The whole buying experience through sales process through underwriting process along with final move-in state of craftsmanship of property is worst we have experienced. When we finally moved into new house, the craftsmanship of paint, cleaning, and high traffic area was neglected. This required us to continue chase construction management to improve quality of work. The white glove service for new home ownership was non-existent for luxury developer such as K Hovnanian as promised during initial Sales Process. My overall homebuying experience was not the best with Khov. We have purchased many homes before in the past and have not come across a process as difficult than this. No accommodations were made for me and my family while closing, most of our requests to tweak something in the house were denied, and the khov lending agents didn’t communicate with each other, in turn they ended up duplicating efforts when seeking information from us. Over all the realtor working as the khov middle man between buyer and seller was great, he tried to make our requests happen but it seemed to be out of his control. After speaking with our neighbors and other buyers, it was kind of disappointing to learn that those set of rules/policies were different for everyone. The responsiveness from the electrification/builder/sales rep after we moved in has been good for questions and concerns so I would give this portion a much higher rating but overall I think the whole process could’ve been better. ... The builder walks away from your new home before basis jobs are complete. None of the walk through items have been readdressed. The interior of my home looks like it was never painted and the interior doors all need to be sanded and repainted. There is a lot of promises made at point of sale and few have been resolved. I would never buy another Khov. home or recommend one.

Sonhard to get hold of the salesperson Karam. She answers text messages/ e-mail after 4-5 days. We haven’t moved to the new home, but there’s already lots of “broken” things like the fence not properly installed, roof tile broken, etc, Few days after we moved, we almost got flooded because there’s leak on the kitchen sink.

The build.is great. No problem with the builder or contractors used, and if that was all that was being rated I would rate them at least 4 stars if not 5. Which is why this company even gets 2 starts from me. What places it at 2 stars was going through their mortgage company. When I told them I had 20% down ready they gave me an interest quote that was .5% higher than when I had been ready to go with 10% down. Calling around this type of move is unheard of,and put me in a bad situation. They (khov) were not helpful at all at explaining why this was the case either. Thankfully after some research (that admittedly I should have done before) and right after closing I am refinancing. I only wish I could have closed this refinance before they sold the loan. Need better accountability from home builder

There is a process missing. We only knew 1 person to contact in the whole home buying process. There is no backup when that person is off on her off days. Communication with 60 house owners is not easy for a single person. Things kept delaying and there was a lack of communication which improved a bit in between but again slowed down. As I said, 60 houses and 1 sales person is not easy for the person. Title signing was delayed multiple times. The title company is completely irresponsible it seems or again doesn’t have capacity to do so many houses. We had to travel from sunnyvale to modesto to get title signed to get keys the same day and that too there was no guarantee that keys will be handed over that day. My wife is pregnant and she had to travel back to sunnyvale immediately from modesto. Title company never responded back until late end of day. My apartment keys were supposed to be handed next day. I had appliances delivery next day. There were many things at stake. After getting the house, there was a different struggle to get things fixed. Again the same issue, 1 person to fix 60 houses. It’s too much of an ask from single person to handle 60 houses. Only after pushing the issues up the chain, things started moving. We thought buying an old house is stressful with bids and all. Even though the khov houses are good as of now, the mental stress was much much more than bidding on an older house. I will only recommend it if you can handle so much stress. ... More

Quality and and detail to work okay at best. Easily seen issues ignored unless brought up.

A lot of different small problems through the house that should have been fixed prior to giving me the keys. The whole process with the sales agent was terrible .

The sales agent does not know his product and does not stay in touch with his clients through the build process. The builder was responsive, however would make excuses as to why issues weren't taken care of. We are still dealing with an issue that was supposedly fixed after our walk through. It was a punch list item for the builder to resolve prior to closing and a month and a half later we are still dealing with the issue through the warranty department.

The construction manager is too rude. Every question or issue that you have, a simple answer from him will be "it is within the spec, so we are not going to touch it again". The quality of the home and finish is too bad all the way from dry wall, driveways, brick and stone work, concrete work, caulking, hardwood, etc. They left some open sharp nails on the dry wall.

The sales team is like a used cars salesmen. Promising the sky and screwing you over. You walk in and fall in love with the model home and they tell you to put a down payment down without helping you price out items. The sales team keeps telling you that you can price out items during the design appointment but what they don't tell you is everything is an upgrade. To get the house even remotely updated, you got to spend over $60,000 in upgrades! It's too late when you find that out because you already put down a huge downpayment. I tried to price out everything with the sales team so I knew what I was getting into and I called out exactly what I wanted. The sales team ensured everything I asked for was included in the price. Now comes the shock, when you go into the design center you are told everything was basically priced out at base price like cheap kitchen cabinets and vinyl peel and stick flooring etc. I can go on and on. You're given a 1 year warranty on most work since it's a new house and things can go wrong which is understandable. I'm not mad at things going wrong because I've had plumbing issues, lock issues, and other minor things come up but they are NOT responsive. They can take weeks to get back to you, let alone send someone out to fix the issue. My sink wasn't working and they took about 2 weeks to send someone out. Decent quality houses but worst communication and post-purchase support. No team to help you or answer your question. You need to be fully dependent on the salesperson who will respond at his/her convenience.

it been almost two months since i closed and i can't get them to finish the follow-up items they promised! the sales process is good and we had a very competent sales professional who i would rate very highly, but it all falls apart when you work the builder/foreman side, empty promises; ultimately you cannot trust them to deliver on their promises and the communication is terrible. still have not delivered after almost two months. I guess my next step is to contact my lawyer

Sure a New Build may have some issues. We are humans. But turning a blind eyes to obvious issues shows no respect to your Luxury Home Buyers. Why do you look for your customers to overlook your lack of workmanship? An Honest company would walk through and take care of the obvious things. Now we’re working with our 4th warranty person having to explain the same things multiple times! Very disappointed and continue to be.

