Do not close on the sale if there are any outstanding issues. Once the sales transaction is complete, the company is essentially not responsive.

Worst home buying experience I have ever had, Who cares right? the house is sold. My keys to the home were left on my kitchen Island, The sales agent did not even have the decency to deliver the home keys personally, whether she liked me or not, it is the professional thing to do. I have already had the house torn apart due to a water leak, and who knows when the cabinets will be complete. I paid $81.00 with a receipt provided to one of the customer service managers named Jeff for an electrician to come in and deal with a bad arching outlet, I Truly was afraid of a house fire, Yeah Yeah we will deal with that and reimburse due to the potentially dangerous situation and arching outlet presents. Flooded back yard, still not fixed after 2 visits. Poor cabinets installation and finish trim carpentry. Home was not even given a thorough cleaning 4 delivery. Overall poor layout and. As I was told "these are homes for the low end buyers", 1/4 of a million is not low end, and really expensive quality/value even in this over inflated market, 2008 all over again !!

I was super excited to get into my new home. Not even few weeks and there is huge list of issues from quality of products to workmanship. Washing machine didn't do even few cycles and broke, undone nails under the carpet hurt my daughter, fluctuating lights and the list goes on and on

Our drywall was falling from the ceiling. K Homes advised it was installed incorrectly. Instead of reinstalling the drywall, they just patched some of it and said the warranty will cover future issues, not exactly what you think you are paying for when buying a new home.

My family was disappointed in the overall home buying experience with K. Hovnanian. There was constant miscommunications, lack of details, promises unkept, displeasure with the product from day 1 of the home buying process. If you do purchase a home through K. Hovnanian be sure to ask plenty of questions on the details of everything, don't assume anything, expect delays in the whole process. Bottom line: You are just another customer and they are going to try to spend the least amount of money and least amount of effort to complete your house.

Can’t wait to sell

At the beginning the buying process was normal until our salesman ( who is no longer employed ) started lying and giving us the run around. After the home was completed and during the final walk through we hired an independent inspector and he found numerous issues with the home and some were even code violations. None of these issues only a few of these items have been addressed but none of the code violations have. At this point I have been advised to contact the Registers of Contractors (ROC) to help us get these issues addressed and fixed. I wish that it would not have to come to this but your company’s unwillingness to fix these problems has finally reached a point that I no longer have any other avenues. ... More

Bad yard, promised fixing, never did. Rip offs

I didn't expect this horrible quality and HOA is too high without proper roads and amenities. Too much dust and no insulation from new construction

I would look elsewhere before purchasing a Khovnanian home just head the warning, you will end up being disappointed.. this is not my first build either. Good luck

From the front office starting the process, nor us or our realtor could ever get Jessica to respond on a timely manner whether they were time sensitive questions or not. When she should reply finally, if it was something where she was going to send us documents we would request the file would either be corrupt or it would be weeks till we got it and we wouldn’t hear from her in between. Alan was the only saving grace. He was extremely professional and respectful to me, my wife, and our realtor. Although we did reach out around the one month mark of moving in for him and the contractors to come back out and fix some things that were found post move in and he said he would come the same day if not the next day and he never showed up. ... I don't understand how K. Hov managed to build such a terrible house. I have the serious issues that should never come up in a brand new 1M home. Everything is falling apart. The lights flicker.. the shower body is cracked. Exterior bricks are falling off. Subfloors creek terribly. Dryer makes a terrible noise. Cracks are appearing all over the house. All my neighbors have the same feeling as we all feel like KHov really scammed us. I really hope KHov manages to address these issues in a professional manner as I’m considering hiring a home inspector and filing a lawsuit.

Terrible Experience with Salesman & Finance Manager

I do not recommend K.Hovnanian

First of all, my home was supposed to be completed in 6 months. It took them a year! The sales people are the worst! They never tell you the truth about the progress they're making and the updates they promise to provide you never get. They are very unresponsive. I would call and get no answer, I would send emails and either get no response or have to email multiple times before someone responds. There have been 4 different construction managers since they started the house and and you could never reach any of them. When I finally was able to close, at the final walk through the ceiling wall in the bathroom was buckling, the floor bathroom tile was 2 different colors, all the custom fixtures that i paid EXTRA for had paint all over them, the back door was dented up, the carpet had paint on it, some of the walls hadn't been sanded well yet painted anyway so the paint job was horrible, the base boards hadn't been calked, the wall tile wasn't level and had gaps in them, my expensive countertop was chipped up, and I could go on and on. They agreed to come back and fix some of the issues, but I have been in the house for months now and i'm STILL waiting on work to be done. If you like your peace of mind, stay away from KHOV and their team

This was honestly the worst homebuying experience that I could have ever imagined. Extremely poor quality, workmanship, construction managers, that had absolutely no idea what they were doing, timelines, consistently, not mad, mixed messaging, and extremely poor communication, highly unreliable subcontractors, unhelpful sales people.

