. Weeks elapse between responses from KHOV for even the simplest of things. The only timely responses are when a leak is reported or when they can just call manufacturer service, like when the brand new washer (included with home purchase) blew circuit breaker and died upon first use. We had to live our first three weeks WITHOUT A WASHER as we had to allow GE service follow their warranty process. Any other builder would’ve swapped our DOA washer since same washer/dryer sets in every home. We’ve bought new construction in this same town from both Toll Brothers and Lennar over last 15 years and both were very easy experiences with none of these issues. KHOV expends more effort dodging issues than if they were to just address them. KHOV seems to not care about anything but selling out and starting the next development. ... More

I was promised on the document for 8000$ + incentive,when I initially signed the house stating if i go with khov mortage i would get the incentive .But before closing I was send a reviewed document removing the incentive and was not explained any thing . When I approached the sales then there was no proper reason y it was removed . It took 8 months for khove to realize to remove the incentive in the documentation?.with no reason .and I mentiond this in the last review as well and no one from khov is least bothered to call us back. $8000k+ is a huge mount to us . In the last min b4 the closing when the reviewed document with no incentive was send for signature , we emailed head of the sales , and no one responded . That means iam left with no choise but just signing the document SINCE MY INITIAL DOWNPAYMENT IS WITH KHOVE. LITERALLY IAM LOCKED . Is this how khov responds to customers ... Iam still and every day regrete that I lost $8000k incensitive WITH OUT ANY EXPLINATION.. So today I am sending a review , will kohv responds to us ? Working with K. Hovanian staff was a living nightmare. I was lied to throughout the entire process. Several people dropped the ball on K. Hovanian’s end which jeopardized my home purchase more than once throughout the process. I was repeatedly given the run around and told things that were false. They made several mistakes in my application and then tried to make me bring extra money to the table. When they gave additional incentives to make up for their mistakes they then continued to throw the incentives they were giving me in my face saying things like”we are bending over backwards to help you”. No, you are bending over backwards because I’m holding you accountable and making you fix the mistakes YOU made and the misinformation K HOVANIAN staff provided. The house itself is beautiful and I love it, but I would not buy from them again and will be sure to tell everyone I know not to. This was not my first home purchase, so I understand the process. It does not have to be as stressful and difficult as K Hov made it. They repeatedly tried to take advantage of me and thankfully my realtor had my back. It’s not worth the stress. I literally lost weight from the stress. Even when closing came, they lied and said I could close on 3 different occasions when the house was not actually complete and move in ready. My townhouse is nice and the value is good. I closed on the first unit in the development after the closing was delayed twice. Some negative experiences included. The property didn’t appraise for the agreed upon price. The 2 walk through sessions before closing were useless, nothing promised was done. After closing the townhouse was filthy both inside and the garage. The garage had construction material and my wife used the shop broom that was there to sweep it out. It took over a week to have the place cleaned and over 2 weeks to have the windows cleaned and the tile cleaned because it had a film on it. Most of the main issues are still pending to include the appliances are not leveled and the handles have dimples, cabinet door in master bath needs replaced. It’s been over a month and we still cannot have Wi-Fi or TV service. Lastly, the pool is not completed. The reality is the closing should have been delayed another 2 months. Thank you ... More

Sale rep doesn’t listen or care. All they want is there paid check

I had a terrible experience with KHovnanian Homes, starting from the sales process all the way to the construction and post moving-in to the home. The sales team was terrible, unexperienced and unresponsive, and despite multiple attempts to get updates, resolutions, the sales manager never got in touch, never replied on emails and never talked on phone and sales associate said "there's nothing to talk". The entire process was frustrating and unorganized, no proper documentation was collected prior to the contract and after contract they were un-responsive. Beyond that, the construction quality is not up to par. There were noticeable issues that were not found during engineer's inspection. Things like, bad and no caulking, outlets not secured, nails on carpets. I expected much better for the price and regret choosing KHovnanian Homes. If you're considering buying from them, I'd strongly recommend looking elsewhere. ... More
