Love the house, but disappointed with the design where the wall is behind the basement entry door. I cannot fit or take big furniture items down the stairs because the wall behind the basement entry does not allow maneuvering. If I had known I could not fit big furniture ( couch) down the basement. I would have added the walkout to the back yard as another option. This is critical to mention to new buyers!

I had issue with Mailbox keys and kHOV has been pointing fingers on others like USPS and they point to HOA & in turn HOA says it's builder who made the mistake. I as home owner & tenant are going in circles from almost 2 weeks and so far we don't even know who owns this problem but the Owner & Tenant is suffering. This is not acceptable, period.

The office staff, *****, and the construction staff that helped with the is*****s once we moved in, *****, were great.

On the surface, a KHovnanian home seems like a good deal, with the promise it's a quality home and the owners care about you. I had to find something in a hurry, otherwise I might not have made such a rash decision to buy one of their Quick Move Ins. First of all, from the sales team to their mortgage company, everything was rushed and the documents they needed were overwhelming and always an emergency. On the surface, the house appeared to be quality built, but once in, little things kept appearing that needed to be fixed or re-done. The project manager on site was helpful and responsive, and once I got the hang of the Warranty Portal, most of the time issues were resolved. My #1 issue is the design team of this particular model. For some obscure reason, they decided a very tall triple slider was a good idea. Well, it's not. Not only does it NOT come with a screen, it opens onto nothing but sod, and it's a good step down to get there. There is no view except for a 6-foot vinyl fence. So now at a huge expense for me, I have to find a contractor to build a patio, have a custom screen made, and fight with our horrible HOA via Tidewater. Otherwise, the back yard is useless for sitting and relaxing. Other design issues were in the master bathroom with only one short towel rod, no shelves or towel rods in the large shower, and a vanity light that wasn't centered between the two mirrors. I had numerous other issues, including the lack of irrigation and the location of the two hose bibs. One is inside the garage next to the door to the back entrance to the house, and the other out back by the A/C unit. Neither of them reaches my side yard without using multiple long hoses, which is a real pain to do! So, I decided to send a letter to Corporate HQ c/o the two Hovnanian owners. I have heard nothing from them or anyone else, so basically once you pay for your home, they really don't care about your comments or suggestions for a better design. I am extremely disappointed with my experience purchasing a home from K. Hovnanian. From the very beginning of the sales process, there were promises made that were never honored. I was told that certain appliances—including a refrigerator, washer, and dryer—would be included with the home. This was not a verbal misunderstanding; Tyler L. explicitly confirmed this in writing via email. Despite this, neither Tyler nor K. Hovnanian followed through on the commitment. When I raised the issue with management, I spoke with Shelby, who offered only an apology. While I appreciate acknowledgment, there was no effort to resolve the situation or provide any form of compensation or incentive to make up for the broken promise. The lack of accountability and customer-focused resolution was very disappointing. The issues did not end there. After the walkthrough, I noticed multiple cosmetic and workmanship concerns, including poor paint work, loose screws, and generally sloppy finishing. The patchwork appeared rushed and unprofessional. When these concerns were brought up, the response was dismissive, essentially stating that “this is just how it is,” with no attempt to correct or improve the quality. For such a significant investment, I expected a much higher level of professionalism, craftsmanship, and customer care. Whatever you do, do not give anyone a ten. They say all the right things so they can get a 10. Now, I see why people give these builders a 7 or 8 because after you're done with them, they no longer assist you with anything. My builder told me that he would always be in the community and that anything I needed, he was just a phone call away. I have scratches on my new stove, and I haven't heard from him or GE Appliances. I can't wait to move out of this community; I made the biggest mistake of my life by moving into it.

THE SOD I MY BACK YARD SEEMS T BE DEFECTIVE. THERE ARE SMALL PATCHES OF GREEN GRASS & THE REST SEEMS DEAD.THE ARE TRYING TO SAY IT IS A WATERING PRPBLEM YET THE FRONT YARD IS FINE BRCAUSE OF MY CONSIENCIOUS WATERING. IF YPU LOOK AT THE BACK YARD IT CERTAINLY LOOKS AS IF DEFECTIVE SOD WAS PUT DOWN.

Grading around home is deficient and water accumulation especially on right side, one kitchen cabinet different from others and bad irrigation system is corroded and not functioning

Nothing has been completed in the Community as promised, amenities, pool, pickleball, etc.

