Although the homes layout and aesthetics are absolutely beautiful the quality of the homes construction is subpar. What ever you are promised from the selling agent and design center agent will be false unless its in writing. And even then it needs to be extremely specific in writing. And even then the builder has clauses in place to counter anything you may want to claim was in the agreement. I can literally write a book of things that went wrong from the buying process to moving in. One positive note: the builder has a warranty on the home. This warranty dose work well. Unfortunately I’ve had to to use this service several times and counting. The workers who work for the builders warranty do an excellent job of fixing what ever is wrong. Worse mortgage company i ever gone thew and worse home buying experience ever

I do not recommend purchasing a new home with k hovnanian.

Saleslady failed to tell us that $17,000 solar panels, through K hovnanian's 3rd party, were not part of the purchase price even though California law mandates all new builds in 2019 to have solar panels. We are from out-of-state and did not know this , Only after negotiations on a purchase price did I discover on our purchase contract that we were mandated to buy solar panels. I brought this to her attention that our price of our home would be going up $17,000 after we agreed upon a price and her response was that she forgot to tell us. Moreover she straight-up lied to us that the two story home behind us had windows on the top floor that we're not bedroom windows but rather vaulted ceiling windows and that she personally talked to the homeowner. Thankfully we had a real estate agent to deal with her on more than one occasion. Also know once they have your money and have given you a one-year fit and finish warranty they fail to show up to fix anything in a timely manner. I waited more than two weeks and three completely missed appointments in which I had to wait around for 8 total hours to finally get a window replaced. I also am still currently waiting two weeks for a leaky sprinkler system to have it fixed after several missed appointments again. There are other cosmetic issues wrong with the home but I'm just going to live with them because my time is more important. If you are going to buy a home with these shysters, make sure you have a real estate agent and you get a home inspector for your walkthroughs to make sure that they are handled before you move in. Overall the craftsmanship is horrible. Even when the come in to make repairs the people that come back are rude, lazy and don’t feel like they should have to make corrections and they do it just as bad as the first time. Lois is wonderful and very helpful and Justin tries to keep things flowing and done correctly but the guys that work on these houses need a constant babysitter. I am very disappointed in the process and the workmanship.

Rude and inexperienced staff upto the level of VP constructions who sits in Roseville office. House was not move in ready even after closing.

Very bad experience, there were so many thing were wrong and not working properly.

We bought house in tanager community and quality of fixtures and construction is below grade and options available are pretty bad and one of the sales rep did not have clue with options and other rep Sylvia and Construction manager Tom were very good and helpful.

Had a horrible experience With k hovanian Mortgage team. They were too many people that we were dealing with and sending paperwork to without any timely response. Very poor communication from their end.

Very disappointed in the workmanship of our new home. It is a beautiful home with a beautiful layout but the repairs have been non stop since we moved in making it very hard to enjoy. If they just made sure things were done correct the first time it would make the experience more enjoyable.

After leaving military service, my wife and I wanted to move back home to Texas from our last duty stations. We bought a new construction home as a forever home which now we cannot wait to leave. The sales(buying) experience was terrible. This is not our first home so we knew how things should go. K. Hovnanian will pressure you and give you zero time to consider their offers. I wasn't even sure I had a solid job offer (wife got her job first) and the offer they gave us on a Saturday night was only valid through Sunday, I begged them to give me until noon Monday so I could confirm employment. They said no. They will pressure you into their mortgage broker, and ask for all pertinent documents last second. We were on the road traveling from the east coast, we told them weeks ahead of time when we were moving so make sure all the documents were received before then. They called us on the road demanding we give them whatever document or else they couldn't promise we could move in when we agreed. They will also sell your mortgage within a week of your purchase so don't expect to deal with them long term for your mortgage. They also will not be present at closing and will not give the keys to the broker. You will sign for your home and not have access to it until they are available to give you YOUR keys. Then the construction. Every single door in our house has damage on it. Many of them did not sit square before any of the settling occurred. Knicks, cuts, dings in the drywall prior to our move in. Many of the light switches are wired backwards which I will now have to go behind them and fix. The floors were dirty, the whole interior was covered with sawdust, grout dust, and whatever else. Many places on our floor were over grouted, our tiles in the kitchen and bathroom had huge grout gaps and were not set flush. So many things in our house are off square that it is glaringly annoying. When they come to fix issues, they will do it in a way that causes another problem. Example: the office French doors were so far off square the one door did not sit in the other. So they came to fix it. All he did was loosen one screw on the strike plate and lower the plate slightly. Now the door drags the other door when you open or close because the wood contacts the bottom of the plate. But hey, at least it doesn't just push open! K. Hovnanian does not care if the product you receive is worth the money you pay. Our old home was 25 years old when we bought it 11 years ago and it had less issues than this 2023 new construction. I could give you dozens of reasons to stay away from a K. Hovnanian construction, but no one has the time to read a Charles Dickens novel on the internet. We paid 40k for an upgrade in kitchen that got delivered with missing pieces and for explanation we are being told that manufacture is not making the complete pieces now . But again you sold us and we paid for it and now we should get it or we should either get a refund .

