My Experience with K Hovnanian I’ve been living in my K Hovnanian home for four months, and what I initially thought would be an exciting experience has turned into a frustrating one. The issues began from the moment we decided to purchase the house. Although the home was still in the framing stage when we committed, we had absolutely no say in the design choices, colors, or finishes. It felt like we were given the lowest-tier construction package when it came to the home's design. For example, the same layout on our street includes a large front porch with an overhang, hand railings on the porch steps, shutters on all of the exterior windows, an extended bump out on the garage, etc. The problems continued after we signed the contract. We were assured that the yard's grading was complete and that what we saw was the final product. The backyard was one of the most significant selling features for us. However, without warning or consultation, our backyard was regraded three separate times, making it practically unusable. To add insult to injury, the yard markers were moved, leaving us with a much smaller backyard than initially indicated. The left yard markers were moved about 3-4 feet inward, now giving us a backyard that comes to a significant angle. During our final walkthrough, we were informed that we had six months after moving in to have a yard, per the HOA. We hired contractors to come out to create plans for landscaping, a deck, a patio, and a fence - which we paid for - to have those plans redone due to the additional grading. Despite sending multiple emails and requesting that the issues be addressed, it took nearly three months to receive any response, and even then, there has been zero work done to correct the situation. Meanwhile, I’ve watched as other homes in the neighborhood, particularly the ones that haven’t sold yet, received complete landscaping packages with grass, trees, shrubs, and other upgrades—homes that K Hovnanian is clearly prioritizing to improve their curb appeal and sales potential. Adding to the frustration, our portion of the neighborhood has flooded multiple times, causing extensive damage to our landscape. Yet, K Hovnanian seems more focused on making the unsold homes look spectacular rather than fixing the issues affecting existing homeowners like us. It feels as though our backyard was sacrificed to enhance the appeal of neighboring homes that haven’t been purchased. Shortly after moving in to our home, we discovered residue behind the master bathroom toilet - in addition to two other water related issues - this caused us to call out the home warranty team. After discussing with our construction manager, they informed us that the issues we had brought up were due to undisclosed water damage. We were not made aware of any issues prior to closing and feel as if this water damage would not have been brought up at all had we not took this to the home warranty team. Finally, even though the construction of all the homes on our street has been finished for about two months, we have yet to receive a finalized paved road or any traffic signs for our street—a stop sign or street name sign. We were looking to relocate from out of state. We called and talked to Paul. We did everything online and not only was the house completed, (we had also mortgaged the house and signed for it’s closing), and we were completely moved in - all within 90 days!! Since we have relocated, Josue is the best!! As a first time homebuyer and relocating from so far away, he was always so patient and kind, which I’m sure to him were a lot of ignorant questions. Thank you so much for all your hard work in doing this relocation for us in record time!! We just love Texas and K. Hovnanian Homes!!!

Whenever there is something wrong that they need to fix they do not fix it. You get blown off every time and get the run around.

Sales process was efficient/quick and Joshua the sales agent is very knowledgable and responsive during the sales process. Eli, the construction head was key in my purchase decision as well - he was available to help answer questions quickly. After the sale, Howard in Customer Service has been great.

We hear loud noises walking on the upper condo which is unbearable. Floor should have better noise reduction system.

Cheap quality material, Not worth the price

Given dirty basement in a new house. Lot of mud in the basement. How can I write a good review?

Overall we had a great experience working with the Khov team. They were responsive to requests and changes when they were needed. We would definitely work with them again.

Poor quality and overpriced home. I can only give five start to their service and warranty department. I really had great experience with Adam and his team. Without his help, I will give 1 star.

There are drainage issues throughout the development. The HOA is non responsive for any requests for owner improvements. Average wait time is over 90 days or more. The lawns are atrocious and were never meant to succeed as no or very little prep dirt required for the sod to grow was never installed. In 4 months they only mowed the lawns twice and it is paid for by the HOA dues. You must pay a Capital improvement fee annually. And you pay a sewer fee for 57 years because the developer passed the cost to the Homeowner.