Nightmare dealing with financial / lender. Overall the priority is NOT the buyer or their needs, it’s about money and nothing else. Not accommodating in any way. Will NEVER recommend or buy from this development again. On a positive note..Guy and Nick where great.

We enjoy our home but the process of closing was pretty bad honestly. We understood there would be hiccups along the way for a new build but there were a lot of preventable mistakes. There was especially poor communication between different members of the team to us. For example, our close date got changed but didn't get updated officially so closing had to be delayed. And between the builder, scheduling office, title company and mortgage company everyone kept pointing a finger of whose fault it was. I would rather have had KHOV take initiative more during the process and help solve problems rather than point fingers. I will say, the bright spot during the process was Shawn who actually communicated with me well and problem solved efficiently. Craftmanship has been average at best. They do try to fix things though with their 1 year warranty ... More

Our salesperson Gabbi was wonderful and responsive to our needs. Our GC was not as responsive and had excuse after excuse for the delays. Our friends went with a different builder and they broke ground in April and moved in a week before we did, we broke ground in February and closed on September 24 but purchased in November of 2020. We chose to have you paint our interior but the paint is very prone to smudges and stains, maybe give out other paint options.

I love the house itself. But very poor responsiveness from builder, sales and title company

The entire process from booking to closing house was tiresome. I booked my home in November and the delivery date was in March. But I got the house in August. Each time I talk to the builder the house was getting delayed by a month. I understand the delay was because of delay in raw material, labour, city and COVID but as a customer it felt frustrating. The quality of the house is pretty good. There were minor things which builder took care immediately. The builder team were pretty helpful and informative. They delivered what was told. I had some minor issues when I went ahead with my own lender rather than builders lender but it was resolved in timely manner. I would recommend this builder to any of my friends ... More

Shouldn’t have bought a home during Covid. Structurally the house is great. The fit and finish is the worst I have ever seen for $400,000 house

We have never had experienced anything like that before from people who are supposed to be professionals and to whom we were paying money. Not only KHov team caused a 2-week delay in closing and tried to make us pay the delay penalty they put in the contract, but then blamed it on our lender and the title company. We had to move to a storage space for a week. On top of that once all the paperwork was finally ready, they wouldn't accommodate us with the date of signing, so we had to pay for a hotel to make it to the early morning signing. To this day we haven't heard a word of apology. We only hope that KHov builder's have better standards than their selling teams... ... More

We purchased a pre-built home through K. Hov. as our first home purchase. Everyone says buying is stressful and K. Hov. didn't make that easier. The house and builder were great, but the purchasing process was atrocious. We were promised a certain price no matter what lender we choose. After we put our earnest money in, we choose another private lender for better rates. When K. Hov. learned this, they inflated the purchase price and told us we could only receive the discounted price if we financed through them. In addition, our primary contact, Christi, was the most rude and degrading person I've worked with in a long time (I'm a teacher, so that's saying something). Other than these, we love our house and the build quality is great! If you're thinking of going with K. Hov., please just be wary that you need to get everything in writing. ... More

I worked with Shane. He was untrustworthy and ruined the entire experience for me. He/you were inflexible with deadlines and dates. I was not local, and worked during the day. I was lead to believe if I didn't comply with his schedule, I would push my closing back and potentially lose out on the deal. I will not be recommending KHOV for anyone to build. On the positive side - Mark (construction) has been extremely helpful and did his best to help turnaround my experience.

Be cautiously aware that the administration side of this company is very unorganized and lacks proper communication.

