Don’t trust the builder you have to hire some expert and inspector to check behind him because those people try to get over you in a small thing and the warranty is the worst warranty you could have in your life. People response. Doesn’t do the right job small bathroom take three months to finish it, and all the excuses, please guys hier expert inspector before you deal with this people tried to give you a hard time to give up and don’t ask for any thing more if even include the warranty

The overall experience was not very good

I’ve purchased multiple houses during 2021 and 2022 and the final home I received from K Hovnanian was the worst purchase ever. The materials used to build the home are extremely cheap and the finish product was junk. Cabinets wouldn’t align, contractors had forgotten to set up the plumbing die for second laundry, counter tops were in even and wouldn’t align either. Best advice, don’t buy from K Hovnanian. Try different avenues kick Richmond Homes.

It all started great with Tricia. The minute we opted to go with an external lender (because KHov could not accommodate our needs), the attitude from KHov changed. The stones in our house was not what we asked for and the error was caused by the sales person transcribing the name of the stone in the selection list. KHov started blaming a sales person who left and failed to own their mistakes and just tried to escape from the situation. Even after several escalations, there were no options being considered at all. I know this is a common issue and usually builder fix it or compensate by reducing portion of the stone upgrade or refunding it. But Matt was so adamant and there were no alternative options considered. We finally ended up with a major exterior portion of our house with a very dull stone covering we didn't want. They prefer for the buyer to go with their own financing and title company. When you go to external lender, their attitude changes and support reduces. This experience has been horrible. On the day we moved into our dream home we had no hot water or air conditioning. We had to go several days without either and it was 104 degrees most days. We were not provided fans. We had to buy them. My daughter has 4 children and her 4-month old daughter had a heat rash due to the heat in the house. It took a week for the HVAC company to figure out the problem. How did this house pass inspection with no air conditioning or hot water. Then three weeks later, we had a water leak in the island and behind the refrigerator and have been without a kitchen for a week going on two. ... More

Floor plan Vs actual construction: during the sign up there are no windows on one wall in living room. when they started building the house we see windows on the wall. This is a serious gap between the design Vs Development. When we ask about this they said sorry. We are really upset.

After being told the home would be completed by March 2nd, we shortened our lease to end by May correspond. We received numerous delays, some at the last minute and then had to request various extensions from our landlord. After being assigned 3 different construction managers, we finally received a closing date of June 29th, thankfully as our landlord advised we could not have any additional extensions. There were a few items not completed, the main item being the specialty from door we selected and paid for. It was to be installed the day after closing and stained the day after that. We had not time to allow for the items to be completed prior to moving in because we had to be out of our rental. The door was installed on July 1st and the construction manager advised it was to be stained a few days later and the proper hardware installed. After unanswered emails, and only after the amazing sales person April stepped in to assist us, did we receive a response from the construction manager, Chris (a month later). He’s now advised someone will be out to stain the door tomorrow August 4th. I won’t hold my breath. Also, there is a section of one of our walls which they completely missed applying texture to. This was also noted prior to closing and never fixed. The constant delays and lack of responses from every construction manager we have been assigned has ensured I would never recommend this builder to any family or friends. Your company really needs to get construction managers who are responsive and sub contractors who pay more attention to the details of the build. Terrible. Wouldn’t recommend anyone using them.

Didn’t get good service from these people. I wouldn’t buy a KHov home again. Only the construction manager and warranty have been honest with me. Besides that didn’t feel that I got a honest and true buying experience with good morals.

buyer be aware.... poor subcontractors, horrible electrical company they used, sheet rock was riddled with silver fish, still dealing with that problem, had to hire a bug control company. poor workmanship..... the sour lemon house

1. The foundation had a chunk of concrete missing. 2. The cabinets in the kitchen was missing paint 3. The walls throughout the entire house was half painted. 4. The drywalls had multiple texturing imperfections 5. The sink pedestal was installed off centered and rotated 6. The side walk and the front porch had a height difference causing a trip hazard. 7. The drain pipe in the master bathroom tub wasn't properly installed which caused the cap to constantly fall into the tub. 8. All of the towel and toilet paper fixture were literally dangling on the walls 9. the drip pan to the hot water heater was bent at a 90 degree angle and forced into place 10. The wiring to the surround sound was installed less than 2inches from the air vent making it impossible to install speakers. 11. The tile near the tub was cut 1\2 inch too short, instead of re-cutting the piece the installer filled it with grout. 12. The refrigeration unit makes a clunking noise each time in shuts off ... Although the homes layout and aesthetics are absolutely beautiful the quality of the homes construction is subpar. What ever you are promised from the selling agent and design center agent will be false unless its in writing. And even then it needs to be extremely specific in writing. And even then the builder has clauses in place to counter anything you may want to claim was in the agreement. I can literally write a book of things that went wrong from the buying process to moving in. One positive note: the builder has a warranty on the home. This warranty dose work well. Unfortunately I’ve had to to use this service several times and counting. The workers who work for the builders warranty do an excellent job of fixing what ever is wrong. Another note: the two contractor’s that are in charge of this site are excellent to deal with. Just know if you purchase a home here you must be patient, but also be persistent. ... More

Worse mortgage company i ever gone thew and worse home buying experience ever

I do not recommend purchasing a new home with k hovnanian.