This has been a bad experience and continues to be, I wouldn’t recommend this developer. Lied to every step of the way, if I could have got my deposit back I would have went elsewhere. The best single word to describe everything. Incompetent

Seller talked up all of the coming developments in the area like parks, schools, shopping centers and failed to mention the largest trucking distribution center in Nor Cal going in adjacent to the development. 0 trust

HAMPTON RUN -STAFFORD, VA This is our time buying a home and our experience overall was unsatisfactory and still beyond words. The home is overpriced, small, building materials are of poor quality and not worth the price. I still cannot believe that this house was built by Khov. In the first place this was not the home that we wanted because of the size of the home. The house is very small in size and not what we were expecting. The living room is very small for a house this price and looks like my son's room at our previous town home. When we came in to tour the house for the first time we had a sleepless night after seeing the home. That is when my wife and I contacted Becky requesting if we could move to a bigger home next door because there were two homes on the market at the time and on special. Becky was willing to help us after expressing our concern about the home and the need to move to a bit bigger home and requested that we speak with Mathew CMG mortgage financial. Mathew CMG mortgage financial was not helpful at all and started bringing up excuses for us not to get the home which has a difference of $34,000 between our current home and the home that we wanted. I know for sure that we are qualify for the home and at the max. The floors of our current home shakes when you walk through the kitchen and the living room as you can feel the impact on the island in the kitchen, as well as the refrigerator and cabinets. The doors of each room/entrance does not perfectly fit the door frame. You will have to push the door a bit harder to fit into the frame. The hinge to the doors makes aloud sound when the doors are open. Before the was fully built, we were told it's going to be 3 1/2 bathrooms. At the end we only saw 2 1/2. Even the chandelier that we selected was not installed at first as I have insisted that it was part of our purchase before it was installed in the dining room instead front entrance stairs as agreed by the plan. As new home buyers we should be happy with our home buying experience because owning a home is a major life milestone, but our experience was horrible and unsatisfactory. ... More

I was excited to choose K. Hovnanian as a builder for my next home. The reviews received from colleagues and friends were great. However, my experience was not the same. After completing the Inspection, there were over 30 pages of issues ranging in severity of replacing 2 of 3 thermostats, rewiring upstairs due to HVAC system installation issues, builder forgot to order all appliances (microwave and dishwasher) failure to install garbage disposal, loose shingles, and severe cracks in the garage, front porch and back patio, no grout in bathroom tiles causing several to be replaced, failure to install plumbing in master bathroom under sinks, and 2 broken exhaust fans, holes in sheetrock in garage that was taped and painted over. Luckily on the final day of walkthrough while standing in the garage with the builder, the wind blew - exposing the holes. The top railing system became dislodged from the wall while the builder's realtor was walking through the home. After realizing the appliances were on backorder, the builder installed a broken GE dishwasher. Unfortunately, I did not request or pay for a 3rd inspection to ensure the dishwasher was working properly. After discovering the dishwasher was in fact broken, I called the builder who came by and agreed but informed that since it was after closing, I must go through the warranty department at GE. To date, the dishwasher still does not work, and that model is on back order until October 7, 2022. I have a brand-new K, Hovnanian home that is not fully functional. These issues also caused the home to not appraise at the sales price! After sharing my experience with the same colleagues, I learned that the Seasoned Project Managers have moved to a new neighborhood to begin construction. Understanding that everyone does not have the same work ethic or level of standards, has caused me to not recommend K. Hovnanian to anyone and warn all others that its business model is not the same so proceed with caution. ... More

