I love my new home. I bought a quick delivery unit so had no personal input into the build. There is very little I would have don’t differently. I’m very comfortable here.

K. Hovnanian made the home buying process easy for us. As with any large project, nothing ever goes perfectly but thankfully all issues pointed out during the walk throughs were relatively minor and they were quickly addressed and/or corrected by the time we moved in. Since we've moved in we've encountered a few other issues which we've communicated to our service manager and he's been very responsive to our concerns. As for the 4 star rating on the quality of workmanship and materials, I'd say 90% of the work done was great, but there were a few instances of finishing touches which could have been better such as the painting detail around the stair railings. Again, mostly minor things, but still somewhat important for a home at this price point. As for the 4 star rating for the value for the price paid, it's mainly an opinion on my part for what I believe to be inflated home prices due to the economy/market, but it is very much in line with current prices for similar homes in this particular area. All that being said, we love our home and our neighborhood. If we ever move again, we will definitely be looking to build with K. Hovnanian again. ... More

Three months after moving into our new K Hov home in the Satterfield development in Felton DE, our experience has been a mixed bag. While the design of the house looks modern and attractive, big and small defects like the cracks in the concrete front porch and garage and the caulking around joints (windows, kitchen area, bathroom, etc.), the uneven finish that leaves gaps/unsealed holes around the undercabinet lighting and steps to the garage and crawlspace, the paint dust on the walls that stick to your skin when you brush against it, etc., are ugly, unacceptable, and jarring to see. While some small issues which we've reported were promptly acted on, a major gutter issue was explained as "installed per specifications" despite evidence of defects having been presented. The initial service issue was closed arbitrarily without us knowing it. When the issue was reported again, it is now largely unacted on, basically "ignored", assuming it will go away. We've also reported some health and hazard issues in their worksite that spill over to the residential sites (e.g., work starts before 7 am - earlier than the legal start time, with the heavy banging and rumbling of the earth moving machines early in the morning and constantly throughout the day; heavy dust storms that are aggravated by the speeding dump trucks carrying soil and gravel; thick dusts on the streets that become mud when it rains and can cause accidents to pedestrians; overnight parking of heavy machinery around the residences although areas near the worksite can be used - this causes a thick smell of gasoline to blow to the residences; littering around the houses being built and dumpsters' contents spilling to the curbs and streets at times, etc.) To be fair, the Sales Manager we bought the house from. although he had been reassigned to another K Hov community, reached out to discuss our issues and arranged for some mitigation measures (e.g., street cleaning, having the construction company tell its drivers not to speed, manage overnight parking of the heavy machines away from the residences). Although these are a good start to some respectful and responsible worksite management practices, K Hov should have a system in place where its ongoing construction work does not alienate homeowners, give rise to health and safety issues, and devalue its brand. ... I will start with the positive here. The floor plan / design of the home is exactly what we were looking for. The location (Lakeview / Waller) is also what we were after. Lastly, the price point of the home was competitive and what we believe to be good value. The only other positive would be that in general, our construction manager Matt was a pleasure to work with during the actual construction of our home. I believe that he did everything he could to make the experience positive - within the limitations he was under. Since moving into our home, he has been attentive to the couple of small warranty items we've raised. Now for the negative. My wife and I have been involved in a new construction home two occasions in the last 30 years prior to going through it with K.Hov this time around so we are not naive as to the process. That said I cannot express my frustration with the sales rep Paul. Without too much lengthy detail, I will say he repeatedly mislead us during the process, committed to options that were then changed at a later date, gave assurances he did not live up to, and was very unresponsive to queries he knew were important to us. It was so bad that I finally had enough and told our construction manager and our realtor that I would no longer have any dealings with him. Communication and events leading up to closing were the final straw and extremely frustrating given we were paying cash for the home. At that point, Paul's boss reached out to me and asked if there was anything he could do to that would turn my experience around. He stated he wished he knew before then that we were having the challenges to which I suggested he should solicit buyer feedback during the process rather than at the end. I gave him lengthy detail into the issues we experienced with his sales rep as I would hate to see other buyers have to deal with the same issues. Overall, we are happy with our home, notwithstanding some ongoing drainage issues in our back yard (which I raised as a possible concern before we ever signed the contract (was repeatedly told concern would be addressed but has not been to my satisfaction). To conclude, our construction manager Matt was clearly the most honest and attentive person we dealt with throughout the process. The home purchasing process was smooth!

I am not at all happy with Khovnanian homes. The workmanship and quality of the builder is atrocious. When speaking with the builder he made it obvious that the company only allows him to hire the very worst of contractors to perform the building of the homes. I cannot say that I was pleased with any aspect of the construction of this home. I was happy with the fact that Home came blind and that the backyard was sodded. But none of the bathrooms were equipped with any towel hooks or towel bars. Also, I remodeled the master bathroom and discovered how the bathrooms were built and went to the builder and had all of the other bathrooms in the house redone because they were all built the same way. The toilet in my daughter’s room leaked, Thank God it was over the garage. You have fixed that. The garage interior door has not worked correctly since we moved in. All of the seals are breaking and falling off. This was after y’all sent your doorman to come work on it. I have been waiting three weeks for someone to come back and correct that issue.The air conditioner has not worked properly since we moved in. The electrician put in an undersized breaker that trips all of the time. We’ve had issues with Sheetrock not being finished properly and then the repairs to those having to be done three or four times over. The paint is literally the same color as the drywall mud so that if they miss a spot painting, an untrained, eye could not tell the difference. As a first time home buyer I was a little scared. The sales team was phenomenal. They kept me in formed and the builder was very nice, understanding and had great follow through. I absolutely love my house and am very pleased with how quick and easy the process was for me.