Many of the frustrations from our home purchase came from the financing of the home itself. We were voiced that we would be saving 7k off the price of our home by going through their mortgage lender, and ultimately it was a disastrous experience. I understand wholeheartedly that when selling a home and buying another, there will be many more stressors involved than our first home purchase where our main concern was just purchasing the home. However, the amount of additional (and ridiculous) documents needed, the fact that the home appraised for 15k less than the settled upon price (realistically it was 22k less as we "saved" 7k by using their lender), and the sense of lack to transparency was the most frustrating. Initially the gentleman that sold us our home had voiced we could speak to negotiating the price as well as small features to be included such as blinds and a gas range for the home. Once we decided to negotiate (and they knew we were interested) that changed very quickly to an all or nothing mentality. Ultimately we decided to go through with the purchase price with small features being added in (mainly just blinds). One the appraisal had come through and we were 15k under the asking price, a VP conferenced into the phone and was the epitome of a shady salesman. From the sale of our previous home, we were wanting to put 20% down to avoid PMI, however when the home doesn't appraise the bank won't loan you the full amount so our 20 percent turned into 17%. The gentleman voiced nothing would change to our down payment or our monthly payment so it would be a wash and they would pick up the PMI payment on our behalf as it was "important for the first model to sell high". That is an exact quote. What they failed to mention was that while our monthly and down payment wouldn't change, that 15k was going straight into their pocket and while I knew this is what was happening I wanted to see if he would come out and voice it to us, or if he would hope we didn't have the understanding to see what was going on. Because we did we were going to walk on the property and days later the builder's rep did call us to apologize for the interaction and stated they would meet us halfway. Considering the sales of our home would cause more stress, we decided to go through with it. The mortgage company asked for document after document that we never would have needed through our old lender, and the most frustrating part was having 5 people reaching out to us for documents and then asking the account manager questions about the docs, and them not having any idea who or why they were asking. Lastly, upon the closing documents of our home were to be signed, we signed them based on the agreement we made with the re-negotiated price point and once we went to pick up keys for our home, that closing costs were changed again so we were asked to sign documents once again prior to receiving keys. This led to another few phone calls for that to be resolved. Please remember for the folks reading this review and considering to purchase a new built home, most closing costs go right into the builders pocket (that's why they can waive so much up front) and they are the HOA. This The home itself is really nice and the only issue I have with the quality of work is the paint being so cheaply done. Make sure your floor is level and out door paint is not mix matching in area you might not see it right away. Make sure carpeta don’t have nails sticking out an hurt your foot. Make sure outdoor electrical outlets are working or not cover by stucco.

My intent is to give an honest and candid feedback and hope this results in corrective actions to make Khov a better company. First, the good things. The KHov sales manage for Commodore at Preston is a star. It was her who convinced me to terminate my lease and purchase the house in October (year end for KHOV). Additionally, once the mortgage issues unfolded I had considered terminating the agreement. She not only preserved the sale, but did everything in her power to remedy the situation. Julie the QA manager is another great recourse. She worked tirelessly to resolve the issues with dishwasher, vent hood, garage door and windows. Now the bad, The low rating for overall experience is due to the mortgage experience. When I signed the contract I was not aware that the purchase discount would be recovered with predatory interest rate. I had excellent credit. Despite that the rate quoted by KHOV was 1.35% higher than the competitor. The inhouse lending company is a conflict of interest and in my opinion a fraud ( Per the loan officer the lending arm of KHOV serves the interests of investors and not the customer). I hope this practice of builder owned mortgage company becomes illegal in Texas. I would recommend that Khov considers using a few lenders and making it competitive mortgage process that is in interest of consumer and not the investors. Moreover, the servicing of the loan was also not a pleasant experience as compared to going to an outside 3rd party company. When business is taken for granted rather than earning it customer service always suffers. Khov mortgage is a classic example of this behavior taking root in company practices. The closing process is another example of poor customer service. There was zero communication between title company. The address on the document for closing was wrong and I arrived at the wrong office. It would be highly recommended that the Title company at least communicate with the customer a few days prior to closing. Perhaps a welcome email with all the details necessary including accounting. Gold Key orientation does not cover items by Texadia the media company for our community. I am still trying to get documentation to get the security alarm system changed to a unique code. Their response is less than adequate. The house inspection process needs careful review. I had a few major issues come up after move in. During the walkthrough I did not test the appliances assuming those were new. Dishwasher and Vent did not work. The warranty person took care of the issues but a new home with major issues just does not convey the message of quality that Khov markets it as their hallmark. ... More

Have some problems with the house that could of been avoided if the workers pay attention to details. Problems such as leaking. The workers wants to build too fast to meet a death line even after I told them to take their time but to build a quality product.

Though our salesperson was extremely kind and helpful, the quality of KHOV was not all that I thought it would be. There is paint all over the laminate floors. I should not be responsible for cleaning up paint off floors or drywall even. You can see marks of pencil where they were suppose to line up cabinets. Some kitchen cabinets have gaps. One thing I did not notice, is that these homes came with NO towel bars in ANY bathroom! I thought something like that would be standard as the model did have towel bars. I did not think to question if this would be included? The door of my laundry room is not correctly aligned and has dropped. It has made it difficult to close the two laundry doors since one as is slightly dragged. At this point is was almost better to purchase a DR Horton vs a KHOV. ... More
