It was a good experience. I would just tell people that the day you get the “Gold key delivery”, even though it says 9am, plan on getting the keys at 5 pm. That was the only bad experience about the move in.

I bought my home in October 2025 and used my VA loan for the first time. The builder worked with a lending company that was very veteran-friendly, which made the process easy and straightforward. Everyone communicated well and kept things moving. The quality of the home exceeded my expectations, and I feel like I got great value. I’d definitely recommend this builder to other veterans, especially anyone using their VA benefits for the first time.

Thanks for this Opportunity,,,,We have Bought and sold multiple properties {30+}. So we know what it could have been and should have been in this case. Most Noteably,,, This builder has NO Flexiblity for improvements or changes that we would have gladly paid for.... Even after we closed there were simple things that make us wonder like defective circuit breakers that were replaced but took 2 trips by their Electician,,, Rushed at closing!! Suggesting we HAD to buy Title Insurance thru them or they would not close the transaction??? Really?? I would not buy from them,,, Nice on site people but a difficult group thru the process ... As a first time home buyer it was overwhelming but everyone apart of the team from the builders to the financial team were amazing and helpful!

Initial buying experience was good. Connie was fantastic. Unfortunately once the sale was complete it feels like they just completely dropped us off their radar. We had a set timeframe to move in due to work constraints. I completed what they refer to as a gold key walkthrough and noted many items that needed to be completed or fixed. Around half were left undone. One of the most annoying issues being that the washer and dryer that came with the house were never hooked up. Waited weeks for necessary parts, that were missing, to be dropped off only to have to do the hook up myself due to timing and availability issues. The washer ended up being defective. Took more than 2 months after we moved in to finally have a working washer. The house was also supposed to have a cleaning done prior to our move in but was never done. We have been finding more and more things off with the finishing in the few months we have been in the house. Cracks in the corner seams, nail pops, trim that was cut jagged and never fixed, areas that appears to have never been actually painted, etc. I have also noted recently that the thermostat installed in the house reads about 3-5 degrees colder than what the temperature actually is, once again small but adding to the pile. We closed at the end of October and our issues have supposedly been sent further up the chain but as of the beginning of February we still have yet to even get so much as an I'm sorry from anyone other than the sales person we initial delt with. I have no doubt that we can turn this into a home, but it's going to take a lot of effort on our end that, for the amount of money, shouldn't have to be put into a brand new house. We also had an issue in the past few weeks where paperwork for the loan was suddenly "not detailed enough" for the financers and needed more info after our mortgage was sold off to another company before we had even made our first payment. I am not usually one to complain and am generally a very accommodating person, but the overall experience with KHov has been pretty disappointing. ... More

The homes look beautiful on the surface level, but they’re no isolation or sound barrier. You can feel air coming through the windows. Even worse you can hear every step the upstairs neighbor makes along with every sounds. The parking is also terrible and the parking lot is available at a very expensive cost. If I had the option to re-buy; I wouldn’t…

The whole buying process was just amazing from scratch to move in every single individual did an incredible job. I honestly enjoyed working with Tara and Nick theirs services is great and willing to help with any questions or concerns.

Purchaser a condo in Hovanian Locke Landing few months ago. Already had flood on lower level and how to turn the ceiling and wall. Tube drain from HVAC condensation line is out in a small pipe that flooded the lower level. I was told is full of drywall material and debris. The warranty people don’t respond quickly and put you on hold for a long period of time. The company that they sent for water mitigation brought a big bucket & put the pipe in it while waiting for the Carpet to dry for a couple of day. As well as inside the walls needed to dry up for preventing it from molding, when they return to take the equipment, they realized their bucket was broke and had a long crack in the bottom, and didn’t hold any water I know we have a bigger problem now to resolve and it extends their slow repairs process. The level of service provided by Grant, and Caroline can not be topped. I will say that Codi has replaced Caroline and he is incredible as well. We love the home, the finishes, appliances and decorative touches makes you feel like you are in the lap of luxury. The 2 primary bedroom suites are over the top. The kitchen appliances make you feel you are in a chefs kitchen. The island is a comfortable relaxing gathering spot for the family. Having the upstairs loft area gives you an additional gathering spot so you can gain that little separation without anyone feeling slighted. The location of the neighborhood with the Freeman stage, Harris Teeter, Foxes Pizza, CVS & McDonald's for that meal for the kids is ideal. We get in our golf cart and go to 38 Degrees for the view at lunch, we can't wait for the spring to get up there more often. ... More

