Enjoying living in The Lakes at Riverside

Other than the regular stress that comes with buying a home in this economy, K. Hov was amazing. We were so impressed with their communication from the very beginning all the way through to the time we closed on our home. Susan (our sales rep) was so fantastic, and made our numerous visits to the model home pleasant (we went alot). Both of the construction managers were amazing, down to earth and always willing to answer our questions. We had a few minor issues after we moved in (which is to be expected), and K. Hov responded immediately, sent tech's out and followed up to make sure the issue was resolved. Most builders just cut out once you close, and we have been very happy with the whole process. Starting with the sales experience Sabrina was great. Dustin and Todd were great throughout the walk-through and follow-up. The financing was horrible and I wish we had another options but we needed the builder's incentives for the lower interest rate at the time we purchased. Rob was terrible with communication and made the entire situation very stressful. After we closed we got a letter from another lender with our mortgage statement without anyone telling us our mortgage had been transferred from the builder's financing company to another company. If you choose to buy from K. Hovnanian and use their finance be prepared for great stress and a lack of communication and follow-up. I had to contact my agent multiple time to find out what was even happening. Even the closing agent, Heidi, another K. Hovnanian employee called me to find out about closing because she didn't get the information from the finance team. So even internally their communication is lacking and needs obvious improvement. ... More

The homes are beautiful, but everything was built cheap. Materials under was the cheapest materials ever.

Thanks from finance, support and administration, and service department for all their support and help regarding this home purchase process, but the material quality and the way the house build is very cheap and lots of issues observed during the walk through and after that even its model house, but a special thanks to service and support team to helping us fix these coming up issues.

The best part was working with our loan officer. THATS IT! Quality is horrible! On our final walk in someone smart turn on AC on 100!!! F I think they thought paint, last touch ups will dry faster but it had opposite effect….. Interior doors were SO horrible, corners smashed, paint peeling off, if the piece fell of from the door they just sand it and painted on top, what apparently doesn’t make it look better. CHEAP OT AS MUCH AS THEY CAN. There is a big list but they always will find an answer like “that’s totally fine, it should be like that” (when raining and water just leaking through windows, not all of them!!!so that’s normal for them ) Would I recommend the builder for someone NO. I had a fantastic experience with Khov! This is my second house with this fantastic builder! Great and helpful staff! Damaris and Mauricio are absolutely a great team! They are always helping you with any questions or anything you need done. Very happy for choosing the best builder once again!

Great experience, friendly staff, hard working.

We purchased our brand new home in March of 2024 and although we pay our full HOA dues, we have lived with mounds of dirt and dying landscaped trees for the past 4 months! We realize this was considered “Phase I”, and there would still be construction however, the horrible lack of landscape around our home doesn’t warrant us paying FULL HOA fees for services that clearly don’t align. We were told things by the sales team that turned out to be false and ended up costing us over $2,000 above and beyond what we expected to pay! As for the home itself - we love it! My home buying experience was overall smooth. I definitely wish I knew more especially since it was my first time purchasing a property. There are some things that could have been done a lot nicer and taken more time before moving in such as crooked door handles, toilet paper holders, and outlets.

Upon visiting the site, I prepared for the customer service to bad as when I visit others. But to my surprise I was greated with such positive energy from April and her team, they made me feel at home. The process was easy and they worked with till the closing. It went so smooth and fast I am still in shock. Closing was less then 3 weeks. Needless to say, we are glad to be a part of the community.

My experience is mixed I feel they did a good job on most of the build, but cut corners in some areas, like no soap dish in showers & no cabinets in laundry room. But my biggest complaint would be not treating everyone the same. Everyone that needed a retaining wall and fencing got one except for the four that needed it the most. Large extra expensive that the builder refused to split the cost of. Buyer beware

Everything was GREAT in the beginning, but when it was time to really get down to the paper work, signing things went off to another level. We decided to go with the builders lender, to get all the perks they were offering, however in the long run i wish i would have stayed with my realtors lender.. They amount of back and fourth on paperwork, due to getting lost or asking for additional things wasnt the issues it was the fact you had us sign closing papers and then retracted the sale because the builders lender didnt have their documentation organized or miscommunication with the lenders team. When buying a new home its stressful, i understand the amount of paperwork that is required that wasnt the issue at all.., but you should never have a new home owner sign closing docs, then call them 1 hr after signing thinking we are on our way to get the keys to our NEW HOME to say, sorry we had to retract the close because we forget, or we now need additional documentation.. My husband and i looked at each other and both broke down, how can this be?? So we went into immediate - backup plan at this point.. we were able to get all the documents need and FINALLY got the keys to our forever home.. Ihope no one else ever experiences what we did.. it was stressful, very upsetting.. I also must say, for the amount of $$ these homes are being sold for, there should be some type of landscape in backyards, or at least have the backyard level, and pick up nails and trash left from the builders workers, and maybe think of putting Gutters on the homes, insane this is not something they do on the new homes.. best of Luck to anyone else who purchase a home.. ... We moved from Charlotte NC here because we love the area. The transaction was horrible because of our sales rep its seem to be discriminatory practice on his part and as a representative of Khov. Overall Experience was saved to a three rating because of our Foreman would of been a zero.

