After thoroughly researching new homes online, I found the home of my dreams @ The Ranch. It was the first and only community I visited in RC. I fell in love with the floorplans and quality of the homes here. Jamey was a pleasure to work with and was very knowledgeable about the builder, the home designs + features here @ The Ranch. The entire experience was welcoming and comfortable for me. The follow through from Jamey, Lorena, Linda and the rest of the KHov team was impressive! Thank you!

From the time we walked into the model home until the time we received our keys the experience was top-notch. They have been responsive to any issues that we have had and quickly resolved them. This is a great company!

We had a very good overall experience with K. Hovnanian from sales through close.

This is my 4th KHov home purchase in the past 12 months and this one was a great overall experience from beginning to end. Ben, the project manager, was great to work with and he does a great job overseeing the new construction builds. This house came out better than the previous 3 and I think we have Ben to thank for that.

Sales – Experience had been good, but it could have been better. We requested for few must have items to be included and not to provide everything in white but none of these were considered. Now it has become impossible to keep those white cabinets and countertop clean and white and we are spending almost 2 hours every week. Bathroom fixtures are mismatching with faucet chrome and light black finish. Fans and daylight LED discs were not added so now we’ll have to spend thousands (4 times of original cost) on installing them and existing light fixtures will go in waste. We paid the highest for this model but didn’t get what we were expecting. Selection of bricks, island, countertop, cabinets, bathroom fixtures is poor and didn’t think through while selecting. Construction – Lot of things were done in a rush, paint, doors, floor, kitchen tiles and electrical outlets. Doors are making creaking sound already. Vinyl floor seems uneven and making noises at some places when we walk over. Before GKO we pointed out some issues, but construction didn’t take care of all those items. Doors are very quality and rough edges. Now we are spending several hours every week to call Warranty team and then again spending time to make sure those are fixed properly. There are few items which can’t be fixed now or will take lot of efforts to fix. Mortgage – Experience was frustrating and not transparent. Even with the best credit and excellent history we were imposed the highest possible mortgage rate. Still not sure why there was a charge for rate buy when the rate applied was already way higher than the market rate. Looks like having a good credit became disadvantage for us. ... More

The builder finished the repairing job in one month after I requested.

In general, it was a good experience, an efficient process. The overall finishes of the house are good, and the promptness in responding to warranty requests has been timely.

Overall experience was great. At the model home Connie was great with house build choices. The painting could have been done a lot better. Wish all the air returns were covered up during drywall sanding and wall painting. Lots of junk in ductwork. Overall craftsmanship in finishing work sloppy.

We were rushed to sign the contract, we were not provided time to go thru the contract. They invited to meeting to go over contract but they were very rude and forced me to sign the contract before leaving. There are many hidden fees Ex: water allotment payment which is a whopping 9000$(only if you go select their lender else 17000$). They will force you to go thru their lender by saying they will remove incentives provided if we won’t choose them. Home selection process was not great, they showed me some printouts and asked me to select my options which is very confusing and once signed they won’t allow any changes even non structural things like carpet/tiles etc. They rushed me to select home and didn’t explained about their home models. The buying experience was easy. Using the online portal to upload documents and sign documents was convenient for my family. I would like to highlight to response time to any issues we have had. The building crews work well with scheduling any repairs quickly.

I feel like I filled our survey previously and was expansive with my answers. Can you let me know why there is a second survey?

Terrible experience with builder. Poor quality, terrible communication, no care or attentiveness. Entire process was almost a year late and finish product was below industry standard, build team couldn’t have cared less. Simply awful people to work with and awful experience.

There were items that I would have liked to have included and they refused. In this northern area, I would have preferred to have the garage insulated and the hvac included. It makes for a very cold environment in the winter and hot in the summer.

All employees of K Hovanian Homes were respectful, courteous and knowledgeable. Our home building-buying process was not the least bit stressful. We were kept well informed of each process Delightful people to deal with.

The home I have is OK but not great. The home buying experience is disorganized and not well managed. It seems knob is a co!election of units not in any cohesive. Fixing what comes after the sale is a lot of excuses for not doing things like calking or uneven heating. I could do a better job than current management and I am a retired engineer.

Harold told us that investors were ok with selling homes as investment, helped us secure loan thru Khov but we were surpised that their HOV did not allow renting for 2 years. Very bad experience.

House was completed earlier than promised and we were kept apprised of progress every step of the way.

For the price of the home. We expected the finished job to be of great quality, but it has not been. There have been one issue after another. The site manager Catricia has been great getting some things fixed, but this could have all been avoided if the workers took pride in their work. The loft floor is still a problem. The floor is noisy as if it is not in place. This is not acceptable for this type of house.

We loved our salesman, James who was extremely helpful in what came with the home to taken the time out to show us the build. Christian was very knowledgeable and went over everything with us and provided thorough updates on the progression of the build. Overall we are extremely happy!!

This is not the first new home that we've had built, so we have some prior experience, including with custom builds and "cookie cutter" homes. The 2 KH salespeople we worked with were great in all respects. The closing company KH uses was not trustworthy. (one of us was also a realtor with firsthand experience working with closing companies) The workmanship and attention to detail in the home were poor. When quality issues were brought up, excuses were made as to why the something was done poorly, or that it will be corrected eventually (don't hold your breath waiting), or with the excuse that sounds something like "it's just the way things are" and we should learn to live with this. Neighbors have shared similar stories, something we did not experience in other new neighborhoods we have lived in. I will be surprised if this is published. ... More