I closed on my new home on October 21st, and I can honestly say the experience was excellent from start to finish. This is my second home with KHovnanian Homes, and once again, they did not disappoint. The quality of the build is solid, well thought out, and beautifully executed. You can tell care was put into the details. The builder was professional, responsive, and made sure everything was done right. The sales team was just as impressive. They were knowledgeable, organized, and handled the entire process smoothly. Communication was clear, expectations were set properly, and there were no unnecessary headaches which is rare when buying a home. Overall, the entire process was seamless and stress-free. I felt supported, informed, and confident every step of the way. I truly love my home and would absolutely recommend KHovnanian Homes to anyone looking for a quality built home and a great buying experience. ... More

We would recommend you look around. We do not recommend these new homes. The builder has little respect for the homeowner, very different from what they would like you to think. However, their project manager on site and K.Hov warranty manger are the only reason we can give them any stars! The go beyond the call of duty when helping and fixing any issue we have. They have a very hard job, cleaning up mistakes made, and they both do it very well, with patience and kindness! There are better built homes for the price. We cannot recommend this builder anymore, especially after blasting that they did not warn owners about. They do not have any respect for the homeowner, and it shows through their sales staff and the upper management who make the decision! And last, these homes sit on train tracks that run nonstop, especially during sleeping hours. Our house has many issues, and it is so much work trying to keep up, we can't even unpack and enjoy our new home. ... More

I would recommend KHov to anyone looking for a great value home. This is not entry level, I would say more mid but priced well and good staff helping the homebuyers!

The home buying process was and dealing with the KHovnanian staff was a pleasant experience. After being in the home for three months we have discovered multiple issue's with the build quality, such as cracks in walls and grout, broken and non aligned cabinet drawers, bowing floors and excessive movement in floors. There has been notice by contractors that incorrect materials have been used to support the floors and the load bearing structures. We are currently working with the warranty department to attempt getting these issue's corrected.

The quality of the cabinets are not the best product. When I moved in the heat would not go past 66. I reported it and it took two requests and two days to rectify this issue. It was one of the coldest days in December. No apology or anything was given, however the young gentleman knew what the problem was and it was resolved within 30 minutes.

First, I would like to highlight that Tara and the Construction Team (Tony and Nick) were AMAZING throughout this process. Tara has always made herself available even after we moved in to assist with any issues we had, and so has Tony and Nick. While we expected the normal hiccups that come with a new build, we did not expected the Homeowner Services team to have such little compassion for a pretty serious electrical issue. After reporting a recurring electrical issue, we were told the issue was fixed. We then left town for 4 days only to return and find our fridge and freezer completely without power and everything inside spoiled. Our two-month old baby lost 500 ounces of breastmilk. When we reached out to the Homeowner Services team, Derek and Mike, we were met with little compassion and no accountability. They later explained that there were issues with the breaker being overly sensitive, but this break was required by county code. An enhanced breaker was later installed. However, KHOV refused to offer any assistance for the items lost and the Director, Mike, didn't even offer an apology.. only explanations focused on policy and technicalities. KHOV told us the issue had been fixed knowing they were dealing with the overly sensitive break issue in multiple homes. They could have at least warned us that it could happen again and explain the breaker issue to begin with. Secondly, we aren't too satisfied with the HOA Company (National Realty Partners). The monthly expense for HOA is pretty expensive, yet we have no street lights or dog stations. We also were told the clubhouse will not be ready for another year. Overall, the home buying experience was great. The quality of the work is pretty decent as well. If only things worked as they should. Not sure if I would recommend anyone to KHOV, and we certainly would not use them as builders again, simply because of the lack of compassion from the Home Services team. ... More

Delivery was on time as predicted before groundwork had even been started. Quality was excellent and no problems found after 3 months of living there.

Great Experience at Heritage Ranch Villas – Sherman, TX My wife and I love our K. Hovnanian® home at Heritage Ranch Villas in Sherman, TX. From the sales force to our walk-through with Zack, everything was pretty much flawless. The warranty department has been extremely helpful with anything we’ve asked for. There are a few finishes that I think could have been done better, but overall we absolutely love our home and believe the warranty team will continue to address anything that may come up moving forward. We’re very easygoing people and we prefer to enjoy life rather than complain. However, we’ve experienced some significant issues since moving in. Our sewer pipe broke and backed up during our first week here. In addition, we’ve had multiple problems with the flooring, steps, and appliances. Also, pieces of wood left in the sump pump caused it to run no stop until we had to pull the plug and get it checked. Some of the workmanship and finishes also seem cheaply done. While the staff has been responsive and helpful with service requests, it feels like a new issue comes up every couple of weeks. We’ve only been here three months, so we’re going to wait and see how things go over the next nine months. ... More