Saleslady failed to tell us that $17,000 solar panels, through K hovnanian's 3rd party, were not part of the purchase price even though California law mandates all new builds in 2019 to have solar panels. We are from out-of-state and did not know this , Only after negotiations on a purchase price did I discover on our purchase contract that we were mandated to buy solar panels. I brought this to her attention that our price of our home would be going up $17,000 after we agreed upon a price and her response was that she forgot to tell us. Moreover she straight-up lied to us that the two story home behind us had windows on the top floor that we're not bedroom windows but rather vaulted ceiling windows and that she personally talked to the homeowner. Thankfully we had a real estate agent to deal with her on more than one occasion. Also know once they have your money and have given you a one-year fit and finish warranty they fail to show up to fix anything in a timely manner. I waited more than two weeks and three completely missed appointments in which I had to wait around for 8 total hours to finally get a window replaced. I also am still currently waiting two weeks for a leaky sprinkler system to have it fixed after several missed appointments again. There are other cosmetic issues wrong with the home but I'm just going to live with them because my time is more important. If you are going to buy a home with these shysters, make sure you have a real estate agent and you get a home inspector for your walkthroughs to make sure that they are handled before you move in. Overall the craftsmanship is horrible. Even when the come in to make repairs the people that come back are rude, lazy and don’t feel like they should have to make corrections and they do it just as bad as the first time. Lois is wonderful and very helpful and Justin tries to keep things flowing and done correctly but the guys that work on these houses need a constant babysitter. I am very disappointed in the process and the workmanship.

Rude and inexperienced staff upto the level of VP constructions who sits in Roseville office. House was not move in ready even after closing.

Still pooling in my back yard. They came out on the 9th and did the drains. But now on the 22nd, I silk have no grass. No landscaping efforts have been made. Wait till the township, county, and attorney general get involved. I think I have to sue you guys now.

Very bad experience, there were so many thing were wrong and not working properly.

We bought house in tanager community and quality of fixtures and construction is below grade and options available are pretty bad and one of the sales rep did not have clue with options and other rep Sylvia and Construction manager Tom were very good and helpful.

Had a horrible experience With k hovanian Mortgage team. They were too many people that we were dealing with and sending paperwork to without any timely response. Very poor communication from their end.

Very disappointed in the workmanship of our new home. It is a beautiful home with a beautiful layout but the repairs have been non stop since we moved in making it very hard to enjoy. If they just made sure things were done correct the first time it would make the experience more enjoyable.

After leaving military service, my wife and I wanted to move back home to Texas from our last duty stations. We bought a new construction home as a forever home which now we cannot wait to leave. The sales(buying) experience was terrible. This is not our first home so we knew how things should go. K. Hovnanian will pressure you and give you zero time to consider their offers. I wasn't even sure I had a solid job offer (wife got her job first) and the offer they gave us on a Saturday night was only valid through Sunday, I begged them to give me until noon Monday so I could confirm employment. They said no. They will pressure you into their mortgage broker, and ask for all pertinent documents last second. We were on the road traveling from the east coast, we told them weeks ahead of time when we were moving so make sure all the documents were received before then. They called us on the road demanding we give them whatever document or else they couldn't promise we could move in when we agreed. They will also sell your mortgage within a week of your purchase so don't expect to deal with them long term for your mortgage. They also will not be present at closing and will not give the keys to the broker. You will sign for your home and not have access to it until they are available to give you YOUR keys. Then the construction. Every single door in our house has damage on it. Many of them did not sit square before any of the settling occurred. Knicks, cuts, dings in the drywall prior to our move in. Many of the light switches are wired backwards which I will now have to go behind them and fix. The floors were dirty, the whole interior was covered with sawdust, grout dust, and whatever else. Many places on our floor were over grouted, our tiles in the kitchen and bathroom had huge grout gaps and were not set flush. So many things in our house are off square that it is glaringly annoying. When they come to fix issues, they will do it in a way that causes another problem. Example: the office French doors were so far off square the one door did not sit in the other. So they came to fix it. All he did was loosen one screw on the strike plate and lower the plate slightly. Now the door drags the other door when you open or close because the wood contacts the bottom of the plate. But hey, at least it doesn't just push open! K. Hovnanian does not care if the product you receive is worth the money you pay. Our old home was 25 years old when we bought it 11 years ago and it had less issues than this 2023 new construction. I could give you dozens of reasons to stay away from a K. Hovnanian construction, but no one has the time to read a Charles Dickens novel on the internet. We paid 40k for an upgrade in kitchen that got delivered with missing pieces and for explanation we are being told that manufacture is not making the complete pieces now . But again you sold us and we paid for it and now we should get it or we should either get a refund .

This has been a bad experience and continues to be, I wouldn’t recommend this developer. Lied to every step of the way, if I could have got my deposit back I would have went elsewhere. The best single word to describe everything. Incompetent