The salesagent is so amazing.gave us all our demand including big discount to help paying our downpay.ent..very nice guy!

Overall, great experience with the community.

I really like the way the style of the home, the workmanship was not up to par for the price. I still have things pending. The sales person and loan officer were great did everything to get me into my forever home. I am sorry to say that you can really tell how rushed they must of been to build the home. Nails sticking up on carpet stairs, caulking in whole house separated from parts of the wall, parts of fence not nailed, baseboards must of been painted after texture of wall was done because you can see the texturing into the base boards, I had to realign a lot of the doors myself so they would shut. ( I fixed because waiting and having people in and out of my house is not ideal, and most of the time they would show up or tell me they’re stopping by in an hour or so. Not even taking to account that most people like advanced notice. There are more things I had found that needed attention, but honestly I feel like they think I’m a pain in the side, and I feel bad. Now again the style the openness of the house is ideal, I’m in my sixties so do hope this is my forever home. I try not to be too picky, but homes are not cheap, I’ve had new homes before and really have not had this many issues. I imagine that with the way this area growing so fast that the worker are rushing and details are missed. Generally responsiveness to issues is great but recently our garage door has been malfunctioning and it’s been a few weeks and still no one has come to address it and we have to reach out several times. We get unsatisfactory replies and no follow through with the warranty person. Lastly the entrance to our community has dead landscaping which doesn’t set the right tone for our subdivision. We have mentioned this as well with no addressing of the issue.

Horrible quality of workmanship and cheap products put on home

I am disappointed with the quality of the build, especially the painting. The front door should not have passed the hurricane test as the screws were 3/4 inch and not up to code. The grass died before the close date and I never heard back about replacing it. Never again will I purchase a home from KHov.

Overall my experience with K. Hovnanian was good except that there were a lot of minor issues with the home and it has taken a lot of time to get the issues addressed and are still being addressed.

My experience with KHov was great. They where fast and very trustworthy. Will get my pre 1 year inspection in soon but as of now no issues with he home in any way!

We had a great experience throughout the whole process of buying the home. Tracy was always attentive to our needs to matter how important or trivial our concern was. Matt also provided pictures of the progress of our home during construction. When we did our final walkthrough, both Tracy and Matt showed up and made sure every little concern or small fix we wanted was taken care of by the time we moved in.

This is our third new home. This was the worst experience we have ever had. From initial salesperson to our closing that took five hours this was horrendous. We sent in a much more detailed review and documented timeline. The only positive we have is Kristi our warranty person. So many issues and we are not asking for them all to be addressed. Example - we are on our fifth main kitchen countertop being replaced and still not correct. Our upgraded stairs and beams needed immediate addressing or we were not moving in. The stairs are still not fixed to the condition agreed upon when purchased. The other upgrades are absolutely not worth the money, especially for the craftsmanship. We took over an hour to type the entire story so your company at some level is already aware and I am convinced you do not actually care as we had no one speak to us. Homes are built poor quality and im still having issues getting things fixed after 4 months of living in our brand new home other problems are also coming up but im choosing to fix them myself since its easier then waiting weeks for them to fix things

We have been very happy with the home builder and especially Felix. He is very responsive to issues and is very customer satisfaction driven.

Great value and quality of construction

Our home purchase was excellent. Sales rep to the construction supt. Resolved all punch list items and after settlement used the on line service portal and service rep called the next morning to request what we needed. Site supt shared his cell number and responded on the weekend. Quality produce and great customer service

Bought a new construction home & closed close towards the end of april. Have had many problem & the small ones were fixed with the bigger problems being ignored or pushed on to the next guy. Found many issues with door’s not closing correctly thing’s not being painted my air had went completely out about 6 times now. Very bad when your in the middle of the summer on a 95+ degree day. Biggest issue being is my hvac pipe having such bad condensation that it has caused a leak in the ceiling of my kitchen. They cut a hole in the ceiling in my kitchen leaving an exposed hvac pipe dripping water all day onto my counters & floor creating a slipping hazard for us & our 3 children. After the month long wait i have been essentially been told its our fault that we keep out house “too cool” in the summer. There recommendation is turn it no lower then 15 degrees of the temperature outside. So on day’s that it reaches 100+ my thermostat should be set no lower then 85-87 degree’s. Which is Completely unacceptable. There behavior with no one taking responsibility is disappointing. When i called & explained the situation to there customer service line there response essentially was we will send you the information so you can sue us. WOW! Did a very good job

Experience is not great. Not provided proper information during inspection and home walk-through. After closing, if I raise tickets, its taking lot of time to resolve the issues. Very poor to response time