To start our salesperson did not promptly return calls about questions we had. She also told us the house came with 2 outside compressors for air conditioning. She was more inclined to give an answer the customer would want to hear than what the truth was. Our project supervisor, Troy came across to me as cocky and lay the blame on somebody else or had an excuse. The last thing that made the whole process terrible was the home builder charged us a large sum of money because the closing date was not communicated properly to anyone especially us. There is a lot more detail that can be shared with whoever cares but our overall experience was a disaster but when the builder holds all the cards at the end you either follow their instructions or forfeit a lot of money. It is clear that our house has been a low priority for KHov, and this entire process with KHov was been a horrible experience for us. We understand the current market environment, labor shortages, and supply chain issues, because we just went through buying a new home with NVHomes which was completed February 2021. It was a tough process but nothing like what we are experiencing with KHov. This process with KHov is so bad, that we don’t feel comfortable with the product that KHov delivered to us. Our close date has been pushed back repeatedly over the course of several months. Over the past few months, we have reached out repeatedly for updates, but only receive them on the days before closing is supposed to take place. We faced two massive disappointments throughout this process. First, our upstairs bathroom was constructed incorrectly (not according to the floor plan). No one caught this for weeks until closer to closing. Second, the most upsetting disappointment, was the walkthrough that took place on Monday, December 13. KHov intended to close on Friday, December 17. When we walked in, it was obvious that nobody had attended to the house in weeks. There were holes everywhere, unfinished bathrooms, broken windows, cracked flooring, unfinished dry wall, cabinets completely damaged, doors missing, and the house didn’t have insulation in the attic (all detailed in our inspection report which was 4 days after our walk through)! It was obvious that no one from KHov walked through the house or had a punch list. I went around the house and marked it with blue tape, which should have been someone else’s job. The fact that we are paying close full purchase price for this house and had to drive 7 hours round trip that day to see the house in that condition is inexcusable. After we refused to close, KHov pushed the closing another week, and again items were addressed but not completed. We had to push closing again to (12/30) again to (1/21) and then finally had to close on (1/31) because we couldn't extend the rate lock anymore. Once we moved in (3/29), we noticed there was no heat working on our 1st floor and there was a massive gap under our front door due to misalignment of install where cold air is coming through. We have called the emergency hotline and reached out to our Sales Rep and haven't heard back in 3 days to resolve this issue. Very poor sales person and construction manager. They make changes that they want to and does not value the buyer at The Parks at Rosehill.

Buying a home is a big decision, take extra care on your decision when purchasing from Khovanian, What they think is completed vs my completed are vastly different. If I had to do it over, I would not pay for upgrades and I would use that money for contractors to come in and do it correctly. Their construction division and project management team is broken, they do not manage expectations with the customer. When you get your keys do not expect a clean home or detail work to be completed. I’ve lived in my new home for a month and they still need to paint my trim work, paint all the interior doors and get markings off the kitchen counters. I feel the painters were amateur and not professional. I have paint on all the mirrors and the amount of paint on my new floors is ridiculous. If I had to do it again…I don’t think I would!! ... Workmanship was poor and poorly supervised by supervisor. Had 14 issues that needed to be fixed a month later only two issues addressed 12 remain in limbo

Not delivered home on time. Pavements already have cracks no one came to fix those. Kitchen blackslash half done.. i was told it will go all the way top.. i have submitted service requests almost month happened no one came to fix those issues. Attic was not painted properly.. Clean up of home was not done properly..

Everything fine until contract was signed. Responsiveness after was mediocre at best. KHov mortgage could not provide electronic documents and left it to us to "get it done". Provided numerous, signed electronic documents prior to closing only to be told at closing that KHov wanted signatures in person. ?? No tour of overall property, including clubhouse. Could not even provide detail on utilities and cable - only generic information. Workmanship: Final coat of paint AFTER electric switches and covers installed. Paint quality poor. "Gourmet kitchen and appliances" are really just average. We purchased the house in with finishes picked out, could not change anything. Only options we had were being able to pick out the handrail stain. We could have upgraded to carpet but chose not to pay the 5K extra. Overall purchase experience was a bad one, emails about issues sent, but reply's were sent back via text and visa versa. Very clever. Elevated a few times without ANY satisfaction. If you've ever dealt with a company that professes to be "experts" but in fact are clueless, this is the company. Our frustration was to the point that we requested our money back (in this market) about a week after the contract was signed - of course this was ignored. The ourchase experience was unpleasant as the communication with the sales representatiive was at times unclear and out right untrurthful. I was asssured thst the items tsht stillneeded to be clompleted after the cose would be taken care of quickly. I am not sure if the definition of quickly would be less than a month but I am sure it could not mbe more than a month as a matter od a measurement in time. It has been over a month and my lights come on an off in the house, the lights over the garagr has yet to be addressed. Additonally, the dales person outright told an untruth as to the property lines and the fencing on the property. The experience was unforgetable for all the wrong reasons.