When you sign, they have a clause that says you can’t talk negatively about khov. That should tell you everything you need to know. I have so many issue with my house that khov won’t fix. Gabe/Anthony (project managers) allows such horrible craftsmanship to get by. Josh (warranty) doesn’t want to fix issues. You have a 40% show up rate for when they do schedule people. But they are always unprepared, so it takes 3 months for you to have a shower working. They damaged my walls when they fixed another issue, but won’t fix the wall that is damaged. Allison (sales) lies every conversation I’ve had with her. Amy (design center) gouges you on price. No one at khov wants you to have a nice house. That’s such a bizarre position to have as a home builder. But they are very quick to tell you how much customer satisfaction means to them, unless you need something. Then they won’t help. Issues: Exterior doors are not water tight. Broken countertop Grout doesn’t match Drywall/paint did no prep work, so you can see every seem and tons of nail pops and cracks. EVERY baseboard needs to be replaced. House interior was painted in a non washable paint. Needs to re textured and painted. Air conditioner is broken and doesn’t work on the main floor. I went all winter without heating. Water pressure is bad Paint/caulk is packed into my carpet Missing drywall on my stairs Wiring issues Doorbell makes a horrible grinding noise Bathroom Ceiling fans are weak and installed poorly. Tile has large variances causing tripping They forgot to install pendant lights Neighbor had the same garage frequency so their opener would open my garage too. This has been the worst home-buying experience my wife and I have ever had. We felt we were lied to and manipulated by the KHOV sales team; specifically Joe’s. without considering its deceit's economic ramifications. This has been devastating for my wife and me. The KVOV Sales and construction team at Pender Oaks Towns it’s all about misinformation, untruths, and deceiving actions. I would never recommend KHOV.

The purchase of my very first home through this Builder was my worst life experience ever. I should have bought from Pulte, but could not get myself to part ways with this Builder's community's location, which I love. I still get nervous opening the door to the laundry room because all the machines together in the open like this look scary. I was also required to purchase a washer dryer for my condo, which was a nightmare of sorts. This too is another reason I physically get nervous opening the laundry room door to my very own home. The workmanship is horrible, and this condo is no longer a home I can imagine myself spending a decade in :( The move-in process was excruciatingly painful. I can't imagine what it will be like upon move-out when I actually have furniture :( I don't wish this experience upon my worst enemy, though I hope each and every person I encountered through this miserable process one day is on the other side to experience exactly what I did. ... Our home buying experience with KHov has been terrible. We paid over $500k for a home that looks like it was built by amateurs. We expected far more quality for the price paid. Regardless of “spec level”, we paid over $500K for our home. The workmanship and quality is awful. I wish I could rewind time and get my money back. My only hope is that the warranty team will fix it and make it right. Our building managers were completely terrible. Non-responsive and full of lies and excuses. I will never refer anyone I know to KHov. I would not want them to experience what we did. Bottom line, we got screwed! ... More

Disappointing. When you put down money for a new home you don't expect it to be messy when you move in and to constantly fight to have the repairs completed.

Avoid this builder. House has problems everywhere. Literally not a single surface without issues. Builder also forgot to build paid-for options. Cleaners left piles of dirt on floor and in cabinets. If I could get in a time machine and travel to a time before I signed the contract, I would do it in a heartbeat.

We were the 2nd people to sign the contract in the community. To start with we were not explained about the different elevations and we missed out on the porch. After moving in we noticed that the floors are rising. We found this on the day of our closing and they fixed it but it is starting to rise again. The master bathroom floors have a problem that is making the water leak from the great room ceiling. It’s been maire than 10 ldays and nobody has come to fix the bathrooms. We are a family of 5 and have been using only 1 bathroom. Very inconvenient. Right behind our backyard there is a water puddle which is not draining properly and this is causing bugs and spiders crawling inside and around our house. This needs to be treated immediately for maintain hygiene. We have kids and it’s making it very hard for them. A complaint has been sent about this already. In person and via email as well. Some part of the house is insulated with paper instead of wool. Is that normal ... More