Absolutely hassle free buying experience.

THE SOD I MY BACK YARD SEEMS T BE DEFECTIVE. THERE ARE SMALL PATCHES OF GREEN GRASS & THE REST SEEMS DEAD.THE ARE TRYING TO SAY IT IS A WATERING PRPBLEM YET THE FRONT YARD IS FINE BRCAUSE OF MY CONSIENCIOUS WATERING. IF YPU LOOK AT THE BACK YARD IT CERTAINLY LOOKS AS IF DEFECTIVE SOD WAS PUT DOWN.

Ever since I have moved into my new build there have been nothing but issues. They use cheap materials and you’re left dealing with it. Our driveway is falling apart and it’s only 7 months old. Cracks and chipped. The flooring is garbage. They lied and said it’s scratch free and it’s not! The walls are wavy. When we first got our keys they weren’t even finished with our house so we had to have strangers coming in and out of our house to finish stuff for weeks!!!! Horrible experience! Don’t bother!

Monica and Dominic were great to work with. When issues came up both of them handled each problem to our satisfaction. Nothing is perfect when building a home. But we are very satisfied building our home with KHOV and would recommend them to are friends and family.

Cheap material. Expensive upgrades. Only good thing was the warranty service.

After being in my new home for a few months, I am really noticing the poor quality of the finishing process. The final paint jobs, both interior and exterior, are not great and will have to be redone sooner than expected for new home. For an over 55 community there is a surprising lack of standard items which I would have expected-such as hand rails in the bathrooms and hand rails on outside porch steps on all models. Some options are available for extra cost at time of construction, but others have to be installed separately by the owner. I know these are mass produced houses, not custom homes, but if KHof is going to build for an older demographic, some items should be included as a matter of course. Having lived in different parts of the country, we’ve experienced many different developers, and builders…none as poor quality and value as K.Hovnanian homes. After viewing the models, we were extremely hopeful and excited to build, during some of the building process and once we moved in we realized that many of the design aspects and quality were simply not up to par for the price paid. This sentiment has been expressed by several of us who have recently moved in. While there are aspects of the house, we like there are more design and quality aspects that would cause us to run far away from ever buying with K. Hovanian again. ... More

Builder Profits by offering lowest acceptable material and quality and cuts corners wherever possible. The lack of options for better quality paint and material is disappointing.

The design of our home and quality compared to other builders is great. However several of the contractors they use don’t take pride in their work and do the bare minimum. They building manager Ismael was quick to respond and always said he would have all the needed contractors out to fix issues on the same day so I didn’t have to keep missing work. However that never happened and there was always excuses which kept causing me to miss more work. Matt got involved and repairs seem to be going better. We also were not made aware of the huge water issues in this neighborhood and were shocked to find that a full water softener/filtration system is absolutely necessary. Buying our new hone in Scottsdale Heights was made easy by their professionals we worked with.

The staff was very helpful. It was my first time to relocate after the death of my husband.

It was difficult to get approved for a loam but Sylvia got us a lender for us. A miracle

I love my new home. I bought a quick delivery unit so had no personal input into the build. There is very little I would have don’t differently. I’m very comfortable here.

K. Hovnanian made the home buying process easy for us. As with any large project, nothing ever goes perfectly but thankfully all issues pointed out during the walk throughs were relatively minor and they were quickly addressed and/or corrected by the time we moved in. Since we've moved in we've encountered a few other issues which we've communicated to our service manager and he's been very responsive to our concerns. As for the 4 star rating on the quality of workmanship and materials, I'd say 90% of the work done was great, but there were a few instances of finishing touches which could have been better such as the painting detail around the stair railings. Again, mostly minor things, but still somewhat important for a home at this price point. As for the 4 star rating for the value for the price paid, it's mainly an opinion on my part for what I believe to be inflated home prices due to the economy/market, but it is very much in line with current prices for similar homes in this particular area. All that being said, we love our home and our neighborhood. If we ever move again, we will definitely be looking to build with K. Hovnanian again. ... More