Overall, i'm not so happy with the outcome. There some defects ie heater, garage control and the builder home warranty is not responding to address this . I emailed twice and No response.

Customer service is terrible. They give you a date, they finish early. They give unrealistic closing date when the appraisals aren't complete then charge you by the day that you don't close. Very unhappy

In the beginning there was a lot of support. Once the contract was signed and the home building was moving along that changed. I was being put in the middle between the home builder, construction manager and finance company. I had one person tell me to get with the other and there was a serious lack of communication. It was not a pleasant experience. Also when I moved into the home, the floors were still very dirty and had sticky residue on the floors from the adhesive used to lay the floor. The basement had water backed up prior to me moving in and now the floor in the basement is still extremely direct and I cannot get the crud from the flooding off the floor. My yard grade was absolutely horrid and I had to deal with the inspector coming out to the house 3-4 times because the builder was not responsive to the request of the grating being corrected. The house still has the black driveway barriers there as I could not lift out of my yard as it’s too heavy. The backyard still has debris which is a safety hazard. ... More

I was little shocked that there was no independent QA (Qaulity Assurance) process for the finishing work of the build. There were many small details poorly finished (dry-wall spakle sanded poorly), not painted properly (could see through the paint) and some damaged materials that were not replaced. The builder is not very responsive to issues after closing.

Check everything before commitment.

We fell in love with the homes, they are beautiful. Our sales office was amazing. Jennifer is amazing! The process working with the lender was horrible. He didn't communicate well, they made several mistakes and we didn't trust them. The home closed on the projected date (yay), which was great. We've been in the home for 1 month and we just discovered this weekend that our HVAC was never connected to the gas line. Which makes me worry...how did it pass inspection? What else could be wrong?

If you don't upgrade you get the lowest quality builder grade materials. Only available internet /cable provider is Verizon while 2 other providers are available in the area. This is a dis-service to the buyers. Also, no one here understood that ordering a wall mount connection for cable required a cable TV. outlet next to the electric outlet. My wall mount is a useless waste of money paid for as an upgrade. I would not recommend K-HOV . These issues do not reflect on the construction manage or the selling representative rather they fall directly on the builder. My two contacts were understanding and as helpful as they could be. ... The model home isn’t what you will get if you get what the model have for your home. We bought pretty much what the model home had and sure enough there are little things they didn’t add because it was just part of the model only. Something simple such as the cabinet crown molding off the kitchen (drop zone area) isn’t part of the price paid for- plus we upgraded the cabinets! There reply was the designers added that. Same goes with the master bath room walk in shower with the seat. The model home had the glass where the seating area in the shower. But when they build our bathroom- it’s not part of it- it’s part of the design for the model home. Really? It’s a misleading. The window added in the basement wasn’t included but it was an oops so they left the window there on the model but not for the new build homes. For our walk through I found blue tape and I asked about them. Reply back saying oh those are the stuff that needs to be looked at again and will fix. Well, when we moved into the house- I found at least 4 tapes that was still there which wasn’t taken care of. Yes we did a walk thru but these blue tapes were behind something that we wouldn’t be able to see unless open. One of them, it was so sharp I got cut on. It was a nail sticking out under the pantry from putting the cabinets together my husband said. The agent isn’t knowledgeable about what or how the house was going to sit until we meet up with the person building the home- this is when we already put a deposit down. The builder told us how our house was going to sit on the property we selected after went through the designer studio to pick out all our stuff for the house. We were unhappy and argue about this and nothing was done. Even with that agent told us a few things that would be included but end up having to pay more during the design studio. It’s upsetting to know when we walked in and asked the questions to know for sure what we will have to pay end up to be more than what being told. Overall experience with the agent would be one star and the building overall would be 4 stars because of how we end up meeting the builder after the designing studio was to late to change our lot at that time. Plus our deposit was already handed to them. Since this is a quick turn over few months to build. It’s not so great since the dry wall and the frame of walls are uneven. My husband put crown molding and added the blind for the room. It’s so uneven and large gaps. The blind is slanted and the blinds are put up correctly- the window was not properly level off. The walls were uneven but in waves. This is sad- what else we will find as we paint and add to put more value for the house. Overall experience with khov homes would be 2 out of 5 stars. ... More

We have already had 4 issues with our ac unit , that STILL ISNT SOLVED and one problem with the plumbing. I understand some work is builders grade like paint, but for over $355K, I expected more from these basic systems.

Title company has not sent closing papers to my mailing address. Have scanned info., contacted them, and no answer. Also Orange Coast Title delayed closing and cost extra time as they did not approve of my Trust although I have closed over 6 transactions in less than 2 years using first pages of my Trust to take title.. Also, I discovered and said that I paid extra for stainless Steel. Finally person told me they gave me black and would do stainless appliances later. I felt this was hidden from me and no one has contacted nor given info. about Stainless or getting credit back since I paid for it. I also paid for outlet at certain place in bathroom. Agent told someone it didn't matter where it was put, but it did matter to me. Most places would have that in writing rather than signed by me rather than agent misrepresenting what I wanted. Really surprised that company did not care enough about customer service to credit me back $100 . Also I was misled about inside insulation which cost over $900. However, if you are still reading, the floor plan is excellent, and I get many compliments on how much friends and family like this home. Wish you had Title Company that sends closing papers immediately and responds when I contact. 38 days now since I have closed. No closing papers. Concerned about check, plus I need certified closing papers. Not sure what your guidelines are, but I hope someone cares enough to follow up on problems. ... More