We had high expectations and we are people who aren’t easily impressed. So this review is genuine, fair and not earned easily by us. So I commend the Khov team: We overall had a transparent, timely, effective, communicative, supportive and overall quality experience. Ryan, our project/home manager went well above and beyond our expectations in each aspect and milestone of the home build. Be Assured Homes with Dave our home inspector was detailed oriented, high quality and professional, which aided Ryan’s work on the home to both ensure the home was high standard and high quality thus far (we moved in a few months ago). Ryan checked in regularly with us, got things done fast yet detailed, answered important questions quickly, supported us, and communicated with us throughout the build and afterwards. He truly cares and it showed. The other team members that helped at KHov went above and beyond as well above our expectations. Keep it up KHov and Ryan because I know for a fact other home owners will have these same things to say after their experiences with you in the future! ... More

My experience with Khov at Liberty Hill Farms has been a positive one from the start. The sales team are super friendly and informative. I was walked through every step with Khov Mortgage team and supporting staff. It made the overwhelming process of buying a new home much easier due to everyone’s support. The warranty department has been responsive to all my questions in a quick manner. Love my home and the neighborhood. Couldn’t be happier with the whole experience!

The staff always answered my questions and were very helpful. I chose to finance with them and you may have more of a stressful time if your income is nonstandard. The only other thing I didn’t like was that I felt pressured to close by the end of the month, but I know each month costs money for somebody. Overall, I would not hesitate to do business with Khov again. The whole process was helpful and informative. Even after you purchase the house, they continue to check in through text or email to be sure that everything is going as expected. You don’t get that with a typical home purchase.

This is hopefully the last home my wife, Gaye, and I will buy. We have been married almost 46 years and this is our eighth house. These have all been new construction homes. We have been very pleased with our KHovnanian home. Through the complete process of choosing the house, choosing all the appliances, flooring, fixtures and working with the different team members, it has been a complete joy. My wife agrees with me that buying this house was probably the most enjoyable of all eight. Very professional and extremely caring and courteous people the entire time. There has never been a time we did not trust this builder because they never gave us reason not trust them. We would do it again if we had to, but we do not plan to have to. ... More

The purchasing process was a breeze, after that; not so much

Well my review might be a little different if I wasn't currently watching my 71 year old husband using a rototiller, a rake and wheelbarrow to flatten a backyard that should have been graded before we moved in. This house was supposed to be our "not do anything to it cuz it's new" house...well not so. I wish I knew 3 months ago what I know now. I would not have bought new let a lone a KHOV house. Connie L is fabulous and Adam is fabulous. I'm quite sure Adam's work load is impossible to keep up with, and perhaps if the contractors did their job correctly in the first place, Adam's job would be doable. I'm here 3 months I still don't have painted wood trim from where the warped pieces have been replaced, I still have tape from the original walk through that haven't been addressed. My house is a quick move that has been vacant 7 months before I moved in, and it's impossible to keep my floors clean because my backyard is nothing but mud ALWAYS!! Now as far as the design of the house itself......I wish I would have been more focused on it when I first looked as again I would not have bought it, so please take these suggestions and present them to whomever designs your houses. There is literally nowhere to put your shoes when you walk in the house...no front closet or mudroom...I HATE THAT...when you walk in my house your greeted with smelly shoes...YAY!! No place to put guests coats or shoes. This is a daffodil house in case you didn't know...there is no light switch for the small bedrooms to access the main hallway, so if you get up at 5:30 am and it's dark you have to fumble your way to the light switch by the door...there is no light coming out if the master bedroom hallway....you've essentially given us a 320k box....youre so cheap that you couldn't give us 2 carriage lights outside, no window on the front door. I could go on and an, but I'm SUPER disappointed, and I have family and friends looking to move and as much as I'd love to have them for neighbors I will not be recommending this builder....sad ... Our purchase experience and process of building was excellent. Since completion, we have had 2 issues that we cannot get KHov to respond to. One with our irrigation system and now with a failed inspection by the Lewes water department.

We do like our new home but unfortunately there is zero response to issues. I would expect some issues but a timely response would go a long way. A brick fell off the house several weeks ago and it’s still sitting there. We moved in on March 1st and still do not have a graded yard or any communication as to why newer homes around us have been graded/seeded and ours is still dirt. Everyone has garage door hardware but not us. Some not exterior painting was completely missed and left untouched. That’s not a huge deal but it’s adding to our irritation. I would recommend NOT closing until everything is completely done! ... More
